It’s confirmed! Miami will be home to the world’s first Dolce & Gabbana condo tower. With sales expected to launch soon, all eyes will be on this showstopper of a building.

Also, this September, Natiivo developers launched sales for the Gale-branded hotel residences in Downtown Miami in the otherwise sold-out building. Two condo projects broke ground – Wynwood’s NoMad Residences and the Seville-inspired Gables Village. Meanwhile Lefferts’ 72 Park in Miami Beach topped off at 22 stories. A judge ruled in favor of the Edition Residences in Miami’s Edgewater neighborhood.

Gale Miami Hotell & Residences


Developer Sixth Street Miami Partners – including Russell Galbut, Marisa Galbut (of GFO Investments), and Keith Menin – launched sales for its Gale-branded condo-hotel this September. Situated in the 
51-story Natiivo tower, the Gale Miami Hotel & Residences section features 160 turkey condo units available for short-term or daily rentals plus 80 condo-hotel units. Owners of the short-term rental condos can choose to live in them or rent them through various home-sharing platforms such as Airbnb or HomeAway for any duration.

Branding for this section of Natiivo is partnered from the Galbut family’s Gale Hotels, with locations in Miami Beach and Fort Lauderdale. The boutique hotel brand is known for its locally-inspired style and an all-encompassing live-work-play mentality. Designed by Arquitectonica, all residences will be delivered fully furnished with modern furniture and fixtures by Urban Robot. Sharing 70,000 square feet of amenities with Natiivo, Gale residents will gain access to the onsite Bodega Taqueria restaurant, a craft cocktail lounge, a glamorous steakhouse, an outdoor restaurant with a retractable roof, a ground-floor coffee shop, a pool restaurant and bar, a kid’s playroom, coworking spaces and boardrooms, and more.

The list of wellness-focused amenities at Gale Miami includes a 16,000 sq. ft. poolside retreat with cabanas, a hammam spa, a fitness center, a yoga studio, an outdoor training terrace, treatment rooms, and private beach club access on Miami Beach.

Prices start in the $400s to $1.9 million, with a choice of studios to two-bedroom residences.

The wait for Dolce & Gabbana’s first-ever residential venture will soon be over as developer Michael Stern tapped Official to launch sales in a few short weeks. Approved to rise to a height of 1,049 feet above sea level, although Dolce & Gabbana Residences will share in the status of one of the tallest buildings in Miami, it’s glamorous and opulent design will definitely stand out from its glass and stucco neighbors.

Designed by ODP and Studio Sofield, with dramatic touches and design details by D&G, the 90-story condo-hotel will rise with 259 ultra-luxury residences plus a 5-star hotel. An elegant combination of ivory travertine and matte black steel beams will lend the supertall an expressly vertical appearance. Inspired by modernist skyscrapers and Milanese mid-century design and fashion, the tower will also feature a gold beaded “necklace” on its street level, giving the tower a uniquely warm luster and shine, as well as gold dolphin-like elements on the roofline of the building.

All units will be delivered turnkey with showstopping finishes by Dolce & Gabbana founders, Domenico Dolce and Stefano Gabbana. Furnished for the most discerning resident, including rare wood, bathrobes and even books on shelves, D&G has anticipated its residents’ every whim and desire, offering lifestyle-driven hospitality for an elevated residential experience. Every home is further thoughtfully designed to easily transition from a private residence to separate private suites.

Highlight amenities at the world’s first Dolce & Gabbana Residences include a statement Porte Cochere, a D&G-curated restaurant, a 4,000 sq. ft. pool deck with pool bar and restaurant, a double-height grand lobby with two bars, an indoor paddle court and boxing gym, a golf simulator, cold and hot plunge pools; a recovery spa, theater space, a wine cellar, and much more.

On track for its 2025 completion, MG Developer broke ground on the George Merrick-inspired collection of villas this September. The 2.6-acre Seville-inspired enclave will be a landmark project featuring tree-lined streets, plazas, fountains, parks, and gardens inspired by the alcoves in the Plaza de España.

Paying homage to George Merrick’s legacy, the boutique 48-residence community will be comprised of a range of duplexes, townhouses, and condos set through 17 lots at 535 Santander Avenue. Designed by De La Guardia Victoria Architects & Urbanists, Gables Village will be built in the Mediterranean Revival style of architecture, with its tallest building topping off at four stories. With residences built for modern-day comforts, each 1,750 to 3,100-square-foot unit will come elegantly appointed with several luxurious touches. 

A 4,000-square-foot wellness club will stand as the centerpiece of amenities at this Seville, Spain-inspired enclave. The opulent club will feature a contemporary and tropical ambiance, complete with an indoor-outdoor terrace lounge for events and gatherings, a fitness wing, a luxurious plunge pool, a library, plus a conference center.

Prices start at $2.03 million, with a choice of condos, duplexes, and townhomes.


Nomad Residences – Wynwood

At over 75% sold, developers Related Group, Lndmrk Development, and New York-based Tricap broke ground on the highly anticipated NoMad Residences this September. Designed by Arquitectonica, the 9-story mid-rise will be home to 329 modern condos crafted to appeal to digital nomads. Each fully furnished condo will feature avant-garde interiors by Design Agency.

Standout amenities at the world’s first NoMad Residences will include a rooftop NoMad Bar and restaurant helmed by the James Beard Award-winning chef Leo Robitschek, a 13,000 square-foot Casa Tua Cucina on the ground floor, plus a signature NoMad library and lounge with curated events. Other amenities will include a fully-serviced pool deck with private cabanas, an indoor-outdoor fitness center, an outdoor theater with lawn seating, co-working spaces, 5,113 square feet of retail, and museum-quality art from Jorge M. Pérez’s private collection.

Topping off at 22 stories this September, Lefferts’ 72 Park is on track for a 2024 completion in Miami Beach’s North Beach neighborhood. Galbut and Cohen have joined forces with Lefferts to build this spectacular condo project at 580 72nd Street. In addition to no rental restrictions, owners at this short-term rental-approved condo tower will have unparalleled beach access. They also announced plans for a sister building to be built just next door. 
 

Designed by Built Form, 72 Park will rise with 206 condos and 10,000 square feet of ground-floor retail space. All residences at 72 Park will be privy to spectacular 360-degree views, spanning from the Atlantic Ocean to the Intracoastal Waterway.

Interiors and landscaping at this LEED Gold-certified tower have been handled by Urban Robots Associates. Each fully furnished residence will feature high ceilings, deep balconies, Italian cabinetry, imported stone, energy-efficient appliances, keyless entry systems with SALTO and smart access controls premium bathroom fixtures, and more. 

Outfitted with about 64,000 square feet of luxurious amenities, residents will enjoy access to a 35,000-square-foot amenity deck with about an acre of tropical landscaping, a 150-foot-long resort-style pool with cabanas, a bar and lounge with indoor-outdoor seating, a private outdoor barbecue area, a private rooftop with sun deck, an outdoor screening area for movie nights, a kid’s playroom, 24/7 coworking lounge with private “pods,” 8,500 square feet of ground-floor retail space, and more. There will also be an outpost of a Michelin Bib Gourmand restaurant and pizzeria named “Roberta’s,” imported from Brooklyn by Michelin-star Chef Carlo Mirarchi.

Proposed to rise at 7940 West Drive, developer Riviera Horizons’ new waterfront condos now stand approved by the village’s Planning & Zoning Board. Designed by Revuelta Architecture International, the 26-story condo tower will rise with 70 luxury residences overlooking Biscayne Bay.

Aimed at long-term residents looking for larger, family-oriented condos, the development will feature all corner units, all with water views – with its smallest floor plan starting at around 2,000 square feet. There will also be two rooftop penthouses equipped with private pools and hot tubs. 

Affording panoramic views, the 26-story tower is planned as one of North Bay Village’s most luxurious condo developments. Amenities will include a rooftop pool deck with gym and spa plus a second amenity deck featuring a children’s playroom, movie room, library, coworking space, and lounge.

After months of opposition, the Zaha Hadid Architects-deigned condo proposed for the collapsed Champlain tower site has won key approvals. Although the design team will have to go back to the drawing board to move a controversial garbage loading dock away from the planned memorial site at 88th Street, Damac Properties can move forward with plans.
 

The Dubai-based developer plans to build luxury-branded, 12-story towers with 52 units at 8777 Collins Avenue. The two visually appealing towers will be connected by a 100-foot, glass-bottomed pool at the top. The stunning pair of buildings will rise with “cloud-like” design elements and a “precision-engineered” façade. Buyers can expect to come home to extra-large units ranging from 4,000 to 15,000 square feet in size. Looking to deliver “the most luxurious project ever in Surfside,” Damac is yet to finalize a luxury brand partner for its waterfront residences.

Adding to the long list of stellar properties dotting Miami Worldcenter’s dynamic landscape, Abbhi Capital has proposed two new towers. The Coral Gables-based developer has filed to build a 59-story tower with residences plus a hotel component and a separate 33-story office building at the northeast corner of Northeast 1st Avenue and Northeast 10th Street.
 

Designed by Arquitectonica, the 2.2-acre site will be home to a 61-story North Tower with 558 units and a 753-space garage plus a shorter South Tower with offices and 7,000 square feet of retail. Plans do not yet specify whether the units would be apartments or condos.

Citing Florida’s Live Local Act, Clevelander’s new owner wants to replace the famous bar on Ocean Drive with a 30-story residential building, with 40% of its units reserved as affordable housing. The rest of the units would be sold as condos, with no prescribed price restrictions. The site holds the potential to be redeveloped with 137 units.

Developer Jesta Group is looking to redevelop the 0.93-acre site at 1020 Ocean Drive and 1001 Collins Ave. While the former is home to the 1938-built Clevelander, the latter carries the 1937-built Essex House hotel. The group acquired both properties for $28.5 million in 2018. We will be watching this as the community has expressed it is not in favor of the proposed plans.


Edgewood 22 – Edgewater

Submitted to Miami’s Urban Development Review Board for approval, developers seek to build a 20-story building with ground-floor retail at 2140 Northeast 2nd Ave. Plans do not specify whether the project will offer condos or rental units.

Designed by Zyscovich Architects, the residential building will rise a few blocks from the bayfront Margaret Pace Park with 160 units. The half-acre site will also be home to about 10,000 square feet of ground-floor retail.

Aston Martin Residences’ Coto family has proposed to build a 57-story tower in Brickell. Featuring a cutting-edge design by BMA Architects, the tower will rise 699 feet with 464 residential units at 190 Southwest 8th Street. Units will range from studios to three-bedroom residences. The mixed-use development will sit two blocks from the Brickell City Center and conveniently close to the Brickell Metromover and Eighth Street Stations.

The trapezoidal tower, with a prominent tiered arrangement, will also be home to either a flexible multi-level Concert Hall or a multi-story retail complex along with 467 parking spaces. Amenities are expected to occupy levels 33, 35 (pool deck), 36, and 37 with co-working spaces perched on level 12.


Urban Network Capital and Vertical Developments’ Condo-Hotel – Edgewater

With plans to build a condo-hotel, developers Urban Network Capital Group (UNCG) and Vertical Developments acquired a 0.45-acre parcel, nestled between 36th Street and the I-195, for $13.5 million. Developers are currently in talks with a potential branding partner.

Based on current zoning, the parcel holds the potential to carry either 67 condos or 134 hotel rooms in 24 stories. Previous owner, the Hotelex Group, had plans to build a 133-room hotel with 10,000 square feet of retail space on the well-located parcel.

With tree removal and relocation underway, it seems developer Swire Properties is already prepping land to welcome its two-tower development proposed for One Island Drive. DERM records further show a proposal to rebuild a seawall at the site.
 

Located at the southernmost tip of Brickell Key, The Residences at Mandarin Oriental are approved to rise to a height of 1,049 feet. The new and improved Mandarin Oriental hotel, on the other hand, will be able to rise to a height of 700 feet.

Designed by New York’s Kohn Pederson Fox Associates (KPF), The Residences at Mandarin Oriental will rise with 220 condo units featuring rich interiors by Parisian designer Tristan Auer. Owing to their beautiful island location, all residences will be privy to panoramic water views. The second iteration of the famous Mandarin Oriental hotel will be home to 151 guest rooms, 61 private condo residences, and 28 hotel residences.

With sales expected to launch in late 2023, amenities at this world-class property will include a 100,000-square-foot, resort-style amenity podium, multi-tiered infinity-edge swimming pools, a signature spa, a state-of-the-art health and wellness club, multiple restaurants, executive work lounges, and landscaping by the renowned Thai firm, Shma.

With its site work permit in place, Related Group’s Baccarat Residences can now move forward with groundwork, where excavation for pre-historic artifacts has been taking place for months, halting any progress on the ultra-luxury project.

Designed by Arquitectonica, Baccarat Residences will rise 75 stories or 852 feet with 318 luxury residences, 28 riverfront flats and duplexes, and a 10,000-square-foot restaurant. The riverfront tower will feature an undulating façade as reflective as French crystals. Managed by Barry Sternlicht’s SH Hotels & Resorts, each of its luxury condos will boast high-end interiors by Meyer Davis Studio, characterized by a unique blend of 18th-century Paris, 21st-century Miami, and 1930s Art Deco influences. 

Amenities at this waterfront tower will include a marina with yacht dockage, a luxury house yacht, plus a riverfront restaurant. Other amenities will include a pool, game room, spa, beauty salon and barber, wine cellar, children’s playroom, clubroom, grand salon for events, private workspaces, business center, and more. 

The ultra-luxury Baccarat will be the first in a three-tower complex. Tower II is proposed to rise 897 feet above ground with 506 rental apartments. Tower III is planned to rise 82 stories with a 249-room five-star hotel plus 103 residential units. All in all, the riverfront complex is expected to house 1,400 residences, a 249-room five-star hotel, and 24,463 square feet of retail.

Prices range from around $1.1 million to $3.5 million per unit, with a choice of one- to four-bedroom residences. Penthouses will be upwards of $14 million.

With the K-5 charter school, Mater Academy announcing its future campus in the 184-acre, master-planned SoLé Mia community, buyers can now expect world-class education for their children closer home. The 90,000-square-foot charter school is expected to open its doors in Fall 2025, with the potential to enroll about 1,500 students.

Developed by Carlos Rosso in partnership with Turnberry Development, ONE Park Tower will mark the master-planned community’s first condo tower. Reimagined for next-gen living, this Arquitectonica-designed luxury tower will sit overlooking a 7-acre Crystal Lagoon. The centerpiece, a swimmable, crystal-clear lagoon is said to be the size of 21 Olympic-size pools. Turnberry’s dedicated beach concierge for its residents along with dining from the adjacent Lagoon Café will set the tone of resort-style, luxe living in this walkable community.

ONE Park Tower by Turnberry will rise 33 stories with 299 bespoke residences. All residences at this waterfront tower will feature interiors by New York-based Meyer Davis Studio, oversized private wrap-around terraces, high ceilings, porcelain floors, oversized master bedrooms with soaking tubs, spacious walk-in closets, and plenty more.

The gated community will be home to 37 acres of active and passive green spaces, complete with eight miles of biking and running trails. There will also be private swimming pools, pickleball courts, a state-of-the-art wellness center with spa and massage facilities, a dedicated children’s playroom, a library, a climate-controlled wine room, co-working facilities, and electric car charging stations.

Prices start in the low $500,000s, with a choice of one- to three-bedroom residences.


Edition Residences – Edgewater

With a judge ruling in favor of Two Roads’ termination of the condo association at Biscayne 21, even as eight unit owners contended against the termination, the coast is now clear for the sophisticated Edition Residences to rise and replace the 59-year-old condo building. The Edition Residences, Edgewater have already garnered a total of $160 million in condo reservations, with conversion to contracts due soon.
 

Marking the world’s first stand-alone Edition Residences, this 55-story bayfront tower will be strictly residential; there will be no hotel component. This will be the boutique hospitality brand’s second Miami property, after the highly acclaimed Residences at The Miami Beach EDITION. Edition is the brainchild of famous hotelier and developer Ian Schrager in association with Marriott International.

Rising against 800 feet of bay frontage, the sleek high-rise will house 185 bespoke residences. Designed by Miami’s multi-award-winning Arquitectonica, the branded condo tower will feature an all-glass exterior referencing Miami’s moonlit waterfront. The luxury high-rise will also feature unique layouts referencing the prows of sailboats racing off Miami’s coast with interiors by the highly acclaimed Canada-based Studio Munge. There will also be 6 separate suites for residents’ friends and family to stay over in style.

Each fully serviced luxury condo at the Edition Edgewater will feature 10- to 14-foot-high ceilings, custom European-style cabinetry, premium finishes, a timeless color palette, plus spacious terraces with unobstructed city and water views. Residents will be treated to 45,000 square feet of world-class amenities operated and managed by EDITION. Standout amenities include two resort-style pools with cabanas, a rich spa program, a club lounge, private screening room, library, secret gardens by EDSA, children’s play area, kids club, dog spa and park. Jetsetters will further appreciate VIP status and preferred rates at hotels within Marriott International’s luxury portfolio.

Still in the middle of negotiating a bulk buyout deal at the Amethyst Miami Beach, Mast Capital has now approached unit owners at the Imperial House. The 15-story condo building sits at 5255 Collins Avenue, close to 
The Perigon (also being developed by Mast Capital). With a total of 127 residences, the Imperial House also features cabanas and boat slips, thus becoming one of the most exclusive oceanfront condominiums in Miami Beach.

The Coral Gables-based developer needs signed contracts from at least 95% of unit owners to replace the 1963-built condo tower. With its 60-year recertification due, Mast Capital has a good chance of gaining control of the beachfront tower.

Locking in a key parcel across the street from the beach in Surfside, where Jared Kushner and Ivanka Trump have been living, as an affiliate of Kushner Cos. paid $40 million. Located at 9300 Collins Ave., the 2.23-acre site was previously owned by an entity managed by New York developer Menachem Boymelgreen (who is behind 42 Pine in Mid Beach). It was approved in 2019 to carry a 205-room hotel. We’ll be keeping an eye on what comes up at this ripe-for-development parcel.
