Luxury Residential Condos Finally Arrive in Miami’s Design District

Luxury Residential Condos Finally Arrive in Miami’s Design District

For decades, Miami’s Design District has been something of a paradox: one of the most intellectually and aesthetically ambitious neighborhoods in the country, yet perhaps not a place you could truly call home.

That is now changing. Expanding on Craig Robins’ vision of transforming a once-forgotten industrial pocket into a global capital for design, art, and luxury retail, the LEED Gold-certified district is entering its next chapter: offering residential living at its highest level.

With a limited pipeline of thoughtfully conceived condominium projects, the Design District is poised to become one of the most compelling new addresses if you are looking for a unique,  luxury pre-construction condo in Miami.

Unlike other high-density residential areas like Brickell, this latest evolution of Miami’s Design District is intentional, curated, and scarce. The result is a collection of residences that you can be assured prioritize architecture, craftsmanship, and cultural proximity over scale, offering an immersive lifestyle in one of Miami’s most refined and walkable urban environments.

Below, we highlight the most important projects leading this transition, each offering a distinct expression of what it means to live at the center of Miami’s cultural and design capital.

Below, we highlight the most important new Design District condo projects, each offering a distinct doorway into what it means to live at the center of Miami’s cultural and design capital.

Kempinski Residences Miami Design District

801-3883 Biscayne Boulevard, Miami, FL 33137

Completion: Kempinski Residences is expected to be completed in 2029

The Design District offers a fitting stage for Kempinski’s debut residential venture, bringing the storied European hospitality brand’s 150-year-old legacy of intuitive white-glove service to Miami. The Kempinski Residences Miami will introduce a level of service-driven living that aligns more closely with legacy global luxury markets than with Miami’s traditionally amenity-forward condo model.

Developed as a branded residential offering, the project is expected to blend private ownership with curated hospitality, offering residents access to concierge services, wellness programming, and tailored experiences that reflect Kempinski’s heritage. Spanning two, 20-story towers, the project will offer 132 condominiums and six townhomes, designed to deliver a service-first residential experience that complements its district’s highly curated environment.

Architecturally, the project leans into a contemporary European sensibility, emphasizing refined materials, clean lines, and a quieter expression of luxury, all brought to life by Arquitectonica. Ranging from 2,100 to 3,100 square feet, residences will feature interiors by New York’s Rockwell Group, informed by Kempinski’s rich heritage.

From a spa with recovery zones to a padel court, two pools, golf and Formula 1 simulator rooms, a restaurant with terrace seating, a library with wine and game lounges, and children’s play areas, amenities here are designed to ensure a restorative lifestyle.

While the project restricts short-term rentals to preserve owners' privacy, you have the option to purchase one of 17 guest suites to host friends and family.

Estimated delivery timelines place completion toward the latter part of the decade, making this an early-entry opportunity into what is likely to become one of Design District’s anchor residential addresses. Reach out for a private consultation regarding early pricing and availability.

Miami Design Residences by Fouquet's

3995 N Miami Ave, Miami, FL 33127

Completion: Miami Design Residences by Fouquet’s is expected to be completed in 2029

For those familiar with Sir David Chipperfield’s work, this project reads as the purest expression of what the Design District has always aspired to be. Developed by Fort Partners, Miami Design District Associates, Raycliff Capital and Constellation Hotels Holding, in partnership with Paris-based Fouquet’s, the Pritzker Prize-winning Chipperfield has designed the neighborhood’s first true residential building conceived with architectural rigor at its core. Miami Design Residences by Fouquet’s is expected to be fully residential, with no hotel component and a strong emphasis on permanence and privacy.

The project is already drawing attention for its balanced proportions, refined materiality, and contextual relevance, all signature elements of Chipperfield projects. Featuring fluted ceramic columns, a brass-toned entrance pavilion, carefully articulated façade elements, and interiors that prioritize volume, light, and craftsmanship over excess, the 25-story building will stand in a league of its own upon completion.

The statement project pairs a 143-unit residential tower with a separate 12-story tower with 20 condo-hotel residences and 85 hotel keys, offering a range of ownership options. Fouquet’s first Miami location will serve as the centerpiece, bringing its signature art de vivre and hospitality to South Florida. The brand will also manage the hotel and residences, delivering a hospitality-led living experience. It will mark Fouquet’s first Miami outpost and second in the U.S., after opening in New York in 2022.

Amenities include dedicated rooftop pool decks for each building, along with 55,000+ square feet of commercial space curated by Craig Robins’ Dacra, complementing the Design District’s distinctive retail collection.

For those who view architecture as an asset class in itself, this will be one of the most significant residential offerings Miami has seen in years. Contact us for early-bird access and opportunities.

The Helm Design District

4201 NE 2nd Avenue, Miami, FL 33137
Completion: First phase of The Helm Design District is expected to be completed in 2028

At the intersection of scale and ambition sits The Helm, a $500 million mixed-use development that introduces a more vertical, urban dimension to the Design District’s evolution. Contrasting with the more boutique-oriented projects nearby, The Helm adds integrated density, including residential, retail, dining, and office components into a single, cohesive environment that remains aligned with the district’s design-led character.

With renowned architecture firm Cube3 at leading the design program, the colossal structure will feature a sophisticated aesthetic informed by ornamental arches. While full details continue to emerge, The Helm is expected to include luxury condominium residences alongside a robust amenity offering and potentially a hospitality or lifestyle component. The 36-story building will include 162 branded residences, over 83,000 square feet of office space, 48,000 square feet of retail and dining, plus income-restricted housing.

The Helm’s location alongside the Brightline tracks and a planned Northeast Corridor station positions it among the district’s most well-connected addresses. With a multi-year development timeline, the project represents a longer-term play in the neighborhood’s ongoing transformation.

House by Shigeru Ban

237 NE 54th Street, Miami, FL 33137 (Buena Vista–Design District Adjacent)
Completion: House by Shigeru Ban is expected to be completed in 2029

image

Just outside the core of the Design District, in the adjacent Buena Vista enclave, House by Shigeru Ban offers a compelling alternative for buyers who value architectural authorship above all else. Designed by another Pritzker Prize-winning architect Shigeru Ban, known globally for his innovative use of materials and humanitarian design work, the 12-story development is poised to deliver a level of conceptual discipline rarely seen, expressed through signature elements such as wood tree columns, water walls, and a terraced form.

Across its 320 residences, Shigeru Ban’s architectural language will be adapted to Miami. Floor plans will range from one to four bedrooms. A rooftop pool deck, indoor padel courts, an event space with a catering kitchen, and selective retail will complete the lifestyle offering.

Positioned as a collector-grade property for those who value design pedigree, this biophilic development offers a deeper engagement with its environment. And Its proximity to the Design District allows residents to access the neighborhood’s cultural and retail offerings within minutes, while maintaining a quieter, more residential atmosphere. A New Chapter for the Design District

What makes this moment particularly significant for Miami’s Design District is not just the introduction of new residential offerings, but the way in which they are being introduced. Rather than a volume-driven expansion, we are witnessing a highly curated, design-focused evolution that aligns with the district’s original ethos of prioritizing quality, context, and long-term value.

For discerning luxury condo buyers, this creates a rare window of opportunity. Early-stage pricing, combined with the scarcity of future development sites in the Design District, positions these projects as both lifestyle purchases and strategic investments.

From the hospitality-oriented lifestyle of Kempinski to the architectural purity of Miami Design Residences by Fouquet’s, or the urban energy of The Helm versus the biophilic value of Shigeru Ban, each of the four new Miami Design District condo developments offers a different opportunity to experience owning and living for the first time in this iconic neighborhood.

As a brokerage focused on providing you with expert luxury preconstruction condo representation, we’re actively engaged with the developers regarding availability, pricing, floor plans, and completion timelines across all Design District pre-construction projects.
