26-story Waterfront Condo by El-Ad – North Bay Village
El-Ad National Properties, developer of the recently completed Alina Residences in Boca Raton, has proposed a 26-story tower at 7913-7915 West Drive in North Bay Village. The firm is seeking approval to exceed the 22-story height previously approved for the previous owner and has submitted plans to the village’s Planning & Zoning Board.
Designed by GarciaStromberg, the sculptural tower will include 94 luxury residences, with larger floor plans made possible by the additional height. Units will likely range from 1,158 to 6,640 square feet, with a selection of one- to four-bedroom layouts.
Previously proposed as Marina View, the tower will benefit from expanded amenity space due to the increased height. The revised plan includes 30,848 square feet of amenities, with a resort-style pool deck.
The Alton – South Beach
A subsidiary of New York-based Infinity Collective has proposed a mixed-use project with residential, retail, and office components at its assemblage spanning 1656 to 1680 Alton Road and 1677 West Avenue, just north of Lincoln Road. The proposal requires rezoning approval from the Miami Beach Planning Board, with the developer agreeing to a 30-year restriction on short-term rentals or lodging units in exchange for development incentives.
Designed by New York-based PBDW Architects, the development will rise 14 stories with 184 residences. Planned amenities include a rooftop pool and a padel court, along with approximately 85,000 square feet of lifestyle retail and 35,000 square feet of office space.
Previously owned by Michael Shvo, the site had been slated for a six-story office building with commercial space and five luxury residences before being transferred last September via a $28.25 million deed in lieu of foreclosure.

E11EVEN Club Residences Beyond – Downtown Miami

Rilea Group and developer partner Cipres have commenced vertical construction on their rock-and-roll- and motorcycle-themed, boutique Wynwood condo project. The development broke ground in February last year and is expected to top off later this year. It is more than 50% pre-sold.
Designed by Deforma Studios, the 12-story building will offer 146 turnkey residences ready to enjoy or rent out. Its facade will feature a unique blend of Chicago's industrial chic, New York's SoHo aesthetic, and Miami's artistic flair, offering some of the most chic new investment condos Miami has seen of late. Developer Florida East Coast Realty (FECR) have nearly completed demolition, moving closer to building their One Bayfront Plaza supertall at 100 South Biscayne Boulevard.
FECR has released few details about the tower, which is expected to rise 1,049 feet on a full-block site along Biscayne Boulevard directly across from Bayfront Park. The 93-story mixed-use tower on Biscayne Boulevard is planned to include Class AAA office space, high-end residences, a luxury convention hotel, an upscale mall, and parking.

Miami Design Residences – Design District

Partners Raycliff Capital, Miami Design District Associates, Fort Partners, and Constellation Hotels Holding Ltd. announced this March that their Design District joint venture will introduce Fouquet’s first Miami location. The arrival brings the Parisian luxury hotel brand’s signature art de vivre and inimitable hospitality to South Florida. Since 1899, its flagship restaurant on the Champs-Élysées has been a renowned gathering place for writers, movie stars, and philanthropists.
Fouquet’s will manage both the hotel and condominium residences, infusing the development with a hospitality-led living experience. The brand will also direct the food and beverage program, bringing five distinct dining concepts to the property.
Designed by Pritzker Prize-winning architect David Chipperfield’s London-based practice, in collaboration with Miami’s Cube3, the two-acre Miami Design Residences have already garnered praise for their sophisticated design and pleasing aesthetic. The project comprises a 25-story tower housing 143 condos and a separate 12-story building featuring 20 condo-hotel residences and 85 hotel keys. Units will likely range from 902 to 2,975 square feet.
Each building will feature its own rooftop pool deck. Additional amenities will be located on the third and fourth floors of the parking podium, which connects both towers. The complex will also include 55,089 square feet of commercial space, with high-end tenants curated by Miami-based Dacra.

Allen Morris Co. also revealed plans to bring another iconic European dining institution to a Miami condo development. Complementing Ponce Park Residence’s Mediterranean design, Madrid’s Quintín Ultramarinos will anchor the curated retail experience at the mid-rise, bringing a modern interpretation of classic Spanish cuisine.
Designed by Zyscovich Architects, the 11-story building will rise to include 58 luxury condos, featuring interiors by New York’s Meyer Davis Studio. The boutique project’s design will pay homage to Coral Gables’ rich Mediterranean influence, enhanced by contemporary elements. Expect a timeless facade clad in the finest of natural stone plus custom artisanal metal and wood detailing throughout, placing the structure in a category of its own.
All residences will feature chef-grade kitchens, Italian wood cabinetry, spa-like baths with freestanding soaking tubs, smart home technology, expansive balconies, and a summer kitchen. Units will range from 1,900 to 6,500 square feet.
The 30,000 square feet of amenities include a rooftop pool, a jacuzzi, a fully appointed spa, a full-service sky bar, a gym that opens into a meditation courtyard, and an artisanal café. Ocean Terrace – North Beach

Developers Ocean Terrace Holdings and Witkoff Group revealed renderings for the Ocean Terrace’s Resort Residences, with bespoke furniture packages designed by the acclaimed Robert A.M. Stern Architects (RAMSA). The 24 residences will be perched in a separate tower from the 20-story residential building and will have the option to enter the hotel’s rental program.
Designed by Revuelta Architecture International, the main condo tower at Ocean Terrace will rise 20 stories, offering 52 private condos. Units will range from 1,741 to 3,741 square feet. A separate, 11-story building, also designed by RAMSA, will carry the 42 hotel rooms.
The latest set of renderings offers a glimpse into how the four RAMSA-designed spaces, including the condo tower, the condo-hotel, the hotel and dining building, plus the private club and wellness facility, create an exclusive oceanfront enclave in Miami Beach. The interiors bear a nod to multiple design references from the 1930s to 60s, especially featuring Miami Modern, Art Deco, Baroque, and mid-century Brazilian elements.
Highlight amenities include a resident-only sunrise lap pool, a sunset pool with cabanas and dining service, a variety of social lounges, an ocean-view fitness center, a library, a tea room, and landscaping by Switzerland-based ENEA. Built using sustainable materials, the twin towers qualify for a Florida Green Building Coalition certification upon completion. The Residences at Mandarin Oriental Miami has set a new mainland Miami pricing record of approximately $6,300 per square foot, with two of its penthouses selling for $49.9 million each. The pricing reflects the project’s focus on detail-led luxury, offering each first buyer a complimentary design consultation with Harrods Interior Design’s acclaimed team, whose craftsmanship legacy spans over 175 years.
Designed by Kohn Pedersen Fox Associates (KPF), the 850-foot South Tower on the property will feature 228 condos with wrap-around balconies and rich interiors by renowned Parisian designer Tristan Auer. Solina Bay Harbor – Bay Harbor Islands
Groundbreaking: 2024 | Completion: N/A

In addition to a lawsuit by the project’s general contractor, Rinaldi Builders, and two active buyer lawsuits seeking the return of deposits, Solina Bay Harbor may now be facing possible foreclosure. Lender Stormfield SPV I LLC has filed a claim alleging that the developer failed to repay a $2.61 million loan due January 1, 2026. The developer entity is said to owe the full principal amount, along with interest and fees.
Solina Bay Harbor broke ground in September 2024 at 50% pre-sold, with completion projected for year-end 2025. Construction progress appears to have been minimal, based on Google imagery from September 2025.
Designed by CLA+D, Pliskin Architecture (PANYC), and FAB314, the boutique project was to rise seven stories with nine residences, featuring no more than two residences per floor. Units were planned to range from 1,400 to 2,600 square feet in size, with a selection of two- to four-bedroom layouts.
Proposed amenities included a rooftop tranquility pool with summer kitchen, a fitness center with cold plunge, and a private courtyard lobby. Prices started at $1.7 million.
Bayshore Park Fully Sold in Bulk Buyout – Coconut Grove
Partners BH Group and Mast Capital now own 100% of the units at Bayshore Park, located at 2545 S. Bayshore Drive. The duo plans to replace the 1967-built condo with a 35-unit luxury residential project. The condo association has already been terminated, with demolition expected to begin soon and completion targeted for Q2 2029.
Mast Capital began acquiring units at the property in the mid-2010s, steadily building its stake through strategic purchases. Later joined by BH Group, the partners had closed on 30 of the 39 units by June 2025. The joint venture paid an average of $985,714 for seven units acquired last month, while 32 units previously closed at an average of $661,843.
The duo also owns an adjacent 8,648-square-foot vacant lot purchased for $1.25 million. The combined assemblage sits across from Monty’s waterfront restaurant and marina, positioning it as a prime site for a new luxury condominium.
Japanese Firm Acquires Miami Worldcenter Site – Downtown Miami
Tokyo-based Kasumigaseki Capital closed on a 1.4-acre parcel at Miami Worldcenter, acquiring the Block C site at 155 N.E. 10th Street for $88.75 million. The previous owner had proposed to build a 53-story branded condo-hotel tower featuring 351 condos, 280 hotel rooms, and 9,723 square feet of retail.
Miami Worldcenter is a 27-acre master-planned community featuring high-end retail, restaurants, condos, apartments, hotels, and public transit access, making it a prime location for development.
