Partners Planning to Upgrade Douglas Road Metrorail Station and Create a New Residential Complex

The Adler Group and 13th Floor Invesments are thinking about partnering up to develop a 970-unit residential complex on county owned land near the Douglas Road Metrorail station near Coral Gables.
In addition to the 970 units, there will be 70,000 square-feet of retail space and a 150-room hotel, which is thought to be a Hilton Garden Inn. A plaza built for public use that has many outdoor features, alongside some parking, will be build on the land as well.
The partnership’s project will cost them around $310 million, and will be designed by Stantec/ADD Inc.
Another bidder is wanting to purchase the land as well. The Related Group has proposed a $191 million, 17-story residential tower with 17 stories of student residence on the same property. It would also have retail and office space on the ground floor.
If Dade county officials decide on which bidder to give the land to, a lease would be given to the winner, which also allows the winner to upgrade the Metrorail station there.
