Miami’s pre-construction condo market continues to deliver big moves this month, from construction resuming at the long-awaited Aman Residences in Miami Beach to announcements unveiling fresh projects and partnerships. 

This August, Okan Tower in Downtown and ORA by Casa Tua in Brickell opened the doors for EB-5 investments. The nearly complete Vita at Grove Isle revealed it will soon welcome La Sponda, an Italian restaurant by the Gioia Hospitality Group. And Edge House in Edgewater announced its partnership with YUPIX for immersive home tours.

Purchasing a home at Okan Tower can now serve as your gateway to U.S. permanent residency. Developer Okan Group announced that the tower has been approved for EB-5 investments. Under the
EB-5 program, which requires a minimum investment of $1.05 million, qualified foreign buyers can secure a luxury residence in the tulip-inspired supertall while also pursuing a U.S. green card.

Offering hotel guests and residents utmost privacy, Okan Tower will feature a separate set of amenities for each.

ORA Residences by Casa Tua – Brickell

In a similar manner to the Okan Tower above, by filing an application with the 
U.S. Citizenship and Immigration Services, developers are pursuing an EB-5 designation for this Brickell supertall. If approved, foreign nationals who invest at least $1.05 million in the project could become eligible to apply for a U.S. green card.

Fortune International Group is developing ORA by Casa Tua in partnership with the Casa Tua hospitality brand founded by Micky and Leticia Grendene. The supertall designed by Arquitectonica will rise 77 stories and feature 533 fully furnished residences.

With a name borrowed from the Italian word for “now,” the striking tower will feature interiors by m2atelier, led by Marco Bonelli and Marijana Radovic. Units will range from 500 square feet to 2,400 square feet.

As an owner, you will have the flexibility to rent out your residence for a minimum of three days under the building’s short-term rental program.

Standout amenities at ORA will include a rooftop lounge/bar experience, a two-floor fitness and wellness center with hammam and couples’ treatment rooms, a three-story sky garden, a private event space, and an entertainment lounge. 

Known for its flagship Italian restaurant in South Beach, Casa Tua will be operating and managing four food and beverage concepts at its first residential venture, namely Terra, Uva, Fuoco, and Vento. There will also be a gourmet market and a meditation and sculpture garden.

Developers Black Salmon and TSG secured utilities for their residential tower planned for 422 NE 29th Street. The 36-story tower, featuring a diagrid envelope design, was approved by the Urban Development Review Board in December 2024 and secured its demolition permit this July.
 

Designed by Arquitectonica, the high-rise will feature 229 residential units along with 7,600 square feet of retail space. Amenities will include a pool, a fitness center, a movie theater, and 397 parking spaces.

South Beach

Bayfront Luxury Condo by JDS and Terra Group – South Beach


Developer David Martin, CEO of Terra Group, has joined JDS Development as a partner in the South Beach condo tower planned at 1250 West Avenue on Biscayne Bay. The 32-story, 330-foot tower is slated to deliver 125 luxury residences, bringing a taller but slimmer condo building to the bayfront site.

The Miami Beach City Commission granted an initial green light for upzoning in July, allowing the project to move forward. The tower will replace Bay Garden Manor, a 15-story, 238-unit condo building dating back to 1964. 

Developer entity 1250 West Ave LLC (inclusive of JDS Development, Terra Group, and other partners) has already closed on at least two dozen units at the existing property, with more under contract. 


Oceanfront Condos by BH Group and Kolter –

Oceanfront Condos by BH Group and Kolter – North Beach


After listing the 1-acre oceanfront site for a whisper price of $110 million in February, developers BH Group and Kolter Group changed gears to move forward with a luxury condo building at 6985 Collins Avenue. The assemblage is currently home to the Crystal Beach Suites Hotel and Normandy Plaza Hotel, which were declared unsafe and later designated for demolition in 2019.

Designed by Kobi Karp, the 17-story tower will pay homage to L. Murray Dixon’s original design by incorporating signature elements along the southern end of Collins Avenue. The new development will feature 37 luxury condos, a beachfront pool, 8,880 square feet of indoor amenities, 947 square feet of ground-floor retail, and 86 parking spots spread across two floors of garage space. 

Plans for the new condo building will be presented to the Miami Beach Historic Preservation Board in September. The developers have also committed to honoring the board’s 2019 directive by salvaging historic elements of the Normandy Plaza Hotel and donating them to a university, museum, or other civic institution.

Wynwood

New York-based Alchemy Properties and its partners have proposed a 12-story luxury condo project at 18 N.W. 23rd Street in Wynwood. Replacing the former Salvation Army site, the joint venture is approved to build 186 residences, over 30,000 square feet of indoor and outdoor amenities, 13,500 square feet of ground-floor retail, and 167 parking spaces.

Designed by Arquitectonica, the building will feature a rooftop pool, a lounge, a fitness center, event spaces, a coworking area, and a pet spa. Units will range from studios to three bedrooms, with interiors by MKDA. The development team, also including Breakers Capital and Galapagos Global Capital Management, plans to launch sales in early 2026.

First glass is now being installed at the 45-story Standard Residences in Brickell, marking a major milestone on the road to delivery as the tower steadily rises. Co-developed by Two Roads, Newgard Development, and Midtown Development, this is the second Standard-branded condo development in Miami, following the success of its 
Midtown debut.

Designed by Arquitectonica, The Standard Brickell will rise with 407 luxury residences. The riverfront development will not permit short-term rentals, protecting owner privacy (but if that’s your goal, explore our updated list of Miami pre construction Airbnb condos). Units will range from 432 to 963 square feet, and interiors will be handled by Goodrich in collaboration with The Standard’s In-House Design Studio, delivering the residences completely finished with porcelain floors and Miele appliances. 

Standout amenities will include a 45th-floor rooftop pool deck with summer kitchens, a club lounge, a 10th-floor Standard wellness spa with plunge pools, a fitness room, a yoga/pilates room, a movie room, a bowling alley, a game room, and a pet spa. There will also be a ninth-floor restaurant and bar with a ground-level Avra Estiatorio restaurant along the riverfront.

This will be the second of three towers in the $1.5 billion One Brickell Riverfront project, connecting to the first tower, Lofty Brickell, through a shared podium.

With its foundation pour completed, construction at the highly anticipated Baccarat Residences has reached the 25th floor. Developed as a joint venture between Related Group and GTIS Partners, the luxury tower is nearly sold out, with sales last reported at 95% pre-sold.

Designed by Arquitectonica, the building will top off at 75 stories, featuring 318 luxury residences, 28 waterfront flats and duplexes, and only eight penthouses. With a facade inspired by French crystals, the supertall will boast a highly reflective, undulating exterior.

All homes will be a unique blend of 18th-century Paris, 21st-century Miami, and 1930s Art Deco influences perfected by Meyer Davis Studio. Of the 75,000 square feet of amenities, highlights include a marina with yacht dockage, a luxury house yacht, and a 10,000 square-foot riverfront restaurant.

Other amenities will include a pool, game room, a La Mer spa, a beauty salon and barber, a wine cellar, a children’s playroom, a clubroom, a grand salon for events, private workspaces, and a business center. 

All services and amenity spaces will be managed by Barry Sternlicht’s SH Hotels & Resorts. The Baccarat will be part of a three-tower riverfront complex, inclusive of the Viceroy Brickell Residences.

With its first-level concrete pour completed, The St. Regis Residences Miami in Brickell is rising swiftly and remain on track for a 2027 delivery. Developed by Related Group and Integra Investments, the ultra-luxury bayfront project is strictly residential, with no hotel component included.

Designed by the award-winning Robert A. M. Stern Architects, the skyscraper will bear a nod to modern classicism, integrating New York influences with a nautical theme inspired by the golden age of ocean liners. With interiors crafted by the Rockwell Group, the 50-story tower will be strategically positioned to offer expansive water and city views from all 152 units.

Moving at an accelerated pace, interior buildout is now underway at the recently topped-off 2200 Brickell. Co-developers Aria Development Group, Largo, and Place Projects announced the milestone this August.

Designed by Revuelta Architecture International, the building stands 5 stories tall with 105 high-end residences featuring interiors by ODA New York. Residences will have oak paneling throughout, large-format ceramic tile flooring in living areas, engineered wood flooring in the bedrooms, fully tiled balconies with glass railings, custom gourmet kitchens, innovative household appliances, spa-like primary bathrooms, and stone countertops in both the kitchens and bathrooms.

Designed by Arquitectonica, the luxury condo tower stands 33 stories tall with 292 bespoke residences. Reimagined for next-gen living, all residences at this waterfront tower feature interiors by New York-based Meyer Davis Studio, oversized private wrap-around terraces, high ceilings, porcelain floors, oversized master bedrooms with soaking tubs, and spacious walk-in closets. 

The building overlooks a seven-acre, swimmable Crystal Lagoon, which will be the equivalent of 21 Olympic-sized pools. The gated community will also be home to 37 acres of green spaces landscaped by DS Boca, complete with eight miles of biking and running trails.

Aman Residences – Mid-Beach


Years in the making, Vlad Doronin and Len Blavatnik’s Aman Residences is finally taking shape as vertical construction gets underway at this ultra-luxury beachfront tower. The development team expects to advance quickly, progressing at the pace of one floor every two weeks, with top-off projected for early 2026. Developers have secured $85 million in mezzanine debt to complete the fully sold-out property.

The two-building project will feature a restored version of the historic Versailles Hotel with 56 keys alongside an 18-story condo tower offering 22 luxury residences. Jean-Michel Gathy of Denniston is leading interior design of the hotel redevelopment, while Japan’s Kengo Kuma designed the condo side. Revuelta is the lead architect.

Living in this Aman-managed complex, you will have the option to take part in the hotel management program for short-term rentals. The project is also expected to include a ground-level restaurant in the condo tower plus a rooftop deck with restaurant and bar in the reimagined hotel building.

Developers PMG, Lion Development Group, and LNDMRK Development have filed a new construction permit with Miami’s Building Department to advance One W12. While Miami’s Urban Development Review Board approved plans for the 22-story building last December, both a phased vertical permit and the master construction permit remain pending.

Designed by Boston-based CUBE 3, the short-term rental-friendly tower will rise with 372 turnkey residences featuring bespoke interiors by Cotofana Designs. Interiors will feature custom cabinetry by Italkraft, custom bathroom countertops, finished floors, fully built-out closets, and a contemporary lighting package. Units will average 400 to 500 square feet. 

Amenities at this Airbnb-ready tower will include a rooftop pool and garden with lounge areas, a state-of-the-art fitness center, a curated collection of art installations, house cruiser bikes, and the latest in smart-building technology. There will also be a quick-service restaurant called Vibe BBQ by James Beard Award-winning chef Marcus Samuelsson, known for his Red Rooster restaurant in Overtown.

Prices started at $300,000, with a choice of studios to one-bedrooms as well as townhouse-style residences with up to three bedrooms.

Vita at Grove Isle developer CMC Group revealed that the nearly complete, luxury island property will now feature La Sponda, an Italian restaurant by the Gioia Hospitality Group. The concept will span 4,500 square feet within the Vita at Grove Isle Club, serving Mediterranean coastal fare, and will likely open next year.

Designed by the world-renowned CallisonRTKL architecture group, the 5-story boutique building is home to only 65 ultra-luxury residences and 14 penthouses on a gated island off the coast from Coconut Grove. It is expected to be completed before the end of the year.

Interiors by Mexico’s Bernardi + Peschard include 8’ interior Italian doors, frameless glass balconies, 11-foot-plus ceilings, Molteni kitchens, artfully crafted custom bathrooms with natural stone, soaking tubs, and rain showers. Embracing the best of indoor-outdoor living, you will be treated to 15-foot-deep balconies, 65 feet of linear bay frontage, and endless water views.

Dezer Development has unveiled one of only two state-of-the-art penthouses at the Bentley Residences. Launched with an asking price of $37.5 million, the four-bedroom, seven-bathroom home features 22-foot ceilings, a study, an entertainment loft, a chef-grade kitchen equipped with Gaggenau appliances, and service quarters. The home’s alfresco oasis will include private indoor and outdoor pools, a sunset terrace, and a summer kitchen.
 

Construction is currently in full swing at Bentley’s first-ever condo development, slated to top off at 749 feet. Designed by Sieger Suarez in collaboration with Bentley Motors, the cylindrical tower will feature a distinctive, highly reflective, triangulated glass facade, styled to emulate the luxury carmaker’s signature diamond pattern. 

With only four units per floor, the 62-story high-rise will offer a total of 216 residences built using sustainable materials. All residences will afford direct ocean views, custom lighting, and signature scenting by Bentley Motors. West-facing units will have 3 parking spaces, and east-facing condos will have 4.

Highlight amenities at the oceanfront tower will include two pools, an indoor-outdoor fitness center, a spa, a whisky bar, a cigar lounge, a cinema, and lush communal gardens. 

A custom-designed speeding Bentley sculpture, currently on display at the sales gallery, will be shifted to the tower’s entrance upon completion. There will also be a residents-only restaurant concept by James Beard award-winning celebrity Chef Todd English.

The Residences at Mandarin Oriental – Brickell Key


Swire Properties has bought out its partner’s 25% stake in the Brickell joint venture that owns the Mandarin Oriental hotel property, paying $37 million for the share. The move gives Swire full ownership of the site where The Residences at Mandarin Oriental, Miami is planned.
 

Designed by Kohn Pedersen Fox Associates (KPF), the property’s 850-foot South Tower will feature 228 condo units with wrap-around balconies and rich interiors by renowned Parisian designer Tristan Auer. Owing to its beautiful island location, all residences in the 66-story tower will be privy to panoramic water views. The shorter North Tower will rise 426 feet with 121 guest rooms, 66 private condos, and 28 condo-hotel units.

Amenities at this world-class property will include an 80,000-square-foot, resort-style amenity podium connecting the two towers and featuring multi-tiered infinity-edge pools, an art walk, a signature spa, a state-of-the-art health and wellness club, a forest yoga lawn, a tea garden, and multiple restaurants. 

There will also be a pool, a kids’ activity center, a golf simulator, a game room, dining rooms with chef kitchens, executive work lounges, a dog grooming spa, and landscaping by the renowned Thai firm Shma.

Prices range from $4.9 million to about $100 million, with a choice of two- to five-bedroom residences.

Developer PMG announced that One Twenty Brickell, its short-term rental–friendly condo development featuring dedicated office suites, is officially sold out. With construction progressing as scheduled, the project will soon see the installation of 652-foot tower cranes.

Designed by Sieger Suarez Architects, One Twenty Brickell will rise 34 stories with 240 fully furnished luxury residences next door to Miami’s iconic Brickell City Centre. It is one of Miami’s few condo developments that offer a deeded office suite with every closing. 

All residences will feature turnkey interiors by Cotofana Designs, including polywood flooring, fully built-out closets with pre-installed drawers, fully-integrated Italian kitchens, and smart home tech. Units will range from 452 to 1,408 square feet in size, with a choice of studios to three-bedroom residences.

Office suites will come fully furnished with a desk and chair, two guest chairs, WiFi, and access to a reception area, a concierge secretary, a coffee station, and other business-friendly perks.  

Owners will be allowed short-term rentals for their units and leases of up to six months for the office suites.

Boasting over 60,000 square feet of amenities, One Twenty Brickell will offer access to a sky bar and lounge, a café and juice bar, a fitness and wellness center with a therapeutic spa, a kid’s club and gym, a pickleball court, an outdoor yoga lawn, a meeting and event space, and a dog run. There will also be approximately 11,000 square feet of retail on-site.

La Baia NorthBay Harbour Islands

Developer Ian Bruce Eichner has secured a $67 million construction loan to complete the 75% pre-sold La Baia North. Sister tower to Eichner’s fully sold out 
La Baia South, only 80 yards upstreet, this more lavish tower features larger residences with dens, a Tesla house car, and for-sale private boat slips.

Designed by Revuelta Architecture, the waterfront building will rise 8 stories with 57 ultra-luxury residences. Featuring the same light and airy aesthetic as its sister tower, it will further afford plus-den floor plans starting at 1,400 square feet and high-end interiors by New York’s Durukan Design. All units will boast European wide-plank wood flooring, custom kitchens with Miele appliances, generous double-closet space, and expansive balconies with clear glass railings.

With over 20,000 square feet of resort-style amenities, you will gain access to a rooftop pool deck with a separate kids’ splash pad, a sunset lounge, a fire pit, a grilling station, a fitness center, and a private marina with a water sports launch dock.

Prices start at $1.4 million, with a choice of two- to four-bedroom residences.

Meta Development closed on a $28.8 million loan and announced that it will soon break ground on its 50% pre-sold project in Coconut Grove. (Meta Development represents a joint venture between Miami-based Lucid Investment Group and Brazil-based Iron Capital.)

Designed by Miami’s award-winning Kobi Karp, the building will rise 6 stories with only 12 ultra-luxury residences and two penthouses. Renowned Brazilian designer João Armentano will create an oasis of quiet luxury with muted interiors, natural wood and stone, gourmet kitchens, spa-like baths, and expansive balconies meant to meld indoor-outdoor living. Units will range from a generous 1,900 to 2,600 square feet.

Among the amenities at the mezzanine level are a kids' room and workstations with private conference rooms, as well as a wine cellar and private storage for each residence. Additional amenities will include a rooftop pool, a rooftop bar and lounge with an outdoor kitchen, a rooftop gym with lush green views, and an exclusive spa with treatment rooms. Each unit will have at least 2 parking spaces available.

Prices start at $2.8 million, with a choice of three- and four-bedroom residences. 


Cove MiamiEdgewater

New York-based developers SB Development and Hazelton Capital Group obtained a $170 million loan for the uninterrupted construction of their 40-story waterfront project. The duo has already completed demolition work along with the construction of a seawall on the site.

Designed by Kobi Karp Architecture, the bayfront tower will feature 134 luxury residences. Buenos Aires-based interior designer Dieguez Fridman will incorporate natural elements alongside premium finishes to create tranquil living spaces in one of Miami’s most sought-after, centrally located neighborhoods. Short-term rentals will not be allowed at Cove Miami to ensure maximum privacy.

Highlight amenities include a ground-level waterfront restaurant, a resort-style rooftop pool deck overlooking the bay, a rooftop bar, a lounge patio, a hammam, a spa with a cold plunge pool, a spin auditorium and yoga room, a game room, an owner’s lounge and a wine cellar. There will also be a children’s playroom, a small cinema, a pet spa, a dock for water sports, guest rooms, a coworking space with private office suites, and electric vehicle charging stations.

Prices started at $1.3 million for a two-bedroom and exceeded $3.5 million for the larger, four-bedroom residences.


Shoma BayNorth Bay Village

Groundbreaking – June 2024 | Completion – Late 2027

Shoma Bay – North Bay Village


Developer Shoma Group, led by Masoud and Stephanie Shojaee, has secured a $29.85 million pre-development loan after receiving an extension through October 31 to obtain a master building permit for its delayed North Bay Village project.
 

Designed by MSA Architects, Shoma Bay is currently approved to rise 24 stories with 333 condos, but has been stalled due to fees owed to the government of North Bay Village. The building is 30% pre-sold.

The building will feature residences from 344 to 2,700 square feet with interiors by Adriana Hoyos Design Studio. Standout amenities will include a 6,030-square-foot rooftop pool deck with cabanas and a summer kitchen, a rooftop lounge and coffee bar, and the Shoma Bazaar food hall.

Additional amenities include a spa with a Hammam, a fitness center with Technogym equipment, golf simulators, a kids' club, a pet spa, a library, a wine club, a movie room, a cigar lounge, an enterprise-caliber coworking business lounge, and a Zen garden. As a resident, you will have access to a chauffeured Rolls-Royce Cullinan to ride around town. 

The development plans to bring North Bay Village its first 36,068-square-foot Publix, along with 15,628 square feet of high-end retail and restaurant space. As part of the permit extension agreement, the developers will be liable to make an additional contribution of $1.5 million in two $750,000 installments. 

Shojaee's Shoma Group is also reportedly seeking to increase the project’s height by 40 feet, or 4 stories, and density by 53 units, after the payment is made. 

Prices for remaining inventory starts in the $800,000s, with a choice of studios to three-bedroom residences.


Arbor ResidencesCoconut Grove

Following the untimely passing of developer Isaac Kodsi, his brother Dan Kodsi will partner with Isaac’s daughter, Camilla, to complete the Coconut Grove condo project he acquired out of foreclosure in 2023. With family members now taking the lead, the development is expected to receive its Temporary Certificate of Completion (TCO) on schedule by year’s end.

Designed by Behar Font & Partners, the eco-friendly project rises 5 stories with only 45 bespoke residences. Each home will feature an organic connection to nature with natural wood finishes, wide-plank porcelain wood-grain floors, custom oak cabinetry, and an earthy color palette.

The upscale residences will also feature chef-style kitchens with branded appliances, spacious spa-inspired master bathrooms, and 10–20-foot ceilings with floor-to-ceiling windows. You have a choice of eight distinct floor plans, each designed to offer a unique experience in the building.

Amenities include a rooftop terrace with a bar and lounge area, a second-floor pool deck, and a fitness center.

Prices of remaining units start at $1.7 million, with a choice of two- to four-bedroom residences.

Miami Opportunity Zone Site Re-listed –
Edgewater 

Alex Sapir’s firm and his partners have re-listed their 1.5-acre assemblage at 210 Northeast 18th Street and 1768 Northeast Second Court in Miami’s Edgewater. The parcel has an asking price of $50 million, above its estimated $41 million value. Sapir’s group (including China-based CNMB International and Hong Kong-based G-Resources) originally paid $33 million in 2017 to acquire the eight parcels.

Situated in one of Edgewater’s most walkable pockets, the assemblage sits across from a Publix, just a few blocks from the Margaret Pace Park, and offers direct access to the Adrienne Arsht Metromover station.

Part of a designated Opportunity Zone, the site permits up to 741 residential units and nearly 1.5 million square feet of development. With public benefit bonuses, even greater density could be achieved. 

As a future buyer, you would also be able to leverage the tax incentives tied to Opportunity Zone investment. The site could be developed into condominiums, apartments, or a combination of both, positioning it as a prime investment opportunity.


Oak Row Equities and Mariposa Real Estate’s High Stakes Deal –
Brickell 

Oak Row Equities and Mariposa Real Estate, the buyers under contract for a prime Brickell assemblage, have increased their non-refundable deposit, advancing what has been described as the “largest land acquisition in Miami’s history.” Seller Aimco confirmed that the buyer exercised its final closing extension and added $7 million to its deposit, bringing the total to $50 million. The $520 million deal, scheduled to close in the fourth quarter of 2025, includes The Yacht Club Apartments and the adjacent 1001 Brickell Bay Drive office building.

Considering zoning allows towers up to 1,049 feet and more than 3 million square feet of development, the site offers the potential for multiple supertalls—an ideal canvas for ultra-luxury condos.


Brickell City Centre Development Site Sold for $45M –
Brickell 

Dubai-based Kerzner International closed on a nearly one-acre vacant parcel at 9 Southeast Sixth Street, located at the northern end of Brickell City Centre. The deal, priced at $45 million, is part of Swire Properties’ ongoing divestment strategy in the mixed-use shopping mall. A temporary fire station on the site will also be relocated. 

Previously filed plans hint at a mixed-use project in the works, with 350 luxury condos, 180 hotel keys, and ground-floor retail and commercial space. As per a Kerzner representative, the acquisition reflects the company’s commitment to expanding its portfolio of ultra-luxury resorts. The Dubai-based hospitality firm is best known for its One&Only and Atlantis brands.

Following 
our previous pre construction update from July 2025, more events have unfolded in the foreclosure lawsuit over the unfinished Legacy Hotel & Residences at Miami Worldcenter. General contractor Kast Construction has now filed a counterclaim against the original lender, SCP JV II Lender LLC, seeking at least $35.9 million in damages. Although it is uncommon for contractors to countersue in such cases, Kast alleges that the lending LLC cut off project funding without prior notice, claiming that it released only $30 million of the $293.2 million loan to Legacy MWC.

Construction at the 50-story tower has been paused on the 16th floor for over a year. Designed by Kobi Karp, the Legacy Hotel & Residences is planned to feature 310 luxury residences, 219 Accor hotel rooms, a 10-story Blue Zones-branded wellness retreat, Downtown’s largest hotel pool deck with 1 acre and a Singapore-inspired cantilevered pool hanging 500 feet in the sky, America’s largest rooftop glass atrium with seven stories of palm trees, and a members-only international business lounge, among other world-class amenities.
