After Miami, Fort Lauderdale and its neighboring towns are in for a major overhaul as more wealthy residents flock to South Florida in search of luxury housing near the water, excellent weather and no-state income tax. This March, the Related Group revealed plans for two influential condo projects that are set to transform our quaint little Hollywood Beach as we know it. Alina 210 topped off, bringing the three-tower complex a step closer to completion. And, The Residences at Pier Sixty-Six received a boost with a construction loan and property addition.

Alina 210 – Boca Raton

Alina 210 – Boca Raton


Just one year after breaking ground, phase 2 of the three-tower Alina Residences in Boca Raton is now topped off. Designed by architect Peter Stromberg of Garcia Stromberg, Alina 210 stands 9 stories tall with 30 exquisite, corner residences.

Already 50% sold, Alina 210 features a maximum of only four residences per floor, along with stunning views of the Boca Raton Resort & Club golf course. Once complete, residents of this stunning property will have access to amenities like a state-of-the-art fitness facility, a private spa with a dry sauna and aroma steam rooms, a salon/treatment area, private locker rooms, and a bungalow-style pool with cabanas.

Developed by El-Ad National Properties, phase 1 of the complex, the Alina 200 Tower was completed in March 2021, while Alina 220 is still under construction. Together, the three Alina Towers will offer a total of 303 luxury residences. The pre-construction Alina 220 is approved to house 152 artful units in 9 stories.

Shared facilities at the Alina complex will include two acres of outdoor amenities, inclusive of multiple pools with cabanas, fire pits, a rooftop spa, dedicated yoga areas, highly appointed club rooms, two dog parks, and more.

Prices for remaining units at Alina 210 start at about $4 million, with a choice of three- to four-bedroom + den residences. Prices start at $1.7 million for Alina 220, with a choice of one- to four-bedroom residences.

The Residences at Pier Sixty-Six – Fort Lauderdale


After launching sales last October, this Tavistock Development project received a major boost in March. Securing a $175 million construction loan, the $500 million-plus project is on track for a 2024 completion. Renovations and construction are already underway at the reimagined hotel and marina site. An affiliate of Tavistock has further acquired the Harbour Pointe apartments at 2201 S.E. 18th St., close to the Pier Sixty-Six development site, for $21.85 million.
 

One of the most luxurious projects by the Orlando-based developer, The Residences at Pier Sixty-Six will rise as a pair of 11-story condo towers, housing 31 boutique condos each. Designed by the West Palm Beach-based Garcia Stromberg, the complex will also be home to 31 boutique villas in its two, waterfront, 4-story villas.

Affording a unique combination of history and amenities, this refined collection of 93 luxury residences with priceless views will be delivered designer-ready. Besides absolute owner customization and fine finishes, each of the residences will feature its own private pool.

Residents of this iconic redevelopment and new construction will enjoy direct access to the marina, a promenade with shops and restaurants, a private restaurant and lounge in The Club Room, a dynamic multi-level pool experience, a Technogym-powered fitness center, a lavish spa, a family entertainment lounge, a kids’ club, 42,000 square feet of meeting and event spaces, and much more.

Prices start at $3 million, with a choice of 2 to 4-bedroom residences.


Olara – West Palm Beach

Olara – West Palm Beach


New York-based developer, Savanna secured a $50 million loan to start construction on its waterfront condo project, shortly after launching sales this January. Designed by Miami’s award-winning Arquitectonica, Olara will feature a 275-unit condo tower plus a 210-unit apartment tower at 1919 and 1911 N. Flagler Drive.

Fronting the Intracoastal Waterway, the two 26-story towers will carry about 80,000 square feet of amenities, 1,570 square feet of commercial space, plus about 30,000 square feet of restaurant and epicurean marketplace space. The generously-sized floorplans at Olara start at 1,500 square feet, affording residents a single-family-home-like experience with the convenience of condo living.

Highlight amenities will include two pool decks, a spa with a Japanese-style Onsen, sauna and steam rooms, a fitness center, an open-air yoga deck, a Pilates studio, and a library.

Prices start at $2 million, with a choice of two- to four-bedroom-plus-den residences.

The Hollywood Arts Residences – Hollywood Beach


Seeking design approval from the city’s Technical Advisory Committee, Related Group revealed further details on its beachfront condo. To be built on 4 acres of waterfront, city-owned land, The Hollywood Arts Residences could rise 26-30 stories with a total of 135 luxury condos.

Designed by Miami-based Arquitectonica, the sustainable building will be looking to secure a LEED Gold certification upon completion. Most condos would range from 1,910 square feet with two bedrooms to around 3,706 square feet with four bedrooms. Owners will only be allowed to rent twice a year, with a minimum stay requirement of 4 months.

The Hollywood Arts Residences – Hollywood Beach


Amenities at The Hollywood Arts condos are expected to include a roof deck plus a 5th-floor deck featuring a spa, a pool, two pickleball courts, and a barbecue area. There would be about 240 private parking spaces for residents in the garage, in addition to 137 public parking spaces.

Related has further agreed to build a 23,161-square-foot community center in exchange for its lease terms. The new center is expected to feature a 5,070-square-foot ballroom, a 2,221-square-foot restaurant, a 1,801-square-foot library, plus numerous meeting and conference rooms. Related Group would also be responsible for expanding the Harry Barry Park on the north side of the condo, building a sculpture garden in front of the condo, and creating a public plaza between the condo and the beach.

Diplomat Beach Resort Redevelopment – Hollywood Beach


Developing the west side of the oceanfront Diplomat Beach Resort that sold this February, developers Related and BH Group have revealed further plans for the property. Designed by Miami Lakes-based Cohen Freedman Encinosa & Associates, Diplomat Landings is proposed as a 37-story tower featuring 350 residential units and 110 parking spaces.

Amenities proposed for this iconic site include a beach entry pool, 14 cabanas, a spa, a health club, a pickleball court, a club room, a business center, and a lounge. The main tower would also connect to the existing parking garage. While the condos are expected to range from 850 to 1,750 square feet, the ground-floor townhouses could range from 1,850 to 2,350 square feet.
