Partners Blue Road and Ilia Development Group launched sales for The William this September. One of the most affordable new condo developments in Miami, this strictly residential project prohibits short-term rentals and will feature 40,000 square feet of amenities.

North Development logged two key milestones this September, breaking ground on its Airbnb-friendly project and securing a total of $220 million in construction loans. The $180 million loan by Commercial Property Assessed Clean Energy (C-PACE) represents the program’s largest-ever funding, which is specifically reserved for properties with energy-efficiency, water conservation, and renewable energy features.
Designed by MC+G Architecture, the 35-story Domus Brickell Center will feature 579 fully furnished residences with interiors by Urban Robot. Built to offer the services, security, and consistency of a hotel, it will allow daily rentals using Domus’ exclusive App, which offers a range of facilities, including access to over 85 booking platforms, mobile check-in and check-out, and digital keys. Winning key approval from the City of Miami’s Urban Development Review Board, developer Grupo T&C can now proceed with materializing plans for its short-term rental-friendly project.
Designed by Kobi Karp Architects to adhere to LEED sustainability guidelines, Edge House will rise 57 stories as the neighborhood’s first biosecure tower with advanced air, water, and surface purification systems delivered in partnership with wellness technology company Clear.

The Calta Group received approval from Miami’s Urban Development Review Board to move forward with plans for a condo-apartment development in Allapattah’s health district. Located at 1415-1469 N.W. 13th Terrace, the project will be within walking distance of Miami River as well as a Publix and other retail and restaurant spots at River Landing.
Leveraging Florida’s Live Local Act, the development will offer a rare combination of affordable workforce apartments alongside luxury condominiums.
Anatomia condos will be priced between $500,000 and $950,000, keeping the project both aspirational and accessible.
Designed by Miami-based Corwil Architects, the 30-story tower will be home to 289 luxury condos and 210 affordable apartments. Units of both types will range from 419 to 1,111 square feet. While the condo mix will feature studios to three-bedroom layouts, the apartment offering will include studios to one-bedrooms.
Community amenities at this mixed-use building include a pool deck and indoor amenities on floors nine and 10, along with 498 parking spaces. The rooftop lounge will be reserved for condo owners and members only. The 6,532 square feet of retail will likely be leased to a food hall.

12-story Luxury Condo by Alchemy Properties & Partners – Wynwood
Groundbreaking: Q1 2027

Alchemy Properties, one of New York’s most reputable luxury residential developers, has proposed its debut condo project in Miami in collaboration with Breakers Capital and Galapagos Capital. Located at 18 Northwest 23rd Street, the development would replace the former Salvation Army site and be within walking distance of the world-renowned street art collection at Wynwood Walls.
Designed by Arquitectonica, the 12-story project features approximately 186 residences and 13,500 square feet of ground-floor retail. With interiors by MKDA, it emulates Wynwood’s street art vibe and offers layouts ranging from studios to three bedrooms.
Proposed amenities include a rooftop pool, an indoor-outdoor lounge, a fitness center, event spaces, a coworking area, a pet spa, and 167 parking spots.
Sales are expected to launch in early 2026.
Two-tower Condominium by Related Group and 13th Floor – Aventura

Co-developers Related Group and 13th Floor plan to replace the Arium Lincoln Pointe apartments with a two-tower condo development. Located at 17900 N.E. 31st Court, the waterfront project would feature 409 condos across two 31-story towers designed by Arquitectonica.
Related and 13th Floor purchased the site for $82.5 million this January. According to a previous filing, the development is also expected to feature multiple pools, pickleball courts, a padel court, a tennis court, private terraces, and more than 900 parking spaces.
Bayfront Luxury Condo by JDS and Terra Group – South Beach

Developer entity 1250 West Ave LLC (inclusive of JDS Development, Terra Group, investors Rafi Gibly, Gianluca Vacchi, and other partners) has closed on more than 95% of the 238 condos at Bay Garden Manor, completing the bulk buyout and setting plans in motion for the bayfront site.
The developer team can now proceed with terminating the condo association and demolishing the 15-story building. The entity led by Terra Group has also acquired the neighboring Bikini Hostel, at 1247 West Avenue, to create a public park as part of its community benefits package.
Located at 1250 West Avenue, the 1.9-acre site is approved to carry 125 luxury condos in 32 stories. The 330-foot tower is designed by Kobi Karp Architecture.
Genting’s Three-Tower Enclave at Former Miami Herald Site – Arts & Entertainment District

With the Federal Aviation Administration issuing a positive determination for the three proposed towers at 1 Herald Plaza, Genting can now pursue the next set of approvals. While the determination does not guarantee full project approval, it means that the towers rising between 649 and 650 feet above sea level can proceed to the next stage.
Preliminary design sketches by Uruguay-based Gómez Platero Architecture & Urbanism showed a total of 689 residential units and 300 hotel rooms to this prime Downtown site, however no concrete details have been confirmed. The mixed-use complex would also feature above-ground parking and a public baywalk connecting to Museum Park.

Waldorf Astoria Hotel and Residences – Downtown Miami

With the first of its nine offset cubes taking shape in July, construction at Miami’s first Waldorf Astoria-branded residences reached the fourth cube in September. Cube Four marks the start of the residential levels, spanning floors 42 to 49. Developed by PMG and Greybrook, the building is progressing at a spectacular pace and is already taller than most of its neighbors.
Designed by Carlos Ott in association with Miami’s Sieger Suarez Architects, the 100-story skyscraper is conceptualized to look like a staggering stack of nine glass cubes. Home to a total of 387 turnkey condos and 205 hotel rooms, its bottom three cubes will be reserved for hotel use, while the upper six cubes will house the condos and amenities.
Each of the fully finished units will feature interiors by San Francisco’s award-winning BAMO, gourmet kitchens, custom Italian cabinetry, a high-end appliance package, fully built-out closets, flooring selections, Savant premium smart-home tech systems with custom mobile app access, among other refined touches.
Amenities at this ultra-luxury supertall include an immersive, resort-style pool with outdoor café and cabanas, Waldorf’s famous Peacock Alley restaurant-lounge, an all-day dining brasserie, a fitness center with private training studios, a signature spa, a private wine tasting room, an owner’s lounge with billiards, a kids’ club, and preferred rates and access to the hotel’s services. Along with securing a $170 million loan, developers SB Development and Hazelton Capital Group announced that their waterfront project is 30-40% pre-sold. The development team has already completed demolition work along with the construction of a seawall on the site, with ground work expected to begin soon.
Designed by Kobi Karp Architecture, the 40-story bayfront tower will feature 116 luxury residences. Buenos Aires-based interior designer Dieguez Fridman skillfully incorporates natural elements alongside premium finishes to create sublime and tranquil living spaces in one of Miami’s most sought-after, centrally located neighborhoods.
Short-term rentals will not be allowed at Cove Miami to ensure maximum privacy.

Developer Urban Network Capital Group (UNCG) secured a $30 million construction loan for its condo-hotel project in Brickell that broke ground this May and is already 50% pre-sold.
Designed by Miami Lakes-based DTI Architects, Visions at Brickell Station will rise eight stories with 111 fully furnished condo-hotel units. The mid-rise’s experiential design combines innovation with timeless appeal. Interiors by Concepto will equip each residence with wellness-focused, biohacking features, including circadian lighting, probiotic diffusers, vitamin C shower filters, and mind-balancing ambient systems, offering a holistic living experience that supports mind and body.
Units will range from 321 to 539 square feet.
Given the project’s investment-focused model, owners will only be allowed to stay for up to 30 days a year and not full-time. However, you will have the flexibility to rent your unit independently via a third-party booking platform or opt into the hotel’s management program.
For added investor convenience, UNCG has already signed a hotel management and branding agreement with Preferred Hotels and is in the final stages of securing an additional partnership with Melia Hotels.

Designed by Arquitectonica, the postmodern and minimalist tower will rise 44 stories with stylish interiors by INC.NY. Units will range from 500 to 1,300 square feet. Prices ranged from approximately $600,000 to $3.5 million.

Designed by Behar Font & Partners, the chic tower will feature 180 turnkey homes alongside two full floors of amenities that seem fresh out of the pages of ELLE Magazine. The 25-story tower will offer a contemporary interpretation of mid-century modern design and contemporary French elegance with the warmth of tropical luxury. Washington, D.C.-based Active Security Consulting LLC will be in charge of implementing a next-gen security program at The Delmore, offering enhanced peace of mind using advanced solutions and cyber tech.
Designed by Zaha Hadid Architects, the 12-story beachfront building will feature no more than four residences per floor. Its 37 fully-furnished homes will feature interior design by Singapore’s acclaimed Hirsch Bedner Associates.
Offering true sky mansions, units at The Delmore will average more than 7,000 square feet, with penthouses starting at 10,000 square feet. Submitting plans to the Federal Aviation Administration for a proposed height of 802 feet above ground (or 811 feet above sea), developers Kar Properties and Fortune International Group are a step closer to materializing their dual-tower riverfront project. Following the epic success of Mid-Beach’s Faena House and cultural district, the developer duo is partnering with Alan Faena to construct two 60-story Faena Residences Miami at 90 Southwest Fourth Street under his luxury lifestyle brand.
Designed by New York’s highly acclaimed Rafael Viñoly Architects, the riverfront skyscrapers will rise with a total of 440 residences. Interiors will be handled by London’s Bryan O’Sullivan, in collaboration with Faena Design Studio, and will feature the brand’s signature muted red tones, rich textures, dramatic accents, and exquisite craftsmanship.

Connecting both towers at the top will be a two-story cultural facility. The 45,000-square-foot sky bridge will feature an infinity-edge pool, a restaurant, a bar, a screening room, a game room, a golf simulator, and programming by Faena.
Additional amenities will include a smart pool with underwater sound system, a botanical steam room with South American herbs, a state-of-the-art fitness center, a multifunctional padel court, spa gardens with a pet spa, an outdoor kids’ play area, and private access to the riverfront promenade and park.
The striking luxury towers will be part of the three-block Faena District Miami River, a multi-phase cultural epicenter with curated spaces, public art, wellness facilities, and a marina set within the only 14-acre private park along the river.
Faena Residences Miami prices are expected to start at $1.3 million, with a choice of one- to four-bedroom residences.

French chef Jean-Georges Vongerichten’s first residential real estate venture is garnering international attention as globally-acclaimed Argentine polo plIt’s oayer Nacho Figueras, also known as the David Beckham of equestrian sport, and his son Hilario Figueras recently signed for a unit at the Jean-Georges Miami Tropic Residences.
Designed by Miami-based Arquitectonica and with interiors by the award-winning Yabu Pushelberg, the 48-story building will rise with 329 condos.
Each residence will feature airy, open living spaces, in-unit kitchens designed by the multi-Michelin-starred chef himself, primary baths with two color palettes, floating cabinetry, a soaking bathtub, and up to 9.6-foot-deep balconies. Units will range from 852 to 2,892 square feet.
The French chef will be involved in planning every element of the building and curate its 41,000 square feet of amenities. One of the highlights will be the trilogy of Vongerichten’s ABC restaurants (Kitchen, Cocina and V), which will be part of the 27,500 square feet of retail space on the ground floor.
Additional amenities will include a rooftop pool deck with courtyards and a bar, another resort-style pool and signature restaurant on the 8th floor, a kids’ pool, an outdoor theater, a lounge, a juice bar, an indoor-outdoor fitness center, plunge pools, a squash court, a yoga studio, and multiple gardens.
There will also be a podcast studio, a residents’ lounge, and a coworking area. The grounds will feature lush tropical landscaping by Clad Landscape Architecture, perfectly reflecting the project’s name.
As an owner at this Terra and Lion Group development, you will be allowed to rent your residence up to four times a year, with a minimum term of three months.

Michael Shvo Attempts to Salvage Stalled Rosewood (Raleigh) Residences – South Beach

Exercising his right of first refusal, which has reportedly expired, Michael Shvo is trying to salvage his position in Raleigh’s redevelopment. Seeking $85 million in arbitration fees from one of his German investors, he seeks to reinvest the capital to secure his equity in the project.
In case Shvo is unable to outbid Nahla Capital, which has already won a $275 million bid to purchase the highly anticipated Rosewood-branded redevelopment, he may have to exit the project entirely. Nahla has expressed its interest to stick to original plans for the project.
Designed by New York’s Peter Marino in collaboration with Kobi Karp, the project includes the renovation and restoration of Raleigh, South Seas, and Richmond Hotels to their Art Deco-era glory. It also includes the development of a brand new 60-key hotel and 44 condos with oversized floor plans. The condo building would feature two- to five-bedroom residences.
Fronting 220 feet of pristine ocean at 1751, 1757 and 1775 Collins Avenue, the iconic renovation project is planned to feature a revamped version of Raleigh’s Martini Bar and iconic fleur-de-lis-shaped pool, a pair of residents-only sunrise and sunset pools, the U.S. outpost of the Milanese restaurant Langosteria, restored versions of the Tiger Room restaurant, and a Rosewood signature restaurant in the South Seas, along with a private member’s club with beachfront dining.
Construction was stalled before the project could go vertical. Groundbreaking was expected to take place this year, with completion projected for 2027.

Dan Kodsi has until November 5 to pay lender Monarch Alternative Capital more than $35.1 million in compensation to pull the stalled Legacy Hotel & Residences out of foreclosure. The amount would help satisfy the mortgage provided by Monarch and clear the way for Kodsi to secure refinancing for the $390 million loan.

Construction at the 50-story tower has been paused on the 16th floor for over a year. Designed by Kobi Karp, Legacy Hotel & Residences is planned to feature 310 luxury residences, 219 Accor hotel rooms, a 10-story Blue Zones-branded wellness retreat, Downtown’s largest hotel pool deck with 1-acre, a Singapore-inspired cantilevered pool hanging 500 feet in the sky, America’s largest rooftop glass atrium with 7 stories of palm trees, and a members-only international business lounge, among other world-class amenities.
Masaveu Acquires Wendy’s Site – Brickell
Spanish conglomerate Masaveu now owns approximately half a city block in West Brickell, spanning Southwest Second Avenue on the east to the I-95 ramp on the west. Its latest acquisition includes a 26,600-square-foot lot containing a Wendy's, which it purchased for $24 million this September.
Zoning for the site permits building 150 units per acre with a maximum project height of 48 stories. The assemblage can be developed into a condominium, apartment, hotel, office, or mixed-use project.
Some notable condo pre-construction projects in the vicinity include Mercedes-Benz Places Miami and One Twenty Brickell.
Probable Foreclosure of Condo-hotel Development Site – Arts & Entertainment District
The 0.49-acre property at 1317-1353 North Miami Avenue, once slated for a condo-hotel development, could now face foreclosure. An affiliate of Boynton Beach-based Forman Capital had provided an $8.36 million mortgage to Elevate 13th St LLC, which defaulted on the bridge loan, prompting the lawsuit.
Representatives for said the loan is in the process of transitioning from a land loan to a construction loan, describing the situation as temporary and easily resolvable. The LLC is currently working with the City of Miami to finalize design plans and permitted density for its proposed development on the site.
