The Cloud One Hotel & Residences – Wynwood

German partnership Motel One Group announced they will soon be launching sales for their investor-focused condo-hotel in Wynwood. This Cloud One-branded project will rise eight stories at 2215 NW 1st Place as a traditional hotel with a condo component. As reported in our September update, the project has already received design approval.
Envisioned by New York’s HWKN and Hollywood’s ODP Architects, the mid-rise will have 85 loft-style condos along with a 214-key hotel. Merging raw urban design with a refined contemporary aesthetic, the building will exude a bold industrial silhouette softened by a Euro-modern spin.
Interiors will be designed by March and White Design (MAWD), weaving the brand’s German heritage with Miami’s tropical modernism to offer a sophisticated yet soulful experience. Spanning 500 to 2,000+ square feet, condos will occupy the top three (6-8) floors of the mid-rise. More than 60% of the unit mix will comprise one-bedroom residences.
You will have access to a private lobby along with the hotel’s services and amenities. Faena Residences Miami (formerly One River Point) – Miami River

Developers Kar Properties and Fortune International confirmed that they will soon be launching sales for the riverfront Faena Residences. Following the epic success of Mid-Beach’s Faena House and cultural district, the developer duo is partnering with Alan Faena to construct two 68-story condo towers at 90 Southwest Fourth Street under his luxury lifestyle brand.
Designed by New York’s highly acclaimed Rafael Viñoly Architects, the riverfront skyscrapers will rise with a total of 406 residences. Interiors will be handled by London’s Bryan O’Sullivan, in collaboration with Faena Design Studio, and will feature the brand’s signature muted red tones, rich textures, dramatic accents, and exquisite craftsmanship. Units will range from 716 to 3,149 square feet.
Connecting both towers at the top will be a two-story cultural facility. The 45,000-square-foot sky bridge will feature an infinity-edge pool, a restaurant, a bar, a screening room, a game room, a golf simulator, and programming by Faena.
Other amenities will include a smart pool with underwater sound system, a botanical steam room with South American herbs, a state-of-the-art fitness center, a multifunctional padel court, spa gardens with a pet spa, an outdoor kid’s play area, and private access to the riverfront promenade and park.
The striking luxury towers will be part of the three-block Faena District Miami River, a multi-phase cultural epicenter with curated spaces, public art, wellness facilities, and a marina set within the 14-acre private park along the river.

Parkside Brickell Residences – Brickell
Groundbreaking – 2025 | Completion – December 2026
Expecting to launch sales soon, Miami-based developer Habitat Group and its Kazakhstan-based partner, BI Group revealed key details for their condo-hotel project planned at 1750 S.W. First Avenue.
Designed by Kobi Karp, Parkside Brickell Residences will rise eight stories with 164 condo-hotel units and 21 private condos. The condo-hotel units will occupy floors 2 through 6, while the private residences are reserved for the top two floors to ensure greater privacy. All residences will be delivered fully furnished and come with no rental restrictions, offering a great turnkey investment opportunity in Miami’s financial district.
A beach-inspired rooftop pool overlooking Simpson Park will be the crown jewel of amenities at this mid-rise. There will also be a rooftop fitness center, a private restaurant, a lounge with coworking spaces, and electric vehicle charging stations.
Two more developments are in the works by the duo: Season Royale at 1200 S.W. Second Avenue, with 20 condos and 60 condo-hotel units, and Millux Place at 239 S.W. 12th Street, with 20 condos and 79 condo-hotel units. Both will also be designed by Kobi Karp.
Prices are likely to start at $438,250, with a choice of studios to two-bedroom plus den residences.

Visions at Brickell Station – Brickell
Groundbreaking – May 2025 | Completion – Q1 2027
Developer Urban Network Capital Group (UNCG) broke ground this May on its condo-hotel project in Brickell, and announced a new sales partnership with Compass to lead its next phase of sales and marketing. The project is already 50% pre-sold.
Designed by Miami Lakes-based DTI Architects, Visions will rise eight stories with 111 fully furnished condo-hotel units. The mid-rise’s experiential design combines innovation with timeless appeal. Interiors by Concepto will equip each residence with wellness-focused, biohacking features, including circadian lighting, probiotic diffusers, vitamin C shower filters, and mind-balancing ambient systems, offering a holistic living experience that supports mind and body. Units will range from 321 to 539 square feet.
Given the project’s investment-focused model, owners will only be allowed to stay for up to 30 days a year. However, you will have the flexibility to rent your unit independently via a third-party booking platform or opt into the hotel’s management program.
For added convenience, UNCG has already signed a hotel management and branding agreement with Preferred Hotels and is in the final stages of securing an additional partnership with Melia Hotels.
The project is also enrolled in an EB-5 program, allowing eligible investors to pursue a U.S. green card along with their purchase.
Amenities at Visions will include a rooftop pool and bar, a restaurant, a gym, a spa with Brain Tap therapy and cold plunges, laundry services, and a bikeshare program. You and your guests will also have shuttle service to the Brightline station, Miami Beach, and the airport.
Prices range from $495,000 to $675,000, with a choice of studios and one-bedroom residences.
One Twenty Brickell – Brickell
Groundbreaking – April 2025 | Completion – 2028
Shortly after securing a $413 million construction loan, developer PMG broke ground on its two-tower mixed-use project. 91% pre-sold and with site work underway, the development is firmly on track to become one of Brickell’s most significant new additions.
Designed by Sieger Suarez Architects, One Twenty Brickell will rise 34 stories with 240 fully furnished luxury residences next door to Miami’s iconic Brickell City Centre. It is one of Miami’s first condo developments to offer a deeded, glass-paneled office suite with every closing.
All residences at One Twenty Brickell will feature turnkey interiors by Cotofana Designs, including plywood flooring, fully built-out closets with pre-installed drawers, fully-integrated Italian kitchens, and smart home tech.
Office suites will come fully furnished with a desk and a chair, two guest chairs, and WiFi, along with access to a reception area, a concierge secretary, a coffee station, and other business-friendly perks. Units will range from 452 to 1,408 square feet in size.
Owners will be allowed short-term rentals for their units and leases of up to six months for the office suites.
Boasting over 60,000 square feet of amenities, One Twenty Brickell will offer access to a sky bar and lounge, a café and juice bar, a fitness and wellness center with therapeutic spa, a kid’s club and gym, a pickleball court, an outdoor yoga lawn, a meeting and events space, and a dog run. There will also be approximately 11,000 square feet of retail on the property.

Two 20-Story Towers by Kolter Group – Upper East Side
Kolter Group has submitted to the Urban Development Review Board two 20-story towers along with a series of three-story townhouses adjacent to the Design District. Inclusive of the parcels at 3801 & 3883 Biscayne Boulevard plus 404 to 444 N.E. 39th Street, the development will span an entire city block.
Designed by Arquitectonica, the two towers will be defined by a curving vertical plane and anchored by two monumental sculptures. Together, they will offer a combined 164 residences and 374 parking spaces. All homes will boast views from three sides.
The tower at 3801 Biscayne Boulevard is planned to rise with 85 residences, two lodging units, and 4,276 square feet of retail. Floor plans will range from one to four bedrooms and 724 to 7,268 square feet. A pool and amenity deck are proposed for the third floor.
The tower at 3883 Biscayne Boulevard is planned to rise with 79 residences and 4,598 square feet of retail. Floor plans will again range from one to four bedrooms and 741 to 6,493 square feet. Like its counterpart, it will also feature a pool and amenity deck on the third floor.
The site currently houses the Biscayne Medical Plaza. The proposed complex aims to improve pedestrian experience through widened sidewalks, enhanced landscaping, and a thoughtful façade.
80-Story Condo-Hotel by Prosper and Forte – Brickell
An affiliate of the Prosper Group and Forte Development filed a pre-application this May with county officials to build an 80-story condo-hotel at 1040 South Miami Avenue. Located just a block from Brickell’s Metromover station, the project is guided by the vision to foster a live-work-play environment in a transit-oriented community.
Designed by ODP Architects, the 943-foot supertall aims to rise with 259 private condo residences, 100 hotel rooms, and 48 condo-hotel units.
Separate lobbies for the hotel and condo components are planned to ensure added privacy. The condo units would be perched above the hotel component, offering elevated views and a sense of exclusivity.
Highlight amenities at this wellness-focused offering will include on-demand IV infusions, red light therapy, infrared saunas, cold plunges, and a fitness center. There will also be a 1,885-square-foot restaurant. The developer has yet to decide on a branding partner.

Villa Miami – Edgewater
Groundbreaking – December 2024 | Completion – Q4 2027
Developers Terra and One Thousand Group completed a concrete foundation pour this May, four weeks ahead of schedule, keeping one of Edgewater’s most luxurious new constructions firmly on track for a 2027 completion. The bayfront project broke ground last December and is backed by a $285 million construction loan, setting the stage for a swift and timely buildout.
Designed by ODP Architecture, with key inputs and curations by Terra and Major Food Group, this is the only condo tower in Edgewater to offer half- and full-floor residences.
The neighborhood’s most luxurious condo tower yet, this masterpiece high-rise will feature a copper color-clad “exoskeleton”, making it stand out on the horizon.
Villa Miami will rise 56 stories with a limited collection of only 70 residences, ranging from 3,000 to 6,000 square feet. Featuring interiors by Charles & Co., led by Vicky Charles, the boutique tower will offer outstanding luxury on the bay.
In addition to Edgewater's first rooftop helipad, the supertall will feature branding and multiple food and beverage concepts by Major Food Group (MFG) for a world-class dining experience.
There will be a waterfront restaurant on the ground floor with priority seating for residents along with multiple bars, lounges, and amenity spaces operated by the New York-based hospitality group. MFG’s co-founder, Mario Carbone will contribute to the design of all in-unit kitchens as well as other key elements.
Spanning three stories, the private Copper Club will offer elegant spaces to gather and retreat, such as a game room and the Great Room, with a bar serving coffee, cocktails, and appetizers.
Other amenities will include a fully serviced outdoor pool deck with lounges and daybeds, a residents-only juice bar and coffee lounge, a lavish spa, a state-of-the-art Technogym with a yoga/pilates studio, a boardroom with private work spaces, a family lounge, and a yacht club. There will also be lush private gardens by Enzo Enea, piazza-style grounds connected to the Baywalk, and a Lake Como-inspired floating pool vessel on the Bay.
Prices start at $5.5 million for half-floor and full-floor residences.
Cipriani Residences Miami – Brickell
Groundbreaking – February 2024 | Completion – 2028
Construction is advancing swiftly at Brickell’s Cipriani-branded condo, with its first panes of glass installed this May. The tower’s signature lower-level curves began to take shape earlier this spring and is accelerating towards its 2028 completion.
Developed by Mast Capital, the supertall is part of a three-tower mega-development planned at 1420 South Miami Avenue. Approved for a height of 950 feet above sea level, this is the tallest tower to ever break ground in Brickell. The residents-only building has no hotel component, ensuring uninterrupted privacy and exclusivity for owners.
Designed by Miami’s highly acclaimed Arquitectonica, the tower will rise 80 stories with 397 ultra-luxury residences. All units and common spaces will be crafted to embody the Italian brand’s standards of hospitality. Homes will feature lavish interiors by 1508 London, expansive terraces, custom Italian kitchen cabinetry, Wolf/Sub-Zero appliances, and an intelligent interface with access to the building services.
Along with delivering the legacy brand’s world-class services and distinguished style, amenities will include a two-pool deck with cabanas and food service, a sun terrace, a spa with an ice plunge, a beauty salon, a fitness center, a pickleball court, and a golf simulator. District 225 – Downtown Miami

You can now look forward to moving into the brand-new homes at District 225 later this year as the tower is nearly complete.
Designed by Sieger Suarez, the short-term rental-friendly building stands 39 stories tall with no garage, as residents will get access to parking spaces within the Miami Worldcenter.

Designed by Behar Font & Partners, the ultra-chic tower will feature 180 turnkey homes alongside two full floors of amenities that seem fresh out the pages of the French fashion magazine.

With a demolition permit in place, JDS Development has now filed a notice of commencement, signaling that the couture-inspired tower will soon break ground this year. Rising to a height of 1,049 feet above sea level, the upcoming Dolce & Gabbana Residences at 888 Brickell Avenue will become one of Miami’s tallest upon completion.
Designed by Studio Sofield, with dramatic curations by D&G, the 90-story condo-hotel will include 259 residences with panoramic views of the city, bay, and ocean.
Flaunting D&G’s distinctive design language, the supertall will feature several stunning elements. A sophisticated combination of ivory travertine stone and glossy black beams will lend the skyscraper an expressive appearance. Inspired by modernist skyscrapers and Milanese mid-century design and fashion, the tower will also feature a gold beaded “necklace” at street level, lending the structure a warm luster.
All homes will be delivered ready-to-move-in by M2Atelier, with glamorous finishes by D&G founders. With a phased vertical permit in hand and approval for construction cranes reaching 800 feet above ground, developer Naftali Group is set to move forward with the foundation pour for its 67-story tower in Downtown Miami.
Designed by Arquitectonica, JEM Private Residences will rise with 259 luxury condos and approximately 530 rental units. The condos will start at the 43rd floor providing the best views, with interiors handled by New York’s Rockwell Group.
Perched on the 50th floor, condo-exclusive amenities will include a pool deck, a cold plunge pool, an outdoor fitness center with a boxing ring, a yoga garden, a tasting room, a private dining room, an entertainment lounge, a game room/lounge, a coworking area, and a spa with sauna, steam, and salt rooms.
There will also be 3,300 square feet of ground-floor retail and 591 spaces in a parking garage.
Ensuring maximum privacy, the condo and rental units at JEM will each feature their own dedicated entrance lobbies, elevators, and amenity centers. Additionally, as an owner, you will only be allowed four rentals per year, with a minimum stay restriction of 30 days, preserving the building’s residential character and exclusivity.

Developer Swire Properties announced that sales at this landmark project have already crossed $1 billion, with the residential South Tower now 50% pre-sold. This month, the developer also confirmed that the existing Mandarin Oriental hotel officially shut down and will be ready for demolition later this year.

Just months after Cassia Miami broke ground in February, Alta Developers secured a $94 million construction loan this May to support the completion of the stunning new boutique development.

Designed by Behar Font & Partners, the 12-story building will rise with 174 turnkey condos. Soon after closing on a $25 million pre-development loan, developer partners Continuum Companies and Aksoy Holdings submitted plans to include and redevelop both the Shucker’s Waterfront Bar & Grill site and the Best Western Inn into the upcoming Continuum Club & Residences. The first hearing for the Continuum Waterfront District Special Area Plan took place in May, with a second hearing scheduled for June.
The 32-story Continuum Club & Residences is already approved to rise at 1755 79th Street Causeway with 198 luxury condos. Seeking approval for the Shucker’s and Best Western Inn site, the duo now plans to build an additional 345 residential units, 273 hotel rooms, 20,232 square feet of restaurants, 7,500 square feet of meeting space, and 2,594 square feet of retail in up to 40 stories.
Designed by Arquitectonica, the approved Continuum Club & Residences will feature no more than seven residences per floor. Boasting 80 feet of view corridors on either side, the building will afford uninterrupted bay views from all floors and residences. Interiors will be handled by Funda Durukan of Durukan Design, while London-based Martha Schwartz Partners (known for her climate-ready approach) will oversee landscape design.
Units will range from 800 to 4,000 square feet.
Along with over 60,000 square feet of indoor-outdoor amenities, you will also have access to a marina with boat pickup and drop-off, a bayfront pool, a separate sun pool, a kid’s outdoor splash pad, a world-class spa, a double-height indoor sports court, a golf simulator, a teen game room, an outdoor covered dog park, and a waterfront workspace terrace. There will also be a destination waterfront restaurant on the first floor and a Tesla house car.
Prices start at just under $1 million, with a choice of one-bedroom-plus-den to four-bedroom residences.

Miami Beach Club Bulk Buyout – Sunny Isles Beach
As developers Related Group, Dezer Development, and BH Group move toward finalizing a $140 million buyout of the Miami Beach Club this summer, they have also submitted a proposal to the Federal Aviation Administration for an 828-foot tower to replace the existing oceanfront condo building. If approved, it could become the tallest oceanfront building in the country.
Located at 19051 Collins Avenue, the 108-unit Miami Beach Club was constructed in 1951. Currently just two stories tall, the condo-hotel occupies a prime parcel and has great potential for a high-end development.
While formal plans are yet to be announced, the developers’ track record and past collaborations suggest that a new luxury condo could be on the horizon.
Related Urban, 13th Floor & Merrimac’s $10B Bid – Downtown Miami
An all-star joint venture has submitted a proposal to partner with Miami-Dade County on MetroCenter—a $10 billion, 17-acre mixed-use redevelopment planned for Downtown Miami.
Related Urban, 13th Floor Investments, and Merrimac Ventures plan to transform the government-owned land near the Stephen P. Clark Government Center into a new district featuring a cultural complex, a public park, a transit terminal, a hotel, and multiple residential and office towers.
Designed by Arquitectonica, the project promises thousands of mixed-income housing units and billions in economic impact. The county’s vision includes a new Downtown Intermodal Terminal, 6,000 to 8,500 apartments and condos, a 45,000-square-foot wellness center, and 60,000 square feet of office space.
The development would also replace several existing public facilities, including HistoryMiami Museum and the main library.
Bayshore Park Bulk Buyout – Coconut Grove
Mast Capital and BH Group have joined forces to acquire a majority of units at Bayshore Park, a 1967-built condo in Coconut Grove located at 2545 South Bayshore Drive, with plans to redevelop the site into a luxury condominium.
The joint venture is expected to take control over 30 of the 39 units by the end of June, allowing them to dissolve the condo association with 80% ownership. Mast began acquiring units at the property in the mid-2010s, steadily building ownership through strategic purchases.
Grupo T&C Buys Out El Vedado Condo – Brickell
Grupo T&C has acquired the recently terminated El Vedado condo, located at 237 S.W. 13th Street in Brickell, for $27.55 million, with plans to redevelop the site. The four-story, 36-unit building was sold by Blue Palm Capital, which had bought out unit owners for $21.76 million between December 2024 and May 2025.
Grupo T&C is partnering with architect Kobi Karp to explore the site’s permissible density and development potential. The firm is also active in Edgewater, having broken ground on the 57-story Edge House just this March.
El-Ad Acquires Waterfront Condo Development Site – North Bay Village
El-Ad National Properties has acquired a waterfront development site in North Bay Village for $20 million, where a 22-story condo project was already approved in 2023. The 1.01-acre property at 7915 West Drive was sold by S2 Development, which had purchased it for $5.5 million in 2022, marking a significant gain following project approval.
The approved plans include a 328,277-square-foot tower previously called Marina View slated for 94, 2- and 3-bedroom residential units, 177 parking spaces, and amenities such as a pool, a gym, pickleball courts, and a lounge.
Though construction hasn’t begun, the site comes shovel-ready. El-Ad is best known for recently completing the Alina Residences in Boca Raton.
Scott Robins and Philip Levine’s Wynwood Easel Listed for $26M – Wynwood
Scott Robins and Philip Levine are listing a fully approved, shovel-ready development site in Wynwood—dubbed Wynwood Easel—with a starting ask of $26 million.
The site is currently a surface parking lot at 35-83 NW 27th Street. It has city approval to carry out a five-story mixed-use project with 203 residential, hotel, and/or condo units, plus 15,104 square feet of retail, a rooftop pool, and a 40-car parking space.
The property was assembled over the course of several years, with most parcels acquired between 2012 and 2015 for a combined $1.6 million. Arquitectonica designed the project, and DWNTWN Realty Advisors is marketing the listing. The site’s owners added value through entitlements, making it ready for immediate development.
Melo Group Acquires One Brickell City Center Site – Brickell
The Melo Group has acquired a prime 2.83-acre site on Brickell Avenue from Swire Properties for $211.5 million.
Located at 700-799 Brickell Avenue, the property was once slated for One Brickell City Centre, a planned 1,000-foot-tall office tower that was ultimately shelved due to weak office leasing demand.
Swire, which purchased the site for $64.1 million in 2013, made a significant return despite prior demolition and planning costs. The sale marks a shift, as Swire refocuses on its upcoming The Residences at Mandarin Oriental development and Stephen Ross, originally a partner on the tower, turns attention to Palm Beach County projects.
The high-density site, now in Melo Group’s hands, sits at the gateway to Brickell City Centre. While it has not disclosed its plans, the developer has a strong track record in Miami, with condo projects such as Aria Reserve under construction. The company cited Brickell’s continued urban growth and global appeal as key motivators for the acquisition.
