Smart Brickell Tower I – Brickell

After announcing completion in May, Tower I at Smart Brickell has secured its TCO (Temporary Certificate of Occupancy), indicating that the tower is now move-in ready. Tower II is also rising at a steady pace, aiming for a 2025 completion. 

Designed by Gensler, Miami-based HAC Architects, and Urbanists, Smart Brickell One is a LEED-certified condo tower. Rising 25 stories each, the first two towers in the complex feature interiors by Miami’s award-winning Arquitectonica. Smart Brickell Luxe will be the third tower in the complex and was recently presented to Miami’s Urban Development Review Board (UDRB). 

Owners at this Airbnb-approved condo-hotel will soon be able to step into their smart homes, complete with functional design and impeccable décor. St. Regis Residences – Sunny Isles Beach

Groundbreaking – August 2023 | Completion – 2026

Breaking ground on the tallest condo towers in Sunny Isles Beach, developers Fortune International Group and Chateau Group completed a major milestone this August. Set to rise 750 feet or 62 stories each, the St. Regis towers will replace the Estates at Acqualina (672 feet), upon completion, as the tallest in the neighborhood.

Designed by Arquitectonica, the first St. Regis-branded tower will rise with 175 luxury condos, ranging from a generous 2,000 to an enormous 10,000 square feet in size. The second tower, rising to the same height, will feature even fewer condo units at about 120. Initially, the St. Regis towers had more condos between them, but as many buyers chose to combine units into larger residences, developers decided to downsize the number of units, while increasing the size of the residences.

Furnishings in both resident-only towers will be curated by Artefacto, while EDSA will handle landscape design. Interiors will be handled by Sao Paulo-based designer Anastassiadis, who is best known for her exceptional attention to detail while creating luxuriously comfortable environments.

With about 53,372 square feet of photovoltaic glass covering the western façade of the buildings, the two towers are expected to produce about 530,000-kilowatt hours of clean energy per year – giving residents a superior lifestyle while caring for the environment.

Besides access to the St. Regis’ benchmark butler services, these residence-only towers will house 70,000 square feet of amenities. Highlights include two public restaurants (beachfront and lobby), separate oceanfront and sunset-facing pools, private beach facilities, a wellness center and spa, a clubhouse with a private dining area, a coworking center, eight guest suites (available for rent by owners), and more.

The River District 14 – Allapattah/Miami River

Groundbreaking – Q4 2023 | Completion – 2026

With its utilities agreement in place this August, Alta Development cemented plans to start building its short-term rental-friendly condo tower by the river. Designed by Behar Font & Partners, River District 14 will rise 16 stories with 283 fully furnished condos. The Airbnb-friendly tower will feature a host of amenities including a sixth-floor pool deck, indoor pickleball courts, a ground-floor business center, a fitness center, and more.

Prices start at $475,000, with a choice of studios to two-bedroom residences.

649-foot Residential Tower – Edgewater

Another skyscraper stands approved by the FAA (the Federal Aviation Administration) in Edgewater. Located at 717 NE 27th St, the waterfront tower is approved for a height of 649 feet, which also happens to be the maximum permissible height for buildings in the bayfront neighborhood. FAA records indicate that 720 NE Street PropCo, LLC, in care of OKO Group, will be developing the project.

ORA Residences by Casa Tua – Brickell

Groundbreaking – Early 2024 | Completion – N/A 

Filed with the FAA (Federal Aviation Administration) for a proposed height of 1,044 feet above ground, or 1,049 feet above sea level (the maximum height allowed), ORA by Casa Tua is in the race for potential supertall status. Developed by Fortune International, the ultra-luxury tower is already approved for a height of 930 feet above ground by Miami’s Urban Development Review Board.

ORA marks the world’s first residential property developed by Casa Tua - Miami’s homegrown hospitality brand. Known for its flagship Italian restaurant in South Beach, Casa Tua will be operating and managing four new food and beverage concepts at the brand-new condo tower – Terra, Uva, Fuoco, and Vento.

Designed by Miami’s award-winning Arquitectonica, ORA is expected to rise 70 stories with 540 fully furnished, luxury residences allowing short-term rentals. With a name borrowed from the Italian word for “now,” this exquisite tower will feature interiors by M2atelier, led by Marco Bonelli and Marijana Radovic.

Besides short-term rental flexibility, residents will be treated to an exceptional curation of amenities including a rooftop lounge/bar experience, a 2-floor fitness and wellness center with hammam and couples’ treatment rooms, a 3-story sky garden, a private event space, plus an entertainment lounge with loads of opportunities to socialize.

ORA Residences by Casa Tua – Brickell


Domus Flats II – Brickell

Closer to launching sales for Domus Brickell Park, a pre-construction short-term rental condo project, developers Oak Capital and Edifica announced plans for their second condo-hotel in Brickell. Domus Flats II will be a 29-story condo-hotel featuring 459 units, 1,545 square feet of restaurant space, and 150 parking spaces. All buyers will be able to rent out their condos through hotel operator Domus Management. 

North Development, a partnership between Dunin’s Oak Capital and Peru-based Edificia, already has the 0.51-acre site at 221 and 229 S.W. 11th St. under contract for Domus Flats II. Designed by Miami-based Zyscovich Architects, the condo-hotel will house 303 studios, 121 one-bedroom units, and 35 two-bedroom units. Amenities are likely to include a rooftop amenity deck featuring a pool, a Jacuzzi, an open-air bar/lounge, and a grilling area. There will also be a second-floor terrace with gym and steam room.

Domus Flats II will be taller and denser than its short-term-rental-friendly, 12-story sister project located four blocks south and featuring 171 fully furnished units. With amenities such as a rooftop pool deck, a food and beverage market with wine and specially brewed beers, plus co-working spaces, prices at Domus Brickell Park are expected to range from the $400,000s to about $1 million.

Condo Addition to Shvo’s Alton Road Office Building – South Beach

Submitted to Miami Beach’s planning board for review, developer Michael Shvo looks forward to adding 5 luxury condos to his proposed office tower project on Alton Road. The 6-story office building will be located at 1656, 1664, 1676 and 1680 Alton Road, and 1677 West Avenue, off the famous Lincoln Road shopping strip.

Occupying the third floor of the building, the proposed condos are expected to range from 1,600 square feet to nearly 4,000 square feet. Designed by London-based Foster + Partners and Miami-based Kobi Karp Architecture, the building will also be home to a rooftop amenity deck plus 17,000 square feet of ground-floor retail and restaurants.

Condo Addition to Shvo’s Alton Road Office Building – South Beach

733-Foot Tower – Brickell

According to a filing with the Federal Aviation Administration, Brickell is slated to receive a 733-foot (above sea level) tower. Located at 75 SW Miami Avenue Rd, the riverfront parcel appears to be adjacent to the Lofty Brickell condo site. Newgard Development, developer of Lofty Brickell, also appears to be the owner of the waterfront parcel.

Aria Reserve – Edgewater

Groundbreaking – May 2022 | Completion – Summer 2024 

Zooming upwards, Aria Reserve stood 20 stories out the ground last August, compared to 16 stories last month. First glass has also been installed at this tallest, dual-tower residential development on a U.S. coastline. 

Designed by Arquitectonica, the 62-story bayfront towers will boast a unique zigzag pattern upon completion. While Aria’s south tower will carry 383 luxury residences, the north tower will be home to 399 stunning units. All residents will gain access to direct water views, 11-foot-deep terraces, East-to-West flow-through floorplans, a dedicated office/bonus room, and interiors by MORADA Haute Furniture Boutique.

A 2-acre recreation deck will be the centerpiece of this bayside development. The deck will feature a semi-Olympic lap pool, a whirlpool spa, a children's splash pad, a gaming center, a teen lounge, plus a playground. With its foundation poured just last month, construction at 501 First Residences has already reached level two. Co-developed by the Aria Development Group and Kuwaiti real estate company Aqarat, the fully sold-out tower is on the fast track to completion.

Featuring no rental restrictions, owners at 501 First will be free to rent daily, monthly, or long-term. Designed by Revuelta, the 40-story tower will be built without any parking and 448 fully furnished residences. Featuring interiors by Shim Projects, all luxury residences will sport a balcony and high-end touches ranging from custom Italian cabinetry to innovative appliances by Smeg, Hansgrohe bathroom fixtures, and plenty more.

West Eleventh Residences – Downtown Miami

88% sold as of the month of June, demolition work is already underway at Miami’s first short-term-rental-ready condo tower built in collaboration with Airbnb. Developed by PMG, Lion Development Group, and Marc Roberts Companies, the 44-story tower will rise with 639 turnkey condos.

Owing to the demand for bigger residences, the 639-foot building will rise with only 152 luxury residences in a single tower, as opposed to the two-tower complex planned earlier.

Selling at break-neck speed, with over $600 million in pre-sales, Brickell’s St. Regis Residences feature landmark architecture by New York’s award-winning Robert A. M. Stern Architects. Flaunting New York influences with a pronounced nautical dialogue, the 48-story tower will be positioned to afford the most expansive water and city views possible in Brickell. Related and Integra have tapped New York’s award-winning Rockwell Group to handle interiors at this iconic tower.

With its construction permit in place, The Crosby can now begin its vertical ascent. The fully sold-out, ready-to-rent tower broke ground in January this year. Co-developers Related Group and Merrimac Ventures already have a $94 million loan in tow to build the 390-foot condo tower.

Looking to expedite its scheduled groundbreaking this third quarter, developer Ytech submitted a site work permit this August, while a separate permit for vertical construction is working its way through approvals. With a cool new $20 million “experiential” sales gallery to match the iconic, eco-friendly vocabulary of this stunning tower, buyers can easily tour interactive exhibits and realistic displays for a feel of what home could be at this surreal tower.

The Residences at 1428 Brickell will be the world’s first residential high-rise to be partially powered by solar energy. Conceptualized by Cosentini Associates, its solar energy consultants, the condo tower’s western façade or “solar backbone” will be capable of generating 170 megawatts of clean energy per year. With this, developers and future residents can hope to reduce about 4,700 tons of CO2 emissions and save about 3,000 barrels of oil per year. 

Designed by Italian starchitects Antonio Citterio & Patricia Viel (ACPV Architects) in association with the award-winning Arquitectonica, The Residences at 1428 Brickell will rise 70 stories with 189 ultra-luxury residences. Besides flaunting a flowing, nature-inspired design, the bayfront tower will afford earthy interiors by ACPV Architects. All residences in this LEED-certified tower will be plus-den. Built around the resident, amenities at this high-design tower will include a 7th-floor resort deck with two pools, aquatic therapy, a children’s splash pad, plus a club bar and lounge. Bentley Residences – Sunny Isles Beach

Dezer Development has announced that the world’s first Bentley-branded residences will break ground later this year. The celebrated developer also tapped Douglas Elliman Development Marketing to support his in-house sales team to accelerate plans.

Designed by Sieger Suarez, the cylindrical Bentley Residences will rise 749 feet to become the tallest building in Sunny Isles Beach as well as the tallest oceanfront building in the U.S. The 60-story supertall will feature a highly reflective, tough-as-diamonds, triangulated glass façade, styled to emulate the luxury carmaker’s signature diamond pattern. With only 4 units per floor, the skyscraper will be home to a total of 216 ultra-luxury residences built using sustainable materials.

Unlike anything on the market, each residence at this oceanfront tower will feature a sunken swimming pool on its balcony, an outdoor kitchen, access to the patented car elevator system called the Dezervator, and 3-4 parking spaces right next door to your sky residence. All residences will further feature direct ocean views, outdoor showers, custom lighting, and signature scenting by Bentley Motors. 

Highlight amenities at the ultra-luxury Bentley Residences will include two pools, an indoor-outdoor fitness center, a spa, a whisky bar, a cigar lounge, a cinema, beautifully landscaped communal gardens, and more. Its custom-designed speeding Bentley sculpture, currently on display at the tower’s sales gallery, will be shifted to the entrance of the oceanfront condo tower upon completion.

The world’s first-ever Bentley Residences will also feature a residents-only restaurant concept by four-time James Beard award-winning celebrity Chef Todd English. The private restaurant, overlooking the tower’s pool and oceanfront, will mark Chef Todd English’s first private condo experience. Open to residents for breakfast, lunch and dinner, Chef Todd will personally appear at the restaurant for select resident-only events.

Groundbreaking – January 2023 | Completion – 2024

After launching sophisticated meta-reality tours at Lofty’s sales gallery, Newgard Development is now offering a custom NFT to each of its condo owners. While studio and one-bedroom unit owners will receive NFT artwork designed by Carlos Betancourt’s NFT Collective, two-bedroom and penthouse owners will receive one-of-a-kind pieces by Miami-based artists Douglas Hoekzema (HOXXOH) and Alessia Moccia (E-uphoria). This is the first time a condo building will display a custom NFT collection throughout, as well as offer its first-time owners a unique digital art piece with each purchase.

Designed by Arquitectonica, the minimalist, postmodern Lofty Brickell will rise 44 stories along the Miami River. At over 92% sold, the short-term-rental-friendly tower received its site work permit this August. Constructed using green building tech, the tower’s 362 fully furnished condos will feature high-end interiors by INC.NY.

Amenities at Lofty Brickell will include an impressive Skydeck, featuring 10,000 square feet of event space, a private pool, modular furniture, portable bars, plus a catering kitchen. Other key amenities include a resort-style pool with cabanas, a poolside bar and grill, a fitness center with private Peloton studios, a yoga lounge and terrace, an indoor/outdoor cigar lounge, a members-only social club, a co-working lounge with private meeting rooms, access to the LOFTY concierge app, and more.

Lofty Brickell will also feature a Rockwell Group-designed outpost of New York’s highly acclaimed Greek restaurant, AVRA Estiatorio. There will also be a “jewel box” double-height glass lobby with access to the Underline, 12,000 square feet of commercial space, and a private marina. It will be the first of three towers planned for Brickell’s busy riverfront.

7918 West Drive – North Bay Village

After breaking ground this February, Malaysian developer Pacific & Orient Properties has announced Berkshire Hathaway will be taking the lead on sales initiatives. The limited-edition 7918 West Drive residences are the first luxury project to debut in North Bay Village, in over a decade. Units start at a generous 1,700 square feet. 

Designed by the award-winning MTTR MGMT’s Juan Azulay, the 21-story tower will feature a unique play on sun and shade, owing to the brilliant use of digital design parametric techniques. Featuring uninterrupted views in every direction, each of its 54 residences will afford a unique layout and balcony profile to maximize sunlight. While its two-bedroom units will feature two view exposures, all three-bedroom residences will be corner units and limited to only four per floor.

The Japanese-style, waterfront condo will be built to afford innovative design elevated by advanced technology. Residents will enjoy coming home to large balconies for indoor-outdoor living and a plethora of high-end touches including German Siematic kitchens with Cosentino/Dekton countertops, Miele appliances with mobile connections, Hansgrohe and Kohler plumbing fixtures, Dekton finishes and countertops in the bathrooms, Spanish-quality finishes by Iberia, an IT control center in each unit, and more.

Indian Creek Residences and Yacht Club – Bay Harbor Islands

Securing a $29 million construction loan, Landau Properties is closer to breaking ground on the ultra-exclusive, boutique condo community. Marking Jonathan Landau’s first project since departing from the Fortis Property Group, the developer soft-launched sales for Indian Creek Residences only this May, with a full-scale launch expected this Fall.

Designed by Kobi Karp Architecture, the 8-story condo building will feature a MiMo (Miami Modern) aesthetic, complete with curved lines and opulent materials. Its limited collection of 9 private waterfront residences will feature interiors by Boston-based Zarifi Design. Units will range from about 3,200 square feet to 5,200 square feet in size. The world-renowned Enzo Enea will be handling landscaping at this new waterfront construction.

Reimagined for next-gen living, new renderings and amenity details emerged for Turnberry Development and Carlos Rosso’s One Park Tower this August. Bringing the 184-acre, master-planned community of SoLé Mia its first condo building, this Arquitectonica-designed luxury tower will sit overlooking a 7-acre Crystal Lagoon. The swimmable, crystal-clear lagoon is said to be the size of 21 Olympic-size pools and stands as the centerpiece of the SoLé Mia community. Turnberry’s dedicated beach concierge along with dining from the adjacent Lagoon Café will set the tone of resort-style, luxe living in this walkable community.

ONE Park Tower by Turnberry will rise 33 stories with 299 bespoke residences. All residences at this waterfront tower will feature interiors by New York-based Meyer Davis Studio, oversized private wrap-around terraces, high ceilings, porcelain floors, oversized master bedrooms with soaking tubs, spacious walk-in closets, and plenty more.

The gated community will be home to 37 acres of active and passive green spaces, complete with eight miles of biking and running trails. There will also be private swimming pools, pickleball courts, a state-of-the-art wellness center with spa and massage facilities, a dedicated children’s playroom, a library, a climate-controlled wine room, co-working facilities, and electric car charging stations. 

Prices start in the low $500,000s, with a choice of one- to three-bedroom residences.

Troubles for Location Ventures as Rishi Kapoors Exits

Following Rishi Kapoor’s resignation from his post as CEO of Location Ventures this July, trouble has been brewing for several of the firm’s condo projects. Location Ventures and its Urbin affiliate were developing multiple condos, co-living, and coworking projects throughout Miami, including the Edition Residences Fort LauderdaleUrbin Coconut Grove and Urbin Miami Beach.

  • Urbin Miami Beach could be seized in a $14.85 million foreclosure lawsuit by Coral Gables-based 1234 Washington Acquisition LLC. The complainant alleges that the owner failed to repay the loan upon maturity on June 1, did not pay its 2022 property taxes, and did not maintain property insurance. In case the plaintiff succeeds, money held as reserve for condo buyers and project vendors could get wiped off. The project broke ground in November 2022 but construction is currently suspended due to a lack of building permits.
  • 1200 Minorca Acquisition, managed by Robert Gutlohn, has filed a foreclosure lawsuit against a Location Ventures entity developing Urbin Coconut Grove for the nonpayment of a $2 million mortgage secured by parking lots at 1200, 1250, 1260 and 1270 Minorca Avenue in Coral Gables.
  • Despite launching sales, the future of Edition Residences Fort Lauderdale remains uncertain, since Location Ventures is yet to close on a land deal for the project.


Urbin Miami Beach

Miami River District Development Site Up for Sale – Miami River 

Listed at almost five times their cost, adjacent waterfront lots at 678, 700, 710, and 720 Northwest North River Drive are up for sale. The 1.2-acre assemblage owned by Babba Joshua Yesharim is listed for an asking price of $26 million.

Part of the mostly residential Spring Garden Historic District, “The River Line” assemblage is best suited for development as a townhouse or condo project, given its waterfront location. The site holds the potential to carry a four-story project with a maximum of 44 units.


Bulk Buyer Sought for Brickell Woods Townhomes – Brickell

Built in 1979, owners of the 14-unit townhome complex of Brickell Woods are looking for potential bulk buyers. The 0.8-acre property has been listed without an asking price; however, brokers are encouraging offers starting in the $18 million to $20 million range.

Located at 2180 Brickell Avenue, the site has great potential and can be redeveloped as a five-story building carrying 54 condos or apartments. It also sits adjacent to Aria Development Group’s proposed five-story boutique urban oasis called 2200 Brickell. 


Vacant Development Site for Sale – Edgewater

Located at 702 NE 26th St. in Miami’s Edgewater neighborhood, a .229-acre lot has been brought to market by Disruptive Real Estate. The bayside parcel is favorably zoned to carry a high-density, ultra-luxury condo or hotel project. Asking $6.6 million, the parcel sits right between the recently completed Missoni Baia and the Onyx condo tower.
