Located at 3350 Biscayne Boulevard or 272 N.E. 34th Street, the 0.85-acre assemblage is within walking distance of The Shops at Midtown Miami, the Design District, and some of the best restaurants in Miami.
Led by Tulip Developments Group, the joint venture plans to construct a 47-story mixed-use on the site and is seeking additional height and density for the project under Florida’s Live Local Act. Designed by Kobi Karp Architecture, the modern tower will feature 499 (including 40% workforce) units, 5,555 square feet of ground-floor retail, 3,117 square feet of restaurant space, and 620 parking spaces. Floors two, nine, and 10 will feature the amenity spaces.
Planned to occupy the upper levels of the tower, the 296 condo units will range from 831 to 1,185 square feet, offering a selection of one- to three-bedroom floor plans.
Midtown Park Residences by Proper – Midtown

Miami’s Urban Development Review Board approved the $2 billion, master-planned “Midtown within Midtown” project this October. As a result, the first phase of Midtown Park can now kick off, inclusive of the 28-story Midtown Park Residences by Proper condo tower.
Developed by Rosso and Midtown Development in partnership with Proper Hospitality, the condo building will be the first in a series of five planned for the 5-acre site. The master plan shows a total of two 28-story towers, two 17-story towers, a low-rise retail building, and two sprawling public parks with pedestrian paseos. Together, these buildings will house 924 condos, 120,000 square feet of designer retail and vibrant restaurants, 60,000 square feet of office space, and a Padel Club by Ultra featuring eight world-class courts.
Designed by Arquitectonica, the 28-story condo tower will feature a uniquely curved façade and 288 residences. Ritz-Carlton Branded Condos – North Bay Village
After securing initial approval for their two-tower project in July, developers Related Group and Macklowe Properties have announced they will be partnering with Ritz-Carlton to brand their waterfront condo project. Replacing the 51-unit Biscayne Sea Club co-op and Majestic Isle condominium, the project will rise on a 4.12-acre assemblage spanning 7946 and 8000 East Drive.
Designed by Arquitectonica, the pair will rise 43 stories offering a total of 364 luxury condos. Approved for a height of 498 feet, the towers are poised to become the tallest in the neighborhood.
While the north tower will feature 201 units, the south tower will have 163 residences. They will range from one to four bedrooms, averaging a spacious 2,138 square feet, with 100,000 square feet of amenities located on the first and fifth floors.
The project will also include a renovated 42-slip private marina, 800 parking spaces, a 9,000-square-foot public park, and a publicly accessible island walk.
Luxury Condos by Prosper & Versluys – Brickell
Completion: 2028

The Prosper Group has brought on Belgium-based Versluys Group as a partner to bring its vision for a $650 million waterfront condo tower to life. Spanning three parcels at 99 S.W. Seventh Street, 66 S.W. Sixth Street, and 625 S.W. First Avenue in Brickell, the 60-story tower will rise next door to Newgard and Two Roads Development’s Lofty Brickell and The Standard Residences Brickell, completing the One Brickell Riverfront development site.
The skyscraper will offer 158 luxury condos along 300 feet of Miami River frontage. The partnership has announced it will be developing the condo tower in partnership with a luxury brand, complemented by about 35,000 square feet of food and beverage retail space. Sales will likely launch in the third quarter of 2026.
Luxury Condos by HRP Group Affiliate – Fisher Island
An affiliate of the Chicago-based HRP Group, which is known for redeveloping industrial sites into mixed-use projects, has acquired a marine terminal and fuel depot on Fisher Island for $180 million. Located at 1 Fisher Island Drive on the north side of the island, the 9.6-acre property is one of the last few developable parcels on the ultra-exclusive island.
Reportedly, the developer, via its buying entity HRP Fisher Island LLC, plans to build up to 59 condos totaling up to 395,000 square feet, along with a restaurant and parking on the site that sits across the water from South Beach.
Siro Brickell – Brickell
Completion: 2030
Dubai-based developer Kerzner International plans to build a fitness-oriented condo-hotel in partnership with Miami-based 13th Floor Investments and Forse Holdings. US’s first Siro hotel is expected to feature 180 hotel rooms along with 350 branded residences.
Built on a one-acre parcel sold by Swire Properties, the joint venture will rise next door to Brickell City Center in the heart of Miami’s financial district. In keeping with Siro’s fitness-centered brand philosophy, the condo-hotel will feature a Fitness Lab as well as a Recovery Lab, offering specialized training and therapy programs. The residences and guest rooms will be designed to optimize sleep and recovery, reinforcing the brand’s wellness-focused identity.
Vista Harbor Residences & Yacht Club – Miami River

With plans to develop a 234-unit condominium, Alta Development is currently under contract to acquire the 2.1-acre property located at 555 N.W. South River Drive. The site is currently home to several marine-related buildings and boat slips.
Designed by Omar Morales of Form Group, Vista Harbor will rise 12 stories with boat slips and a beach club featuring a riverfront restaurant. To maintain resident’s privacy, the building will allow short-term rentals but prohibit daily rentals. Perched along 550 feet of riverfront, the building will also offer access to a scenic boardwalk, along with amenities such as a pool and pickleball courts.

Construction has now surpassed the 44th floor at Brickell’s Cipriani Residences, advancing at a remarkable pace of about 14 floors in just three months (up from the 30th floor reported this July). Reportedly, the 80-story tower is progressing at a near-record speed of one level every three working days and has reached the halfway point. Developed by Mast Capital, the supertall is part of a three-tower mega-development planned for 1420 South Miami Avenue.
Designed by Miami’s highly acclaimed Arquitectonica, this residence-only tower will rise with 397 ultra-luxury residences. Urban Network Capital Group’s Visions at Brickell Station is now the Melia Miami Brickell following the group’s partnership with the Spanish hotel chain. The rebranding marks the next planned step for the condo-hotel project and Melia Hotels International’s U.S. debut.
Designed by Miami Lakes-based DTI Architects, Visions at Brickell Station will rise eight stories with 111 fully furnished condo-hotel units. The mid-rise’s experiential design combines innovation with timeless appeal.
Interiors by Concepto will equip each residence with wellness-focused, biohacking features, including circadian lighting, probiotic diffusers, vitamin C shower filters, and mind-balancing ambient systems, offering a holistic living experience that supports mind and body. Units will range from 321 to 539 square feet.
Given the project’s investment-focused model, owners will be allowed to stay for up to 30 days per year, not full-time. However, you will have the flexibility to rent your unit independently via a third-party booking platform or opt into the hotel’s management program.
The project is also enrolled in an EB-5 program, allowing eligible investors to pursue a U.S. green card along with their purchase.

With vertical construction underway, developers Vlad Doronin and Len Blavatnik’s are seeking approval for tweaks to the condo-hotel project, including a 5,000-square-foot floor area ratio bonus. The condo component at this beachfront development is fully sold out.
The two-building project will feature a restored version of the historic Versailles Hotel with 56 keys alongside an 18-story condo tower offering 22 luxury residences. Jean-Michel Gathy of Denniston is leading interior design of the hotel redevelopment, while Japan’s Kengo Kuma designed the condo side. Revuelta is the lead architect.
Living in this Aman-managed complex, you will have the option to take part in the hotel management program for short-term rentals. The project is also expected to include a ground-level restaurant in the condo tower plus a rooftop deck with restaurant and bar in the reimagined hotel building.
Shoma Bay – North Bay Village
Groundbreaking: June 2024 | Completion: Late 2027

Developer Shoma Group, led by Masoud and Stephanie Shojaee, has formed a partnership with Dubai-based Cosmo Development to complete its South Florida projects and collaborate on future developments in the UAE. The first stage of partnership specifically covers the completion of Shoma Bay.
Designed by MSA Architects, Shoma Bay is currently approved to rise 24 stories with 333 condos, but has been stalled due to outstanding fees. The building is 30% pre-sold.
The building will feature residences from 344 to 2,700 square feet with interiors by Adriana Hoyos Design Studio. Standout amenities will include a 6,030-square-foot rooftop pool deck with cabanas and a summer kitchen, a rooftop lounge and coffee bar, and the Shoma Bazaar food hall.
Additional amenities include a spa with a Hammam, a fitness center with Technogym equipment, golf simulators, a kids' club, a pet spa, a library, a wine club, a movie room, a cigar lounge, an enterprise-caliber coworking business lounge, and a Zen garden. As a resident, you will have access to a chauffeured Rolls-Royce Cullinan to ride around town.
The development plans to bring North Bay Village its first 36,068-square-foot Publix, along with 15,628 square feet of high-end retail and restaurant space. As part of the permit extension agreement, the developers will be liable to make an additional contribution of $1.5 million in two $750,000 installments.
Shojaee's Shoma Group also seeks to increase the project’s height by 40 feet, or 4 stories, and density by 53 units, once the dues are cleared.
Prices for remaining inventory starts in the $800,000s, with a choice of studios to three-bedroom residences.
888 Brickell by Dolce & Gabbana – Brickell

You now have four different interior design packages to choose from at JDS Development’s couture-inspired tower. Developers Rilea Group and Cipres closed on a $90 million loan to build the rock-and-roll plus motorcycle-themed The Rider at Wynwood. Designed by Deforma Studios, the 12-story building will feature 146 turnkey residences. Its façade will showcase a unique blend of Chicago's industrial chic, New York's SoHo aesthetic, and Miami's artistic flair.
Interiors will be handled by the award-winning RADYCA to complement its exquisite exterior. Units will range from 386 to 1,612 square feet. The building is nearly 50% presold.
Amenities at this short-term rental-friendly project will include a 6,000-square-foot rooftop speakeasy lounge inspired by Sugar at East, a resort-style rooftop pool overlooking the city, “The Vinyl” hi-fi listening room, a “Reset” spa with cold plunge pools and IV therapy, and 11,000 square feet of retail space, as well as prints from the Morrison Hotel Gallery, Iconic Images, and Modern Rocks Gallery displayed throughout the property.
You will also have access to the “Toybox,” a collection of in-house Harley Davidson motorcycles and Vespas available for rent. Cipres will manage rental operations, including unit cleaning and tax return assistance.

Rosewood (Raleigh) Residences Site Sold for $270M – South Beach

Unable to salvage his position, developer Michael Shvo and partners agreed to the sale of their three-acre property in South Beach to New York-based Nahla Capital. The $270 million sale spans the Raleigh, South Seas, and Richmond hotels. Nahla had previously expressed its interest to stick to the original redevelopment plans for the site drafted by Shvo.
Designed by New York’s Peter Marino in collaboration with Kobi Karp, the project would include the renovation and restoration of Raleigh, South Seas, and Richmond Hotels to their Art Deco-era glory. It would also include building a brand new 60-key hotel and 44 condos with oversized floor plans. The condo building would feature two- to five-bedroom residences.
Fronting 220 feet of pristine ocean at 1751, 1757 and 1775 Collins Avenue, the iconic renovation project would have a revamped version of Raleigh’s Martini Bar and iconic fleur-de-lis-shaped pool, a pair of residents-only sunrise and sunset pools, the U.S. outpost of the Milanese restaurant Langosteria, restored versions of the Tiger Room restaurant, and a Rosewood signature restaurant in the South Seas, along with a private member’s club with beachfront dining.
Construction was stalled before the project could go vertical.
Plans Stalled for 22-story Condo by Continuum Companies – North Miami
With lender CW Investment Advisers suing Continuum Companies over financing for the $61 million Mariners Bay condo buyout, plans for the developer’s 22-story luxury condo at 12000 North Bayshore Drive are now in limbo. While CW alleges the developer breached contract on the morning of the closing and failed to pay more than $500,000 in agreed-upon expenses and break-up fees, Continuum disputes the claims and says it will vigorously defend itself.
Continuum plans to replace Mariners Bay with a 22-story luxury condo, which is already approved by the city council. Designed by Kobi Karp Architecture, the new building would feature 267 residences, ranging from 881 to 2,521 square feet. Amenities would include a renovated 20-slip marina, a pool, a spa, a lounge, a fitness center, a media room, and a children’s playroom.
Ruling Affecting Edition Residences – Edgewater, and Other South Florida Condo Buyouts

After Florida’s Third District Court ruled in favor of eight holdout unit owners at Biscayne 21, the Florida Supreme Court has also blocked Two Roads Development’s attempt to terminate the condo association and demolish the building. The developer will now have to pursue a 100% buyout of the condo building, rather than its previous 80% majority, if it chooses to go ahead with its plans for the waterfront site.
Should Two Roads plans to proceed with a full buyout, the holdout owners will need to be paid first, giving them significant leverage. Until then, prep work for the proposed 56-story EDITION Residences in Edgewater remains stalled, with the Biscayne 21 building sitting vacant and exposed to the elements.
The ruling, which reaffirms that Biscayne 21’s original declaration required unanimous consent for termination, complicates matters for other condo buyouts in Florida where governing documents may contain similar language, giving holdouts substantial power.
Constellation Group Acquires Retail Building – Coconut Grove
Developer Constellation Group acquired the Farrey's Lighting & Bath building at 3000 S.W. 28th Lane for $12 million this October. Looking to step away from commercial use, the group has expressed its intent to build a residential project that adds value to the neighborhood and harmonizes with the nearby linear park called the Underline.
Former Laurenzo’s Italian Market Property Lists – North Miami Beach
After about three years in litigation, a nearly 3-acre development site owned by members of the Laurenzo family has hit the market at an asking price of about $26 million. Spread across four lots spanning 16385-16445 West Dixie Highway and 2255 Northeast 164th Street, the property was once home to the famous Laurenzo’s Italian Market and sits in an opportune location in North Miami Beach.
The site is already approved for a massive 2.1 million-square-foot project, including three 33-story towers offering a total of 1,217 units, over 23,000 square feet of retail, and 1,622 parking spaces.
Harbor Condominium Listed for Sale – North Bay Village
Nearly all owners at the 1951-built Harbor Condominium are looking to sell their units in the aging building. Located at 7909 to 7911 East Drive on Harbor Island, the waterfront building features 29 units and sits close to the planned two-tower Ritz-Carlton-branded development by Related Group and Macklowe Properties mentioned earlier in this blog.
Ripe for development, the site could accommodate 38 units in a tower up to 150 feet (about 15 stories), or as many as 50 units if a future developer acquires an additional 195 feet of transferable development rights from the city or a private seller.
