Here’s an update on all of the new developments in preconstruction or under new construction in Fort Lauderdale and the Palm Beach area for August 2023.

— Fort Lauderdale Pre-Construction Condos: Sales Launched
Marina Landings – Fort Lauderdale
Groundbreaking – Late 2023 | Completion – Summer 2024
Developer 13th Floor launched sales for its gated community of 34 single-family homes this August. Set a block north of Marina Mile Boulevard, located at 2300 Southwest 15th Ave, Marina Landings is touted as a unicorn in East Fort Lauderdale, offering design-driven luxury homes at a relatively affordable price point – early bird pricing starts around $1.2 million. Buyers will have four distinct floorplans to choose from to adapt to any lifestyle. They average 2,800 square feet with four bedrooms.
Competitively priced, each high-end home will feature a blend of modern trends and coastal influences. In addition to standard luxury features such as gourmet kitchens, spacious living areas, and private outdoor terraces, buyers will be able to select from a range of designer options to personalize their homes.
Developer 13th Floor purchased the 4.9-acre site from Fort Lauderdale’s First Church of the Nazarene for $6 million via an affiliate.

La Clara – West Palm Beach
Groundbreaking – March 2019 | Completion – Summer 2023
Owners at La Clara can start gearing up to move into their freshly completed luxury condos, and the building has attracted some very some notable residents, including Marvel Studios’ Co-President, Louis D’Esposito among others. Developers Great Gulf and Terrace Mountain started closings this June.
Embodying a design philosophy that echoes its name, La Clara, which means “clear” in Spanish, is a bright and airy enclave of 83 luxury residences. Set along the waterfront at 1515 South Flagler Drive, the 25-story luxury tower carries a modern, contemporary aesthetic designed by award-winning architect Siamak Hariri, best known for the Bahá’í Temple in Chile.
With floorplans starting at about 1,500 square feet, all residences open up to expansive private terraces with glistening water views. Besides top-of-the-line design features, residents will enjoy unique amenities that include a Tammy Fender skincare concierge, the Onblonde Pet Spa + Boutique, and wine tastings courtesy of Virginia Philip Wine Spirits & Academy. Besides this, they will also have an outdoor lap pool, a full-service spa, a fitness center, a lounge with a dining area, a wine cellar, landscaped gardens, and more.
Prices ranged from $2 million to $9 million, with a choice of one-, two-, and three-bedroom residences.

Alba Palm Beach – West Palm Beach
Groundbreaking – August 2023 | Completion – 2025
Co-developers BGI Cos. and Blue Road Group broke ground on their luxury condo this August. Perched at 4714 N. Flagler Dr., Alba Palm Beach will rise 22 stories with only 55 extra-large condo residences. Designed by West Palm Beach’s Spina O’Rourke + Partners, Alba will stand as a sleek tower fronting a private boat dock, with Schmidt Nichols as its landscape architect.
Residences range from generous 2,364-square-foot condos to four, limited-edition townhouses. Each of its luxury units will feature oversized glass-framed terraces with summer kitchens highlighting the panoramic views, Italian-designed kitchens by Italkraft, stainless steel appliances by SubZero and Wolf, and spa-like baths with designer fixtures and finishes.
With more than 25,000 square feet of amenities, residents will gain access to sunrise and sunset pool decks with expansive water views, a Technogym fitness room with a yoga studio and Pilates reformer, a multi-sport simulator room and a theater, a private dining room with climate-controlled wine storage, several private workspaces, and more.
First owners will receive an exclusive one-year complimentary membership to the Palm Beach Yacht Club as a unique buyer’s gift. Alba has also partnered with Magellan Jets, giving owners access to exclusive usage and perks with its fleet of jets.
Prices start at $3 million, with a choice of two- to four-bedroom residences and townhouses.

Diplomat Landing – Hollywood Beach
Approved in June by the Hollywood Planning and Development Board, co-developers Related Group and BH Group further won site plan approval this August for their 37-story condo development. The developer duo also paid $30 million to add a 3.5-acre development site at 3451 S. Ocean Dr. to the project this month, making the entire project site span 3210-3690 South Ocean Drive.
Part of the bigger parcel purchased by Trinity Investments and Credit Suisse Management in a landmark deal worth $850 million, developers Related Group and BH Group will be building the freshly approved condo and Hilton-branded hotel.
Located at 3451-3690 South Ocean Drive, fronting the Intracoastal Waterway, the two-tower Diplomat Landing can now rise across the street from the Diplomat Beach Resort. Designed by Cohen Freedman Encinosa & Associates, the Hollywood Beach condo tower will be home to 350 luxury residences.
Highlight amenities will include a beach entry pool with 14 cabanas, a spa, a pickleball court, a health club, a club room, a business center, and a lounge. While the condo residences will range from 850 to 1,750 square feet, the ground-floor townhouses will range from 1,850 to 2,350 square feet. There will also be a 43-story, 500-key Hilton Hotel on the site.

Steve Ross’ Related Companies Buys RAMSA Project – West Palm Beach
Groundbreaking – 2024 | Completion – 2025
With Palm Beach-based Frisbie Group and Houston-based Hines now free to move forward with their plans for South Flagler House after a favorable ruling in July, the co-developers decided to sell the property at more than triple its value instead of building the project. Frisbie and Hines had been stuck in a legal battle the project’s design and plans with Two Roads Development for almost two years.
Billionaire Stephen Ross’ Related Companies paid $195 million for the waterfront parcel at 1355 S. Flagler Drive. Since the 3.4-acre community was designed by the prestigious Robert A.M. Stern Architects (RAMSA), Ross plans on developing the project to offer “the absolute best standard in residential living." According to its original plans, South Flagler House would be home to two, 28-story luxury condo towers featuring 82 units, along with seven townhomes.
Frisbie and Hines had already launched sales for the waterfront condo project before litigation in 2022, with condos pitched at $10 million and townhouses priced at $75 million.
Prices are expected to start at $7.5 million.

Oasis – Hallandale Beach
Groundbreaking – April 2023 | Completion – 2026 (all 3 phases)
After its West Tower broke ground in April (with completion scheduled for 2025), developer Giuseppe Iadisernia announced its East Tower is expected to break ground in 2024. A highly curated, one-of-a-kind, mixed-use project, Oasis Hallandale Beach will rise next door to the Village at Gulfstream Park horse racing, casino, and entertainment facility. Its two iconic glass towers will also be home to multiple offices, restaurants, and retail spaces.
Designed by Bernardo Fort-Brescia of Miami’s award-winning Arquitectonica, the two Oasis Hallandale towers will rise 25 stories with 250 luxury residences each. Every unit on the project will feature expansive balconies, imported Italian cabinetry, and high-end fittings.
Besides stunning water features and a centerpiece, multileveled waterfall, residents will be treated to six levels of amenities. Some of the highlights include two swimming pools with cabanas, a children’s splash pad, a fitness and wellness center, a lounge bar with pool tables, elegant lobbies, a mini soccer field, a golf simulator, a ping-pong room, indoor and outdoor movie theaters, a children’s playroom, a pet park, electric car chargers, and more.
Prices range from $600,000 to $3.5 million, with a choice of one- to three-bedroom residences.
Selene Oceanfront – Fort Lauderdale Beach
Groundbreaking – Late 2022 | Completion – End of 2024
With more than 80% sold, now is the perfect time to secure a spot in one of the tallest towers along Fort Lauderdale’s oceanfront. Designed by Miami’s prolific Kobi Karp Architects, Selene Oceanfront will be a pair of 26-story condo towers with a total of 194 luxury residences.
The tropical-modern Selene Oceanfront was designed to enhance ocean and city views. Its elevated amenity decks will be positioned to maximize exposure to sunlight, while fully utilizing the space between the two towers. All residences will feature flow-through contemporary floor plans, interiors by ID & Design International, and 10-foot-deep balconies with glass railings.
Highlight amenities at Selene Oceanfront include an elevated pool deck overlooking the ocean, a resort-style pool, a 75-foot lap pool, a poolside entertainment area with multiple firepit lounge areas, and a shaded pool bar. Located less than a mile from Las Olas Boulevard, residents will further gain access to a Seasons gathering lounge, The Wave entertainment lounge with simulated video experiences and card tables, a two-story fitness center, a theater room, a coworking center, a 5,300 square-foot restaurant, a dog run, and more.
Prices for remaining inventory start at about $3 million, with a choice of two- and three-bedroom residences.
Alina 210 & 220 – Boca Raton
Groundbreaking – March 2022 | Completion – Late 2024
Having topped off in March 2023, and closer to completion next year, developer El-Ad National Properties announced an exciting lineup of “Golf Villas” in its new construction tower Alina 220, plus awe-inspiring amenities for all the residents of its three-tower complex.
Alina Residences Boca Raton will now feature a PGA Tour-licensed golf and sports simulator within the two-story fitness center at Alina 220, so residents can improve their game and "practice" on some of the world's most iconic courses. They will also be able to create a personalized thermal circuit at the 220 tower; moving through the experience shower, then the sauna, cool down phase, steam room, and final shower.
Designed by architect Peter Stromberg of Garcia Stromberg, phase one of the complex, Alina 200, was completed in March 2021, while Alina 210 and 220 are still under construction. Together, the three Alina towers will offer a total of 303 luxury residences.
Besides stunning views of the Boca Raton Resort & Club golf course, residents of this enclave will have access to high-end amenities such as two rooftop lap pools, a bungalow style pool with cabanas, state-of-the-art fitness centers, a bocce ball court, elegantly appointed club rooms, two dog parks, outdoor yoga spaces, and more than three acres of private outdoor amenity space.
