Owners can now start moving into their The Well-branded homes in Bay Harbor Islands, as Terra Group secured the project’s Temporary Certificate of Occupancy (TCO) this April. The Standard Residences in Midtown Miami

Marking Midtown’s first new condo development in about seven years, The Standard Residences secured its TCO this April. Developers Rosso Development, Hyatt, and Midtown Development are now moving forward with closings at this residential-only building.
Designed by Arquitectonica, The Standard Residences stands 12 stories tall with 228 luxury residences. Units range from 432 to 965 square feet, with studio to two-bedroom layouts. Despite its partnership with the New York-based hospitality brand, the building does not include a hotel component. In addition to modern interiors by Urban Robot Associates, homes feature open-concept kitchens with top-of-the-line appliances, premium wood-inspired flooring throughout, custom bathrooms with double vanities and dual showerheads, and other high-end touches.

Developers Related Group, Tricap, and Sydell Group confirmed that the building is over 90% sold, with closings officially underway. The Arquitectonica-designed NoMad Residences stands nine stories tall with 329 turnkey condos. Each fully furnished home features avant-garde interiors by DesignAgency, with units ranging from 464 square feet to 931 square feet, with a choice of studios to two-bedroom residences.
The building’s standout amenities are the newly opened 13,000-square-foot Casa Tua Cucina on the ground floor and a restaurant helmed by James Beard Award–winning chef Leo Robitschek, slated to debut later this year. Closings are already underway at the landmark address after receiving TCO. Partners Raycliff Capital, Miami Design District Associates, Fort Partners, and Constellation Hotels Holding Ltd. officially launched sales for their Fouquet’s-branded development in April, bringing the Parisian luxury hospitality brand to South Florida. Designed by MKDA’s Miami-based practice, the eight-story development will comprise 49 luxury condo-hotel residences with interiors by hospitality-focused design firm AvroKO. After securing a construction loan last August, Ian Bruce Eichner, CEO of Continuum Company, announced the successful top-off of La Baia North this April, keeping the project on track for a 2027 delivery. Located just 80 yards away, sister project La Baia South was completed earlier this January.
Designed by Revuelta Architecture, the boutique waterfront development rises eight stories with 57 ultra-luxury residences. META Development, a joint venture between Miami-based Lucid Investment Group and Brazil-based Iron Capital, broke ground this April on its boutique Coconut Grove project, making it the latter group’s first Miami development to enter construction. The project was last reported to be 60% presold.
Designed by Kobi Karp, the six-story boutique building will comprise just 14 luxury residences ranging from 1,900 to over 2,600 square feet. Interiors by renowned Brazilian designer João Armentano will embrace a quiet luxury aesthetic through muted palettes, natural wood and stone finishes, gourmet kitchens, spa-inspired baths, and expansive terraces designed for indoor-outdoor living.

Developers Constellation Group and Boschetti Group broke ground on the 30% presold CORA Merrick Park in April. Among the first condominium developments in Coral Gables to place wellness as its North Star, the project has engaged Lamarca Well as its wellness consultant to help with programming and pursuing a building certification from the International Well Building Institute (IWBI).
The Arquitectonica-designed condo will rise 13 stories with 74 residences, featuring interiors by Urban Robot. Units will range from about 700 to 2,700 square feet, with organic finishes including wood, stone, and marble. There will be a selection of 13 distinct floor plans curated for biohacking and longevity.
Amenities at CORA Merrick Park will include spa facilities with red-light-therapy panels and health monitoring systems, a fitness center, contrast hydrotherapy pools, and a dedicated wellness concierge. El-Ad National Properties has secured preliminary approval from the North Bay Village Planning & Zoning Board for a height increase tied to its proposed tower at 7913–7915 West Drive. The developer is seeking to exceed the previously approved 22-story limit granted to the former owner, making way for a taller 26-story luxury condo.
Redesigned by GarciaStromberg, the waterfront development will feature 94 luxury residences with expanded floor plans. Units will range from approximately 1,158 to 6,640 square feet, with one- to four-bedroom layouts and pricing anticipated to average above $2 million. The revised plan includes 30,848 square feet of amenities, including a resort-style pool deck.

Anantara Miami Resort & Residences in Edgewater

Miami’s One Thousand Group, known for impeccable projects such as One Thousand Museum and Paramount Bay, has partnered with Thailand-based Minor Hotels to debut the first Anantara presence in the United States. The hospitality brand, recently spotlighted on season three of HBO’s The White Lotus, takes its name from the Sanskrit word for “without end.”
Planned for the 1.6-acre site at 3601 Biscayne Boulevard, Anantara Miami Resort & Residences—previously known as Tower 36 before securing its hotel branding—will sit just minutes from I-95 and offer convenient proximity to both the Design District and Midtown. Designed by Kohn Pedersen Fox alongside ODP Architecture & Design, the 50-story tower will feature 100 private condominiums, 120 rentable resort residences, and 50 hotel suites. Milan-based Patricia Urquiola leads interiors, with this being her first U.S. residential project.
The hotel component will occupy the three lower levels of the tower, with the resort residences and private condominiums above. Amenities will center heavily around wellness, including a dedicated vitality center featuring longevity programming focused on movement, nutrition, and recovery. The project will also feature a pool terrace and a helipad. Sales are expected to launch later in the year.
28-Story Luxury Condominium by Terra Group in South Beach

Terra has submitted plans for a new 28-story building at 1250 West Avenue in Miami Beach, replacing the existing Bay Garden Manor Condominium. Originally developed alongside JDS Development Group, Terra confirmed the firm exited the partnership earlier this year as plans for the 1.91-acre site continue moving through the Miami Beach Development Review Board.
Designed by ODP Architects, the updated proposal calls for 106 residences with expansive floor plans ranging from 1,692 to 5,066 square feet. The project replaces an earlier concept that envisioned 100 condos and a 180-seat ground-floor restaurant. Amenities are expected to include ground-level and rooftop swimming pools, a padel court, a spa, an expansive fitness center, more than 1,600 square feet of commercial space, and 250 parking spaces.

Aria Reserve North Tower in Edgewater

Developer Melo Group announced that Aria Reserve North Tower is nearing completion after topping off in record time last July. The bayfront property’s South Tower received its Temporary Certificate of Occupancy (TCO) in June last year.
The 62-story, Arquitectonica-designed twin towers will be home to 782 luxury condos, 399 of which will be in the North Tower. Homes range from 1,028 to 3,289 square feet, with one- to four-bedroom layouts. All units feature direct water views, 11-foot-deep terraces, east-to-west flow-through floorplans, and a dedicated office or bonus room. Interior design will be by MORADA Haute Furniture Boutique.

After topping off last October, 600 Miami Worldcenter remains on schedule for delivery later this year as exterior work continues to advance. Developed by Aria Development and Merrimac Ventures, the high-rise was intentionally designed without on-site parking, with residents instead benefiting from access to Miami Worldcenter’s parking infrastructure.
Designed by Revuelta Architecture International, the short-term-rental-friendly tower stands 32 stories tall with 606 turnkey condos. The demolition of the former Mandarin Oriental Hotel this April ushered in a new chapter for luxury redevelopment in Brickell Key, clearing the way for the Residences at Mandarin Oriental, Miami. The milestone comes just one month after the two-tower development set a new mainland-Miami pricing record with the sale of two penthouses at $49.9 million each.
Designed by Kohn Pedersen Fox Associates (KPF), the 850-foot South Tower will feature 228 condos with wraparound balconies and rich interiors by renowned Parisian designer Tristan Auer. Owing to its island location, all residences in the 66-story tower will be privy to panoramic water views. The shorter Mandarin Oriental North Tower will rise 426 feet with 121 guest rooms, 70 private condos, and 28 turnkey condo-hotel units.

Developer Naftali Group announced two new culinary additions to the ground-floor retail component of its under-construction tower at the Miami Worldcenter: new Japanese dining concept ITO-Kaya and Malibu-born wellness café SunLife Organics.
With architecture by Arquitectonica and interior design by New York’s Rockwell Group, JEM Private Residences will top off at 67 stories, offering a mix of 278 condos and 530 rental units. The tower’s residential condos will range from 575 to 2,062 square feet and start from the 43rd floor.

Ahead of the project’s official June sales launch, developers 13th Floor Investments and Key International unveiled new details about Brickell’s upcoming Nobu-branded residences, which will be guided by a wellness-driven concept centered around biohacking and longevity.
At the heart of the project’s amenities is the Nobu Wellness & Longevity Spa, a one-of-a-kind service that will include cryotherapy chambers, hyperbaric oxygen suites, ozone treatments, an IV peptide therapy lounge, and physical-therapy suites. Complementing the experience will be an 86-foot sunset pool, a saltwater rejuvenation pool, hot- and cold-plunge pools, and a lap pool set within an indoor-outdoor spa garden. Movement enthusiasts will further appreciate access to padel courts and sport simulators.
Designed by Foster + Partners in collaboration with Sieger-Suarez Architects, 619 Brickell by Nobu will rise 74 stories with 296 luxury condos. Residences will feature keyless entry, 9-foot ceilings, rain showers, and a suite of smart-home integrations. The project’s 90,000-square-foot amenity collection will also include a ground-floor Nobu restaurant, marking the brand’s second Miami-Dade location, alongside a residents-only Nobu cafe and bar by the pool deck.

St. Regis Residences Sunny Isles in Sunny Isles Beach

Partners Fortune International Group and Château Group, of The Ritz-Carlton Residences at Sunny Isles Beach fame, closed on a $113.75-million construction loan while unveiling plans for the full-floor oceanfront spa at St. Regis Residences Sunny Isles. This latest financing brings the project’s total funding to $532 million as vertical construction continues on the South Tower and the North Tower prepares to break ground later this year.
Spanning 10,000 square feet, the oceanfront spa will offer top-tier services including facials and massages, an infrared sauna, an aromatherapy steam room, a cold plunge and hot tub, relaxation lounges, and premium products from Secrets De Sothys and Davines. Residents can also expect a champagne and tea bar, a salon, and a nail studio.
Designed by Arquitectonica, the two-tower St. Regis Residences will rise 62 stories each, with a total of 320 luxury residences. Units will range from 1,785 square feet to 5,674 square feet and feature interiors by São Paulo-based Anastassiadis. Landscape architecture firm EDSA will oversee the green spaces.
Besides access to the St. Regis’ benchmark butler services, these residential-only towers will offer 70,000 square feet of amenities. Highlights include a private beach club, two public restaurants (beachfront and lobby), three ocean-facing pools, a separate sunset-facing pool, a wellness center and spa, pickleball and padel courts, a residents’ club with a dining area, a clubhouse with a cognac room, clubs for kids and teens, a wine bar, gaming rooms, a coworking center, a pet spa, and 10 guest suites (available for rent by owners).

Colette Residences in Brickell
Groundbreaking: 2026 | Completion: 2028

META Development completed its Brickell Avenue assemblage and secured $18.5 million in financing to fund predevelopment for its upcoming boutique project. Finalizing the site, the developer acquired condos at Houses of Brickell for a combined $11 million, adding the 0.8-acre parcel at 1880 Brickell Avenue.
A stone’s throw from North Brickell’s high-rises and bustling energy, Colette Residences embraces a pace of life that’s more serene and residential. Designed by Brazilian firm OSPA, the five-story building will feature only 38 luxury residences, with layouts beginning at a generous 2,145 square feet. Each residence will have a private storage unit and covered self-parking for two or three vehicles with EV charging.
Highlight amenities will include a 50-foot rooftop pool with private cabanas, a 5,200-square-foot sun deck, a wellness spa with a jacuzzi and steam room, a screening room, a meeting room, and a children’s playroom.

Casa Cipriani Miami in Mid-Beach

With BH Group providing a $55.5-million loan, developers 13th Floor Investments and Midtown Equities have now secured a combined $105 million in financing to advance plans for their Miami Beach development. The Casa Cipriani brand already has two successful locations in New York and Milan, while its parent brand, Cipriani, is behind two residential developments in Miami: Mr. C Residences Bayshore Tower in Coconut Grove and Cipriani Residences Miami in Brickell.
The 19-story tower, designed by New York-based Brandon Haw, will feature a modern interpretation of the glamorous Art Deco style emblematic of Miami Beach. The landmark project will harmoniously blend the city’s unique character with Cipriani’s signature hospitality and refined dining experiences, all set against the idyllic backdrop of the Atlantic Ocean.
The oceanfront building will offer 23 ultra-luxury condos, a 36-suite boutique hotel, and a private members’ club as seen in Milan. Amenities will include a Cipriani Spa, a signature restaurant and club lounge, a pool, a library, a children’s playroom, and EV charging stations.
Prices at Casa Cipriani Miami start at $25 million.
Continuum Club & Residences in North Bay Village
Groundbreaking: April 2025 | Completion: July 2028 (first tower)

Partners Continuum Companies and Aksoy Holdings secured $344 million in financing to facilitate the construction of the waterfront development on Kennedy Causeway. The package includes $261 million in financing for the project’s first phase and an additional $83 million allocated toward predevelopment work for phase two, a condo-hotel.
Designed by Arquitectonica, 36-story Continuum Club & Residences West will possess 236 luxury condos, all featuring uninterrupted bay views thanks to 80-foot view corridors on either side of the glass tower. Interiors will be by Funda Durukan of Durukan Design, while London-based Martha Schwartz Partners (known for a climate-conscious approach) will oversee landscape design. Residences will range from 800 to 4,000 square feet, and first buyers will receive a private yacht-club membership.
With over 60,000 square feet of indoor-outdoor amenities, residents will have access to a marina with boat pickup and drop-off, a bayfront pool, a separate sun pool, a world-class spa, a double-height indoor sports court, a golf simulator, a waterfront workspace terrace, an outdoor covered dog park, a kids’ outdoor splash pad, a teen game room, and a Tesla house-car service.
Phase two, Continuum Club & Residences East, was approved in June of last year. The building will rise 40 stories, offering a mix of 300 condos, 273 hotel rooms, 20,232 square feet of restaurants, some retail and meeting spaces, and a 20-slip marina.

Mercedes-Benz Places in Brickell

JDS Development is facing possible foreclosure at Mercedes-Benz Places after lender CWRE SSF Flamingo Capital LP filed an $80.4-million lawsuit tied to the construction loan. The Cottonwood affiliate, which recently took over the loan from Maxim Credit Group, alleges the borrower defaulted after missing the January 15, 2025 maturity date. Nearly $20 million in accrued interest is also being claimed as outstanding.
Legal pressure extends beyond the loan dispute, with six construction vendors also pursuing lien foreclosure claims against the developer. Meanwhile, presales at the Mercedes-Benz Places have reportedly reached approximately $450 million. Construction on the project has already progressed past ground level, although timelines could now be facing delays. JDS Development has stated it’s in active discussions with the lender in an effort to reach a swift resolution.
Designed by SHoP Architects and ODP alongside Mercedes-Benz’s design team, the project would comprise two towers of 60 and 64 stories, defined by a striking stacked-box profile. The towers would be home to a combined 1,195 luxury condos inspired by the car brand’s signature German precision.
Planned amenities include a rooftop pool deck with a “Silver Arrow Lounge,” sun and garden pools with F&B service, a series of saunas, an onsen ritual circuit with cabanas, a Himalayan salt room, a fitness center, padel courts, a custom Mercedes-Benz race-car simulator, coworking spaces, a screening room, a recording studio, a dog run, a kids’ room, and a children’s playground. There would also be two signature restaurants, a café, and a cocktail bar.
Potential Bulk Buyout of the St. Louis Condo in Brickell Key

As prime waterfront development opportunities become increasingly scarce, Related Group and Terra Group are reportedly pursuing a buyout of the St. Louis Condo in Brickell Key. Market sources estimate pricing could approach $1.5 million per unit, valuing the transaction at near $200 million.
Completed in 1995, the 31-story condominium comprises 134 residences with two- to four-bedroom layouts. Negotiations between the developers and a group representing nearly 80% of unit owners have reportedly been ongoing for months, with closing expected next year.
Interest in a bulk sale has been growing among owners at the St. Louis for nearly two years, accelerated by recent property damage linked to the implosion of the nearby Mandarin Oriental hotel, which is being redeveloped into the two-tower Residences at Mandarin Oriental, Miami.
Should the transaction move forward, it would mark the first redevelopment of an existing condominium building on Brickell Key since the island’s original buildout decades ago.
6.6-Acre Assemblage Listed for $500 Million in Downtown Miami
One of the last major assemblages in Downtown Miami has officially hit the market with a $500-million asking price. Spanning 6.6 acres in Park West, the offering is being marketed by owners Michael Simkins, of Lion Development Group, and Marc Roberts, of Marc Roberts Companies, as a large-scale urban opportunity framed by its premier location, development scale, and flexible zoning.
The largest parcel spans approximately 4.1 acres at 1151 Northwest First Avenue, positioned adjacent to the upcoming I-395 Signature Bridge and Underdeck Park projects. The site also sits near the Miami Worldcenter, the nearly complete E11EVEN Club Hotel & Residences, the Kaseya Center, the Adrienne Arsht Center for the Performing Arts, Museum Park, and the Brightline train service at MiamiCentral.
Current zoning and FAA regulations permit up to 4.7-million square feet, with approximately 3,301 residential and hotel units at heights of up to 650 feet. Developers could potentially expand the project to more than 10-million square feet and over 6,600 units through Florida’s Live Local Act.
