Miami Zoning Laws Might Change to Allow for Bigger Balconies

Officials for the City of Miami are considering changing the Miami 21 zoning code to allow developers to build bigger balconies.
The proposed amendment would let balconines that are built on the eighth floor or higher to be encroached three feet into the setback required for the building. In other words, the balconies would stick out three feet past the end of the building, allowing for three feet of extra balcony space.
Under the current zoning rules, there are no encroachments allowed above the eighth floor unless it is just for shading and screening for energy efficiency reasons.
Miami’s Planning Department has recommended these changes be approved. The Planning, Zoning and Appeals Board has already review the new rule, but the full commission will need to review the changes for them to be set in stone.
