November 2023: Fort Lauderdale and Palm Beach Pre Construction Condo News Update

With new launches and enhanced construction efforts, developers across South Florida are flooding the landscape with a new generation of luxury condo buildings crafted to meet the needs of our latest wave of discerning buyers.
Last month, Steve Ross’ Related Companies (not the Related Group) launched sales of their recently acquired South Flagler House. Maximiliano Mustafa, an Argentine developer, closed on a Hollywood development site approved for a 12-story condo. And, the Tiger Woods and Justin Timberlake-backed Wellington Lifestyle Partners powered through their first round of approvals.

South Flagler House – West Palm Beach

Having purchased the 3.4-acre site at 1355 S. Flagler Drive from Hines and the Frisbie Group this July, Miami Dolphins owner Stephen M. Ross’ Related Cos. launched sales for South Flagler House. Designed by the prestigious Robert A.M. Stern Studio (RAMSA), the waterfront project will rise as two 28-story towers, creating 108 residences. It will mark the New York-based developer’s first luxury condo project in Florida. Ross previously was trying to develop the Equinox Hotel and Residences at the historic Deauville Hotel site in North Beach, but failed to secure voter approval to increase zoning.
Stephen Ross tapped Pembrooke & Ives, also from New York, to handle the interiors. Health and wellness-focused amenities at this two-tower community will include a 25-meter lap pool, a hot tub, a steam room and sauna, a fitness center, a Pilates studio, a yoga lawn, a pickleball court, a golf simulator, and a sports lounge.
Other amenities will include an outdoor lounge, an event room with a catering kitchen, a media room, a wine cellar, a library, a salon, a game room, a children’s playroom, a teen lounge, plus a business center with coworking spaces.
Prices are expected to start from $5.9 million to $72.5 million, with a choice of two- to five-bedroom residences and penthouses.

Luxury Community – Wellington

Winning its first round of approvals, Wellington North can now move on to its second and final round of approvals. The condo and single-family home community proposed by Wellington Lifestyle Partners, backed by Tiger Woods and Justin Timberlake, is planned to rise on equestrian-zoned land.
Wellington North is planned for 59 single-family homes, 36 townhouses, 11 condos (as opposed to the initially proposed 278 units), and a host of sports club amenities. The 109-acre community will further include multiple tennis courts, pickleball courts, paddle courts, putting greens, a pool, an 80,000-square-foot field house with a fitness center, a golf driving range, and a spa.
Wellington South, on the other hand, is likely to feature 114 single-family homes, a 12-acre preserve lake, and an equestrian-themed clubhouse. The 600-acre project also entails expansion of the Wellington International equestrian facility and showgrounds.

Condo-hotel by Archer Capital – Pompano Beach
The Parkland-based Archer Capital Group has proposed building a condo hotel at 872 E. McNab Road in Pompano Beach. Seeking a plat amendment to change the permitted development on the site from commercial use to a condo hotel, the group plans to develop a four or five-story, branded condo hotel with about 70 units. It doesn’t have an associated brand for the project yet. In 2022, the developer paid $675,000 for the 0.8-acre parcel.

Alba Palm Beach – West Palm Beach

Developers BGI Cos. and Blue Road Group secured a $95 million loan to facilitate the construction of the 45% pre-sold Alba Palm Beach. Designed by Spina O’Rourke + Partners, the waterfront, boutique development will feature 55 extra-large condo residences in 22 stories. Perched at 4714 N. Flagler Dr., the project will rise as a sleek and modern enclave fronting a private boat dock.
With only a limited number of units per floor, the choice of residences ranges from generous 2,364-square-foot condos to four, limited-edition townhouses. Each of its luxury residences will feature oversized glass-framed terraces with summer kitchens highlighting the panoramic views, Italian-designed kitchens by Italkraft, stainless steel appliances by SubZero and Wolf, and spa-like baths with designer fixtures and finishes.
With more than 25,000 square feet of amenities, residents will gain access to sunrise and sunset pool decks with expansive water views, a Technogym fitness room with a yoga studio and a Pilates reformer, a multi-sport simulator room and a theater, a private dining room with climate-controlled wine storage, several private workspaces, and more. Alba Schmidt Nichols, an award-winning urban development firm, is the landscape architect.
Alba has partnered with Magellan Jets, giving owners access to exclusive perks and usage of its fleet. First owners will further receive an exclusive, one-year complimentary membership to the Palm Beach Yacht Club as a unique buyer’s gift.
Prices start at $3 million, with a choice of two- to four-bedroom residences and townhouses.
3000 Waterside – Fort Lauderdale
Groundbreaking – September 2022 | Completion – 2025
Tapping ISG World to lead its marketing efforts, Canada-based developer Claridge Homes plans to expedite sales at this premier waterfront project. Envisioned as a five-star, urban oasis, this stunning glass enclave will rise 15 stories with 103 luxury residences.
Designed by Miami’s prolific Kobi Karp and Berrie Architecture Design, most residences in this modern setting will open up to expansive Intracoastal and ocean views. Interiors will be provided by the award-winning Manhas Design and Natalie Barranco will be in charge of the landscaping.
Amenities at 3000 Waterside will include a waterfront restaurant with fine alfresco dining, a resort-style pool with cabanas and BBQ courtyard, a wellness center, a glamorous spa with salt suite, a hotel-inspired lobby with a water feature, a club room with golf simulator and billiards, plus a party room with gourmet kitchen. There will also be a dog run and wash, 16 for-purchase boat docks, and direct access to the Intracoastal to elevate everyday living.
Prices start in the mid $900s, with a choice of one-plus-den to three-bedroom residences.
The Ritz-Carlton Residences – Pompano Beach

With over 95% pre-sold, limited inventory remains at the owners-only Ritz-Carlton Residences in Pompano Beach. Developed by Fortune International Group, Oak Capital, and Fairwinds, the 205-unit waterfront development will be strictly residential, with no hotel component on-site.
Designed by Revuelta Architecture International and Italian starchitect Piero Lissoni, the two Ritz-Carlton towers will stand separated by South Ocean Boulevard, and they will be called the Beach and Marina Towers – one will stand facing the ocean while the other will face the Intracoastal with a private marina. Together, they will represent Pompano Beach’s most expensive luxury address yet.
Set on a 4.5-acre site, the 32-story Beach Tower will be home to 117 ultra-luxury residences while the 14-story Marina Tower will be home to 88 luxury residences. Rising against 250 linear feet of water frontage, each tower will feature fully-finished residences with spacious floorplans. They will come outfitted with Italian-designed kitchens, top-of-the-line appliances, laundry rooms with full-size washer and dryer, plus walk-in closets in all primary bedrooms.
The amenity-heavy Ritz Carlton Pompano Beach will boast over 35,000 square feet of resort-style features with curations by the internationally acclaimed Piero Lissoni. Residents will gain access to a private marina yacht club, an oceanfront beach club, tropical pool decks, multiple sports courts, indoor-outdoor social areas, a piano bar, a wine lounge, a residents-only restaurant, and much more. There will also be stellar guest suites, available for the exclusive use of friends and family of the property’s residents.
Prices for remaining units start at $1.3 million for a one-bedroom residence.

JSB Capital’s $59M Singer Island Purchase – Palm Beach Shores

In Singer Island’s biggest deal of the year, developer JBS Capital purchased a condo complex and marina worth $58.5 million. Built in 2008, the Cannonsport complex features 3 five-story buildings with 36 condos, a pool, spas, a fitness center, and 54 boat slips. The 2.4-acre complex fronts the Intracoastal Waterway at 176 Lake Drive, with views of Peanut Island. The site is famous for once housing John F. Kennedy’s nuclear bunker.
The Pomp – Pompano Beach
Sealing plans for The Pomp, a mixed-use megadevelopment, Rockpoint closed on an 87.8-acre industrial development site for $180 million this November. The 225-acre megaproject includes the renovated Harrah’s Pompano Beach Casino which was previously Isle Casino Racing Pompano Park, and will deliver 4,000 luxury residences, two hotels, 1.3 million square feet of high-energy retail and entertainment, plus 1.4 million square feet of office space upon completion.
Rockpoint, through its Rockhill Management affiliate, is partnering with Baltimore-based Cordish and Reno-based Caesars to bring the transformative project to life. A world-class casino, the renovated and rebranded Harrah’s Pompano Beach Casino, will stand as the centerpiece of the development’s Live! dining and entertainment district.
Bellamar Residences Development Site Sold for $21M – Hollywood
Approved for a 12-story condo project, the 0.77-acre site at 1900, 190, and 1915 S. Surf Road in Hollywood was sold for $21 million. Purchased by Buyer Pride Developments, led by the Argentine developer Maximiliano Mustafa, the site was approved in 2019 to carry 25 units, ranging from 1,760 to 3,950 square feet, along with 56 parking spaces. Previously called Bellamar Residences, the new developer now plans to build a very high-end condo project on the beachfront property.
