With available condo inventory running tight, South Florida’s pre-construction condo industry is flourishing. Developers are accelerating construction efforts to deliver their projects to a growing population of buyers looking for luxury living in Fort Lauderdale and Palm Beach.

This December, La Clara opened its doors to welcome its first residents, Jeff Greene secured approval for his two-tower condo complex in West Palm Beach, and two waterfront condo projects were announced for West Palm Beach.

The fully sold-out La Clara is now open and ready to move in, with some resale units available. After starting closings in June 2023, the waterfront condo completed its final touches by August. Developed by Toronto-based Great Gulf and Terrace Mountain, the luxury development embodies a design philosophy that echoes its name, La Clara, which means “clear” in Spanish.

Designed by Stantec’s Miami studio and Hariri Pontarini Architects, La Clara stands 25 stories tall with 83 bright and airy residences. Set along the Intracoastal at 1515 South Flagler Drive, the exquisite tower carries a modern, contemporary aesthetic. With generously sized floor plans starting at about 1,500 square feet, all residences open up to expansive private terraces with romantic water views, an outstanding combination for anyone seeking the ultimate waterfront luxury. 

Besides top-of-the-line design features, residents have access to outstanding amenities such as a Tammy Fender skincare concierge, the Onblonde Pet Spa + Boutique, and wine tastings courtesy of the Virginia Philip Wine Spirits & Academy. Developer Related Group announced the completion of its fully sold-out beachfront development in Pompano Beach this December. Designed by Miami’s Arquitectonica, the 20-story Solemar features an undulating façade evocative of ocean waves. 

With interiors styled by Meyer Davis Design Studio, each of Solemar’s 105 residences provides luxurious touches such as Italian kitchens with branded appliances, sprawling master baths with soaking tubs, innovative smart home tech, and access to the Related Living app. Each residence further comes equipped with DARWIN, a Home Wellness Intelligence Network, along with breathtaking views of the Atlantic Ocean and Intracoastal Waterway.

Besides direct beach access, residents now have access to amenities such as a sunset pool, a sunrise pool overlooking the ocean, a stunning pool deck, spa treatment rooms, a massive wine-tasting salon, a covered pavilion with bar​, a club room with multimedia and gaming table, a fitness room, and a 13,000 square-foot terraced green space featuring BBQ grills plus a relaxing hammock lounge.

Prices started at $1.5 million, with a choice of 2- and 3-bedroom residences.

Jeff Greene’s Twin Towers – West Palm Beach

Jeff Greene’s Twin Towers – West Palm Beach

Billionaire Jeff Greene, who has an assemblage of about 25 acres in the Currie district, is approved to build a two-tower condo complex at 2175 and 2251 N. Flagler Drive across the street from the Intracoastal and Currie Park. Greene had proposed condo plans for the 4.5-acre site in 2019 but didn't follow through. The developer went back to the drawing board after the city rezoned the 65-acre Currie Mixed-Use District to permit taller and denser developments in 2021. 

Greene’s original plans for the project included two Herzog & de Meuron-designed towers connected by a parking/amenity podium. Besides carrying 152 high-end condos, the project would also have a combined 678,000 square feet of sellable space and 325 parking spots. Planned amenities would include a pool, a spa, a gym, and a dining/party room. 

The developer is using a height bonus to build the 350-foot-tall pair of towers. In exchange, Greene will be contributing $6 million towards the extension of Northwood Road from North Dixie Highway to the Currie Park entrance.

Clear Lake Condo Tower – West Palm Beach 

Clear Lake Condo Tower – West Palm Beach

Palm Beach’s Morrison family and Allan Adelson, a developer of The Bristol Palm Beach, plan to build a luxury condo tower overlooking Clear Lake. Envisioned to bring “affordable luxury” to West Palm Beach, the 25-story condo will feature extra-large floor plans fit for a family of five, long hallways, and unobstructed water views. Amenities will likely include a rooftop pool deck with sweeping views.

Prices are expected to start at about $1 million.


Stephen Ross’ Shorecrest – West Palm Beach

Stephen Ross’ Shorecrest – West Palm Beach

Miami Dolphins owner Stephen Ross will soon be launching sales for his second waterfront condo project in West Palm Beach at 1901 N. Flagler Drive. The land is currently home to Temple Israel and is also across the street from the Intracoastal. The billionaire developer will include the temple and build a new preschool as part of this new condo development.

Designed by Roger Ferris, a notable contemporary architect, Shorecrest will rise 26-27 stories with 140 condo residences. The temple and its offices will occupy two floors in the brand-new high-rise, with condo residences perched in the 20 stories above. The preschool will be on the ground floor of the west side of the building, while a five-story parking garage will rise above the school.

Shorecrest’s sales gallery is expected to open this month at The Square, with sales and marketing handled by the Corcoran Sunshine Marketing Group.

Prices are expected to start at $1.5 million.

Salato Residences – Pompano Beach

Salato Residences – Pompano Beach, FL

Philadelphia-based U.S. Development has tapped Douglas Elliman to lead sales and marketing for its latest condo project at 305 Briny Avenue in Pompano Beach. Elliman, in turn, is partnering with IMI Worldwide to market the project. Previously called Briny Residences, the project will replace a small apartment building on the site.

Located only a block from the beach, Salato will offer the “ultimate intimate living experience” with all the amenities generally found at larger condo projects. Designed by Delray Beach-based Randall Stofft Architects, Salato will rise nine stories with 40 luxury residences starting at about 2,100 square feet. Units will further feature extra-large, 14-foot-deep terraces ranging from 320 to 746 square feet.

Amenities at this mid-rise condo will include a 20,000-square-foot amenity deck, complete with an ocean view pool, bar, and spa. Other amenities will include a wellness lounge with a nutrition bar and beverage service, a fitness center, private wine lockers, as well as full-time beach and pool attendants.

Prices start at just under $2 million, with a choice of 2,106 to 3,354 square foot residences.


Diplomat Landing – Hollywood Beach

Diplomat Landing – Hollywood Beach

Adding to their 3.5-acre development parcel at 3210-3690 South Ocean Drive, co-developers Related Group and BH Group closed on a $21.5 million deal in December. Located on the west side of the hotel and convention center, the parcel brings the total square footage to 5 acres.

Fronting the Intracoastal Waterway, the two-tower Diplomat Landing will rise 37 stories across the street from the Diplomat Beach Resort. Designed by Cohen Freedman Encinosa & Associates, the luxury condo tower will be home to 350 residences. 

Highlight amenities will include a beach entry pool with 14 cabanas, a spa, a pickleball court, a health club, a club room, a business center, and a lounge. While the condo residences will range from 850 to 1,750 square feet, the ground-floor townhouses will range from 1,850 to 2,350 square feet.

There will also be a 42-story, 500-key Hilton Hotel with 68,000 square feet of retail part of the new construction at 3690 S. Ocean Dr.


Alina 220 – Boca Raton

On track for a 2024 completion, developer El-Ad National Properties flew in a rooftop lap pool to top off Alina 220. The three-tower Alina Residences are more than 70% sold, with Phase 1, aka Alina 200, already complete, while Alina 210 and 220 are nearing completion.

Designed by architect Peter Stromberg of Garcia Stromberg, the recently topped-off Alina 210 stands 9 stories tall with 30 exquisite, corner residences. The mid-rise features only four residences per floor, along with stunning views of the Boca Raton Resort & Club golf course. Once complete, residents will enjoy amenities like aroma steam rooms, a private spa with a dry sauna, a salon/treatment area, private locker rooms, a state-of-the-art fitness facility, and a bungalow-style pool with cabanas. 

The under-construction Alina 220 is approved to house 152 artful units in nine stories. Together, the three Alina towers will offer a total of 303 luxury residences. Shared facilities at the Alina complex will include two acres of outdoor amenities, including of multiple pools with cabanas, fire pits, a rooftop spa, dedicated yoga areas, highly appointed club rooms, two dog parks, and more.

Prices for remaining units at Alina 210 start at about $4 million, with a choice of three- to four-bedroom + den residences. Prices start at $1.7 million for Alina 220, with a choice of one- to four-bedroom residences.


The Ritz-Carlton Residences – Pompano Beach

The Ritz-Carlton Residences – Pompano Beach

In the city’s largest residential construction financing yet, developers Fortune International Group, Oak Capital, and Fairwinds nabbed a $259 million loan to build their residence-only Ritz-Carlton in Pompano Beach.

Designed by Revuelta Architecture International and Italian starchitect Piero Lissoni, the two Ritz-Carlton towers will stand separated by South Ocean Boulevard. Called the Beach and Marina Towers – one will stand facing the ocean while the other will face the Intracoastal with a private marina. Together, they will represent Pompano Beach’s most expensive luxury address yet. The 205-unit waterfront development will be strictly residential, with no hotel component on-site. 

Set on a 4.5-acre site, the 32-story Beach Tower will count 117 ultra-luxury residences, while the 14-story Marina Tower will be home to 88 luxury residences. Water views will be available from all residences in these shoreline towers.

Rising against 250 linear feet of water frontage, each tower will feature fully finished residences with spacious floor plans. All residences will come outfitted with Italian-designed kitchens, top-of-the-line appliances, laundry rooms with full-size washer and dryer, plus walk-in closets in all primary bedrooms.

The highly anticipated Ritz Carlton Pompano Beach will feature over 35,000 square feet of resort-style amenities with curations by Lissoni. Among these are a private marina and yacht club, an oceanfront beach club, tropical pool decks, multiple sports courts, indoor-outdoor social areas, a piano bar, a wine lounge, a residents-only restaurant, and much more. There will also be stellar guest suites, available for the exclusive use of friends and family of the property’s residents.

Prices for remaining units start at $1.3 million for a one-bedroom residence.

Related’s Apogee-branded Condos – West Palm Beach

Rejecting Related Group’s rezoning request and waivers, West Palm Beach’s planning board stated that the proposal did not comply with its land development regulations. Related is pushing plans to build a 46-unit condo tower with a two-story parking garage and rooftop amenity deck at 4906 North Flagler Drive. The developer will go back with amended plans.

Designed by Miami’s prolific Arquitectonica, the brand-new Apogee tower is expected to rise 25 stories with 46 waterfront residences. There would be no more than two units per floor, each with three bedrooms. Units are expected to range from 2,754 square feet to 2,902 square feet. 

Boasting 16,828 square feet of indoor amenities, the new construction condo development is likely to feature two pools along the waterway and a pool deck on the third floor. Of the 105 parking spaces, five will come perched on the ground floor, with the remaining 100 spread across levels two and three.

Newgard Development Group acquired an upzoned development site this December. The Miami-based developer paid $31.2 million to Kushner and Aimco for the 1-acre parcel at 200 West Broward Boulevard, located near the Brightline station.

This parcel is one of three properties acquired by New York-based Kushner and Denver-based Aimco in early 2022 for $49 million. Later, the developer duo secured a zoning change to build a mixed-use development at the highest density, looking to deliver about 1,300 residential units, a hotel, retail, and office spaces across four towers. 

Out of this, Newgard’s new acquisition is entitled to hold 381 units, about 8,200 square feet of commercial space, and 426 parking spots in a 49-story tower. If built to its pre-approved height, the high-rise could also become the tallest building in Fort Lauderdale.
