July 2023: Fort Lauderdale & Palm Beach New and Pre-Construction Condo News

Since a massive business migration to Miami and South Florida become during the pandemic, the momentum to develop new and more luxurious condo towers for new residences and investors continues. With many buyers seeking to relocate closer to the beach, South Florida developers are on a roll. 

This July, Related Group continued its northward expansion from Miami by announcing its next Apogee-branded condos for West Palm Beach. Tiger Woods-backed Wellington Lifestyle Partners are seeking approval to build a 600-acre community in the winter equestrian capital of the world. And, Frisbie Group and Hines are now in the clear to go ahead with their plans to build the waterfront South Flagler House in West Palm Beach

Related Group’s Apogee-Branded Condos – West Palm Beach

Related Group’s Apogee-Branded Condos – West Palm Beach


Riding on the success of its 
Apogee-branded condos in South Beach and Hollywood Beach, Related Group is now seeking approval to build a luxury, 46-unit tower in West Palm Beach. Submitted to the city of West Palm Beach for rezoning, the Miami-based developer wants to build its next waterfront, Apogee condo community at 4906 North Flagler Drive. Related acquired the 1.45-acre parcel for $16 million in July 2022.

Designed by Miami’s award-winning Arquitectonica, the brand-new Apogee Tower is expected to rise 25 stories with 46 waterfront residences. There would be no more than two units per floor, each with three bedrooms. Units are expected to range from 2,754 square feet to 2,902 square feet. Boasting 16,828 square feet of indoor amenities, the new construction condo development is likely to feature two pools along the waterway and a pool deck on the third floor. Of the 105 parking spaces, five will come perched on the ground floor with the remaining 100 spread across levels two and three.

Introducing the luxury hospitality brand to this part of town, Related Group could soon develop a Ritz-Carlton-branded condo community at 1717 North Flagler Drive in West Palm Beach. The Miami-based developer purchased the 0.68-acre waterfront parcel for $4.37 million in 2021, along with a 1.8-acre neighboring site for $9.5 million the same year. Further, Ritz-Carlton recently signed a condo license agreement with the Related Group and BH Group for the same waterfront property. More details to follow.

Wellington Lifestyle Partners, with backing from investors Tiger Woods, Justin Timberlake, Tavistock Development’s Joe Lewis, and ex-eBay entrepreneur Jeff Skoll, submitted plans to the village’s planning board to approve its upcoming condo and single-family home community in Wellington. The proposal seeks land use and zoning changes in the equestrian heart of the community.
 

Pending approval, the 109-acre Wellington North would feature 22 single-family homes, 278 condos and a host of sports club amenities. Highlight amenities would include a dozen tennis courts, a dozen pickleball courts, a dozen paddle courts, putting greens, four pools, sports fields, a driving range, plus an 80,000-square-foot field house with a fitness center, spa and indoor sports.

Wellington South is likely to feature 148 single-family homes, along with a lake and pickleball courts. The 600-acre project also entails the expansion of the Wellington International equestrian facility and showgrounds.

Frisbie and Hines’ South Flagler House – West Palm Beach

After almost two years of legal dispute, Palm Beach-based Frisbie Group and Houston-based Hines can now move forward with their plans to build the waterfront South Flagler House. Two Roads Development took the joint venture to court, claiming the pair had stolen its plans and designs for a similar project by appearing to partner with it and further obstructed the former’s deal to buy land from Palm Beach Atlantic University. After a July ruling, the claim now stands settled.

Located at 1355 S. Flagler Drive, South Flagler House will be home to a 28-story, 82-unit luxury condo tower along with seven townhomes. The 3.4-acre community is designed by the prestigious Robert A.M. Stern Architects (RAMSA). Developers Frisbie and Hines had already launched sales for the waterfront condo project before litigation, with its condos starting at $10 million and townhouses priced at $75 million. We’ll be keeping a watch on further details on the project and how the developer duo intends to materialize its plans.
