Kicking off the new year with spicy development news, Fort Lauderdale’s Edition Residences is back as the freshly approved (and bigger) Olakino House. Stephen Ross’ Shorecrest, GL Homes’ Lotus Edge, plus Tate and Related Group’s Bahia Mar are all closer to launching sales. And, the newly approved Ocean Harbor will add 36 luxury residences along the Intracoastal in Fort Lauderdale.

Aileron Residences – Dania Beach
Texas-based Lynd Living launched sales for its first condo project in South Florida this January. Located near the Dania Pointe mixed-use center at 90 North Bryan Road, the 15-story building will rise with 380 condo residences. The 2.9-acre parcel is currently home to a marine industrial building.
Featuring architecture by Coral Gables-based Nichols Architects and interiors by HLS Interior Design, Aileron is expected to break ground later this year. The canal-front residences will carry 33,000 square feet of retail space on the ground floor, along with townhouses and a tiki bar.
Other amenities include a boardwalk, boat slips with boats for rent, two pools, a fitness center, a yoga studio, a juice bar, a community gourmet kitchen, co-working space, and an electric boat rental station. To maintain owner privacy, short-term rentals will not be permitted.
Prices range from $350,000 to about $2 million, with a choice of studios to three-bedroom residences.

Bahia Mar – Fort Lauderdale
Expected to launch sales this October, just in time for the Fort Lauderdale International Boat Show, developer Jimmy Tate announced plans to expedite the development of his and Related’s proposed luxury condos and five-star resort at Bahia Mar. The billion-dollar project won a key, final approval this January.
The transformational development will be home to four condo towers, rising 270 feet each, and offering a total of 350 condo units. There will also be a 256-key hotel tower on the property, topping out at about 300 feet. While the ambitious project will keep Bahia Mar’s original 245-slip marina, the project will deliver a brand-new seawall, public promenade, park, marina village, waterfront restaurant, shops, and offices in Fort Lauderdale beach. The project is expected to break ground by year-end 2026 or early 2027.

Stephen Ross’ Shorecrest – West Palm Beach

Expecting to launch sales early this year, developer Stephen Ross is seeking key approvals for his second waterfront condo project in West Palm Beach at 1901 N. Flagler Drive. The land is currently home to Temple Israel.
Designed by Connecticut-based Roger Ferris, a notable contemporary architect, Shorecrest will rise 26 stories with 140 condo residences. The temple and its offices will occupy two floors in the brand-new high-rise, with condo residences perched in the 20 stories above. The preschool will be built on the ground floor of the west side of the building, while a five-story parking garage will rise above the school.
Prices are expected to start at $1.5 million.
Lotus Edge Homes – Boca Raton

Launching pre-sales soon, developer GL Homes announced plans for its latest gated community in Boca Raton. The 263-acre community will feature 650 single-family homes, ranging from 2,573 to 5,100 square feet in size.
Amenities include multiple parks and lakes, plus a 39,000-square-foot community clubhouse. The clubhouse will be home to pools, a bistro and outdoor bar, game rooms, a 24/7 fitness center, a pro shop, plus a racquet club inclusive of padel, tennis, and pickleball courts.

Ritz-Carlton Residences – Palm Beach Gardens
Groundbreaking – January 2024 | Completion – 2025
Already 25% pre-sold, the highly anticipated Ritz-Carlton Residences by Catalfumo Cos. broke ground this January. One of the most luxurious condo developments to grace in Palm Beach Gardens, this 14-acre development boasts 1,040 linear feet of frontage along the Intracoastal and its sprawling gardens.
Designed by Spina O’Rourke + Partners, the ultra-luxury project will rise with three 7-story buildings housing a total of 106 condos. Anticipating the needs of the future, each residence will come equipped with oversized balconies with room to accommodate a full dining table, two dishwashers, a second refrigerator in the walk-in pantry, and two electric vehicle chargers installed in their parking spot.
Discerning residents of this landmark property will be able to enjoy a 29-slip private marina, accommodating boats up to 75 feet in length. There will also be a pool deck with 95-foot lap pool, a private waterfront park, a multi-level clubhouse with event kitchen, a game area, a pickleball court, a putting green, a coffee bar, a library, fire pits, a fitness room, a spa, and more. Ritz-Carlton will further staff the condo association, service the 24-hour concierge, and help maintain common areas.
Prices range from $4 million to $9 million, with a choice of three- to five-bedroom residences.

Olakino House (Previously Edition Residences) – Fort Lauderdale
An entity led by Miami Beach couple Alex Kleyner and Diana Ulis won approval for its proposed condo development at 551 Bayshore Drive in Fort Lauderdale Beach. Besides Kleyner and Ulis, Parag Mehta of Kelta Corp., plus Keshal Parekh and Vatsal Shah of MICL Global are also part of the developing LLC. Previously, the Coral Gables-based embattled firm Location Ventures was approved to build the two-tower, 11-story, 65-unit Edition Residences on the site.
This January, Fort Lauderdale City Commission approved amended site plans, allowing 551 Bayshore SPE LLC to build the (larger) two-tower, 13-story, 83-unit condo Olakino House on the waterfront site, as it would still remain under 144 feet and with a floor plate of less than 16,000 square feet. Designed by Garcia Stromberg, the newly approved towers carry a similar architectural profile as the Edition Residences.
Kleyner and Ulis had acquired the 1.5-acre parcel for $30 million last year. The couple, partners in the previously approved Edition Residences, has also filed a civil lawsuit against Location Ventures' former CEO, Rishi Kapoor, alleging he defrauded them of $25 million in investment funds.
Ocean Harbor Residences – Fort Lauderdale
Approved by the Fort Lauderdale City Commission, partners GCFD, Vertical Developments and WellDuo have the green light to go ahead with their plans for Ocean Harbor at 3013 and 3019 Harbor Drive. The waterfront condo tower will rise 20 stories with 36 luxury residences along the Intracoastal Waterway and across the street from Fort Lauderdale Beach.
Designed by Miami’s highly acclaimed Arquitectonica, all residences at Ocean Harbor will have a minimum of three bedrooms. Landscaping will be handled by EcoPlan, Inc. with the ground floor featuring 13,433 square feet of lush, open space. Amenities likely to include a rooftop amenity deck with pool, another pool deck with a kids’ pool and spa, and a family lounge.
The developer trio expects to launch sales for the luxury development before summer this year.
Prices expected to range from $3 million to about $15 million, with a choice of 3+ bedroom residences.
