November 2023: Latest Miami New Development and Pre-Construction Condo News

With Miami’s luxury housing market in top shape for the end of the year, there were a lot of movements over the past month. Developers Ari Pearl and Jonathan Leifer launched sales for the waterfront Bay Harbor Towers, while developer Isaac Kodsi acquired the stalled Arbor Residences and is set to relaunch the project after having returned all initial deposits.

Also, the highly anticipated Casa Bella Residences by B&B Italia broke ground, and Five Park and Alana topped off. Plus, multiple high-profile buyers took interest in Edgewater’s twin-tower Aria Reserve, confirming the rising popularity of this bayfront neighborhood as a premium condo market.

PPG Development's Ari Pearl and L3C Capital's Jonathan Leifer launched sales this November for their latest waterfront development in Bay Harbor Islands. The Hallandale Beach-based developer and its New York-based partner have already secured $70 million in construction financing.

Designed by Miami’s prolific Kobi Karp Architecture, Bay Harbor Towers will rise 8 stories with only 44 fully furnished residences at 10143 East Bay Harbor Drive. Built using sustainable materials, the towers will be eligible for a Florida Green Building Coalition certification upon completion. All units will feature direct water views, extra-large flow-thru floorplans, sunrise and sunset terraces, interiors by Pompano Beach-based Steven G, large format Italian porcelain flooring, and more high-end touches.

Amenities at this waterfront condo project will include a rooftop oasis with a 55-foot infinity pool and sunset jacuzzi, a wellness spa with hot and cold plunge pools, an indoor heated saltwater lap pool, an advanced fitness center with equipment by Paragon, outdoor green spaces with hammock garden by CLAD, an owner’s lounge with news café, a water sports launch dock, and a 13-slip private marina.

The developer duo paid $32 million in 2022 to buy the 1.03-acre site occupied by Bay Harbor Towers, an older condo with the same name. The 1956-built Art Deco building has since been demolished.

Prices start at $1.9 million, with a choice of two- to four-bedroom plus den residences.

Taking reservations for their newly launched condo project, co-developers The John Buck Company, BH Group, Florida Value Partners, and Pebb Enterprises announced they will begin demolition and land prep soon. The 41-story HUB Miami will rise with 306 condos, 245,000 square feet of office space, and 7,000 square feet of retail.

With absolutely no rental restrictions, owners at HUB Miami will be able to rent their units short-term on sites like Airbnb, VRBO, or HomeAway. Designed by ODP Architects, the modern tower will be delivered fully furnished with interiors by One Line Design. While all offices and retail will occupy the lower floors, all condo units will be stacked on the upper levels to ensure maximum privacy.

Located next door to Brightline’s Miami Central station, the tower will offer an authentic live-work-play experience. Amenities will include a dedicated residential lobby, a rooftop pool with lounge seating, a rooftop lounge bar, a spa with sauna and cold plunge pool, a yoga and spin room, a fitness center, a residents’ lounge and entertainment room, co-working spaces, plus a dog grooming station.

Topping off this November, Alana is on track for a 2024 delivery. Bringing an elegant boutique community to the exquisite Bay Harbor Islands, Alta Developers took over the project in May 2022.

Designed by Revuelta Architecture, the development stands seven stories tall with only 30 waterfront residences. Each bespoke residence will feature expansive glass-framed balconies, walk-in closets, Italian kitchens with branded appliances, and more. Claiming its title of the “tallest building in Miami Beach,” Five Park topped off this November. Developers Terra Group and GFO Investment are leaving no stone unturned to build and
deliver a unique offering that will likely have no contenders soon.

Designed by Arquitectonica, the statement tower will feature interiors by New York’s celebrated Gabellini Sheppard. Infusing the project with a unique blend of New York flair and Miami aesthetic, the high-rise will be the gate to Miami Beach on the MacArthur Causeway. The building will rise 48 stories with its Park Residences occupying floors 8-25 and Canopy Residences spread across floors 27-48. 

Giving South Beach its iconic rainbow bridge designed by Daniel Buren, the tower is also accompanied by (an already completed) 3-acre public park featuring a MONSTRUM kids’ playground, outdoor gym, art installations, dog park, picnic areas, and more. Five Park residents will also gain access to a private beach club in South of Fifth, accessible by car or a short walk.

Developers Related Group and Alta Developers broke ground on the 56-story Casa Bella by B&B Italia and secured $240 million in construction financing this November. Aiming for 57 stories with only six to seven residences per floor,
Casa Bella by B&B Italia will feature an angled façade to maximize view corridors and afford a pronounced ripple effect. Miami’s award-winning Arquitectonica is the architect.

With interiors by Piero Lissoni, the internationally acclaimed master of design, all 317 luxury residences will flaunt a highly curated Italian aesthetic. Residents will be treated to high-end touches such as imported porcelain flooring, sleek Italian cabinets by ITALKRAFT, a top-of-the-line black glass appliance package, lavish master baths custom-designed by Piero Lissoni, designer fixtures, and more. 

Owing to its branded partnership with B&B Italia, the tower will feature signature furnishings in its common spaces and offer buyers the choice of custom furnishing packages.

Highlight amenities will include a sky pool terrace and private observatory with a high-tech telescope, a Bay-view 78-foot lap pool, a poolside Mediterranean café, a 12th-floor pool deck with Italian-style gardens, an open-air yoga lawn, a luxury spa, contemporary art by Italian masters, a pickleball court, game room, children’s playroom, beauty salon, comfortable work-from-home (WFH) lounge, and more.

Approved by the Miami Beach Design Review Board, developers Galbuts, Navarros, and Mendy Chudaitov’s Lefferts can now move forward with their plans for this Arquitectonica-designed tower. Located at 600 72nd Street Miami Beach, just down the street from its sister development 
72 Park, the 20-story tower will provide 45,000 square feet of indoor and outdoor amenities plus about 16,000 square feet of commercial space. 

Rising with 125 condos, units at 72B will range from 734 to 2,393 square feet in size. Amenities are likely to include a rooftop pool deck, a fitness center, a spa, a lounge, a pickleball court, and a basketball half-court.

Prices are expected to start at $1 million, with a choice of one- to three-bedroom residences.

After a significant design revamp, Aventura’s City Commission approved Icon Aventura this November. Located at 2999 Northeast 191st Street, the transformative project with “Hero Housing” will occupy a 4-acre site purchased by the developers in 2022 for $51 million.

Designed by Miami-based Arquitectonica, the 26-story tower will feature 275 condos, 20 rental units (at below-market rates), and 12,000 square feet of ground-floor retail. Developers Related Group and BH Group wish to offer first responders and teachers, who may have been priced out of Aventura, an opportunity to stay with their affordable Hero Housing apartments. The duo agreed to provide Aventura with 10,000 square feet of storage, $125,000 per year for a Freebie ride service, and an additional $1 million to the city.


ORA Residences by Casa Tua – Brickell

With a green light from the FAA (Federal Aviation Administration), ORA by Casa Tua can now reach a height of 1,044 feet above ground or 1,049 feet above sea level, the maximum height allowed in the city. Developed by Fortune International,
the ultra-luxury tower will now be one of the tallest in Miami.

Designed by Miami’s award-winning Arquitectonica, ORA is expected to rise 70 stories with 540 fully furnished, luxury residences allowing short-term rentals. With a name borrowed from the Italian word for “now,” this exquisite tower will feature interiors by M2atelier, led by Marco Bonelli and Marijana Radovic.

Besides short-term rental flexibility, residents will be treated to an exceptional curation of amenities including a rooftop lounge/bar experience, a two-floor fitness and wellness center with hammam and couples’ treatment rooms, a three-story sky garden, a private event space, plus an entertainment lounge with loads of opportunities to socialize.

Known for its flagship Italian restaurant in South Beach and poised for expansion, Casa Tua will also be operating and managing four new food and beverage concepts at its first residential venture, namely Terra, Uva, Fuoco, and Vento.

Prices start at $800,000, with a choice of studios to four-bedroom residences.


Menesse Brickell –

Approved by the FAA for a buildable height of 426 feet above ground, or 439 feet above sea level, developers can now move forward with plans. Planned to rise 39 stories at 143 SW 9th Street, Menesse Brickell will feature 400 residential units and 415 parking spaces. Whether the project will rise with rentals or condos is to be decided.

After due revisions to the original designs, developer Newgard Development Group now has the green to go ahead with its plans for a third tower at 99 Southwest Seventh Street in Brickell. The Miami-based firm led by Harvey Hernandez plans to build a 59-story condo tower to complete its three-tower development. The developer has also signed a utilities agreement to accelerate construction.

Designed by Miami-based Urban Robot, the luxury condo will rise with 169 residences and 1,090 square feet of restaurant space. Sharing its podium with Lofty Brickell, the newly approved tower will be the third and final piece in One Brickell Riverfront’s L-shaped parcel.

Developer Fortune International has proposed building a branded luxury condo project at 6100 Caballero Blvd., right across from the University of Miami. The world-class development will front the Coral Gables Waterway on both sides of the canal.

Designed by Arquitectonica, the Mediterranean-style development will include nine- and 13-story buildings carrying a total of 251 condos, 1,500 square feet of retail, and 471 parking spaces. Looking to appeal to bigger families it will feature larger units ranging from 1,000 to 3,569 square feet.

Amenities are expected to include two pools, a fitness center, and a lounge. The luxury condo project will also likely include 22,500 square feet of public park space and a breezeway along Dixie Highway.

S2 Development has proposed building a 22-story luxury tower at 7913 to 7915 West Drive along the waterway. Designed by Charles H. Benson & Associates Architects, the tower will rise with 94 residential units, ranging from 1,720 square feet to 3,007 square feet in size. Amenities are likely to include two pickleball courts, a fifth-floor pool deck, a gym, a lounge, a kid’s playroom, a business center, and a party room.

Applying for a total demolition permit, developer Florida East Coast Realty plans to build a mixed-use tower at 100 S Biscayne Blvd. Approved by the FAA for a height of 1,049 feet above sea level, the tower is planned to rise with luxury residences and a convention hotel, plus Class AAA office spaces. A two-block podium will further house a high-end retail mall and parking garage.

With demolition work underway, Shoma Bay is now closer to breaking ground. Designed by Kendall-based MSA Architects,
the mixed-use building will rise 24 stories with 333 luxury condos featuring sweeping water views at every turn. Miami-based Adriana Hoyos is handling interiors, offering residents a sleek aesthetic with warm organic tones and ample natural light.

Bringing North Bay Village its first-ever Publix, 6,325 square feet of retail space, and a Shoma Bazaar food hall, the luxury tower will be located just off the John F. Kennedy Causeway. Amenities will include a 6,030-square-foot pool deck with cabanas and a summer kitchen, a rooftop lounge and coffee bar, a resident’s lounge and bar, a spa, a Hammam, a fitness center with Technogym equipment, golf simulators, a kids' club, pet spa, library, a coworking business lounge, a cigar lounge, and electric vehicle charging stations.

Prices range from $450,000 to $1.8 million, with a choice of studios to three-bedroom residences.

With its sales gallery operative in South Beach and demolition work underway, developers Mast Capital and Starwood Capital Group will be breaking ground soon on the 17-story Perigon. Designed by Rem Koolhaas’ OMA, the oceanfront building will be architected as a series of towers rotated on their axis to enhance water views from every residence.

All 73 luxury residences at The Perigon will feature rich touches evocative of the European Riviera by the London-based designer, Tara Bernerd. Residents will live surrounded by a unique combination of organic fabrics, refined materiality, and tailored weaves in a soft and natural color palette, the aesthetic tower will establish itself as the next iteration in luxurious, oceanfront living.

Further, the residences at The Perigon will feature light-filled, open floor plans with direct water views, 10-foot-high ceilings, and 10- to 12-foot-deep wraparound terraces. The oceanfront tower will also boast a unique connection to nature with 1,250 linear feet of lush gardens and serene water features. Besides becoming one of Miami Beach’s most recognizable buildings, the sustainable tower will also obtain a LEED Gold certification upon completion.

Amenities at this project will include a beachfront swimming pool with a hot tub, a fully landscaped deck with cabanas and sunbeds, a sunrise lounge and terrace, a spa, an ocean-view fitness center, a conservatory with daily breakfast bar, a children’s playroom, a private salon, a screening room, a wine room, a house car, pool and beach service, in-residence dining, and more.

Future residents will further be treated to the Tara Bernerd-designed Nota, a private oceanfront Mediterranean-concept restaurant helmed by Michelin-star Chef Shaun Hergatt. FiftyThree, the tower’s speakeasy cocktail lounge, will be a bold, playful space enhanced by a whiskey-themed palate. The Perigon also boasts a concierge partnership with BHB Private Concierge that is set to elevate its residents’ lifestyle with seamless experiences, even before they can step into their new homes.

Multiple high-profile buyers are making their way into Aria Reserve. Soccer stars Alexis Mac Allister, James Rodríguez, Juan Pablo Angel, and Paul Pogba have all been said to have purchased premium residences in the twin-tower development. Developed by Melo Group, the bayfront project’s north tower broke ground recently, while its south tower is already 20 stories out of the ground.

Designed by Arquitectonica, the twin Aria Reserve towers will boast a unique zigzag pattern upon completion. While the south tower will carry 383 luxury residences, the north tower will be home to 399 stunning units. All residents at the bayfront Aria will gain access to direct water views, 11-foot-deep terraces, east-to-west flow-through floorplans, a dedicated office/bonus room, and interiors by MORADA Haute Furniture Boutique.

A two-acre recreation deck will be the centerpiece at Aria Reserve. The deck will feature a semi-Olympic lap pool, a whirlpool spa, a children's splash pad, a gaming center, a teen lounge, and a playground. 

Other amenities will include a bi-level signature waterfront restaurant and café, a solarium, a telescope observatory area, miniature golf, tennis courts, basketball courts, paddle courts, an indoor-outdoor wellness center, a wine cellar, meditation gardens, a dog park, and a custom-designed water sports dock with rentable equipment.

Looking to launch in early 2024, developer Swire Properties has tapped Edgardo Defortuna’s Fortune Development to handle sales for its One Island Drive project. Located at the southernmost tip of Brickell Key,
the parcel will include the brand-new Residences at Mandarin Oriental, a new and improved version of the Mandarin Oriental (flagship) hotel, plus 6,500 square feet of office space. 

Designed by New York’s Kohn Pedersen Fox Associates (KPF), the 800-plus-foot Residences at Mandarin Oriental will rise with 228 condo units featuring rich interiors by Parisian designer Tristan Auer. Owing to their beautiful island location, all residences will be privy to panoramic water views. The 400-foot iteration of the famous Mandarin Oriental hotel will be home to 121 guest rooms, 66 private condos, and 28 hotel residences. 

Amenities at this world-class property will include a 100,000-square-foot, resort-style podium featuring multi-tiered infinity-edge pools, a signature spa, a state-of-the-art health and wellness club, multiple restaurants, dining rooms with chef kitchens, executive work lounges, and landscaping by the renowned Thai firm, Shma. 

Prices are to start at $3.5 million, with a choice of two- to four-bedroom residences.


Baccarat Residences (also 444 Brickell) – Brickell

In surprising news, the site adjacent to the Baccarat Residences has been designated as historic by a Miami board. Favorably for the branded condo-hotel, the status does not interfere with construction activities. 

Developed by Related Group, the Baccarat will be the first in a three-tower complex. Tower II will rise 897 feet as a rental building. Tower III is planned to rise 82 stories with a 249-room five-star hotel plus 103 residential units. All in all, the riverfront complex will carry about 1,400 residences, a 249-room five-star hotel, and 24,463 square feet of retail.

Designed by Arquitectonica, the 75-story Baccarat will soar 852 feet along Miami’s iconic riverfront with 318 luxury residences, 28 waterfront flats and duplexes, and a 10,000-square-foot restaurant. The skyscraper will feature a uniquely undulating façade inspired by, and as reflective as, French crystals.

Each of the luxury condos at the supertall will boast high-end interiors by Meyer Davis Studio, each embodying a unique blend of 18th-century Paris, 21st-century Miami, and 1930s Art Deco influences. Amenities at this waterfront tower will include a marina with yacht dockage, a luxury house yacht, plus a riverfront restaurant.

Other amenities will include a pool, game room, spa, beauty salon and barber, wine cellar, children’s playroom, clubroom, grand salon for events, private workspaces, business center, and more. All services and amenity spaces will be managed by Barry Sternlicht’s SH Hotels & Resorts. 

Prices range from around $1.1 million to $3.5 million per unit, with a choice of one- to four-bedroom residences. Penthouses will be upwards of $14 million.


The Residences at 1428 Brickell – Brickell

BankUnited has moved out of its Brickell location, leaving the field wide open for developer Ytech to swoop in with construction activities for its eco-friendly new construction. The Residences at 1428 Brickell will be the world’s
first residential high-rise to be partially powered by solar energy. 

Conceptualized by Cosentini Associates, its solar energy consultants, the condo tower’s western façade or “solar backbone” will be capable of generating 170 megawatts of clean energy per year. With this, developers and future residents can hope to reduce about 4,700 tons of CO2 emissions and save about 3,000 barrels of oil per year.

Designed by Italian starchitects Antonio Citterio & Patricia Viel (ACPV Architects) in association with the award-winning Arquitectonica, The Residences at 1428 Brickell will rise 70 stories with 189 ultra-luxury residences. Besides flaunting a flowing, nature-inspired design, the bayfront tower will have residents come home to earthy interiors by ACPV Architects. All residences in this LEED-certified tower will be plus-den. They will further feature expansive floor plans balanced for day- and night-time use.

Built around the residents, amenities at this high-design tower will include a 7th-floor resort deck with two pools, aquatic therapy, a children’s splash pad, plus a club bar and lounge. There will also be a teen’s sports simulator, a children’s interactive playground and creativity room, a children’s learning center, a cinema room, 10,000 sq. ft. of dedicated gym and spa space, a wellness concierge, a golf simulator, a beauty suite, a barbershop, plus an outdoor sun terrace with yoga pavilion.

Additionally, residents will gain access to a two-story owner’s club and rooftop observatory, a double-height wine and spirits lounge, a two-story atrium with lush planting, a rooftop lounge bar, plus a library lounge with tea, coffee, and champagne offerings.

Prince Michael Condominium Sold for $27M – Mid-Beach


Built in 1951 and approved in 2018 to be redeveloped as a hotel, Mid-Beach’s Prince Michael Condo building was sold for $27 million this November. The 88-unit building at 2618 Collins Avenue was purchased by TA Hotel Management Group LLC. Ripe for development as a hotel or condo-hotel given its waterfront location, we’ll be keeping an eye on this parcel.


Related & Macklowe’s Waterfront Redevelopment – 
North Bay Village

Partnering for a waterfront megadevelopment in North Bay Village, Miami-based Related Group and an affiliate of New York-based Macklowe Properties are busy piecing together an assemblage. So far, the Macklowe affiliate has closed on the aging Biscayne Sea Club co-op for a price of $47.7 million. The co-op sits on the north end of Harbor Island at 8000, 8010, and 8020 East Drive.

The same affiliate entity is also trying to close on a bulk buyout deal of the 36-unit Majestic Isle. The three-story condo sits adjacent to the co-op. Together, the developers plan to redevelop the 3-acre parcel with hundreds of luxury units, most likely condos.


Blanc Kara Hotel – South Beach 

Blanc Kara Hotel – South Beach


The boutique Blanc Kara Hotel has hit the market with an asking price of $18.5 million. Located at 205 Collins Avenue in Miami Beach’s prestigious South of Fifth neighborhood, the site is ripe for redevelopment into a 17-unit luxury condo. The 24-key hotel was built in 1923 and has since been renovated and restored.
