Developers of the boutique Salato Residences announced that they were closer to breaking ground after securing a $74 million construction loan. Two condo projects, Glass House in Boca Raton and the condo-hotel joint venture between Related and BH Group in Pompano Beach, secured key approvals this month. Additionally, developers broke ground on Phase Two of Delray Beach’s mixed-use Atlantic Crossing.

— Fort Lauderdale & Palm Beach Condo Pre-Construction Market: Broke Ground
Atlantic Crossing – Delray Beach
Groundbreaking – September 2024 | Completion – N/A
Developed with the concept to “bring everything to your doorstep” in Delray Beach, the second phase of Atlantic Crossing broke ground this September. Part of the 4.2-acre site at 777 E. Atlantic Avenue, directly east of its first phase, Phase Two will comprise a four-story building featuring 15 condos and 2,600 square feet of retail. It will also consist of a three-story building home to 23,800 square feet of retail/restaurant space plus 50,000 square feet of offices.
Developers also secured a $119 million construction loan to build Phase Two this September. Phase One of the mixed-use complex was completed in 2022 and features a mix of luxury apartments, office space, retail, and restaurants. Some notable tenants in Phase One include Merrill Lynch and MN8 Energy.

Glass House – Boca Raton
Groundbreaking – Q1 2025 | Completion – Q4 2026
Ahead of its early 2025 groundbreaking, developers Chasen Companies and ASG Development secured approval from Boca Raton for their premium condo offering planned for 280 East Palmetto Park Road. Designed by West Palm Beach-based Garcia Stromberg, the boutique Glass House will rise nine stories with only 28 luxury condos. Units will range from 2,550 to 3,900 square feet in size.
As a first-time buyer at Glass House, you have the liberty to combine half-floor or full-floor units—creating a true sky mansion. All residences will feature 9.5-foot-high ceilings, open-concept layouts, gourmet kitchens, a Crestron automation system, floor-to-ceiling glass windows, and private terraces with built-in grills.
A rooftop pool oasis will be the centerpiece of amenities at Glass House, complete with private cabanas, a jacuzzi, a fire pit, an outdoor catering kitchen, a BBQ area, and stunning views of the ocean, Intracoastal as well as golf course.
Developers are also partnering with Sollis Health to offer an in-house emergency medical concierge along with covering the first year of membership. The partnership will further afford members unlimited access to Sollis’ medical centers across South Florida, New York, and California, along with 24/7 telemedicine visits, quick specialist access, and more.
Boca Raton’s first modern glass building will also feature a bi-level underground parking, offering two spaces per unit. Other amenities will include spa facilities, a fitness center, a plunge pool, and a resident-only “Palmetto Lounge.”
Prices range from $2.5 million to $6.9 million, with a choice of two- to four-bedroom residences.
Related & BH’s Oceanfront Condo-hotel – Pompano Beach
After launching sales for the beachfront Ritz-Carlton Residences in West Palm Beach in March, partners Related Group and BH Group secured design board approval for another oceanfront joint venture. Designed by Coral Gables-based Nichols Architects, this unnamed project will rise 24 stories with 77 luxury residences and 303 hotel rooms at 1 North Ocean Boulevard.
Amenities planned for the oceanfront condo-hotel include three swimming pools, a 12,011-square-foot spa, two restaurants occupying a total of 11,141 square feet, plus 4,224 square feet of retail. Aventura-based BH and Coconut Grove-based Related purchased the 3.4-acre waterfront parcel for $47.5 million in 2023.

500-unit Residential Project – Fort Lauderdale
Developers Eric Malinasky and Tal Levinson revealed plans to build a 500-unit residential development at 720 and 704 Northwest Fourth Street this September. This would mark their third venture involving the redevelopment of a church property. The duo paid a total of $13.2 million in several deals to close on the 15-lot assemblage.
According to preliminary plans, the 3.2-acre assemblage would carry a pair of six-story buildings housing a mix of condos and apartments. There would also be ground-level retail on the southwest corner of Northwest Fourth Street and Seventh Avenue.
The co-developers are further considering using the Live Local Act, which would offer them relaxation in terms of tax breaks and zoning restrictions in exchange for allocating 40% of the units as affordable housing. After filing site plans this year, the duo expects to start construction in a year and a half.
18-story Luxury Condo – West Palm Beach
Proposing to build an 18-story luxury condo at 3705 South Flagler Drive, developers Kolter Group and Perko Group filed plans with the city’s Plans & Plats Review Committee this September. The SB Architects-designed new development would replace an older, three-story condo low-rise built in 1962. Local planning firm Urban Design Studio will also be part of the design team.
Located in a prime spot near the Intracoastal Waterway, with direct views of former President Donald Trump’s Mar-a-Lago Club, the project will rise with 39 luxury residences. As condos start at a generous 2,770 square feet, buyers will have a choice of two- to four-bedroom residences. Built to offer a single-family home experience, all units will feature extra-large floor plans and unit heights that maximize views.
Highlight amenities will include a third-floor pool deck, a spa treatment room, a fitness center, a club room, a lounge, a movie room, a news café, and 87 parking spaces. There will also be 996 square feet of commercial space.

Salato Residences – Pompano Beach
Groundbreaking – 2024 | Completion – Year-end 2026
Philadelphia-based U.S. Development nabbed a $73.8 million construction loan to build the ultra-luxury Salato Residences this September. Located only a block from the beach, the developer hopes to break ground soon on this 40% pre-sold project.
Designed by Delray Beach-based Randall Stofft Architects, Salato will rise nine stories with only 40 luxury residences starting at a generous 2,100 square feet. Units will further feature extra-large, 14-foot-deep terraces ranging from 320 to 746 square feet. Interior design will be handled by Steven G.
Built to offer the “ultimate intimate living experience” with all the amenities generally found at larger condo projects, the mid-rise will offer access to a 20,000-square-foot amenity deck, complete with an oceanview pool, bar, and spa.
Other amenities will include a wellness lounge with a nutrition bar and beverage service, a fitness center, private wine lockers, a club room, as well as full-time beach and pool attendants. There will also be 2,700 square feet of retail spread across nine stories.
Prices start at about $2 million, with a choice of 2,106 to 3,354 square foot residences.
Icon Beach Residences – Hollywood Beach
Groundbreaking – Late 2024 | Completion – 2026
Developers Related Group and BH Group revealed more exciting details for their upcoming oceanfront project in Hollywood Beach. Designed by CFE & Associates, the 38-story tower will feature no more than 10 residences per floor to maintain privacy and exclusivity.
First buyers will have the added advantage of choosing from two beautiful curations for kitchen colors, cabinets, and floors. While closet upgrades will be available upon request, flooring will be included for the entire unit.
The duo further revealed that levels 2, 8, 17, 25, 32, and 38 will have high ceilings (10 to 12 feet), while all other floors will have 9-foot-high ceilings. Featuring meticulously crafted interiors by the New York-based Meyer Davis Studio, all 350 residences will afford breathtaking water and city views. Units will range from 950 to 2,600 square feet with bright, open layouts.
In addition to expansive balconies, residents will be treated to custom gourmet kitchens by Meyer Davis, a premium appliance package by Bosch and Thermador, spa-inspired baths featuring elegant soaking tubs, and designer fixtures. Owners at Icon Beach Residences will be allowed to rent up to six times per year, with a minimum rental period of 30 days.
Located at 3724 S. Ocean Drive, across from The Diplomat Beach Resort, this 3.5-acre property will feature about 40,000 square feet of amenities. Expect a pool deck with a sun shelf, poolside services, a spa and wellness center, a state-of-the-art health club, an outdoor cinema, an alfresco cocktail bar, an elegant (reservable) event space, art from Jorge Pérez’s contemporary art collection, and much more.
The waterfront tower will further provide access to a private marina with for-rent slips plus an exclusive full-service beach club across the street at The Diplomat Resort. Prices range from $850,000 to over $2.8 million, with a choice of one- to three-bedroom residences plus six townhomes.
