German hospitality brand Motel One Group launched sales for their investor-focused condo-hotel as scheduled this June. Marking its official entry into residential real estate, this Cloud One-branded project will rise eight stories at 2215 Northwest 1st Place as a traditional hotel with a condo component. The project received design approval in September, and demolition work has already been completed.
Crafted by New York’s HWKN and Hollywood’s ODP Architects, the mid-rise will have 87 loft-style condos along with a 214-key hotel. Merging raw urban design with a refined contemporary aesthetic, the building will exude a bold industrial silhouette softened by a Euro-modern spin.
Interiors will be designed by March and White Design (MAWD), weaving the brand’s German heritage with Miami’s tropical modernism. Spanning 450 to 2,200 square feet, condos will occupy the top three (6-8) floors of the mid-rise. More than 60% of the unit mix will comprise one-bedroom residences.

Russell Galbut’s Crescent Seas Presents Floating Condos
Co-founder of Crescent Heights, Russell Galbut plans on setting sail with Crescent Seas, a new residential cruise ship concept designed for second-home buyers seeking global travel without sacrificing the comfort of home.
Galbut has acquired two cruise ships and plans to invest $70 million into transforming the first into a floating luxury condo, offering up to 1,200 units across five future ships if the pilot project succeeds.
The first vessel, The Navigator, is expected to travel to 140 cities across seven continents in its first year, with eventual owner input on itineraries. Ownership will follow a co-op model, giving you a share rather than a traditional title. Units will range from 386 to 2,167 square feet, with pricing expected from $1.25 million to $8.5 million and monthly maintenance fees starting at approximately $19,500.

Continuum Waterfront District – North Bay Village

Developer partners Continuum Companies and Aksoy Holdings received the green light to go ahead with their redevelopment plans for the recently acquired Shuckers’ and the Best Western Inn sites. By integrating the newly acquired parcels at 1819 and 1855 79th Street Causeway with its previously owned site at 1755 79th Street Causeway, the developer now controls a 3.65-acre stretch of prime, developable land.
Master-planned by Arquitectonica, the expanded district will add more than 300 residential units in its second phase, along with a boutique hotel, a spa, fitness and wellness facilities, restaurants, and offices. Ground-floor retail and open-air cafés are also planned to enhance the pedestrian experience along the island's baywalk.
Meanwhile, the first phase, Continuum Club & Residences, is already under construction and on track for an early 2028 delivery. The waterfront tower will rise 32 stories with 198 luxury condos and approximately 80 feet of view corridors on either side. Aria Reserve Skyclub (Phase 3) – Edgewater

With Aria Reserve’s south tower complete and ready to welcome its first occupants, developers Melo Group filed plans with Miami’s Urban Development Review Board for a third condo tower at the same iconic property. Its twin north tower is currently under construction, with completion expected next year.
As per recently submitted site plans, Aria Reserve Skyclub (or Aria Reserve Tower 3) is expected to rise 50 stories with 429 condos and approximately 77,024 square feet of office space. Plans reveal that the offices would occupy floors three through seven of the parking podium, while the condos would begin on the eighth floor, sharing space with the amenity deck featuring a pool and pickleball court.
The developers have once again tapped Arquitectonica to lead design duties, continuing their collaboration with the acclaimed Miami firm that also shaped the first two towers. Units are expected to average 1,403 square feet, with a choice of one- to three-bedroom layouts.
Located on the 1.35-acre parcel spanning 500 Northeast 24th Street to 455 Northeast 23rd Terrace, this third phase would also include 6,924 square feet of commercial space and 520 parking spaces. Prioritizing a pedestrian-friendly experience, Melo Group has further committed to include thoughtful landscape design meant to activate the streetscape with inviting public sidewalks and usable spaces.
Luxury Condos by Fortune International – Coral Gables
Confirming the sustained demand for waterfront luxury condos in South Florida, developer Fortune International locked down on a 4.8-acre parcel this June. The developer, via its affiliate, paid $37.5 million for the property.
Currently home to an office/residential building constructed between 1952 and 1964, the site faces the tranquil University Waterway, a canal tucked within the tropically lush neighborhood of Coral Gables. Previously envisioned as Gables Waterway, the parcel was proposed to host 251 condos, 1,500 square feet of retail, and a park back in 2023.
Early plans for the new project, designed by Portuondo Perotti Architects in collaboration with Arquitectonica, reveal two mid-rise buildings rising nine and 13 stories. The developer is in talks with an undisclosed brand, hinting at a branded luxury concept.
Seven Broadway – Brickell

Filing plans with Miami’s Urban Development Review Board this June, developer Ytech unveiled its vision to build a luxury residential tower at 75 Southwest 15th Road. The high-rise, designed by New York’s highly acclaimed Kohn Pedersen Fox (KPF), will be perched in the walkable heart of Brickell with easy access to the Brickell City Center along with a multitude of offices, financial institutions, top-tier dining, and public transit options.
Preliminary renderings of Seven Broadway show residents will get to enjoy unobstructed city and bay views. Landscape design will be handled by the award-winning Enzo Enea.
Demolition work is already underway at the 0.3-acre site. While Ytech secured a $19.5 million predevelopment loan last year to fast-track the project, it is yet to confirm whether the tower will feature condos or apartments.
Lev at Aventura & Eden at Aventura – Aventura
Newly formed real estate firm GrowIn Group has announced its debut condo project in Aventura, introducing a two-building development near the city’s Brightline station. While Lev will be located at 2520 Northeast 191st Street, Eden will be nearby at 2557–2559 Northeast 190th Street.
Designed by Gaviria Architects, each of the 10-story buildings will feature 32 residences, ranging from one to three bedrooms. Reflecting a commitment to serve the needs of the surrounding community, both buildings will feature Shabbat elevators, with at least one expected to include a dedicated prayer room.
Amenities will include rooftop pools and 60 parking spaces per building. Approximately 25% of the units, or eight condos in each tower, will be reserved as workforce housing.
Condo-Apartment Mixed-use by Trilogy – Edgewater
Groundbreaking – Early 2026
Trilogy Real Estate Group acquired the 2-acre parcel at 2200 Biscayne Boulevard from Crescent Heights for $41.9 million, closing the deal this June. The purchase completes the Chicago-based developer’s 3.7-acre assemblage in Edgewater, paving the way for a massive mixed-use development.
Planned as a “generational-scale” project, the development will feature 834 residential units, including 60 to 80 condos, with sales expected to launch next year. It will also likely have an automotive component driven by CEO Neil Gehani’s ties to the exclusive Concours Club: a members-only automotive club in Opa-locka.
The site is currently home to two office buildings totaling 45,770 square feet, with 11,255 square feet of ground-level retail, and a 40,000-square-foot parking garage.
Pair of Luxury Condo Towers by Related & Macklowe – North Bay Village

Replacing the 51-unit Biscayne Sea Club co-op and Majestic Isle condominium, developers Related Group and Macklowe Properties have proposed building a pair of 43-story luxury condo towers. Plans submitted to the village’s Planning & Zoning Board aim to surpass existing height limits through the use of the Special Area Plan (SAP), a zoning mechanism that allows for greater density and scale in exchange for community benefits.
Designed by Miami’s prolific Arquitectonica, the towers will rise on a 4.12-acre waterfront site spanning 8000 and 7946 East Drive to offer 364 luxury condos, over 100,000 square feet of amenities, and 798 parking spaces. Residences would range from one to four bedrooms, averaging a spacious 2,138 square feet.
Amenities are expected to span the first and fifth floors, while the existing marina would be renovated and expanded to include 42 boat slips. The proposal also includes a 9,000-square-foot public park at the southwest corner of the site, along with a publicly accessible island walk that will wrap the bayfront.
Condo-Hotel by Habitat Group – Brickell
Developer Swire Properties seems to be strategically off-loading land holdings in Miami. In May, it sold its high-profile One Brickell City Centre site to Melo Group for a reported $211.5 million. This June, Swire parted with another parcel—this time the 0.34-acre parcel at 158 Southwest 7th Street—selling it to an affiliate of Habitat Group for $7.5 million.
Abitaro Living LLC, also led by Santiago Vanegas of the Habitat Group, is now considering two plans for the newly acquired site. One plan calls for a 24-story building with 30 condos and 78 condo-hotel units under the city’s standard zoning. Alternatively, the team could pursue a 40-story tower with 54 condos and 64 condo-hotel units under Miami-Dade’s Rapid Transit Zone guidelines.
While comparable to Habitat’s Smart Brickell towers, this new project, set to launch under its Abitaro Living concept, will introduce a co-ownership model, allowing each condo to be sold to up to eight investors.
The site is currently occupied by a 4,560-square-foot industrial building built in 1979 and a single-family home.
544-unit Residential Tower by Claudio Fischer – Brickell
Following the relocation of the Mexican Consulate from Brickell to Coral Gables, Chilean developer Claudio Fischer is looking to redevelop the former consular site into a major residential project. Through his entity, CF TSG Brickell, Fischer has proposed building a 41-story tower on the parcel inclusive of 68, 82, and 84 Southwest 13th Street, as well as 1399 Southwest First Avenue.
The proposed development would include 544 residential units, 9,400 square feet of ground-floor retail, and 421 parking spaces on the 1-acre assemblage. While it remains unclear whether the project would offer condos or apartments, the application seeks a pre-application meeting with Miami-Dade administrative staff—typically used to gather feedback before a formal filing.
The site falls within a Metromover Subzone of Miami-Dade’s Rapid Transit Zone—a zoning classification that allows for increased density and height near transit hubs. Additionally, Ardid family’s Key International signed an agreement with Fischer in December to acquire the property, though terms of that deal have not been disclosed.

NoMad Residences – Wynwood

Just months after its topping-off ceremony, Wynwood’s NoMad Residences is rapidly taking shape, with recent images revealing that exterior cladding is nearly complete. Developed by Related Group, Tricap, and Lndmrk Development, the mid-rise is on track for a year-end completion and is over 80% presold.
Designed by Arquitectonica, the building stands nine stories tall with 329 turnkey condos crafted to appeal to digital nomads. Each fully furnished residence features avant-garde interiors by the Toronto-based DesignAgency. Units range from 464 square feet to 931 square feet. Rising at an impressive pace of one floor every 10 days, construction on the supertall has climbed from the 19th floor in March to the 32nd in June, keeping it firmly on track for a 2028 completion. Its silhouette is now noticeably taking shape, already becoming a striking presence on the Miami skyline. Developed by PMG and Greybrook, the skyscraper is already taller than many of its neighboring buildings.
Designed by Carlos Ott in association with Miami’s Sieger Suarez Architects, the 100-story tower is conceptualized to look like a staggering stack of nine glass cubes. Home to a total of 387 condos and 205 hotel rooms, its bottom three cubes will be reserved for hotel use, while the upper six cubes will house the condos and amenities.
Miami’s first Waldorf Astoria will feature fully finished units, complete with interiors by San Francisco’s award-winning BAMO, gourmet kitchens, custom Italian cabinetry, a high-end appliance package, fully built-out closets, flooring selections, and Savant premium smart-home tech systems with custom mobile app access.

Completing its foundation pour this June, Naftali Group’s JEM Private Residences has now begun its vertical ascent. Designed by Arquitectonica, the tower will rise 67 stories with 259 condos and approximately 530 rental units.
Condos will start from the 43rd floor providing the best views and range from 575 to 2,062 square feet. Rental units will occupy the lower floors. Interiors will be handled by New York’s Rockwell Group.
Perched on the 50th floor, condo amenities will include a pool deck, a cold plunge pool, an outdoor fitness center with a boxing ring, a yoga garden, a tasting room, a private dining room, an entertainment lounge, a game lounge, a coworking area, and a spa with sauna, steam, and salt rooms. Following the overwhelming demand for the project, developer Swire Properties secured an interior demolition permit this June, after shutting down the flagship hotel in May, to accelerate the construction process. Sales at this landmark development have already surpassed $1 billion, with the residential tower now 50% pre-sold. Full demolition permits remain in progress.
Designed by Kohn Pederson Fox Associates (KPF), the 850-foot Residences at Mandarin Oriental (South Tower) will feature 228 condo units with wrap-around balconies and rich interiors by renowned Parisian designer Tristan Auer. Owing to its beautiful island location, all residences in the 66-story tower will be privy to panoramic water views. The shorter North Tower will rise 426 feet with 121 guest rooms, 66 private condos, and 28 condo-hotel units.

Hinting at a groundbreaking in the near future, developer Fortune International Group filed a construction permit application for ORA by Casa Tua this June. The developer already has a $36 million pre-development loan in place to support the construction process.
The supertall, designed by Arquitectonica, will rise 77 stories with 533 fully furnished residences. With a name borrowed from the Italian word for “now,” the striking tower will feature interiors by M2atelier, which is led by Marco Bonelli and Marijana Radovic. Units will range from 500 square feet to 2,400 square feet. Owners here are allowed to rent out their units for a minimum of three days.
Standout amenities at ORA will include a multiple restaurants, a private rooftop bar and lounge experience, a two-floor fitness and wellness center with hammam and couples’ treatment rooms, a three-floor living sky garden called Bosco in the middle of the building, a private event space, floors of office space, and more.
Known for its flagship Italian restaurant in South Beach, Casa Tua will be operating and managing four food and beverage concepts at its first residential venture, namely Terra, Uva, Fuoco, and Vento. There will also be a gourmet market plus a meditation and sculpture garden.

Developer Grupo T&C has partnered with wellness technology company Clear to make Edge House Miami the first biosecure high-rise in Edgewater. Chile-based VDA Development secured a $30.5 million construction loan this June to advance its waterfront project in Bay Harbor Islands. Designed by Revuelta Architecture International, the minimalist building will rise 7 stories with 27 unique residences starting at 1,300 square feet.
A first by Artefacto—the Coral Gables-based, high-end furniture and home staging company led by Paulo Bacchi—Origin Residences will boast fully finished and furnished condos, tailored to your personal taste. Artefacto is also collaborating with award-winning designer Carla Guilhem to custom design these limited-edition homes.
The 22,500-square-foot tower will sit fronting the narrow waterway dividing the Bay Harbor Islands. Standout amenities will include a rooftop pool with summer kitchens and a bar, a lobby lounge, a gym, a kid’s playroom, a coworking space, a pet zone, and a 9-slip private marina with direct ocean access. Bayshore Park Bulk Buyout – Coconut Grove
As mentioned in our May Miami condo update, developers Mast Capital and BH Group closed on 30 of the 39 units at Bayshore Park in June. The $20 million acquisition, covering both individual units and common areas, gives the duo majority control of the 1967-built condo, paving the way for dissolution of the association and future redevelopment.
Mast began acquiring units at the property in the mid-2010s, steadily building its stake through strategic purchases. While full project details of the project remain under wraps, the developers also picked up an adjacent 8,648-square-foot vacant lot for $1.25 million. The assemblage sits across from the waterfront Monty’s restaurant and marina, positioning it as a prime site for a brand-new luxury condominium.
