Closing 2023 on a high note, developer Ian Bruce Eichner launched sales for the highly anticipated Continuum Club & Residences in North Bay Village and shared plans for another luxury development in North Miami. 

In December, we also had Shoma Bay opening its brand-new sales gallery and the Rosewood (Raleigh) Residences shared details on their landmark $150 million penthouse. Meanwhile, Constellation Group announced approval of its plans for an exquisite mixed-use development in Coral Gables.

Almost two decades after completing
Continuum South Beach, Ian Bruce Eichner’s Continuum Co. launched sales for its newest North Bay Village development in partnership with Turkey-based Aksoy Holding. The Turkish company is best known for developing the Ritz-Carlton Residences in Bodrum, Turkey.

The 32-story Continuum Club & Residences will rise with 198 luxury residences along a tranquil bayfront. Designed by Arquitectonica, the stunning glass tower will feature seven residences per floor. Boasting 80 feet of view corridors on either side, the building will have uninterrupted bay views from all floors and residences. Funda Durukan of Durukan Design will handle the interiors, while London-based Martha Schwartz Partners (known for her climate-ready approach) will be taking over landscape duties.

With over 50,000 square feet of indoor-outdoor amenities, residents will have access to a marina with boat pickup and drop-off, a bayfront pool, a separate sun pool, a kid’s outdoor splash pad, a world-class spa, a double-height indoor sports court, a golf simulator, a teen game room, an outdoor covered dog park, and a waterfront workspace terrace. There will also be a destination waterfront restaurant on the first floor. 

Prices range from just under $1 million for a one-bedroom-plus-den to about $4 million for a three-bedroom residence.

Domus ‘FLATS’ Brickell Park – Brickell


With its sales gallery open for showings in Brickell, developers at Domus have moved on to taking reservations and signing contracts. Designed by Miami-based Zyscovich Architects, the 12-story Domus FLATS (Flexible Apartments for Temporary Stays) will feature 171 fully furnished units perfect for a Miami investment property.

Developed by North Development, a partnership between Dunin’s Oak Capital and Peru-based Edificia, this one-of-a-kind condo hotel will allow daily rentals in a new spin on the conventional hospitality model. This offers investors a middle ground between a traditional condo hotel and the latest crop of short-term rental condos in Miami, allowing owners to rent or live in their units for no longer than six months at a time – setting up the building to mostly host short-term or monthly rentals. 

Hosteeva will be managing the booking system, hotel, and marketing activities spanning over 85 sales channels. Owners choosing daily rentals will need to utilize Hosteeva’s program, while those opting for monthly rentals can use third-party programs. Hosteeva will also be in charge of pricing the units based on real-time market data.

Amenities include interiors by Urban Robot, a rooftop pool deck, a wellness center with a steam room and gym, a food and beverage market with gourmet fare, a wine and beer bar, a café and bakery, and a lush garden lounge. The modern development will further have art programming highlighting local artists and will provide access to its dedicated Domus App for rental management, among other amenities.

Prices are expected to range from the mid-$400,000 to about $1 million, with a choice of studios to two-bedroom residences.

4241 Aurora –

A 16-story tower proposed by the Constellation Group and Boschetti Group was approved in Coral Gables this December. The mixed-use building will feature 60 to 80 condos, about 15,000 square feet of office space, and 10,000 square feet of retail. The final number of condos will depend on whether buyers gravitate towards bigger or smaller units.

Designed by Miami’s prolific Arquitectonica, the luxury tower will feature condos on the upper eight floors, ranging from 1,016 square feet to 1,860 square feet in size. Amenities will include a pool, a lounge, a pickleball court, a fitness center, plus a grilling/outdoor dining area. Located at 4241 Aurora St., the mixed-use tower will also feature a 5,000-square-foot park and sit near the entrance to the Shops at Merrick Park. 

Prices are expected to range from the mid-$1 million for a two-bedroom to about $3 million for a three-bedroom residence.

Ian Bruce Eichner’s 20-story Condo Project – North Miami


With 45 out of 46 units in the Mariners Bay Condo tower under contract, Ian Bruce Eichner plans to replace the aging building with a brand-new condo development. Located at 12000 North Bayshore Drive, Eichner’s Continuum Company has proposed building a 20-story condo tower with 267 luxury residences. Units would range from 881 to 2,521 square feet in size.

Designed by Miami’s highly acclaimed Kobi Karp Architecture, the project would comprise 48 one-bedroom units, 135 two-bedroom units, 72 three-bedroom residences, and 12 townhouses. The 4.3-acre site is also home to a 20-slip marina, which will be renovated to bring it up to speed with the rest of the project.

Amenities are likely to include a pool, a spa, a lounge, a fitness center, a media room, and a kids’ playroom. 75% of unit owners of the 1981 Mariners Bay Condo have already signed off on the termination of its condo association. Eichner expects to obtain approvals for the luxury condo development by the third quarter of 2024 and launch sales the following year.

A 36-story tower designed by Kobi Karp Architecture has been submitted to the FAA at a height of 433 feet. Situated right behind
Quantum on the Bay at 1825 NE 4th Avenue, the tower was approved in 2020 to carry 322 units, 372 parking spaces, and 6,183 square feet of retail.

With plans submitted to Miami’s Urban Development Review Board,
One Broadway’s owner Park Place at Brickell seeks to completely renovate the 2005-built condo tower. Perched on a 1.7-acre lot at 1451 S. Miami Ave in Brickell, the 37-story tower would receive a makeover to modernize the mixed-use property. 

Miami-based Form Group, Inc. and Barcelona-based Barcelo-Balanzo Arquitectes, SLP have teamed up to update the building’s design and interior spaces. The building’s façade would receive a facelift with new continuous glass balconies and roof parapet modifications to incorporate backlit steel mesh panels. Its existing 371 residential units would also be converted into 123 hotel suites and 198 residential units. All hotel suites would be on floors 26 to 33.

According to the new project summary, levels 9, 11, 35, and 36 are set to incorporate several multi-purpose spaces and new hotel amenities. Additions will include a new fitness center, a new covered terrace surrounding a reflecting pond, a new meeting room, a fully remodeled penthouse level pool, and pool terrace, improvements to the recreation deck, and a retail spa tenant with new indoor therapy pools. There will also be new restaurants, two new rooftop pools, a sky bar, and a café, plus new pedestrian paving to surround the building.

Developer Melo Group acquired density from Fort Lauderdale-based Stiles, allowing for an additional 950 residential units to be part of its multi-tower project – marking one of the largest transfers in Florida. Melo paid $16.3 million for the transfer from Stiles’ 1776 Biscayne Boulevard to 1700 Biscayne Boulevard in the Arts & Entertainment District. Previously permitted to build 1,518 units, Melo can now go ahead with constructing 2,471 residential units on the site.

In 2021, Melo purchased the entire city block across from the Omni at 1700 Biscayne Street for $105 million. Original plans for the transit-oriented development included building four towers up to 60 stories, with apartments, condos, and retail.

The historic Trinity Episcopal Cathedral will soon receive a makeover as plans for a new 42-story tower were submitted to Miami-Dade planners for the corner lot. Part of Miami’s transit-oriented development zone, the L-shaped tower would rise 450 feet with 462 residential units, 553 parking spaces (serving parishioners and residents), a new church office, and a 4,000 square-foot grand ballroom/parish hall. Further, the landmark cathedral’s façade will be preserved with new design elements to complement its historic character.

After completing its foundation pour just this October, the fully sold-out, short-term rental friendly Crosby is already several floors out of the ground. Developed by the Related Group and Merrimac Ventures, the 390-foot condo tower won’t have parking. Allowing full rental flexibility, its units will be easily listed on any home-sharing site.

Designed by Cohen Freedman Encinosa, the 33-story Crosby will feature 450 spectacular homes with interiors and furniture by New York’s AvroKo. Delivered fully furnished, all residences will come complete with gourmet kitchens, custom Italian cabinetry, Bosch kitchen appliances, rain showers, custom Italian vanities, contemporary lighting packages, smart home tech, smart keyless entry systems, and expansive balconies with 180- and 360-degree views.

With over 22,000 square feet of amenities, residents will gain access to an expansive rooftop pool deck with BBQ stations, a juice and coffee bar, a fire pit lounge, a private rooftop restaurant-bar, a fitness center with plunge pools, a gaming lounge, co-working spaces, museum-quality art, Italian-inspired trellis gardens, and much more. With plans to begin construction in 2024, New York-based Naftali Group filed for a construction permit this December. Designed by Miami’s highly acclaimed Arquitectonica, JEM Private Residences will rise 67 stories with 259 condos and about 535 rental units. While apartments will occupy its lower floors, condos will be placed on floors 43 and above. Ensuring owner privacy, condo and rental units will feature separate entrance lobbies, elevators, and amenity centers.
 

Future residents can expect sophisticated living spaces equipped with every convenience, thanks to New York-based Rockwell Group's interior design. Perched on the 50th floor, condo amenities will include a pool deck, a cold plunge pool, a fitness center with a boxing ring, a yoga garden, a tasting room, a private dining room, an entertainment lounge, a game room/lounge, a co-working area, and a spa with sauna, steam, and salt room. 

Bucking the latest condo trends, owners at JEM will not be allowed to do short-term rentals. The tower will permit only four rentals per year per residence, with a minimum stay restriction of 30 days.

Planning to break ground in 2024, The Edition Residences filed for a construction permit in December. The world’s first stand-alone Edition Residences will rise 56 stories with no hotel component. The hospitality brand is the brainchild of famous hotelier and developer Ian Schrager in association with Marriott International.

Rising against 800 feet of bay frontage, the sleek high-rise will house 187 bespoke residences. Designed by Miami’s multi-award-winning Arquitectonica, the branded condo tower will feature an all-glass exterior referencing Miami’s moonlit waterfront. The luxury high-rise will also feature unique layouts referencing the prows of sailboats racing off Miami’s coast with interiors by the highly acclaimed Canada-based Studio Munge. There will also be six separate suites for residents’ friends and family to stay over.

Each fully serviced luxury condo at the Edition Edgewater will feature 10- to 14-foot-high ceilings, custom European-style cabinetry, premium finishes, a timeless color palette, plus spacious terraces with unobstructed city and water views. Residents will be treated to 45,000 square feet of world-class amenities operated and managed by EDITION, including two resort-style pools with cabanas, a rich spa program, a club lounge, a private screening room, a library, secret gardens by EDSA, a children’s play area, a kids club, a dog spa, and a park.

Jet-setting owners at the Edition Edgewater will appreciate getting VIP status and preferred rates at hotels within Marriott International’s luxury portfolio. The bayfront project will further feature 3,500 square feet of office space and a 13-level parking garage.

With sales expected to launch soon, developer Swire Properties has already filed for a construction permit for both towers at its One Island Drive project. Located at the southernmost tip of Brickell Key, the parcel will include the
brand-new Residences at Mandarin Oriental, a new and improved version of the Mandarin Oriental (flagship) hotel, plus 6,500 square feet of office space.

The 800-foot Residences at Mandarin Oriental, designed by Kohn Pedersen Fox Associates (KPF), will feature 228 condo units with interiors by Parisian designer Tristan Auer. Owing to their beautiful island location, all residences in the 65-story tower will be privy to panoramic water views. The 400-foot iteration of the famous Mandarin Oriental hotel will be home to 121 guest rooms, 66 private condos, and 28 condo-hotel units.

Amenities at this world-class property will include a 100,000-square-foot, resort-style amenity podium featuring multi-tiered infinity-edge pools, a signature spa, a state-of-the-art health and wellness club, multiple restaurants, dining rooms with chef kitchens, executive work lounges, and landscaping by the renowned Thai firm, Shma.

With the short-term-rental-friendly tower over 94% sold, Newgard Development Group announced the hiring of a general contractor and the start of foundation work this December. Designed by Arquitectonica, the minimalist, postmodern Lofty Brickell will rise 44 stories using green building tech. The riverfront tower’s 362 turnkey condos will feature high-end interiors by INC.NY.

All first buyers at Lofty are set to receive a custom NFT with each condo purchase. While studio and one-bedroom unit owners will receive NFT artwork by Carlos Betancourt’s NFT Collective, two-bedroom, and penthouse owners will receive one-of-a-kind pieces by Miami-based artists Douglas Hoekzema (HOXXOH) and Alessia Moccia (E-uphoria). This is the first time a condo building will display a custom NFT collection throughout, as well as offer its first-time owners a unique digital art piece with each purchase. 

Amenities at Lofty Brickell will include an impressive Skydeck, featuring 10,000 square feet of event space, a private pool, modular furniture, portable bars, plus a catering kitchen. Other key amenities include a resort-style pool with cabanas, a poolside bar and grill, a fitness center with private Peloton studios, a yoga lounge and terrace, an indoor/outdoor cigar lounge, a members-only social club, a coworking lounge with private meeting rooms, access to the LOFTY concierge app, and more.

Lofty Brickell will also feature a Rockwell Group-designed outpost of New York’s highly acclaimed Greek restaurant, AVRA Estiatorio. There will also be a “jewel box” double-height glass lobby with access to the Underline, 12,000 square feet of commercial space, and a private marina. It will be the first of three towers planned for Brickell’s busy riverfront.

Prices start at about $600,000 for 500-square-foot units and up to $3.5 million for a 1,300-square-foot residence.

Turkish developer Okan Group announced that
the highly anticipated supertall’s foundation pour is expected to take place in March. Designed by Behar Font Architects, the 70-story condo-hotel will carry 163 sky residences (condos), 14 two-story lofts, 236 short-term rental condos managed by Hilton, a 316-room Hilton Miami Bayfront Hotel, and 64,000 square feet of office space. Owners will be allowed to rent their units using Hilton Hotel & Resorts’ rental program.

Featuring a separate elevator for each type of residence – the tower’s hotel rooms will fill the lower levels, condo-hotel units will start from the 36th floor, and sky condos will be placed above the 51st floor delivering breathtaking views. Further affording hotel guests and residents the utmost privacy, Okan Tower will feature a separate set of amenities for both. 

Residents of its “sky” condos will get exclusive access to the 70th-floor rooftop pool and deck, a 12th-floor lap pool with indoor-outdoor lounges and clubroom, a dedicated wellness spa, a fitness center with a yoga studio, an owner’s lounge, a wine cellar, a theater room, and a fully-equipped children’s sensory playroom.

Condo-hotel owners will gain access to amenities on floors 27, 28 & 30 – inclusive of an outdoor pool with indoor-outdoor lounges and private cabanas, a signature wellness spa with Turkish treatments and a marble Hamman, a high-tech fitness center, over 4,500 square feet of ballroom space, multiple bars, a grab-and-go-café, conference and meeting rooms.

Owners of both the condo-hotel and condo residences will have access to premier services managed by Hilton Hotel & Residences such as in-room private dining, in-room spa treatments, professional housekeeping services, on-site laundry and dry-cleaning services, a lifestyle concierge, and more.

Rosewood (Raleigh) Residences – South Beach

Rosewood (Raleigh) Residences – South Beach


A $150 million, full-floor penthouse will crown the Rosewood Residences in South Beach. Developer Michael Shvo shared details on the statement penthouse this December, stating the property will rival New York’s finest penthouses. The 13,000-square-foot residence will feature a neutral palette, 14-foot ceilings, and a variety of white and black stone. There will also be a total of 16,750 square feet of exterior space, inclusive of a private rooftop pool, an outdoor kitchen, and a rooftop garden.
 

Designed by New York’s Peter Marino and Miami’s Kobi Karp, the redevelopment project will include a 60-key hotel and 44-unit condo. Marking the first Rosewood-branded development in South Florida, the hospitality brand will manage and operate the restored hotel. Fronting 220 feet of pristine ocean at 1751, 1757, and 1775 Collins Avenue, the condo-hotel property will further feature a revamped version of Raleigh’s Martini Bar and Tiger Room, a pair of residents-only sunrise and sunset pools, a private pool part of the Raleigh Beach Club, the U.S. outpost of the famed Milanese restaurant Langosteria, along with a private member’s club with beachfront dining.

The 3-acre oceanfront project entails redeveloping the historic Raleigh, South Seas, and Richmond hotels, along with building a brand-new 17-story condo tower.

Developer Urban Network Capital Group (UNCG) secured a $24.5 million construction loan to move forward with its 50% pre-sold condo hotel. Purchasing the 14,250-square-foot property at 1120, 1130, and 1136 S.W 3rd Avenue in March 2023, for a combined value of $8.5 million, the Miami-based developer solidified plans. The property is currently home to three single-family homes.

Designed by Miami Lakes-based DTI Architects, Visions will rise eight stories with 111 traditional condo-hotel units. The mid-rise’s experiential design will offer innovation with timeless appeal. Considering the new development’s traditional model, unit owners won’t be allowed to live full-time onsite and they can choose to rent out their condos using a third-party booking platform or enroll in the hotel’s management program.

Amenities at Visions are likely to include a rooftop pool, a restaurant, a gym, a spa with BrainTap therapy and cold plunges, laundry services, and a bike-share program. As a wellness-focused property, future residents will be treated to circadian lighting and bathroom showers equipped with vitamin C filters.

Prices range from $299,448 to $501,960, with a choice of 321- to 539-square-foot residences.


Origin Residences by Artefacto – Bay Harbor Islands

Chilean developer VDA | Origin Miami announced its waterfront project is 70% sold just six months after launching sales. Developed in collaboration with Artefacto
a Coral Gables-based, high-end furniture and home staging company led by Paulo Bacchi owners at Origin will be treated to fully finished and furnished condos, customized to their taste and preference.

A first by Artefacto, the 22,500-square-foot Origin Residences will sit fronting the narrow waterway dividing Bay Harbor Islands. Designed by Miami’s own Revuelta Architecture International, the minimalist building will rise seven stories with 27 unique residences starting at 1,300 square feet. Artefacto is further collaborating with Carla Guilhem to custom design and furnish these limited-edition homes.

Amenities at Origin Residences by Artefacto will include a rooftop pool with summer kitchens and a bar, a lobby lounge, a gym, a kid’s playroom, a co-working space, a pet zone, and an 8-slip private marina with direct ocean access. The development will allow only long-term rentals, with a minimum stay restriction of 6 months.

Prices start at $1.4 million, with a choice of two- to four-bedroom residences


Domus Flats II – 
Brickell

42-story Tower at Trinity Cathedral Site – Arts & Entertainment District


North Development, a partnership between Dunin’s Oak Capital and Peru-based Edificia, secured an assemblage priced at $14.95 million to construct its second condo-hotel project in Brickell. Domus Flats II will be taller and denser than its
12-story sister project located just four blocks south.

Domus Flats II is planned to be a 33-story condo-hotel featuring 538 units, a 5,389-square-foot recreation/dining area on the roof, 1,485 square feet of retail, and 139 parking spaces. Owners will be able to rent out their condos via the hotel’s operator, Domus Management.

Tapping Douglas Elliman’s Eklund-Gomes team, developers Lionstone, Flag Luxury Group, and the Ben-Josef Group will soon be launching sales for this 15-story tower set to rise behind the Sagamore Hotel South Beach. The oceanfront condo is approved to fill the gap in the redevelopment project and will sit cantilevered over the existing Ritz-Carlton’s cabana lot.

Designed by Miami’s prolific Kobi Karp, the 15-story luxury condo will rise with 30 luxury residences. Aiming to breathe new life into the redevelopment parcel, the co-developers have also agreed to improve a portion of Lincoln Road as part of a public-private partnership with the city. The multimillion-dollar public improvement project would include upgrades to sidewalks, the addition of trees and flowers, beach access to the property and the beach walk, and a Morris Lapidus-inspired arch. 

Prices are expected to start at $1 million.

Approved by the UDRB in July, Aria Development and Merrimac Ventures sealed their utilities agreement this December. 600 Miami Worldcenter will rise 31 stories with 615 fully furnished condos, 4,500 square feet of restaurants, 1,261 square feet of office space, and just five parking spaces. Allowing short-term rentals, this sophisticated tower will be part of the mega Miami Worldcenter development site.

While the design was by Revuelta Architecture International, The Design Agency will handle the interiors. Amenities at this Airbnb-ready condo tower will include a resort-style rooftop pool, a bistro, and bar by GPG Hospitality (one of New York City’s premier restaurateurs), an artfully designed residential lounge, a 6,000-square-foot fitness center with outdoor private training area by Homage fitness, a spa, summer kitchens & entertainment spaces, an arcade, a game room, a media room, plus dedicated co-working spaces.

With its utilities agreement in place, Dezer Development can look forward to breaking ground sooner this year. Designed by Sieger Suarez, the cylindrical Bentley Residences will rise 749 feet to become the tallest building in Sunny Isles Beach as well as the tallest oceanfront building in the U.S.

The 62-story Bentley Residences will feature a distinctive, highly reflective, tough-as-diamonds, triangulated glass façade, styled to emulate the luxury carmaker’s signature diamond pattern. With only four units per floor, the skyscraper will house a total of 216 ultra-luxury residences built using sustainable materials.

Unlike anything on the market, each residence at this oceanfront tower will feature a sunken swimming pool on its balcony, an outdoor kitchen, access to the patented car elevator system called the Dezervator, and three to four parking spaces right next door to each residence. All units will further feature direct ocean views, outdoor showers, custom lighting, and signature scenting by Bentley Motors. 

Highlight amenities at the ultra-luxury Bentley Residences will include two pools, an indoor-outdoor fitness center, a spa, a whisky bar, a cigar lounge, a cinema, beautifully landscaped communal gardens, and more. Its custom-designed speeding Bentley sculpture, currently on display at the tower’s sales gallery, will be shifted to the entrance of the oceanfront condo tower upon completion. There will also be a residents-only restaurant concept by four-time James Beard award-winning celebrity chef Todd English.

Prices started at $5.3 million, with a choice of residences starting at three bedrooms.

Dev Site Approved for 80-story Tower Available For Sale – 
Downtown Miami

A prime 2.5-acre assemblage hit the market this December. With no asking price, the parcel spans 251 East Flagler Street, 244 NE First Street, and 40 NE Third Avenue in Downtown Miami. The assemblage sits across from the First Street Metromover Station, a block from Bayfront Park, and includes a 164,000-square-foot shopping center anchored by a Marshalls store.

Listed by an entity managed by Fatima Jebai, the assemblage previously hit the market in 2018 with an asking price of $125 million. Also known as Flagler Central, the parcel, owing to its zoning, is pre-approved to carry 2,500 multifamily or condo units in an 80-story tower. Its marketing material suggests that the site is suitable for a mixed-use tower, which would take advantage of its high-density zoning. Current lease terms of the site provide for a 180-day demolition clause, making it ideal for expedited redevelopment.
