Sep's Expert Advice
"Our Q3 2025 report is out, and Miami's luxury condo market is holding up stronger than many expected. Sales and prices both climbed year over year, surpassing expectations for what's usually a quieter quarter.
If you want to understand what's driving the momentum, and what it could mean heading into 2026, check out all the stats and insights in our full Miami luxury condo report."

Condo Crush
"Elysee Miami in Edgewater feels like one of those buildings that quietly gets everything right. There are just two residences per floor, each opening to sunrise and sunset views over Biscayne Bay, and with interiors by Jean-Louis Deniot that bring that Parisian sense of calm elegance.
It also has great amenities like the sky lounge, bayfront pool, and wellness floor. It's easy to imagine coming home to this level of luxury."

Word on the Block
"I'm super excited for the arrival of the The Art Dome, a contemporary art organization focused on mentorship and cultural dialogue that's officially planting roots in Miami. Its new headquarters at 4770 Biscayne Boulevard will serve as a year-round hub for exhibitions, mentorships, and exchange between artists and the creative community. The grand opening on November 13 will feature works by Marcel Dzama, Shinique Smith, and Uta Barth.
It's always inspiring when a space aims to slow things down a bit and make room for real conversations around art."

Our Miami Pre-Construction Pick of the Month
"I'm quite excited about the 7200 Collins short term rental approved project in Miami Beach. I've been waiting for something like this to offer to my investor clients with confidence and I wouldn't hesitate to purchase a unit there myself.
I believe Downtown and Brickell are getting a bit oversaturated with Airbnb projects when Florida's main attraction remains the beach and ocean access—and 72 Collins delivers just that for a very reasonable price in quiet North Beach. Not to mention all the amenities and entertainment that's coming to that section of Miami Beach. Definitely check it out."

On Our Wishlist
"Warming up for Design Miami in December, I had a look at the Paris iteration, that just took place in a 17th-century mansion once home to Karl Lagerfeld, and picked the top 3 items on my wishlist:
- James de Wulf's hybrid between a ping pong table and a sound installation,
- Nilufar's monumental hand blown murano glass pendant lamp, and
- Duyi Han's mirror referencing acupuncture maps and anatomical diagrams, for both physical and psychological reflection.
Here's hoping a few of them make it across the Atlantic for the fair's 20th anniversary happening in Miami Beach from December 2-7."

Coming Soon
"Edgewater's about to add a little New York polish to its waterfront. The Flatiron Room, one of Manhattan's go-to whiskey bars, will open its first location outside NYC at Aria Reserve North Tower in early 2026.
Expect high ceilings, live music, and the kind of amber-lit atmosphere that feels built for long conversations and slow pours. I have a feeling it's going to be one of those places everyone ends up at after dinner."
