October 2023 Condo News Update: Pre- and New Construction in Fort Lauderdale and Palm Beach

With the new wave of buyers demanding highly curated residences and exceptional resort-style amenities, developers across South Florida have been in a ramped up development cycle to  materialize these kinds of projects. In October, Related Group launched sales for its ultra-luxury Pininfarina-branded condos in Fort Lauderdale. Developer Tavistock launched sales for its second condo tower at the Pier Sixty-Six hotel and marina redevelopment project. And West Palm Beach is all set to get its first-ever Cipriani-branded condo tower.

Andare Residences by Pininfarina – Fort Lauderdale

Developer Related Group launched sales for one of Las Olas’ most luxurious branded condo projects in recent times. The Andare Residences by Pininfarina will embody the signature design narrative of the luxury Italian car design firm, which has previously partnered with the likes of Ferrari, Maserati, Alfa Romeo, and more.

Located at 521 E. Las Olas Blvd., Andare will rise a block from the river in Las Olas, surrounded by the city’s top attractions and best restaurants. Designed by Pininfarina in collaboration with Miami Lakes-based CFE Architects, the 540-foot-tall tower will flaunt a distinctive wave-like facade inspired by its American Riviera location. 

The 45-story tower will feature undulating wraparound balconies to achieve a flowy, wave-like effect. Ranging from 1,800 square feet to more than 4,300, the tower’s 163 residences will feature gourmet kitchens, sprawling spa-inspired bathrooms, the latest in smart home tech, and oversized balconies.

Amenities at this carefully designed, service-driven condo will include two rooftop pools, a wellness spa with salt, sauna, and steam rooms, a club lounge with bar, a fitness center, a pickleball court, a private dining room with catering kitchen, a sports lounge with game tables, an executive lounge for working from home, and more. Landscape architecture will be handled by Fort Lauderdale-based Architectural Alliance Landscape.

Prices for Andare start at $1.6 million, with a choice of two- to four-bedroom residences.

Developer Tavistock launched sales for its second luxury condo offering at the $1 billion-plus Pier Sixty-Six project, the 30-unit Indigo Tower. The Orlando-based developer timed sales to coincide with the Fort Lauderdale International Boat Show, just like it did for its first condo tower last year, the 31-unit Azul.

With a heated plunge pool and wraparound terraces in each residence, all units at Indigo will be corner units. Designed by the West Palm Beach-based Garcia Stromberg, the redevelopment project will also be home to the renovated 325-room Pier Sixty-Six Resort, plus the renovated Pier Sixty-Six marina, including a promenade with shops and restaurants. 

In addition to the resort's amenities, living here, you will have access to a private restaurant and lounge, a club room, a fitness center, plus a VIP pool bar with private cabanas.

Prices start at $5.5 million for three-bedroom residences.

Mr. C Hotel & Residences – West Palm Beach

Following the Italian hospitality brand’s success in Miami with the two-tower
Mr. C Residences in Coconut Grove and the Cipriani Residences in Brickell, a Mr. C Hotel & Residences is headed to West Palm Beach, complete with a signature Bellini restaurant and lounge.

Expected to launch sales this month, Miami-based Terra joined hands with Sympatico Real Estate to officially announce West Palm Beach’s first Cipriani-branded residences in October. Located at 320 Lakeview Ave., the new construction will replace a five-lot assemblage of office and retail real estate.

Designed by Miami’s prolific Arquitectonica, the branded condo hotel will rise 25 stories with a mix of 146 luxury condos and 110 hotel rooms. Perched on a 1.3-acre parcel, lush landscaping by the Landscape Design Workshop will welcome you and your guests. Units will range from 830 square feet to a generous 2,200 square feet, with interiors by the highly acclaimed Meyer Davis Studio. The design studio will further be collaborating with Ignazio and Maggio Cipriani to infuse the building’s interiors and amenity spaces with signature design cues from the Italian hospitality brand.

Besides a rooftop pool deck featuring unobstructed views of Palm Beach and the ocean, resident-only amenities will include a fitness center and spa, a yoga studio, a coworking lounge center, a bocce ball court, a children’s playground, a barbecue area, plus a dog area. Guest amenities will include another pool deck, a Bellini café and restaurant, a ballroom, a lounge, and a niche library. Some of the guest amenities will be accessible to residents.

Prices will start at $2 million, with a choice of one- to four-bedroom residences.

After successfully launching sales in August, developer 13th Floor broke ground on its gated community of 34 single-family homes this October. Considering buyers will have four different floorplans to choose from at a relatively affordable price point, the design-driven project stands out as a unicorn in East Fort Lauderdale.

Located at 2300 Southwest 15th Avenue, the project stands 20% pre-sold as of groundbreaking. Each high-design home will perfectly blend modern trends and coastal influences. In addition to standard luxury features such as gourmet kitchens, spacious living areas, and private outdoor terraces, buyers can select from a range of designer options to personalize their homes. The homes average 2,800 square feet with two-car garages.

Prices start at $1.2 million, with a choice of four different floor plans with four bedrooms each.

BH Group’s 14-story Condo-Hotel – 
Hallandale Beach

BH Group’s 14-story Condo-Hotel – Hallandale Beach


With site plans submitted to the city of Hallandale Beach, the BH Group has proposed building a 14-story condo-hotel. Located at 804 S. Federal Highway, the mixed-use tower will rise across from Gulfstream Park, a popular racetrack, entertainment, and casino complex in Hallandale Beach. The Aventura-based developer is under contract and looking to close soon on the 0.8-acre development site.

Designed by Miami Lakes-based Cohen Freedman Encinosa & Associates, the 14-story tower is expected to carry 60 condo units, 138 condo-hotel units, plus 4,000 square feet of retail. A garage podium with 284 parking spaces would sit below the residential component.

Initial renderings show floors five through 10 would have condo/hotel units ranging from 500 to 850 square feet. Floors 11 through 14 would have the 635 to 1,145 square feet of condo units. BH Group has further proposed building a 2,450-square-foot public plaza with a fountain on the corner of Federal Highway and Southeast Eighth Street.

Alina 210 and 220 – Boca Raton

On track for a 2024 completion, phase two of the three-tower Alina Residences is 70% sold. Developed by El-Ad National Properties, phase 1 of the project, or Alina 200, is fully completed.

Designed by architect Peter Stromberg of Garcia Stromberg, the recently topped-off Alina 210 stands nine stories tall with 30 exquisite corner residences. The mid-rise features a maximum of only four residences per floor, along with stunning views of the Boca Raton Resort & Club golf course. Once complete, residents of this stunning property will have access to amenities like aroma steam rooms, a private spa with a dry sauna, a salon/treatment area, private locker rooms, a state-of-the-art fitness facility, and a bungalow-style pool with cabanas. 

Alina 220 is under construction and approved to house 152 artful units in nine stories. Together, the three Alina towers will offer a total of 303 luxury residences. Shared facilities at the Alina complex will include two acres of outdoor amenities, including multiple pools with cabanas, fire pits, a rooftop spa, dedicated yoga areas, highly appointed club rooms, two dog parks, and more.

Prices for remaining units at Alina 210 start at about $4 million, with a choice of three- to four-bedroom + den residences. Prices start at $1.7 million for Alina 220, with a choice of one- to four-bedroom residences.


Ritz-Carlton Residences – Palm Beach Gardens

Adding an adjacent waterfront parcel to the property, developer Catalfumo Cos. boosted its Ritz-Carlton site this October. Acquiring the mansion for $18.5 million, the developer added 2.4 acres of prime waterfront to the ultra-luxury project. With the addition, the project now spans 14 acres, affording future residents 1,040 linear feet of Intracoastal waterfront, a more expansive park-like setting, and wider green spaces.

Designed by West Palm Beach-based Spina O’Rourke + Partners, the ultra-luxury development will rise with three 7-story buildings housing a total of 106 condos and a marina. Anticipating the needs of 2040, each residence will come equipped with oversized balconies with room to accommodate a full dining table, two dishwashers, a second refrigerator in the walk-in pantry, and two electric vehicle chargers installed in their parking spot.

Besides a 29-slip private marina (for boats up to 75 feet in length), residents will gain access to a multi-level clubhouse with an event kitchen, a pool deck, a private waterfront park, a game area, a pickleball court, a putting green, a coffee bar, a library, fire pits, a fitness room, a spa, and more. Additionally, Ritz-Carlton will staff the condo association, service the 24-hour concierge, and help maintain the common areas.

Prices range from $4 million to $8 million, with a choice of three- to five-bedroom residences.
