With the world’s eyes on Fort Lauderdale, as Messi sets up home here, developers are looking to leverage this attention with brand-new condo offerings across the tri-county area. Among the major announcements, Related Group and Merrimac Ventures plan to bring Pompano Beach its second luxury hospitality-branded development after the Ritz-Carlton Residences – the Waldorf Astoria Residences.
Meanwhile, Condra Property Group submitted plans for a mixed-use project along Hollywood Beach’s scenic boardwalk, citing Florida’s Live Local Act. And Fort Lauderdale’s Edition Residences could get a second life with the ownership of the development changing hands to its investors.

Waldorf Astoria Residences – Pompano Beach
As the Ritz-Carlton Residences continues on track for a 2025 completion, we have another storied hotel brand joining its ranks in Pompano Beach. Developers Related Group and Merrimac Ventures are bringing South Florida its second Waldorf Astoria-branded condo project at 1350 South Ocean Boulevard, with no hotel component. The first (fully sold-out) Waldorf Astoria Hotel and Residences by the PMG group successfully broke ground last year in Downtown Miami.
Designed by Coral Gables-based Nichols Architects, the 28-story oceanfront tower will rise with 92 extra-large condominiums. Starting at about 2,033 square feet, buyers will have a choice of expansive two- to five-bedroom floorplans. Highlight amenities include 27 boat slips across the street plus a third-floor pool deck with a bar and cabanas sitting atop the building’s 193-space parking podium. There will also be two restaurants and world-class landscaping by Enzo Enea.
Back in 2015, Fort Lauderdale-based Merrimac Ventures obtained approval to build 92 condos on its 1.71-acre oceanfront parcel. While the property across the street was developed into apartments in 2020, the condo site remained vacant. Looking to repeat their successful partnership with the Related Group, as seen with The Crosby, Merrimac joined hands with the Miami-based developer earlier this year. Together, the duo plans to build a world-class oceanfront condo community in Pompano Beach.
Sales are expected to launch next year.
Mixed-Use Condo Project by Condra – Hollywood Beach
Brooklyn-based Condra Property Group plans to build a mixed-use project, with condos and apartments, under Florida’s Live Local Act. As the act went into effect on July 1st, Condra and Co. rushed back to the drawing board, scrapping plans for their upcoming hotel development on a 2.4-acre assemblage fronting Hollywood Beach’s boardwalk and replacing it with a denser mixed-use project.
Designed by Hollywood-based Kaller Architecture, the building site will be home to an 18-story condo tower facing the A1A/N Ocean Dr., a 4-story apartment building in the middle, plus a 3-story restaurant and beach club with a rooftop pool fronting the beach. Both condo units and apartments will start at 1,000 square feet. There would further be separate pools, fitness centers, and social rooms for the condo and rental buildings.
The New York-based investment firm has submitted plans for 137 condos, 91 rental apartments, and some affordable housing units to replace the 25 single-story and two-story motels occupying the block-and-a-half parcel. The property currently carries the Casa Pellegrino Boutique Hotel, the Neptune Hollywood Beach Hotel, and the Hollywood Beach Seaside, among others.
Retail Center Redevelopment by Frisbie Group – West Palm Beach
The Palm Beach-based developer has turned its sights to a retail center in the El Cid Historic District of West Palm Beach. Pushing for a rezoning and a total of nine waivers, the luxury developer filed plans with the city’s Planning Board this September.
Designed by Merrill, Pastor & Colgan Architects, the redevelopment site would be home to a building with an interior pool and courtyard. The four-story building will feature 32 luxury condos, a 4,000-square-foot restaurant with outdoor seating, plus 60 parking spaces with electric vehicle charging spots. Units are expected to average 1,854 square feet in size. Located at 319 Belvedere Road, the 1.01-acre parcel currently holds a 15,074-square-foot retail center built in 1938.
This move comes after a favorable ruling last month allowing the Frisbie Group to turn triple the profit on its South Flagler House property, as reported in our August 2023 Fort Lauderdale Pre-construction Roundup.

Casamar – Pompano Beach
Groundbreaking – May 2023 | Completion – Q1 2025
Keeping momentum on track for a 2025 completion, developer Related Group secured a $158.9 million construction loan for its oceanfront development this September. Designed by Miami’s award-winning Arquitectonica, Casamar will rise 21 stories with 119 luxury residences along 283 linear feet of oceanfront in Pompano Beach.
All residences at Casamar will feature interiors by Rockwell Group along with flow-through floorplans, oversized terraces with glass railings, chef-ready kitchens with Italian cabinetry and branded appliances, spa-inspired master baths, password-protected app access to smart homes, and more. Units will range from about 1,000 to 3,900 square feet.
Owners at Casamar will be allowed to rent their units for a minimum of 4 months at a time. Amenities at this standout building will include expansive water views, separate east and west pool decks with cabanas, outdoor BBQ areas, an ocean-view fitness center, a dedicated lounge for gatherings, a club room with a gaming table, a VR-based golf simulator room, a pickleball court, a pet wash station, green gathering spots designed by Arquitectonica GEO, access to aquatic sports, and much more.

The Residences at Shell Bay – Hallandale Beach

Shell Bay’s Greg Norman-designed championship golf course and Racquet Club are now open for play for members, with a membership joining fee of $1 million. Members will also be able to enjoy the four Grand Slam surfaces, pickleball courts, padel courts, and other exclusive facilities starting in October.
In addition to building Miami-Dade’s first new golf course in over 20 years, developers Witkoff and PPG soft-launched sales for the waterfront Residences at Shell Bay this April. Designed by Miami’s award-winning Kobi Karp, the Residences at Shell Bay will rise 20 stories with 108 bespoke luxury condos. All units are designed to overlook the marina and championship golf course next door.
With interiors by AvroKO, future residents will enjoy coming home to 10-foot-high ceilings transitioning to private wraparound terraces, Italian Molteni&C gourmet kitchens accentuated by white oak cabinetry, custom furnishings, spa-inspired bathrooms, a soft natural palette of luxurious materials, and more enhancements.
Launched in partnership with the multi-award-winning Auberge Resorts Collection, the sprawling property will boast a new boutique resort managed by the hospitality brand. Condo residents will gain access to a dedicated Director of Residences along with in-residence housekeeping, dining, and other services managed by the resort’s staff.

Edition Residences Fort Lauderdale Site Sold– Fort Lauderdale
With development firm Location Ventures shuttered and its founder Rishi Kapoor tied in litigation, a partnership called 551 Bayshore SPE LLC purchased the waterfront Edition Residences’ development site for $30 million. The partnership includes National Debt Relief’s Alex Kleyner and Diana Ulis, Kelta Corp’s Parag Mehta, and Mumbai-based developers Keshal Parekh and Vatsal Shah of MICL Global. Of these, Alex Kleyner and Diana Ulis were heavy investors in Location Ventures and have already sued Rishi Kapoor.
Located at 551 Bayshore Drive, the two Edition-branded waterfront towers were 20% reserved as Location Ventures had launched sales back in 2022. Designed by West Palm Beach-based Garcia Stromberg, the 11-story towers were planned to rise as a pair of jewel-box-like buildings. Combining modern sophistication with cultural artistry, the towers were designed to feature only 65 waterfront residences with interiors by Clodagh Design. Each fully finished residence was being offered with the option to purchase custom furniture packages. Prices ranged from $3 million to $7.5 million.
The LLC partnership is yet to reveal its plans for the site.
200-acre Banyan Cay Hotel and Golf Project to Be Completed – West Palm Beach
Calmwater Capital, the new owner of the Banyan Cay Hotel and Golf Club project, aims to first complete construction on the hotel site. Approved by the U.S. Bankruptcy Court to acquire the 200-acre site in August as the main lender, California-based Calmwater Capital still needs to make a decision regarding the residential portion of the parcel.
The 2020 Banyan Resort Way parcel stands inclusive of a closed-for-renovation, Jack Nicklaus-designed golf course with 200 members, an under-construction Hyatt-branded hotel, and development sites approved for 179 condominium units, 22 villas, plus 28 single-family homes. Construction of the 150-room hotel was stalled due to the pandemic as well as supply chain delays.
Looking to reactivate construction permits, the hotel will feature a new hospitality partner, three restaurants, a spa and fitness complex, a wedding venue, and a banquet facility for up to 200 people.
