Clean, quiet, and pristine, this almost forgotten piece of Miami real estate had stood unnoticed for way too long, considering the building boom of the early 2000s skipped over this part of town.
With new zoning rules in place, and a prime waterfront location, Bay Harbor Islands is in for a revival. A multitude of developers has been drawn to the area given the recent surge in demand for luxury housing as South Florida becomes the destination region to live and work. Not to mention, the scarcity of developable waterfront parcels.

From the developer behind the famous Continuum condos in South Beach’s coveted South of Fifth neighborhood, La Baia will be a bespoke waterfront community of only 68 luxury residences. Designed by Revuelta Architecture, La Baia will rise only 8 stories along a calm bayfront, featuring a light, airy aesthetic owing to its all-glass façade.
Big on space, floor plans for the one- to four-bedroom residences at La Baia will range from 1,125 to 2,500 square feet with expansive waterfront balconies – intended to offer a single-family home experience. All residences will feature 9 to 10-foot-high ceilings, wide-plank European wood flooring, custom Italian cabinetry by Snaidero, Miele appliances, Hansgrohe fixtures, marble flooring in the baths, and other luxurious curations by the New York-based Durukan Design.

Up-street from its sold-out sister tower mentioned above, La Baia North will rise 8 stories with 57 high-end residences. Designed by Revuelta Architecture, with interiors by New York’s Durukan Design, the boutique tower will feature a bespoke pool design and lavish landscaping by the renowned C. Wright Studios.
With open floor plans starting at 1,400 square feet, future residents can again expect waterfront terraces with clear glass railings, a den/home office with attached full bath, generous double-closet space, and other refined touches such as European wide-plank wood flooring throughout, exquisite kitchens with custom European cabinetry, and primary baths with dual rainfall showers.

Sophie Bay Harbor Project Overview: A boutique, contemporary-chic mid-rise boasting no more than 6 residences per floor, open atriums, and rippling water features – developed by Allure Development Group.
Designed by Frankel Benayoun Architects, the 7-story Sophie will feature a collection of 26 limited-edition residences. Bay Harbor Islands: Planned Condos We’re Watching
Origin Residences by Artefacto, 9760 West Bay Harbor Drive
What we’re watching? Developed by VDA Miami, this limited edition of waterfront luxury condos will rise 7 stories with plus-den floor plans. Designed by Revuelta Architecture, and partnered with Artefacto, the luxury design and furnishings company, the minimalist building will be home to 27 unique residences. All luxury residences will feature Italian porcelain flooring throughout, fully-accessorized imported Italian kitchens, modern bathrooms with Italian marble, and European cabinetry.
Expected amenities include an 8-slip private marina with direct ocean access, a water sports launch dock, private waterfront cabanas, a rooftop pool with summer kitchen, a fitness center, EV charging stations, and more.
Further, Aventura-based developer BH Group has also recently proposed BH Bay Harbor I & II at 10290 East Bay Harbor Drive and 1165 97th Street, respectively. The condo buildings will feature about 30 condos each. Preliminary designs show the first Studio Baigorria-designed tower to feature 35 condos and 71 parking spaces in a 6-story building. Amenities could include a translucent acrylic pool on the roof, a lounge, a gym, and a spa.
