Miami’s portfolio of statement residences continues to expand, as developers unveil increasingly luxurious and unique projects paired with unexpected brand collaborations. The year opened with headline-making residential debuts with Frida Kahlo, Kempinski Hotels, Chipperfield, and Shelton, while Pagani Residences raised the bar on lifestyle amenities through its partnership with exotic car dealer Prestige Imports.

Also, last month, 501 First and La Baia South opened their doors to their first residents. The Well Coconut Grove broke ground, while both the developments at One Brickell Riverfront topped off.

501 First Downtown Miami

Groundbreaking: December 2022 | Completion: December 2025

After obtaining its Temporary Certificate of Occupancy (TCO) as scheduled in December, the recently completed 501 First started welcoming residents. Co-developed by the Aria Development Group and Kuwait-based Aqarat, the fully sold-out Miami short-term rental tower offers full, daily rental flexibility.

Designed by Revuelta, the 40-story tower features 448 condos with interiors by Shim Projects. All fully furnished residences sport a balcony and high-end touches ranging from custom Italian cabinetry to innovative appliances by Smeg, as well as Hansgrohe bathroom fixtures. The tower doesn’t have a parking garage, promoting an urban sensibility of walking and public transportation. If you or guests have a car, you will be offered space within the master-planned Miami Worldcenter.

Standout amenities include a rooftop deck with a 75-foot resort-style lap pool, an oversized swim-spa, grill-and-chill sunrise-sunset decks, a rooftop with a year-round greenhouse, and a rooftop movie theatre experience. La Baia South Bay Harbor Islands

Groundbreaking: Early 2022 | Completion: January 2026

Ian Bruce Eichner’s highly anticipated La Baia South received its TCO in January. Ready to welcome its first residents, the bespoke waterfront community will soon begin with closings.

Designed by Revuelta Architecture, the boutique, bayfront building stands eight stories tall and features only 68 luxury condos. New York-based Durukan Design lends the interiors a light and refreshing aesthetic, fully complementing its waterfront location. Units range from 1,125 to 2,500 square feet and are crafted to offer a single-family home experience. Come home to direct water views, wide-plank European wood flooring, custom Italian cabinetry by Snaidero, and balconies with glass railings.

NoMad Residences Wynwood

Groundbreaking: September 2023 | Completion: Q1 2026

With the project nearing completion, developers Related Group, Tricap, and Lndmrk Development expect to begin with closings in the first quarter of 2026. Having topped off in October 2024, the Arquitectonica-designed building in the heart of Wynwood, based off of the iconic, eponymous boutique Nomad Hotels, stands nine stories tall with 329 turnkey condos.

Each fully furnished home at NoMad Residences features avant-garde interiors by the Toronto-based DesignAgency. Units range from 464 square feet to 931 square feet, with a choice of fully-furnished studios to two-bedroom residences. Owners are allowed short-term rentals managed by Nomad’s in-house team.

Groundbreaking: May 2020 | Completion: Q1 2026

The Well Coconut Grove Coconut Grove

Groundbreaking: January 2026 | Completion: Q4 2028

Developers Terra Group and AB Asset Management announced two major milestones for their wellness-focused project in Coconut Grove this January. The 50% presold project broke ground shortly after securing a $410 million construction loan.

Designed by Arquitectonica, the 8-story building will feature 194 residences with upscale interiors by New York’s Meyer Davis Studio. The Well Coconut Grove will feature a mix of residential and retail spaces. Short-term rentals will not be allowed to preserve residents’ privacy. Units will range from 960 to 4,200 square feet.

Wellness-related amenities at The Well Coconut Grove will include a crystal cave, a bathhouse, hyperbaric chambers, relaxation lounges, and spaces for physical therapy as well as functional medicine. There will also be a 40,000-square-foot roof deck featuring a pool, cabanas, hot and cold plunge pools, and a pickleball court. Other amenities include an aperitif bar, a tea garden, plus a conservatory with separate spaces for coworking and IV therapy.

Miami Design Residences Designed by Chipperfield – Design District 

Approved by Miami's Urban Development Review Board (UDRB), partners Raycliff Capital, Miami Design District Associates, Fort Partners, and Constellation Hotels Holding Ltd. can move forward with their plans for a high-design mixed-use development. Located at 3995 North Miami Avenue and 39 NE 39th Street, the 1.07-acre site sits right next to the action in Miami’s Design District, within walking distance of top luxury fashion brands, designer boutiques, and Michelin-starred restaurants.

Designed by Pritzker Prize-winning architect David Chipperfield’s London-based practice, in collaboration with Miami’s Cube3, the project has already garnered praise for its sophisticated design and pleasing aesthetic. The development will comprise a 26-story tower housing 143 condos and a 12-story building offering 20 condo-hotel residences and 85 hotel keys. The complex will also include 55,089 square feet of commercial space, with high-end tenants curated by Miami-based Dacra.

Each building will feature its own rooftop pool deck. Additional amenities will be located on the third and fourth floors of the parking podium, which connects both towers. Units will likely range from 902 to 2,975 square feet.

The retail and office spaces currently on-site will be demolished. Sales will likely launch in the first quarter.

Shelton Miami – North Miami 

Turkish developer Shelton secured approval for its first condo project in the U.S. this January. Located at 1998 NE 135th Street, the development will be next door to Keystone Point Marina and minutes from a Publix, the Florida International University, Bal Harbour Shops, and the Oleta River State Park.

Designed by Kobi Karp, the boutique building will rise 11 stories with only 18 oversized residences. Limited to just two residences per floor for maximum privacy, each five-bedroom unit will span 3,000 square feet.

Amenities at this luxury development will include a pool, a spa, a fitness center, a meeting room, and a dedicated hobby room. As a resident, you will also get shuttle service to the beach, boating, and the airport.

Frida Kahlo Wynwood ResidencesWynwood

Groundbreaking: N/A | Completion: 2029

Bringing Frida Kahlo’s legacy of bold expression to a residential concept, developers PMG and Lndmrk Development announced the artist’s namesake residences. The branded condos, featuring Kahlo’s self-portrait on the building’s façade, makes a perfect addition to Miami’s Wynwood Arts District, renowned for its vibrant street art.

Located at 119 N.W. 29th Street, the two-building development will offer a total of 244 fully furnished homes. Designed by Cube3 in collaboration with the highly acclaimed Carlos Ott, the project’s north tower will rise eight stories, while the south tower will rise 14 stories. Units will range from 396 to 1,171 square feet, with interiors by Cotofana Designs.

Select residences at this short-term rental-friendly development will feature a deeded office suite or den.

Highlight amenities include a pool with shared lounge areas, a cold plunge pool, a thermal circuit, spa treatment rooms, a fitness center, an outdoor bar, a speakeasy lobby bar, and custom art installations. Kempinski Residences Miami Design DistrictDesign District

Groundbreaking: N/A | Completion: Q4 2029

Miami-based DaGrosa Capital Development Partners announced its plans to build Kempinski’s debut residential venture in the U.S. Backed by Europe’s oldest independent luxury hotel brand, the new development invites residents to experience “The Good Life” supported by legacy hospitality refined over 150 years.

Designed by Miami-based Arquitectonica, the two-tower project will rise 20 stories with 132 luxury condos, six townhomes, and 17 for-sale guest suites. Units will range from 2,100 to 3,100 square feet, with interiors by New York’s acclaimed Rockwell Group. Maintaining utmost privacy, the building will not allow short-term rentals.

Standout amenities will include a resort pool, a lap pool, a spa with recovery zones, a cold plunge, saunas, a padel court, a fitness center, plus golf and Formula 1 simulator rooms. There will also be a restaurant with terrace seating, a private dining area, a library with wine and game lounges, a screening room, children's playrooms, splash pads, and shaded play areas.

Perched at 3801 and 3883 Biscayne Boulevard, the two towers will rise at the gateway of Miami’s Design District, providing easy access to luxury boutiques, high-end clothing brands, outdoor cafes, Michelin-starred restaurants, and public art.

62-story Condo by Related, Dezer, and BH Group – Sunny Isles Beach

Groundbreaking: N/A | Completion: December 2031

Developers Related Group, Dezer Development, and BH Group are seeking city approval to build a 62-story condo tower to replace the 108-unit Miami Beach Club condo in Sunny Isles Beach. Designed by Cohen Freedman Encinosa & Associates Architects, the tower is already approved for a height of 828 feet by the FAA, which makes it one of the tallest in the neighborhood.

Located at 19051 Collins Avenue, the oceanfront tower will feature 145 luxury condos, with floor plans ranging from three to six bedrooms. Units will span 1,890 to 5,760 square feet. The penthouse collection will feature 9,000-square-foot offerings.

Amenities on the east side of the building include a beach-facing pool, cabanas, an outdoor spa, and private beach access. On the western side, you will find a sunset pool, a pickleball court, a sculpture garden, and water features. There will also be a 2,390-square-foot private restaurant and 298 parking spaces.

Luxury Condos by Westdale Properties and Regency Development – Bay Harbor Islands 

Canada-based Westdale Properties and Regency Development Group submitted plans to the Bay Harbor Islands’ Development Review Committee for an eight-story luxury development this January. Situated at 9291 and 9301 E. Bay Harbor Drive, the waterfront project will be minutes from the Bal Harbour Shops, Surfside’s community center, top-rated restaurants, and the beach.

Designed by Miami’s Kobi Karp Architecture in collaboration with L.A.’s Gehry Partners, the boutique mid-rise will feature 33 luxury residences. Units will range from 1,570 square feet for two-bedrooms to 4,420 square feet for four-bedrooms.

Proposed amenities include a rooftop pool deck, two ground-floor swim spas, and 69 parking spaces.

Luxury Condos by Kolter and BH Group – North Beach

Acquiring the Normandy Plaza Hotel for $26 million, partners Kolter and BH Group announced plans this January to redevelop the site into a luxury condominium. The duo had purchased the adjacent Crystal Beach Suites in 2023 for $24 million. The combined assemblage at 6979 and 6985 Collins Avenue will be transformed into a 17-story oceanfront tower.

Designed by Kobi Karp Architecture, the luxury high-rise will feature 37 residences averaging 2,911 square feet. There will also be 947 square feet of retail and 86 parking spaces.

Proposed amenities include a beachfront pool, a fourth-floor amenity deck offering 8,880 square feet of indoor amenities, plus east- and west-facing decks. The developers secured approval to demolish both hotels in September.

Ocean Walk – Surfside

Introducing Surfside’s first Live Local Act development, New York-based Florida Postal Holdings LLC announced plans for a new condo-hotel. Located at 250 95th Street, the prime parcel sits less than half a mile from the beach, a Publix, kosher restaurants, more top-rated dining options, a community center, and the Bal Harbour Shops.

Designed by Parkland-based Plus LLC, the 11-story building will feature 13 luxury condominiums, nine workforce housing units, 11 hotel rooms, and 60 parking spaces in the basement. Perched on floors five through 11, all condo residences will offer spacious four-bedroom layouts.

Proposed amenities include a rooftop deck with a pool, pickleball court, fitness center, and multipurpose room, while the hotel’s amenities will be located on the fourth floor. Once approved, the mixed-use development will replace the 8,000-square-foot post office that ceased operations in 2025.

Tower Three at One Brickell – Brickell 

Seeking to move forward with the final phase of its three-tower complex at One Brickell, Related Group has reapplied to the Federal Aviation Administration for height clearance. The 897-foot tower will complete the riverfront assemblage, joining Baccarat Residences and Viceroy Brickell as the last piece of the master plan for 444 Brickell Avenue.

Designed by Arquitectonica, the proposed tower will rise 80 stories with about 420 residences (rental or condo). According to prior filings, the design language will complement its sister towers, expressing a unified vision of luxury across the development.

Currently, the parcel is home to a 13-story building with office, restaurant, and retail space. It is also being used to store archaeological materials found during the excavation process, which will later be incorporated and exhibited in the new development as a tribute to the Tequesta Tribe. Demolition is expected to take place in 2028.

Residential Tower by Claudio Fischer – Brickell 

Chilean developer Claudio Fischer is planning the redevelopment of a one-acre assemblage in Brickell, which includes the former Mexican Consulate property. Fischer secured a $65 million loan tied to the site.

Spanning 68, 82, and 84 Southwest 13th Street and 1399 Southwest First Avenue, the parcel is already approved to carry a 41-story, 544-unit tower designed by Arquitectonica. It would also feature 9,400 square feet of retail and 421 parking spaces.
