— The Villa - Edgewater, Miami’s Most Luxurious Condo Project to Date

Joining the team of developers this March, Coconut Grove-based Terra Group and New York-based Major Food Group joined to redesign and launch The Villa, offering what will likely be Edgewater’s most luxurious new residential development project to date. Floor plans at this 58-story condo tower have been reworked by Terra to create a single-family home experiences, reducing the number of units from 70 to only about 50 extra-large residences, each taking up an entire floor plate at more than 6,000 square feet.

Major Food Group will brand and operate all restaurant and amenity spaces at The Villa Miami. The New York-based hospitality and restaurant brand, led by Mario Carbone, is the group behind successful concepts such as Carbone (in New York, Las Vegas, and recently launched in South Beach) and the recently opened Contessa in the Design District. The condo project will mark Major Food’s first (official) residential venture, after the group ended their involvement in another pre-construction project called
888 Brickell last year.

Looking to craft a unique residential experience, Mario Carbone will also help design all in-unit kitchens along with directing other design elements throughout the property. The Villa Miami will also enhance dining options in Edgewater, making it an even greater dining destination neighborhood. The Villa wil now feature a waterfront restaurant on its ground floor, along with multiple bars, lounges, and other amenity spaces operated by Major Food Group.

— The Villa Miami: What’s Already Approved?

Approved about two years ago, the then-called 729 Edge tower was first proposed by co-developers Birdman, Venger and Konig, together registered as 710 Edge, LLC. Of these, Birdman and Venger were also part of the team at
One Thousand Museum by the late Zaha Hadid, which is said to be the design inspiration for the exo-skeleton facade of The Villa.

Set to rise 649 feet along Edgewater, Miami’s dazzling bayfront, The Villa will feature architecture by ODP Architecture & Design and interiors by Charles & Co., led by Vicky Charles. The waterfront condo tower will also feature the neighborhood’s first rooftop helipad, a two-story indoor-outdoor wellness space, 13,000 square feet of retail space, and 160 parking spaces.

The Villa property will also include an off-site parking garage, located right across the street at 483, 485 and 501 NE 29th St. The 9-story parking structure will feature retail space plus a rooftop activity space, likely to be used for tennis courts, a pool, and other amenities privy to The Villa residents.

Market Reports Coral Gables and Coconut Grove Luxury Condo Market Report - Q1 2025
The combined neighborhood of Coral Gables and Coconut Grove extended its winning streak in Q1 2025, recording the highest year-over-year sales growth against Miami's major luxury markets, Greater Downtown and Miami Beach. Along with the positive sales momentum, this pairing also recorded the lowest inventory levels in all of Miami, solidifying its position as one of the city's most dynamic and best-performing luxury condo markets with significant long-term potential. It's also worth noting that while buyer's market conditions prevailed across Miami neighborhoods owing to stable momentum paired with rising levels of inventory, Coral Gables and Coconut Grove offered a more balanced environment. That said, signs of a buyer-friendly market were still present, with some price pressure and extended days to market showcasing the impact of broader economic headwinds. In this full-length luxury condo market report for Q1 2025, we analyse how Coconut Grove and Coral Gables—two of Miami's...

Miami Luxury Condo Market Report Q1 2025: Record Prices Defy Buyer’s Market?
Real Estate News Miami Luxury Condo Market Report Q1 2025: Record Prices Defy Buyer’s Market?
Miami's luxury condo market started 2025 on a strong note, with steady sales and record-high prices suggesting a balanced outlook. However, higher inventory levels and our expert  experience with our clients reveal that the market remains weighted towards buyers, where excess supply has been giving buyers the leading edge. In Q1 2025, the standout trend for Miami's $1 million-and-up market was the average price per square foot surpassing $1,000—a key milestone that shows sellers continued to receive good value, even within a buyer's market. However, signs of price saturation are beginning to emerge, especially in the investor-focused segment, indicating an impending correction within the parameters of Miami's new normal landscape. The $2 million-and-up market saw little pricing pressure, as is expected of luxury product. Price per Square Foot increased 8.5% to $1,562 from $1,440 in Q1 last year, while Days on Market only marginally increased.  In our neighborhood-wise analysis for...
