Miami’s pre-construction condo market closed the year on an exciting note, as the highly anticipated Vita at Grove Isle received its Temporary Certificate of Occupancy (TCO) and made arrangements to welcome its first residents.

Also, last month, Palma Miami Beach Residences and Ponce Park Residences broke ground, while Bay Harbor Towers topped off following months of quiet progress. Further, more developers leaned into boutique luxury living, defined by exclusivity, larger floor plans and fewer residences per building, unveiling new condo projects that will resonate with ultra-high-net-worth buyers, both international and domestic.

Positioning the project as a “JEM in the sky,” developer Naftali Group unveiled its stunning sales center with a statement installation during 
Art Basel & Miami Art Week in December. While the monumental sculpture may have been removed, the sales gallery continues offering the opportunity to experience the interiors and vision for the development firsthand. 

Designed by Arquitectonica, JEM Private Residences will rise 67 stories with 278 condos and about 530 rental units. Condos will start from the 43rd floor, providing the best views, and will range from 575 to 2,062 square feet. Interiors will be handled by New York’s acclaimed Rockwell Group. 

With construction progressing swiftly, now rising past the sixth floor, JEM Private Residences is on track for its projected Q4 2027 completion. New York-based developer Lefferts broke ground on Palma Miami Beach Residences in December. The 50% pre-sold tower offers full rental flexibility, making it a great turnkey investment opportunity just steps from the beach.

Designed by Built Form, the Mediterranean-inspired building will rise 14 stories with 126 stunning residences featuring fully furnished interiors by Studio Ramirez. Units will range from 405 to 1,342 square feet. Developer Allen Morris broke ground on Ponce Park Residences as planned in December 2025. Designed by Zyscovich Architects, the building will rise 11 stories with 58 luxury condos featuring interiors by New York’s Meyer Davis Studio.
 

The building’s design will be a nod to Coral Gables’ rich Mediterranean influence, enhanced by contemporary elements. All residences will feature chef-grade kitchens, Italian wood cabinetry, spa-like baths with freestanding soaking tubs, smart home technology, expansive balconies, and a summer kitchen. 

Units will range from 1,900 to 6,500 square feet.

The 30,000 square feet of amenities include a rooftop pool, a jacuzzi, a fully appointed spa, a full-service sky bar, a gym that opens into a meditation courtyard, and an artisanal café. The building’s ground floor will house 25,000 square feet of retail, along with a Michelin-starred restaurant. A cobblestone paseo will replace the existing alleyway at 3000 Ponce de Leon Blvd.

Naturalficial is leading landscape design both on and off the property. The firm’s classic European design concepts will extend to the $2 million revitalization of the adjacent Ponce Circle Park.

Celebrating a major milestone in December, developers PPG Development and L3C Capital announced the topping off of the glass-clad Bay Harbor Towers. Designed by Miami’s prolific Kobi Karp, this 8-story waterfront enclave features only 44 fully furnished residences and a private marina. Units range from a generous 1,857 to 4,902 square feet.

Built using sustainable materials, the twin towers qualify for a Florida Green Building Coalition certification upon completion. All units feature direct water views, extra-large flow-through floor plans, sunrise and sunset terraces, interiors by Pompano Beach-based Steven G, oak cabinetry, sculptural soaking tubs, and large-format Italian porcelain flooring, among other high-end touches.

In terms of amenities, this waterfront pre-construction features a rooftop oasis with a 55-foot infinity pool and sunset jacuzzi, a 50-foot indoor heated saltwater lap pool, an advanced fitness center with equipment by Paragon, a wellness center with hot and cold plunge pools, landscape architecture by CLAD, a water sports launch dock, and a 12-slip private marina along Indian Creek.

BH3 and Merrimac Ventures’ Condo Development – Watson Island

BH3 and Merrimac Ventures’ Condo Development – Watson Island


Approving a controversial land sale totaling $38 million to IG Luxury, Miami’s City Commission has cleared the path for the development of Watson Harbour. IG Luxury is a joint venture between developers BH3 Management and Merrimac Ventures.

Under the approved terms, the developer will pay $29 million for the 3.2-acre parcel at 888 MacArthur Causeway, an additional $9 million as public benefits earmarked for affordable housing and infrastructure improvements, and fund $4 million to release state deed restrictions.

BH3-Merrimac also control an additional 10.8-acre site under a ground lease and will continue paying rent to the city for the 7.6-acre portion not included in the sale.

IG Luxury previously proposed building about 100 condos, approximately 220,000 square feet of office, retail space, and two hotels as part of Watson Harbour. In exchange, the duo agreed to extend the lease on the rest of the site by 24 years, expand the bayfront public promenade to 1,000 feet, and maintain the existing marina.

The deal has been called controversial because a November appraisal had valued the waterfront parcel between $257 million and $342 million. However, the developers have argued that an existing long-term lease on the property significantly depresses its market value.


Helm Design District – Design District

Helm Design District – Design District


Approved by the Miami Urban Development Review Board (UDRB), developer Helm Equities can now move forward with its plans to build a 36-story tower. Located on a two-acre site at 220 N.E. 43rd Street, the development is envisioned for those who want to be close to the action in Miami’s fashion-forward Design District.
 

Designed by Cube3, the tower will feature a mix of 162 condo units and 116 rental apartments filed under the Live Local Act. The condo units will range from 1,327 to 3,296 square feet. Condo residents will have access to a separate rooftop pool and amenity deck on the 18th floor.

There will also be an eight-story western tower, which will house about 101,000 square feet of office space and 56,000 square feet of commercial-retail. It will also feature a rooftop event space and terrace.

While the project has the green light to proceed, voters advised the developer to further refine the ground-floor facade and explore additional ways to break up the building’s mass.

Branded Condo and Hotel by OKO, Oak Row, and Mariposa – 
Brickell

Branded Condo and Hotel by OKO, Oak Row, and Mariposa – Brickell


Purchasing a 4.25-acre waterfront assemblage in Brickell for a county record of $520 million, developers OKO Group and Oak Row Equities simultaneously announced plans to build a branded, waterfront condo and hotel. Located at 1001 and 1111 Brickell Bay Drive, the parcel sits on 485 feet of bay frontage and is within easy walking distance of Brickell City Centre.

The only remaining waterfront site of this scale in Brickell, the assemblage is currently home to a 32-story office building built in 1985 and a 31-story apartment complex built in 1998. Zoning allows for the development of multiple towers rising to 1,049 feet, with about 3 million square feet of total buildable space. 

Developer OKO Group added that given the location and scale of the site, it calls for an iconic mixed-use development that would become the next benchmark for design, wellness, and luxury hospitality. 

Joining Oak Row and Mariposa Real Estate in the landmark deal, OKO Group is speculated to bring its internationally acclaimed Aman hospitality brand to power the first phase of development as a condo-hotel.


87-story Condo-Hotel by RFR Realty – 
Downtown Miami

87-story Condo-Hotel by RFR Realty – Downtown Miami


New York City-based RFR Realty filed plans to build a mixed-use, condo-hotel supertall at the assemblage spanning 130 Biscayne Boulevard, 146 Biscayne Boulevard, and 141 NE 3rd Avenue in Downtown this December. The team is seeking approvals under the Metromover Subzone, which would allow the project higher density, streamlined permitting, and additional incentives tied to transit-oriented developments.

Designed by Foster + Partners in partnership with Revuelta Architecture, the 87-story tower will rise across from Bayfront Park. Its 414 condo residences will occupy floors 31 through to the top floor and feature one- to three-bedroom floor plans. These will be positioned to offer maximum bay and skyline views.

Amenity spaces at the project will be located on floors 31, 32, and 85, with the 85th level featuring a sky pool, a spa, a meditation room, a bar, and dedicated wellness areas, while floors 19 through 30 will house the 144-room hotel. 

Additionally, the structure will feature 495 parking spots, 1,895 square feet of ground-floor commercial space, and two basement levels reserved for storage.

Filing their application with the county’s Shoreline Development Review Committee, partners MG Developer and Prosper Group confirmed plans to build a 30-story luxury condo. Located at 1681 and 1725 North Bay Causeway, the nearly one-acre site will offer uninterrupted bay views on the compact island. It is currently home to an office building completed in 1961.
 

Designed by Revuelta Architecture International, the high-rise will feature 147 residences and 12 suites to host residents’ guests. Units will range from 1,000 to 2,700 square feet, with a choice of one-bedroom plus den to three-bedroom residences. There will also be four penthouses, each with its own pool.

The waterfront tower will additionally feature 6,433 square feet of offices on the second floor, 272 parking spaces, and a 3,308-square-foot restaurant facing the bay with access to the public “Island Walk” pathway. Other amenities include a pool deck and an amenity deck.


The Mornings – Upper East Side

The Mornings – Upper East Side


Closing on a bayfront development site, hospitality mogul James Brennan and co-developer of Six Senses Ibiza, John Jacobson, revealed plans to build a boutique condo building. Located at 700 and 750 Northeast 61st Street, the parcel is within walking distance of Cushman School, a farmer’s market, and Morningside Park. It currently houses two older apartment mid-rises.

Designed by Brandon Haw Architecture, the five-story construction will offer only 17 luxury residences, along with four optional nanny or in-law flats. The condo units will range from a generous 4,200 to 7,700 square feet, with interiors by Thomas Schoos’ design firm. 

Amenities will likely include an infinity-edge pool and a residents’ lounge. Sales are expected to launch by summer, with prices averaging $2,500 per square foot. 

Brennan will personally interview buyers to preserve the project’s private club-like ambiance.

Surf Row Residences – Surfside


Celebrating its groundbreaking in November with an intimate ceremony, construction is now in full swing at the boutique Surf Row Residences. The project is a joint venture between LD&D, ONE Capital, and IGEQ.

Designed by Alfonso Jurado Architecture and Boris Pena Architects, the three-story building will feature only 24 private residences with fluid layouts. Units in this beachside community will range from 894 to 2,195 square feet, featuring gourmet kitchens with Miele appliances and Dekton countertops, spa-style bathrooms with freestanding bathtubs, two curated finish palettes, and smart home integration. 

As a first owner, you also have the option to have your residence fully furnished by Restoration Hardware. Select units will also feature private rooftop terraces, plunge pools, and outdoor kitchens.

Completing its concrete pour for the 50th floor and with its fourth cube now complete, construction has passed the halfway mark at Miami’s first Waldorf Astoria-branded residences. Cube Four marked the beginning of the residential levels, spanning floors 42 to 49.

Developers Terra and One Thousand Group unveiled the three-story crown jewel penthouse at Villa Miami in December. Priced at $55 million, the five-bedroom, five-bathroom triplex spans 15,000 square feet.

Ocean Terrace – North Beach


Shortly after launching sales, developers Ocean Terrace Holdings and Witkoff Group have released new interior renderings for their highly anticipated luxury oceanfront mixed-use. Approved by Miami Beach’s Historic Preservation Board, the project includes a reimagined version of the historic oceanfront Broadmoor and Ocean Surf properties in North Beach.

The renderings offer a glimpse into how the four RAMSA-designed spaces, including the condo tower, the condo-hotel, the hotel and dining building, plus the private club and wellness facility, make a cohesive style statement. The interiors pay homage to multiple design references from the 1930s to 60s, especially featuring Miami Modern, Art Deco, Baroque, and mid-century Brazilian elements.

Designed by Revuelta Architecture International, the main condo tower at Ocean Terrace will rise 20 stories, offering a mix of 52 private condos and 24 condo-hotel units. 

Units will range from 1,741 to 3,741 square feet. A separate, 11-story building, also designed by Robert A.M. Stern Architects (RAMSA), will carry the 42 hotel rooms. 

Highlight amenities will include a resident-only sunrise lap pool, a sunset pool with cabanas and dining service, a variety of social lounges, an ocean-view fitness center, a library, a tea room, and landscaping by Switzerland-based ENEA. Come home to a beach club, a private members’ club, a residents-only entertainment suite, and 15,000 square feet of curated street-level retail.

In addition to 350 feet of direct ocean frontage, you will also have access to a Raymond Jungles-designed 5-acre public park, which is now open, featuring a pavilion and an art installation by Parisian sculptor Prune Nourry.

Ziggurat – Coconut Grove


Developer Allen Morris Company secured a $138.5 million loan in December to facilitate breaking ground on Ziggurat early this year. This five- and three-story masterpiece by Oppenheim Architecture will feature a stepped-stone design, with gardens by Naturalficial’s Andres Arcila.

Rising three stories, the nature-clad building will offer only 19 homes with interiors tailored by Collarte Interiors. Units will range from 1,254 to over 5,000 square feet. The low-rise condo will be accompanied by a separate five-story building with 100,000 square feet of premium office space next door. Together, the two buildings will house 45,000 square feet of ground-level retail and a rooftop restaurant with views of Biscayne Bay. 

With a focus on community and sustainability, the building will feature lush paseos that lead to a landscaped interior courtyard. Ground-floor retail spaces, including a variety of shops, restaurants, and wellness concepts, will also connect to this inner courtyard, creating a vibrant atmosphere. Chevre Miami has already signed up to open a café on the ground floor. 

In exchange for project approvals, the developer will fund improvements to the nearby Kirk Munroe Park and Fuller Street.

Developers Fortune International Group and Château Group increased the project’s total construction financing to $418.3 million, ensuring its timely completion.
Designed by Arquitectonica, the two-tower St. Regis Residences will rise 750 feet or 62 stories each, replacing the Estates at Acqualina (672 feet) as the tallest in the neighborhood.

Offering a total of 320 luxury residences, units at these high-design towers will range from a generous 1,785 square feet to impressive 5,674 square feet and larger. The 170-unit south tower is already 90% pre-sold, while the 150-unit north tower has also received a great response from buyers. 

Interior design will be led by Sao Paulo-based Anastassiadis, while the landscape architecture firm EDSA will handle green spaces.




In addition to access to
the St. Regis’ benchmark butler services, these residence-only towers will offer 70,000 square feet of amenities. Vivian Dimond’s Bayshore Grove Capital closed on a $67 million loan to expedite construction for the delayed Tula Residences. Despite its one-year pause, this will be the first luxury project to be completed in the quaint North Bay Village in over a decade.

Designed by MTTR MGMT's Juan Azulay, the 21-story tower will feature a unique play on sun and shade, offering 54 residences (including penthouses) with uninterrupted views in every direction. The 48 corner-only residences will occupy floors 7 to 19, with the penthouses stacked above. 

Units range from 1,670 to 2,340 square feet. Expect 10-foot ceilings, Miele appliances, Italian-designed kitchen interiors, conceptual organic interiors, and wraparound glass terraces.

Highlight amenities include a resort-style infinity pool with cabanas, a fitness and wellness center, a lounge with bay views, a media room, a private dining room, and a pet spa.

Prices start at $2 million, with a choice of two- to three-bedroom residences and six five-bedroom penthouses.


One W12 (One West Twelve Residences) – Downtown Miami

Co-developers PMG, Lion Development Group, and LNDMRK Development secured $46.25 million in construction financing to complete One West Twelve Residences. One W12 was already 97% pre-sold when it broke ground in October 2025.

Designed by Boston-based CUBE 3, the 22-story tower will rise with 372 turnkey residences featuring bespoke interiors by Cotofana Designs. Residences will feature custom cabinetry by Italkraft, custom bathroom countertops, finished floors, fully built-out closets, and a contemporary lighting package. Units will range from 287 to 547 square feet.

Amenities at this short-term rental-friendly tower include a rooftop pool and garden with lounge areas, a state-of-the-art fitness center, a curated collection of art installations, house cruiser bikes, and the latest in smart-building technology. There will also be a quick-service restaurant called Vibe BBQ by James Beard Award-winning chef Marcus Samuelsson, celebrated for his Red Rooster restaurant in Overtown.

Launch prices started in the $300,000s, with a choice of studios to one-bedrooms as well as townhouse-style residences with up to three bedrooms.

Cirrus Real Estate’s Bid for Holiday Inn Port of Miami – 
Downtown Miami

The 200-room Holiday Inn Port of Miami-Downtown has landed in troubled waters as owning entities, managed by Brazilian developer Gilberto Bomeny, have asked to dismiss Cirrus Real Estate Funding's $77 million winning credit bid, alleging foul play. The Bomeny entities are asking the federal bankruptcy judge to reschedule the bid, citing flaws in the auction process.

Regardless of the outcome, the nearly one-acre site at 340 Biscayne Boulevard remains a highly coveted redevelopment opportunity. Home to the aging Holiday Inn hotel, the property sits across from the Bayfront Park and in proximity to Downtown’s top destinations.

Zoning allows for the development of an 82-story mixed-use tower with 950,000 square feet of sellable space on the site. The owner before Bomeny was already approved to build “Regalia on the Bay” designed by Arquitectonica, which would feature 374 condo units, 120 hotel rooms, retail and office space, plus 500 parking spaces.
