What’s Coming to Brickell Key? Swire Properties’ Residences at Mandarin Oriental Miami

Finally, we know what is coming to the southern end of Brickell Key. So, if you haven’t been to the Mandarin Oriental lately on Brickell Key, you might want to head over to enjoy a waterfront meal, staycation or spa treatment before it finally shutters down for demolition in 2024, making way for its second iteration as One Island Drive and the Residences at Mandarin Oriental.

After a 15-year hiatus, Swire Properties, the owners and developers behind Brickell Key, is back to build its final, most luxurious piece of the coveted island. One Island Drive will be home to two world-class properties — the 800-foot Residences at Mandarin Oriental and the 400-foot North American Mandarin Oriental condo-hotel.

Located on the southernmost tip of Brickell Key, where the current park sits, One Island Drive represents the final opportunity to own a new residence on this serene island just off America’s second-most important financial center – Brickell. Sales for the condo residences are expected to launch in late 2023, with prices starting at $3.5 million.

Occupying the final slice of buildable land on the tiny island of Brickell Key, The Residences at Mandarin Oriental are destined to be a beacon of understated luxury, with condos the size of houses. The statement towers will pair masterfully-designed interiors with expansive, private outdoor spaces framing sweeping views of Biscayne Bay.

Designed by New York’s Kohn Pederson Fox Associates (KPF), the Residences at Mandarin Oriental will rise 800 feet with 220 condo units. KPF is best known for its well-crafted, bold designs that are as impactful as they are sustainable.

Interiors at this waterfront tower will be handled by Parisian designer Tristan Auer. Also known as the ambassador of French design worldwide, Auer will be bringing his rich European aesthetic to elevate all residential spaces in his first venture in the US.

Units at The Residences at Mandarin Oriental, Miami will range from two to four bedrooms, with the largest being about 4,700 square feet. A pair of duplex penthouses, each more than 6,000 square feet, will crown the tower. All residences will be privy to panoramic water views.

— Outstanding Amenities at the Residences at Mandarin Oriental, Miami

A 100,000-square-foot, resort-style amenity podium, connecting the two statement towers, will be the centerpiece of amenities. Guests and residents will gain access to multi-tiered, landscaped infinity-edge swimming pools, private cabanas, a signature spa, a state-of-the-art health and wellness club, and an abundance of greenery landscaped by the renowned Thai firm, Shma.

There will also be world-class restaurants, private dining rooms with chef kitchens, and executive work lounges rounding out the experience at One Island Drive.

— The Next Iconic Iteration of the Mandarin Oriental Hotel, Brickell Key

Replacing the 326-key Mandarin Oriental built in 2000 will be the new North American Mandarin Oriental Hotel. Planned to rise 400 feet, the new property will feature 151 hotel rooms, 61 private residences, and 28 condo-hotel units. 

Interiors at this new flagship hotel will be handled by AD 100 and Elle Décor A-Lister Laura Gonzalez. The Parisian designer with Spanish roots is best known for her use of color, light, and motifs that create a uniquely chic, mix-and-match space.

Just like the original Mandarin Oriental, utmost care will be taken to offer residents and hotel guests the highest levels of service, accommodation, amenities, and outstanding hospitality.

— Swire Properties – The Developer of Luxe Living on Brickell Key

For the uninitiated, the Hong Kong-based Swire Properties has been a development force in Miami since 1979. Owning Brickell Key, the powerhouse developer started building out the man-made island about 40 years ago, with about a dozen residential towers to its claim. Swire’s most recent project in Miami was the billion-dollar-plus Brickell City Centre – now one of Miami’s destination shopping centers with world-class dining and entertainment options.

Filling in its only vacant site on Brickell Key, One Island Drive, together with its adjacent green spaces, will span more than 5 acres – offering a one-of-its-kind experience. Swire had already obtained a comprehensive plan approval from the city in 2015, but only now revealed specific details for this waterfront lot, and are ready to join the most luxurious condominiums in Brickell Key.

A Brickell Key address offers its residents the best of both worlds – island seclusion while being minutes from the center of Miami’s thriving financial district. Living in Brickell Key, residents will be a scenic, 10-minute drive from the iconic Brickell City Centre.
