Developer Property Markets Group (PMG) launched sales for its second supertall in Downtown Miami, set to rise next-door to its first supertall, the still under-construction Waldorf Astoria Hotel & Residences Miami.
Designed by Carlos Ott, in collaboration with CUBE 3, the impressive 90-story condo-hotel will rise with 421 luxury residences, divided into two distinct collections: the Delano Collection, fully furnished suites and 1- to 2-bedroom units with no rental restrictions, and the residents-only Delano Residences comprising more expansive homes
The investor-friendly collection will span floors 20 through 47 with 266 units, while the 155 residents-only homes will occupy floors 49 through 75. Units will range from 410 to 2,078 square feet, with select residences including a deeded office space. New York’s Meyer Davis Studio is handling interiors.
Developed in partnership with Ennismore, the Downtown Miami condo-hotel will feature premium amenities, including South Florida’s first public observation glass deck perched 850 feet in the sky, and a re-imagination of the legendary Delano Rose Bar from its iconic South Beach Hotel. Developer Ian Bruce Eichner’s prolific Continuum Company launched sales for its themed residences this February, introducing a refreshing twist to Miami’s expanding portfolio of wellness-oriented condos. Featuring a Mermaid Club, complete with a 20-slip private marina, a beach deck for yoga and relaxation, floating pools, and paddleboards, the North Miami project places waterfront recreation at the heart of its amenity offering.
Designed by Kobi Karp Architect, the 20-story, 2-tower project will be home to 263 luxury residences. Eichner tapped Paul Duesing Partners for interiors, while Urban Robot will lead landscape design. House of Wellness – Brickell
North Development, the developer behind Domus Brickell Center, launched sales for a new wellness-focused concept in Brickell this February. Located steps from Brickell City Centre, the 34-story tower will rise with 656 meticulously designed residences in one of Miami’s most walkable neighborhoods.
The MC+G Studio-designed tower will feature interiors by Urban Robot and an “Integrated Wellness Method.” The developer describes the system as structured wellness programming featuring full-body health assessments overseen by a Lifestyle Director and supported by on-site professionals plus a dedicated wellness app.
The building will also include a property-wide water purification system in partnership with CLEAR to offer a healthier living environment.
Units will range from 334 to 687 square feet and start at $390,000, aligning with the project’s vision of delivering affordable wellness. Owners will be allowed to rent their units with a one-month minimum stay.

Ziggurat – Coconut Grove

Backed by a construction loan secured in December, developer Allen Morris Company broke ground on Ziggurat as planned. This five- and three-story masterpiece by Oppenheim Architecture will feature a stepped-stone design, adorned with gardens by Naturalficial’s Andres Arcila.
Rising three stories, the nature-clad building will offer only 19 homes with interiors tailored by Collarte Interiors. Units will range from 1,254 to over 5,000 square feet. The low-rise condo will be accompanied by a separate five-story building with 100,000 square feet of premium office space next door. Together, the two buildings will house 45,000 square feet of ground-level retail and a rooftop restaurant with views of Biscayne Bay.
With a focus on community and sustainability, the building will feature lush paseos that lead to a landscaped interior courtyard. Ground-floor retail spaces, including a variety of shops, restaurants, and wellness concepts, will also connect to this inner courtyard, creating a vibrant atmosphere. Chevre Miami has already signed the dotted line to open a café on the ground floor.
As part of the project approval agreement, the developer will fund improvements to the nearby Kirk Munroe Park and Fuller Street.

62-story Condo by Related, Dezer, and BH Group – Sunny Isles Beach
Groundbreaking: N/A | Completion: December 2031
Approved by the City Commission, co-developers Related Group, Dezer Development, and BH Group can now proceed with their plans for the redevelopment of the former Miami Beach Club site. Designed by Cohen Freedman Encinosa & Associates Architects, the new 62-story tower will feature 145 luxury condos.
Located at 19051 Collins Avenue, the oceanfront tower is already approved for a height of 828 feet by the FAA, making it the tallest in the neighborhood—surpassing the under-construction, 750-foot-tall St. Regis Residences Sunny Isles. Units will span 1,890 to 5,760 square feet, with floor plans ranging from three to six bedrooms. The tower’s penthouse collection will feature 9,000-square-foot homes.
Amenities on the east side of the building include a beach-facing pool, cabanas, an outdoor spa, and private beach access. On the western side, you will find a sunset pool, a pickleball court, a sculpture garden, and water features. There will also be a 2,390-square-foot private restaurant, a rooftop flying vehicle landing pad, and 298 parking spaces.

Ritz-Carlton North Bay Village – North Bay Village
Harbor Island Development Company, LLC, representing developers Related Group and Macklowe Properties, has filed plans for a twin-tower project currently under the city's shoreline review. Although the application does not reference branding, previous reports indicate the waterfront project will be developed in partnership with The Ritz-Carlton.
Designed by Arquitectonica, the two 498-foot towers will rise 43 stories each and include 364 condos with one- to four-bedroom floor plans. Amenities are expected to include a 42-slip private marina, pool, spa, kayak launch, and green spaces designed by Witkin Hults + Partners.
Spanning the bayfront at 8000 East Drive and the adjacent 7946 East Drive sites, the towers will likely include a 9,000-square-foot publicly accessible waterfront park and will be surrounded by a scenic island walk. The attached parking structure will include about 800 parking spaces.

JEM Private Residences – Downtown Miami
Groundbreaking: April 2024 | Completion: Q4 2027
With the podium topping off at level 11, construction at Naftali Group’s JEM Private Residences has attained a key milestone as the project transitions to full vertical construction. The tower’s condo residences will start from the 43rd floor, providing the best views, and will range from 575 to 2,062 square feet.
Designed by Arquitectonica, JEM Private Residences will top off at 67 stories, offering a mix of 278 condos and 530 rental units. Interiors will be handled by New York’s Rockwell Group.
Perched on the 50th floor, condo amenities include a pool deck with a sculpture by Lorenzo Quinn, a cold plunge pool, an outdoor fitness center with a boxing ring, a yoga garden, a spirits tasting room, a private dining room, an indoor sky lounge, a boxing arena, a coworking area, and a spa with sauna, steam, and salt rooms. With concrete poured through 60 of its 100 floors, the sixth cube is now taking shape at Miami’s Waldorf Astoria-branded residences. The uniquely-shaped tower will consist of nine offset cubes stacked on top of each other upon completion.
Developed by PMG and Greybrook, the building is progressing at an incredible pace and is already taller than most of its neighbors. Designed by Carlos Ott in collaboration with Miami’s Sieger Suarez Architects, the skyscraper will be home to a total of 387 turnkey condos and 205 hotel rooms. The supertall’s bottom three cubes will be reserved for hotel use, while the upper six will house the condos and amenities.
Each of the fully finished units will feature interiors by San Francisco’s award-winning BAMO, gourmet kitchens, custom Italian cabinetry, a high-end appliance package, fully built-out closets, flooring selections, Savant premium smart-home tech systems with custom mobile app access, among other refined touches.
Amenities at this ultra-luxury supertall include an immersive, resort-style pool with outdoor café and cabanas, Waldorf’s famous Peacock Alley restaurant-lounge, an all-day dining brasserie, a fitness center with private training studios, a signature spa, a private wine tasting room, an owner’s lounge with billiards, a kids’ club, and preferred rates and access to the hotel’s services.

Five-time James Beard Award-winning chef Todd English is bringing his debut residential concept Proper English by Todd English to Bentley Residences. Along with leading the residents-only restaurant, the celebrated chef also plans to host live demos and private dining events at the property, ensuring an active presence that goes beyond the traditional brand affiliation.
Designed by Sieger Suarez in collaboration with Bentley Motors, this oceanfront tower will feature a distinctive, highly reflective, triangulated glass facade, styled to emulate the luxury carmaker’s signature diamond pattern. With only four units per floor, the 61-story high-rise will offer a total of 216 residences built using sustainable materials.
Each home will feature a sunken pool on its 1,500-square-foot balcony, an outdoor shower, and an outdoor kitchen. You will also have access to the patented car elevator system called the Dezervator that allows you to drive into one of four elevators and park in a glass garage right next to your sky home.
All residences will afford direct ocean views, custom lighting, and signature scenting by Bentley Motors. West-facing units will have 3 parking spaces, while the east-facing condos will have 4. Units range from 5,256 to 6,333 square feet.

Midtown Park Residences by Proper – Midtown

Developers Rosso, Midtown Development, and Proper Hospitality shared key details about the 28-story tower’s Penthouse Collection this February. Introducing the crown jewel of homes at the building, the collection includes triplex and duplex residences ranging from 2,486 to 5,000 square feet, with a selection of 3- to 5-bedroom plus-den layouts.
Homes in this exclusive collection feature up to 24-foot ceilings, a private pool, a summer kitchen, and expansive private rooftops with lush gardens. As a first buyer, you also have the option to select fully bespoke kitchen and bath upgrades by Miami-based stone atelier TEYO.
Designed by Arquitectonica, Midtown Park Residences by Proper will feature a uniquely curved façade and 288 residences. Flaunting interiors by New York’s award-winning Meyer Davis Studio, standard units will range from 588 to 1,720 square feet. Expect sculptural furnishings, travertine and flagstone floors, mirrored bronze columns, warm wood, plaster finishes, and lush greenery in common areas.
Amenities and hospitality services at Midtown Park will be managed by PROPER Hotels & Beach Club. The brand is known for its collection of luxury boutique hotels located in the US’s most creative hubs, catering primarily to creative nomads and modern globetrotters.
Among the 40,000 square feet of amenities will be a tropical pool deck, two pickleball courts, a signature restaurant and bar, a spa pool, a fitness center, plus a yoga and meditation garden. There will also be a 7,000-square-foot art-filled lobby with a gourmet café, social lounges, a kids’ club, a virtual golf simulator, a screening room, a coworking space, a communal vegetable garden by Naturalficial, and a cultural concierge.
Midtown Park Residences by Proper will be the first in a series of five residential buildings slated for the $2 billion, master-planned “Midtown within Midtown” project. Initial plans show two 28-story towers, two 17-story towers, a low-rise retail building, and two sprawling public parks with pedestrian paseos.
Together, these buildings will house 924 condos, 120,000 square feet of designer retail and vibrant restaurants, 60,000 square feet of office space, and a Padel Club by Ultra featuring eight world-class courts.
The Penthouse Collection starts at $3.1 million, while prices for the other residences start from the low $700,000s, with a choice of studios to three-bedrooms.

The Delmore – Surfside
Groundbreaking: Early 2026 | Completion: 2029
East Oceanside Development, a subsidiary of Dubai-based Damac International, has unveiled new interior renderings offering a closer look at the homes at The Delmore. Drawing inspiration from their surroundings, the residences will feature curved forms, a soft material palette, and tactile finishes, translating hospitality-level design into a private residential environment.
Designed by Zaha Hadid Architects, the 12-story beachfront building will feature no more than four residences per floor. Its 37 full- and half-floor homes will feature fully furnished interiors by Singapore’s acclaimed HBA Residential.
Offering true sky mansions, units at The Delmore will average more than 7,000 square feet, with penthouses starting at 10,000 square feet. You can look forward to a five-star living experience, complete with two kitchens, personalized assistance from a residence manager, dedicated butler services, and advanced security solutions by Active Security Consulting LLC.

The 75-foot-long acrylic rooftop pool, suspended 125 feet in the air and connecting the building’s two wings, will be the centerpiece.

HQ Residences Miami – Edgewater
After launching sales in November last year, co-developers Black Salmon, Boschetti Group, and Constellation Group released new interior renderings for their project in February. Fresh imagery reveals functional spaces elevated by warm wood tones, natural stone surfaces, and relaxed modern finishes.
Designed by Arquitectonica, the 35-story HQ Residences Miami will rise with 229 luxury residences. Standard units will range from 721 to 2,074 square feet, along with a collection of 8 penthouses. Interiors will be handled by DesignAgency and Craft.
The exclusively residential tower aims to fill the gap between Miami’s short-term rental-friendly units and $3 million-plus offerings, with prices averaging $1.5 million. Sam Nazarian’s sbe will serve as the hospitality and lifestyle brand.
Amenities will be spread across two floors, spanning 15,756 square feet. As a resident you’ll have access to a pool deck, a speakeasy curated by Marc Anthony, a gourmet restaurant by Sofia Vergara, Jack’s NYC Coffee, the HQ Social Club, a library, a podcast studio, and a chef’s kitchen. Wellness facilities on the 34th floor will be designed by The Well founder, Kane Sarhan, and will include a hammam, bathhouse treatments, plunge pools, and a yoga space.

The William – North Miami Beach

Releasing new visuals for the amenity and social spaces at The William, developers Blue Road and Ilia Development Group provide a closer look at the lifestyle envisioned. The renderings offer a peek into the 40,000-square-foot lifestyle program that spans the rooftop and ninth floor of this exclusive project.
Designed by Carlos Ott in partnership with Behar Font & Partners, the 26-story, 374-unit condominium will rise as a nod to North Miami Beach’s rich heritage. The project's name pays homage to one of the city’s earliest landowners, U.S. Coast Guard Captain William H. Fulford. Developers of The William also plan to accept EB-5 funding, allowing international investors to apply for U.S. residency by buying into the project.

Designed by Caymares Martin A&E Design, the Mediterranean-inspired structure will rise eight stories with 117 modern residences. Units will range from 557 to 1,428 square feet, with interiors by Asprea Studio.

Rosewood (Raleigh) Residences – South Beach
Following its takeover from Michael Shvo and partners last October, Nahla Capital plans to relaunch Rosewood Residences soon with a new sales team. The New York-based developer aims to give the project a fresh start while keeping the sales process exclusive yet approachable.
Designed by New York’s Peter Marino in collaboration with Kobi Karp, the project includes the renovation and restoration of the Raleigh, the South Seas, and the Richmond Hotels to their Art Deco-era glory. It also includes building a brand new 60-key hotel and 44 condos with oversized floor plans. The condo building would feature two- to five-bedroom residences.
Fronting 220 feet of pristine ocean at 1751, 1757 and 1775 Collins Avenue, the iconic renovation project was planned to feature a revamped version of Raleigh’s Martini Bar and iconic fleur-de-lis-shaped pool, a pair of residents-only sunrise and sunset pools, the U.S. outpost of the Milanese restaurant Langosteria, restored versions of the Tiger Room restaurant, and a Rosewood signature restaurant in the South Seas, along with a private member’s club with beachfront dining.
Construction was stalled before the project could go vertical.
