Deauville Hotel Redevelopment – North Beach

After years in the making, developers Terra Group and the Meruelo family can finally move forward with their redevelopment plans for the historic Deauville Hotel site. This June, the Miami Beach City Commission granted final approval for zoning, building height, public benefit commitments, and other requests, giving a clear green light to the project.
Designed by Foster + Partners, Shulman + Associates, and ODP as lead architect, the oceanfront property will comprise two luxury condo buildings and a boutique hotel. Rising up to 300 feet, the three buildings will be connected by a podium. The oceanfront complex will incorporate a partial reconstruction of the historic hotel’s most iconic elements, along with a total of 150 hotel rooms and 120 luxury residences.
As part of the project’s public benefit package, the developers have agreed to fund $7.5 million toward the revitalization of the Byron Carlyle Cultural Center, along with infrastructure upgrades, enhanced beach access, and the creation of two new pedestrian pathways linking to the beachwalk. Plans further include building 150 public parking spaces, plus the design and construction of a pocket park.
Later this year, plans will be presented to the Historic Preservation Board for a final evaluation of the design and preservation components. Demolition at the 6701 Collins Avenue site was completed in 2022.
Seven Broadway – Brickell

Developer Ytech secured design approval from Miami’s Urban Development Review Board this July, with demolition already underway at 75 Southwest 15th Road. The new development will replace a small office building at the 0.3-acre site.
Designed by New York’s highly acclaimed Kohn Pedersen Fox (KPF), Seven Broadway will rise 54 stories with 113 luxury condos and 193 parking spaces. Units will range from 1,380 to 2,490 square feet, along with a limited collection of 5,932-square-foot penthouses.
Amenity decks will be perched on the eighth, 49th, and 50th floors, with the rooftop level featuring a pool deck. Recently approved plans further show generous 10-foot setbacks from all frontages, creating room for wide, pedestrian-friendly sidewalks with lush landscaping by the award-winning Enzo Enea. Preliminary renderings also show residents will get to enjoy unobstructed city and bay views.
Bayfront Luxury Condo by JDS Development – South Beach
With Miami Beach commissioners granting final approval this July, JDS Development Group can now proceed with plans for a new bayfront luxury condo project adjacent to its boutique Monad Terrace condo building. Designed by Kobi Karp Architecture & Interior Design, the bayfront tower at 1250 West Avenue will rise approximately 32 stories (up to 330 feet) with a maximum of 125 residences. It will also feature commercial space on the ground floor.
Harbor Village – North Bay Village
Developers Related Group and Macklowe Properties have secured initial approval from the North Bay Village commission to bring their two-tower vision to life. Replacing the 51-unit Biscayne Sea Club co-op and Majestic Isle condominium, the project will rise on a 4.12-acre waterfront assemblage spanning 7946 and 8000 East Drive.
Designed by Arquitectonica, the pair will rise 43 stories with a total of 364 luxury condos. Approved for a height of 498 feet, the towers are poised to become the tallest in the neighborhood.
While the north tower will feature 201 units, the south tower will have 163 residences. They will range from one to four bedrooms, averaging a spacious 2,138 square feet, with 100,000 square feet of amenities located on the first and fifth floors.
The project will also include a renovated 42-slip private marina, 798 parking spaces, a 9,000-square-foot public park, and a publicly accessible island walk.
Calle 8 – Brickell

Condos at Millennium Developments’ planned trapezoidal tower are now approved to host short-term rentals. This June, Miami-Dade issued a Zoning Verification Letter confirming that owners at Calle 8 will be able to rent out their units without a minimum stay requirement. A professional operator will manage rental operations.
Designed by BMA Architects, the 65-story tower will feature 458 condos starting at level 12 and ranging from studios to three-bedroom residences.
A 75,736-square-foot performing arts theater will be the highlight of amenities, along with a pool deck with a bar, a gym, a spa, approximately 12,260 square feet of coworking area, ground floor retail, and 653 parking spaces.
Located at 190 Southwest 8th Street, the mixed-use will be two blocks from Brickell City Centre and conveniently close to the Brickell Metromover and Eighth Street Stations.

Branded Luxury Condos by Related, Dezer & BH – Sunny Isles Beach
Developer partners Related Group, Dezer Development, and BH Group will be replacing the aging Miami Beach Club in Sunny Isles Beach with a new branded luxury condo development. The developers plan to build a 150-unit condo tower on their newly acquired site located at 19051 Collins Avenue. The two-acre property sits north of the Residences by Armani Casa on a pristine stretch of oceanfront.
While further details are awaited, the trio plans on bringing an extraordinary vision to life, honoring its community’s legacy and raising the bar for waterfront living.
Nearly a decade in the making, the trio closed on the last leg of the bulk purchase this July for a total of $131.8 million, averaging $1.2 million per unit. The two-story Miami Beach Club was built in 1951 and features 108 units.
Four-Tower Enclave at Former Miami Herald Site – Downtown Miami
With Uruguay-based Gómez Platero Architecture & Urbanism submitting plans for the former Miami Herald Site, the real estate market is once again abuzz with speculation over what will be built at 1 Herald Plaza.
For those just tuning in, the bayfront property has been in the headlines for over a decade—first as the proposed site for the controversial Genting Resorts World Miami project, which included a casino, dating back to 2014, and later as being under contract in 2021 for Terra’s SmartCity Miami project, neither of which ever materialized.
The newly shared plans by Gómez Platero outline four towers, the tallest topping off at 643 feet. The irregularly shaped buildings, with fragmented façades and varying setbacks and cantilevers, are designed to minimize visual interference and maximize view corridors. Two podiums, housing the parking areas and amenities, will anchor the towers.
Construction is expected to take place in two phases, bringing a total of 689 residential units and 300 hotel rooms to this prime Downtown site. The mixed-use complex would also feature above-ground parking and a public baywalk connecting to Museum Park.
Condo Development by Terra and ESJ – Watson Island

Voting in favor of the sale of 5.4 acres of city-owned land at 1111 Parrot Jungle Trail, the Miami City Commission has cleared the way for part of Watson Island’s revitalization plan. Ecoresiliency Miami LLC—a joint venture between Terra Group and ESJ Capital—will acquire the site for $135M to build two luxury condo towers, and eventually replace the existing eco-adventure Jungle Island theme park with a public park.
The aim is to construct a 40-story luxury condo complex with approximately 600 units, built in two phases. Phase one will deliver the first tower with parking and accessory uses, while phase two will add the second tower. Up to 25,000 square feet of retail and commercial space may be included in either phase.
In return, the developers have agreed to deliver a $37 million waterfront public park across the remaining 13.3 acres, that will be designed, funded, and built by the joint venture before being handed over to the city. The park will include active and passive recreation areas, biodiversity education initiatives, and a host of amenities, including a harbor master facility and public restrooms.
Additional commitments include funding $34.6M in community benefits (including $15M for affordable housing), annual park maintenance payments, infrastructure upgrades, hiring returning citizens, supporting small/disadvantaged businesses, paying off a federal HUD loan tied to the original theme park, and funding a Watson Island master plan.
Meanwhile, voters also previously approved BH3 Management and Merrimac Ventures’ interest to purchase 3.2 acres of land from the city as part of their existing lease for an estimated $25 million to build Watson Harbour. The project will include 105 condos, approximately 220,000 square feet of office, retail space, and two hotels. In exchange, the duo has agreed to extend the lease on the rest of the site by 24 years, expand the bayfront public promenade to 1,000 feet, and contribute $9 million towards affordable housing and other infrastructural improvements. Further details on the individual projects will be revealed once zoning and other permissions are secured.

Waldorf Astoria Hotel and Residences – Downtown Miami
Groundbreaking – October 2022 | Completion – Q2 2028

The first of nine offset cubes that will define Miami’s first Waldorf Astoria-branded residences is taking shape. With construction taking place at an impressive pace of one floor every 10 days, the supertall remains on track for a 2028 completion. Developed by PMG and Greybrook, the building is already taller than most of its neighbors.
Designed by Carlos Ott in association with Miami’s Sieger Suarez Architects, the 100-story skyscraper is conceptualized to look like a staggering stack of nine glass cubes. The bottom three will house 205 hotel rooms, while the upper six cubes will be reserved for amenities and 387 turnkey condos.
Each of the fully finished units will feature interiors by San Francisco’s award-winning BAMO, gourmet kitchens, custom Italian cabinetry, a high-end appliance package, fully built-out closets, flooring selections, and Savant premium smart-home tech systems with custom mobile app access, among other refined touches.
Amenities will include an immersive, resort-style pool with outdoor café and cabanas, Waldorf’s famous Peacock Alley restaurant-lounge, an all-day dining brasserie, a fitness center with private training studios, a signature spa, a private wine tasting room, an owner’s lounge with billiards, a kids’ club, and preferred rates and access to the hotel’s services. Hilton Management Services will take care of experiences and amenities.
Prices for remaining units start at $4 million, with a choice of two- to four-bedroom residences.
Okan Tower – Downtown Miami
Groundbreaking – June 2022 | Completion – Q1 2027

Construction at Okan Group’s tulip-inspired supertall reached the 29th floor last month, keeping the building on track for a 2027 completion. The condo-hotel will top off at 70 stories or a height of 902 feet and has also been issued its master construction permit this July. This means developers can proceed with a full interior buildout, laying the foundation for vertical completion.
Designed by Behar Font Architects, the skyscraper will house 163 “sky residence” condos, 14 two-story lofts, 236 short-term rental condos managed by Hilton, a 316-room Hilton Miami Bayfront Hotel, and 64,000 square feet of office space. Owners will be allowed to rent their units using Hilton Hotel & Resorts’ rental program.
The tower’s hotel rooms will fill the lower levels, condo-hotel units will start from the 36th floor, and sky condos will be placed above the 51st floor, delivering uninterrupted views. There will be separate elevators for each type of residence, and a separate set of amenities for both hotel guests and residents.
Residents of its “sky” condos will get exclusive access to the 70th-floor rooftop pool and deck, a 12th-floor lap pool with indoor-outdoor lounges and clubroom, a dedicated wellness spa, a fitness center with yoga studio, an owner’s lounge, a wine cellar, a theater room, and a fully-equipped children’s sensory play room.
Condo-hotel owners will gain access to amenities on floors 27, 28 & 30, inclusive of an outdoor pool with indoor-outdoor lounges and private cabanas, a signature wellness spa with Turkish treatments and a marble Hamman, a high-tech fitness center, over 4,500 square feet of ballroom space, multiple bars, a grab-and-go-café, and conference and meeting rooms.

Developed by Newgard, Lofty will deliver 320 short-term-rental-friendly condos in Brickell. The postmodern and minimalist tower designed by Arquitectonica will rise 44 stories with stylish interiors by INC.NY. Units will range from 500 to 1,300 square feet. Prices range from approximately $600,000 to $3.5 million.

Developed by Newgard, Two Roads, and Midtown Development, The Standard Residences Brickell will deliver 407 luxury residences to Miami’s riverfront. Also designed by Arquitectonica, this residents-only tower will rise 45 stories with interiors by Goodrich and The Standard’s In-House Design Studio. Units will range from 432 to 963 square feet. At 65% pre-sold, Ella Miami Beach has entered the vertical construction phase. The Airbnb-friendly building is a joint venture by the Constellation Group, Boschetti Group, and Vietmar.
Designed by Arquitectonica, the boutique tower will be 10 stories with a total of 95 luxury residences. The mid-rise will combine subtle Art Deco curves with modern 21st-century lines. Named after the legendary jazz singer Ella Fitzgerald, it will offer a unique blend of retro Miami Beach living with the intimacy of a full-service boutique building.

Designed by Revuelta Architecture, the MiMo-inspired structure will boast a curved façade with optimized views. Developer Grupo T&C signed a utilities agreement this July ensuring the smooth delivery of essential services and clearing another hurdle toward the start of vertical construction. Co-developers Terra Group and Lion Development Group are currently in the process of securing a construction permit to build French chef Jean-Georges Vongerichten’s first residential real estate venture.
Designed by Miami-based Arquitectonica and with interiors by Toronto-based Yabu Pushelberg, the 48-story tower will rise with 329 condos ranging from 851 to 2,892 square feet. Each residence will feature airy, open living spaces, in-unit kitchens designed by the multi-Michelin-starred chef, primary baths with two color palettes, floating cabinetry, a soaking bathtub, and up to 9.6-foot-deep balconies. The French chef will be involved in planning every element of the building and curating its 41,000 square feet of amenities. Shoma Bay – North Bay Village
Groundbreaking – June 2024 | Completion – Late 2027

Developers Masoud and Stephanie Shojaee have been granted an extension until October 31st to obtain a master building permit for the delayed Shoma Bay condo project. As part of the granted extension agreement, the developers will be liable to make an additional contribution of $1.5 million in two $750,000 installments. Shojaee's Shoma Group is also reportedly seeking to increase the project’s height by 40 feet, or four stories, and density by 53 units, after this payment has been made.
Designed by MSA Architects, Shoma Bay broke ground in June 2024 and is currently approved to rise 24 stories with 333 condos, but has been stalled due to fees owed to the government of North Bay Village. As designed, the building will feature residences from 344 to 2,700 square feet with interiors by Adriana Hoyos Design Studio. Standout amenities planned here include a 6,030-square-foot rooftop pool deck with cabanas and a summer kitchen, a rooftop lounge and coffee bar, and the Shoma Bazaar food hall.
Other amenities include a spa with a Hammam, a fitness center with Technogym equipment, golf simulators, a kids' club, a pet spa, a library, a wine club, a movie room, a cigar lounge, an enterprise-caliber coworking business lounge, and a zen garden.
Future residents will have access to a chauffeured Rolls-Royce Cullinan to ride around town. The development had plans to bring North Bay Village its first Publix, along with offering 15,628 square feet of high-end retail and restaurant space.

Bid to Acquire the Stalled Rosewood (Raleigh) Residences – South Beach
Groundbreaking – 2025 | Projected Completion – 2027

New York-based Nahla Capital has won the bid to purchase the highly anticipated Rosewood-branded redevelopment of the Raleigh Hotel for around $275 million. Developer Michael Shvo retains the right to refuse the offer, but doing so would require him to raise new funds to buy out his partners. Construction was stalled before the project could go vertical.
Designed by New York’s Peter Marino in collaboration with Kobi Karp, the redevelopment project includes the renovation and restoration of the historic oceanfront Raleigh, South Seas, and Richmond Hotels to their Art Deco-era glory. It also includes the development of a brand new 60-key hotel and an exclusive 44 condo tower with oversized floor plans. The condo building would feature two to five-bedroom residences.
Fronting 220 feet of pristine ocean at 1751, 1757 and 1775 Collins Avenue, the massive renovation project is planned to feature a revamped version of Raleigh’s Martini Bar and iconic fleur-de-lis-shaped pool, a pair of residents-only sunrise and sunset pools, the U.S. outpost of the Milanese restaurant Langosteria, restored versions of the Tiger Room restaurant and a Rosewood signature restaurant in the South Seas, along with a private member’s club with beachfront dining.
Ruling Affecting EDITION Residences – Edgewater, and Other South Florida Condo Buyouts
With Florida’s Third District Court siding with eight holdout unit owners at Biscayne 21 in their appeal against Two Roads Development, the outlook for the planned EDITION Residences has turned dark. The developer expressed disappointment over the appeals court taking more than a year to issue its opinion in the rehearing—a delay that has compounded uncertainty and driven up interest costs on loans tied to the 2022 acquisition, and kept early buyers in limbo.
The ruling, which reaffirmed that Biscayne 21’s original declaration required unanimous consent for termination, could complicate other condo buyouts in Florida where governing documents contain similar language, giving holdouts significant leverage and forcing developers to secure 100% of units or pursue costly settlements.
Two Roads now plans to petition the Florida Supreme Court to hear the case, though legal experts say the odds of reversal are slim. If the decision stands, the developer may be forced into a costly settlement with the holdout owners—potentially worth tens of millions of dollars. Until the dispute is resolved, prep work for the 56-story EDITION Residences in Edgewater remains stalled, with the Biscayne 21 building sitting vacant and exposed to the elements.
Possible Foreclosure of Legacy Hotel & Residences – Downtown Miami
Groundbreaking – August 2021 | Projected Completion – Q2 2026

Much has happened since construction halted over a year ago at the 16th floor of Dan Kodsi’s 50-story Legacy Hotel & Residences due to design errors and contractor disputes. The stalled project is now the subject of a $31.96 million foreclosure lawsuit.
The loan—originally issued by SCP JV II Lender LLC (an affiliate of Silverstein Capital Partners) and acquired in June 2025 by Legacy Lender Holdings LLC—is alleged to be in default for missed payments since January, prolonged inactivity, multiple contractor liens, and unpaid property taxes.
Developer Daniel Kodsi disputed the payoff amount, claiming that the lender’s $340 million commitment was never fully funded and that only $30 million was advanced at closing, forcing him to seek replacement financing. Kodsi and Legacy MWC have further countersued Legacy Lender Holdings, accusing it of “unclean hands,” manufacturing a default by withholding $3 million in borrower funds, and violating Florida’s usury laws.
The developer further alleged the foreclosure is a retaliatory move linked to an unrelated dispute with the lender’s affiliate over a Puerto Rico hotel project. The counterclaim states that more than $54 million in buyer deposits are at risk—over $40 million already spent on construction—and warns that demobilizing the site could add tens of millions in delay damages. Legacy MWC claims to have commitments toward a $385 million refinancing to restart construction, but still faces over $36 million in active construction liens, with the court’s decision likely to determine the project’s fate.
