Miami’s New and Pre-Construction Condo Update: February 2018

Check out who scored a hat trick of accomplishments, which celebrity-backed pre-construction topped-off and who got approved for more (but smaller) condos. Read on for our February round-up on condo pre-construction news:
Closings Underway
Hyde Midtown – Midtown
There was much to celebrate for Dezer Development and the Related Group this February. Not only did their ultra-luxury development start with closings, but also received its TCO and began the installation of curated artwork. A 410-unit and 60-key condo-hotel, residents here have access to a tennis court, bocce court, multiple pools, spa, lounge, private theater, retail spaces, resort’s amenities and more.
Prices for remaining residences start in the low $400s
Jade Signature – Sunny Isles Beach
At 96% sold, closings are underway for the 192-unit Jade Signature. The fourth Jade building by Fortune, amenities here include boat slips, private beach access with a full range of services, resort-style pool and deck, entertainment lounge with billiards, exclusive clubroom with kitchen, spa with relaxation zone, a coed Hammam, yoga deck and much more.
Prices for remaining residences begin at $4.8 million and 3,312 sq. ft.
Top-off
One Thousand Museum – Downtown
The moment is finally here! Zaha Hadid’s last masterpiece just topped-off at 709 feet. The feat was celebrated with an on-site party and flag hoisting ceremony. Full completion is expected to take place by year-end. The ultra-luxury development brings its residents an 8th floor pool deck and fitness center, 9th floor spa and relaxation sky lounge, plus a 5,600 sq. ft. ground-level restaurant, among a host of other special features.
Prices range from $5.5 million to over $20 million, with a choice of half-floor units, two-story duplexes and full-floor penthouses
Construction Underway
One River Point – Miami River
Foundation work has begun for the 60-story, twin-tower One River Point. Once complete, this luxury development will be Florida’s tallest. FAA-approved to reach a height of 928 feet above ground; One River Point is all set to surpass its rival, the Panorama Tower at Brickell that stands 868-feet-tall.
Expected to go vertical in 2019, the project is designed by Uruguayan starchitect Rafael Viñoly. Highlights include a dramatic floating Sky Bridge connecting the towers, a signature waterfront restaurant, largest riverfront full-service pool, B&B Italia-furnished cabanas, a sculpture garden, pet spa, curated exhibition spaces and much more.
Approvals
Missoni Baia - Edgewater
Developer OKO Group has the Urban Development Review Board’s approval to build a taller Missoni Baia with more units. According to approved design tweaks, buyers will have more choices with the number of units increasing from 146 to 249. The branded building will also feature 76 extra parking spaces bringing the total up to 399. To accommodate these tweaks, the tower’s floor plate will fan out from the current 771,000 sq. ft. to 838,000 sq. ft., and top-off five feet higher. Additionally, residences will go smaller in-keeping with the latest trend and demand for micro units.
Prices start at $500,000, with a choice of one to five bedrooms
Planned
Sunset Harbour condos by Deco Capital Group – South Beach
After purchasing the animal clinic at 1730 Bay Road, Deco Capital Group has all the pieces in its assemblage to develop a new mixed-use condo project. Plans for the lot include a structure with 12 condos, 20,000 sq. ft. of retail and parking. Developers intend to break ground some time in 2019.
Other Updates
Privé at Island Estates – Aventura
Team Privé’s been on a roll since the beginning of the year. First, they announced the completion of both towers. Then, they won $26 million in litigations (read this blog for details). And now, they’ve nabbed a $50 million loan to finance their unsold inventory. With only 41 units remaining to be sold, developers have their bases covered.
Sitting on a private island, residents at Privé get to enjoy 70,000 sq. ft. of amenities. Highlights include interiors by Steven G, a huge art collection, two fitness centers, multiple pools, Jacuzzis, a café, hobby rooms, and guest suites plus private marina slips available for sale.
Prices for remaining units range from $2.5 million to over $12 million
