While the nation is watching the domestic and global housing markets, here in Miami, the new condo construction pipeline is still strong, with many new condo projects in various staging of planning and construction. 

This September, three new condo projects were launched – Edgewater’s EDITION Residences, North Bay Village’s Shoma Bay, and Edgewater’s Vida Residences. Nexo Residences as well as Alana Bay Harbor also kept their momentum by converting reservations to contracts. And, two new condo concepts were announced for Coconut Grove and the highly sought-after Bay Harbor Islands community.

Replacing the waterfront Biscayne 21 condominium, developer Two Roads launched sales for the first in its three-tower condo complex planned at 2121 N Bayshore Drive. Presenting the world’s first stand-alone EDITION Residences, the 55-story bayfront tower will be strictly residential – minus any hotel component. This will be the boutique hospitality brand’s second Miami property, after the ultra-luxury Residences at The Miami Beach EDITION. EDITION is the brainchild of famous hotelier and developer Ian Schrager, in association with Marriott International. 

Rising along 800 feet of bay frontage, the sleek high-rise will house 185 bespoke residences. Designed by Miami’s award-winning Arquitectonica, the branded condo tower will feature an all-glass exterior referencing Miami’s moonlit waterfront. The luxury high-rise will also feature unique layouts referencing the prows of sailboats racing off Miami’s coast with interiors by the acclaimed Canada-based Studio Munge. There will also be 6 separate suites for residents’ friends and family.

Each fully serviced luxury condo will feature 10- to 14-foot-high ceilings, custom European-style cabinetry, premium finishes, a timeless color palette, plus spacious terraces with unobstructed city and water views. Residents will be treated to 45,000 square feet of world-class amenities operated and managed by EDITION. Standout amenities include two resort-style pools with cabanas, a rich spa program, a club lounge, private screening room, library, secret gardens by EDSA, children’s play area, kids club, dog spa and park. Coral Gables-based developer Shoma Group announced pre-sales for its boutique waterfront condo community in the idyllic North Bay Village this September. With the launch of the 21-story Shoma Bay mixed-use condominium, another apartment rental has switched to condos following the success of the Elser Hotel & Residences in Downtown.

Shoma Bay is planned to rise 21 stories with 327 luxury condos just off the John F. Kennedy Causeway. Designed by Kendall-based MSA Architects, the mixed-use community will feature sweeping water views at every turn. Interiors will be handled by Miami-based Adriana Hoyos.

While the full list of amenities is yet to be revealed, expected amenities include a 36,068-square-foot Publix, a Shoma Bazaar food hall, a 6,030-square-foot pool deck with cabanas and a summer kitchen, a rooftop lounge and bar, a fitness center with Technogym equipment, a spa, a kids' club, a pet spa, a library, a 2,600-square-foot co-working business lounge, and electric vehicle charging stations.

Bringing Edgewater its first Airbnb-ready mid-rise with fully furnished residences, developer Urbana Holdings soft-launched pre-sales (friends and family) for Vida Residences this September. The 9-story condo community will feature a unique FlexShare program - allowing owners to divide their units into two and rent each side separately - in addition to regular flexible rental terms.

Designed by Miami’s highly acclaimed Kobi Karp, Vida Residences will rise only 9 stories with 121 luxury residences. Hosting a cocktail event this September, developers Carlos Rosso (ex-Related Group), Standard International, and Midtown Development celebrated the opening of their brand-new sales gallery. Those interested in the Standard-branded residences can now get a preview of life at these iconic residences at 3252 Buena Vista Blvd, Suite 102.

At 70% sold, developers also secured water and sewer utilities this September, hinting that groundbreaking is right around the corner for these pied-à-terre-style residences. Designed by Miami’s famous Arquitectonica, The Standard Residences will rise 12 stories with 228 luxury residences echoing the ethos of the NYC-based brand. Building a new benchmark for luxury living in Midtown, the mid-rise will mark the hospitality brand’s first-ever residential development.

With interiors by Urban Robot Associates, each residence will feature custom finishes in the brand’s signature “anything but standard” fashion. Although there will be no hotel on site, owners will be allowed monthly rentals up to 12 times per year. They will also receive access to a “Friends with Benefits” program, affording them preferred pricing at The Standard properties across the globe.

Submitting plans to the Urban Development Review Board, developers Terra and AB Asset Management proposed a wellness-focused condo community at 2855 Tigertail Avenue. Designed by the award-winning Arquitectonica, the Residences in the Grove is expected to rise 5 stories with a coral rock façade.

Within walking distance to CocoWalk, plans for the low-rise include 174 condos, 22,070 square feet of commercial space, and 344 parking spaces (all in the basement). With groundbreaking planned for 2023, the luxury condo will replace the site’s existing Malone Hotel.


Luxury Condos by Ari Pearl - Bay Harbor Islands

Filing plans for the demolition of a waterfront condo built in 1956, developer Ari Pearl of PPG Development has proposed building a luxury condo in its place. Tapping into Miami’s prolific Kobi Karp, the 9-story building will rise with a cutting-edge look and 44 luxury residences.

The mid-rise is expected to feature 44 waterfront residences, ranging from 2,056 to 5,439 square feet in size. The 1.03-acre site will also be home to a Bay-facing pool, dock with new boat slips, plus 88 parking spaces.

Located at 10143 East Bay Harbor Drive, the site is currently home to the 30-condo Bay Harbor Towers. Partnering with L3C Capital, Pearl bought out the individual condo owners for a combined $32 million in August. The partners now seek to terminate the condo association to move forward with their brand-new luxury condos.

With most of the exclusive island built out, partners Related Group, billionaire Teddy Sagi, Aventura-based BH Group and Chicago-based Wanxiang America RE Group paid $122.6 million this September for a 6.5-acre parcel at 6 Fisher Island Drive.

Together, the co-developers plan to build a 10-story condo with only 57 residences. The invitation-only waterfront community will be designed by Miami-based Kobi Karp Architects. Interiors will be handled by London-based Tara Bernerd & Partners. Rising against 450 feet of private oceanfront, the luxurious condo community will be serviced by 169 parking spaces, 7 private two-car garages, and 93 golf cart spaces. Future residents will also gain membership to the Fisher Island Club. Finished units will start at $30 million. Penthouses are expected to be priced at more than $60 million.

Cipriani Residences – Brickell

Keeping things moving, developer Mast Capital applied for a foundation permit and chose Moss Construction for its three-tower development at 1420 S. Miami Avenue. Together, the three towers will deliver 1,300 residential units (including the 420 condos in Cipriani), an 18,300 square-foot full-service restaurant, 1,646 car parking spaces, and 2,472 bike parking spaces.

While the Cipriani tower will rise 80 stories, the other two will be built to a height of 50 and 60 stories only. The other two towers, developed in association with Boston-based Rockpoint Group, will house 880 rental apartments.

The Arquitectonica-designed Cipriani Residences will rise with 420 ultra-luxury residences. The condo tower will be built to embody the Italian standards of hospitality known of Cipriani with interiors by 1508 London. All condo residences will feature expansive terraces, custom Italian kitchen cabinetry, Wolf/Sub-Zero appliances, an intelligent interface with access to building services, and much more.

Besides delivering the legacy brand’s world-class services and distinguished style, amenities will include a two-pool deck with cabanas and food service, a sun terrace, a spa, a salon, a fitness center, a pickleball court, golf simulator, screening room, library, children’s playroom, round-the-clock Cipriani dining services inclusive of a Cipriani bar and private dining rooms, 10,000 square feet of retail, a dog park, and more.

Cementing plans, developer Newgard Development Group signed its water and utilities deal this September. Demolition work is already underway at the riverfront condo tower. Lofty Brickell will be the first of three towers planned for the waterfront site. Together, the towers will house 782 units, 11,364 square feet of full-service restaurant, and 13,928 square feet of office space.

Designed by Arquitectonica, the minimalist, postmodern tower will rise 42 stories along Brickell’s stunning riverfront. Built using green building tech, the tower’s 364 fully furnished condos will feature high-end interior touches curated by INC.NY. Owners at Lofty will be allowed short-term rentals.

Amenities at the luxury tower will include a “jewel box” double-height glass lobby with access to the Underline, 12,000 square feet of commercial space, and a private marina. Other key amenities will include a resort-style pool with cabanas, a poolside bar and grill, a LOFTY rooftop experience, a fitness center with private Peloton studios, a yoga lounge and terrace, a ground-level 5-star restaurant, an indoor/outdoor cigar lounge, a co-working lounge with private meeting rooms, event room, access to the LOFTY concierge app, and more.

The first phase of demolition work started for the Equinox Hotel & Residences at the historic Deauville Resort site this September. While phase one will include demolishing the lobby, ballrooms, pool, and pool deck, the third and final phase will include an implosion to take down the hotel tower.

Developer Stephen M. Ross, the billionaire owner of the Miami Dolphins, purchased the fire-damaged hotel to replace it with two ultra-luxury condo-hotel towers designed by New York’s legendary architect, Frank Gehry. The new design will pay homage to the original Deauville without increasing density. The oceanfront site will feature an Equinox hotel plus luxury residences.

Built in 1957, the 540-room Deauville was shut down after an electrical fire broke out in 2017. The court had ordered the demolition of the hotel citing code violations due to safety issues.


Okan Tower – Downtown Miami

With a social media post announcing that construction is moving as planned at the Okan Tower, buyers are a step closer to moving into their Hilton Hotel-anchored condo home. The tulip-inspired Okan will be home to 163 sky residences (condos), 14 two-story lofts, 236 short-term rental condos managed by Hilton, a 316-room Hilton Miami Bayfront Hotel, and 64,000 square feet of office space.

Designed by Behar Font Architects, the 70-story condo-hotel will carry hotel rooms on its lower levels, condo-hotel units starting from the 36th floor, and sky condos above the 51st floor – all with a separate elevator for each type of residence. It would also feature the highest pool in Miami, located on the 70th floor. Owners will be allowed to rent their units using Hilton Hotel & Resorts’ rental program.

Affording hotel guests and residents utmost privacy, the Okan Tower will feature a separate set of amenities for both. Residents of its “sky” condos will get exclusive access to the 70th-floor rooftop pool and deck, a 12th-floor lap pool with indoor-outdoor lounges and clubroom, a dedicated wellness spa, a fitness center with yoga studio, an owner’s lounge, wine cellar, a theater room, and a fully-equipped children’s sensory playroom.

Condo-hotel owners will gain access to amenities on floors 27, 28 & 30 – inclusive of an outdoor pool with indoor-outdoor lounges and private cabanas, a signature wellness spa with Turkish treatments and a marble Hamman, a high-tech fitness center, over 4,500 square feet of ballroom space, multiple bars, a grab-and-go-café, conference and meeting rooms.

After months of quiet, construction has picked up pace at OKO Group’s Aman Hotel and Residences. Tapping Suffolk Construction to be its official contractor, the waterfront redevelopment is closer to materializing. 

Designed by famous Japanese architect, Kengo Kuma in partnership with Revuelta, this Aman-branded condo-hotel will include a restored version of the 14-story, historic Versailles Hotel, and a new, 18-story residential tower. The modern condo tower plans to feature 23 residential units. Expected amenities include a rooftop pool deck, rooftop restaurant and bar, world-class spa, plus a ground-floor restaurant.

Naftali Group’s Two Supertalls for Miami Worldcenter – Downtown Miami

Filing a new height approval request with the Federal Aviation Administration, New York-based developer Naftali Group is moving forward with its plans for the Miami Worldcenter. Planning to add two new residential towers to this city-within-a-city, the developer has filed to build up to a height of 684 feet above ground.
 

Naftali’s two supertalls will be located at 1016 Northeast Second Avenue within the Miami Worldcenter mega-complex. Pre-sales for the condo residences are expected to launch at year-end - and with that, the skyscrapers will join the likes of the amenity-rich Paramount plus health-centric Legacy Hotel-Residences.

The site was previously owned by Akara Partners. Naftali Group purchased the parcel for $40.5 million this March. Although the group is yet to name a design firm for the proposed project, it has Robert A.M. Stern Architects working on multiple projects in New York.


Casa Bella by B&B Italia – Arts & Entertainment District

Developer Related Group submitted their height approval to the Federal Aviation Administration (FAA) for 638 feet above ground. With this request, Casa Bella is closer to breaking ground. Developed by the Related Group and Alta Developers, a demolition permit has already been submitted for the 57-story boutique tower.

Designed by Arquitectonica, the tower will rise with only 6 to 7 residences per floor for maximum privacy. More than 60% sold, the luxury tower will feature a unique, wave-like façade with angled balconies meant to enhance its rippling effect and maximize views at every turn.

Partnered with B&B Italia, the luxury tower will feature signature furnishing in common areas as well as give buyers the option to get a custom furnishings package for their residences. Owners will also be allowed to rent their units up to 6 times a year, with a minimum stay restriction of 30 days. 

Offering a highly curated Italian aesthetic, all 306 luxury residences at the Casa Bella will flaunt interiors by the internationally-acclaimed Piero Lissoni. Residents will be treated to high-end touches such as imported porcelain flooring, sleek Italian cabinets by ITALKRAFT, a top-of-the-line black glass appliance package, lavish master baths custom-designed by Piero Lissoni, designer fixtures, and more.

Highlight amenities will include a sky pool terrace and private observatory with a high-tech telescope, a Bay-view 78-foot lap pool, a poolside Mediterranean café, a 12th-floor pool deck with Italian-style gardens, an open-air yoga lawn, a luxury spa, contemporary art by Italian masters, a pickleball court, game room, children’s playroom, beauty salon, comfortable work-from-home (WFH) lounge, and more.

The Elser Hotel & Residences (previously Society Residences) – Downtown Miami

Developers PMG and Greybook of the now-ready Elser Hotel & Residences secured $235 million in refinancing to pay off a previous loan and keep things moving this September. The condo hotel also had artistic murals installed this month, helping it gear up to welcome its first residents.

The only new, fully furnished, short-term-rental-approved, move-in-ready residences in Downtown, the Elser is a 49-story tower with 646 luxury residences. Starting off as a rental tower called Society, the Sieger Suarez Architects-designed tower was recently converted into a luxury condo owing to buyer demand.

Delivered fully furnished, each luxury residence is going to feature porcelain wood-grain tile flooring throughout, smart keyless entry systems, smart home tech, custom kitchen cabinetry by Italkraft, stainless-steel appliances by Frigidaire, frameless glass-enclosed showers, and more.

Owners at The Elser will be allowed daily rentals with the option to enroll in the in-house short-term rental program. Those opting in will have their properties professionally managed by the New York-based Highgate.

Amenities at this short-term-rental-approved tower include lobby-level cocktail bar & restaurant by Jaguar Sun, coffee lounge by Cafe Domino, a 132-foot resort-style pool with private lounge areas, a 16-foot poolside screening LED wall, a sky entertainment lounge, a two-level coworking lab, a two-level gym, access to the custom Society Residences app, curated art and green walls throughout its common spaces, electric vehicle charging stations, and more. The condo-hotel is also home to 48,000 square feet of office and 5,000 square feet of prime retail space.

Securing a $147 million loan, New York-based developer Shvo and partner Hong Kong-based Rosewood Hotels & Resorts are moving forward with plans for the redevelopment and renovation. The 3-acre project planned for 1751, 1757, and 1775 Collins Avenue - spanning the historic Raleigh Hotel, the Richmond Hotel, and the South Seas Hotel - will include a 60-key oceanfront hotel, a 44-unit condo tower, and key restoration work to all three properties. Shvo & partners bought all three hotels for $243 million in 2019.

New York-based architect Peter Marino and Miami’s Kobi Karp Architecture & Interior Design have been tapped for design work. Both firms are known to offer relevant and internationally appreciated design services. Shvo & partners will also be looking to preserve the hotel’s iconic curvy pool originally built for actress Esther Williams, its Martini Bar, Tiger Room, and various other Art Deco elements.

In addition to a deeper underground parking garage, the condo-hotel property will boast 60 rooms and 44 luxury condos set along 220 feet of prime ocean frontage. Besides the 17-story condo building and oceanfront hotel, the property will also afford beachfront dining as part of a private member’s club, leisure activities, and an unparalleled hospitality experience in Miami Beach. The Hong Kong-based Rosewood Hotels & Resorts will brand and manage the redeveloped Raleigh condo-hotel.

Developers 13th Floor and Key International finally won approval to go ahead with their vision to build one of Miami’s tallest condo towers at 609 Brickell Avenue at the site of the neighborhood First Miami Presbyterian Church. Being able to close their $240 million land deal with Miami’s oldest Presbyterian church for the rare waterfront parcel, developers can now move forward with their plans of building an 80-story condo tower on the 2.2-acre site. The Sieger Suarez-designed condo supertall will replace the church’s school and parking lot facing the bay, and not the church.

Rotem Rosen & Anand Mahindra’s $30 Million Purchase - Edgewater

After four years, Rotem Rosen and Indian billionaire Anand Mahindra’s MRR Development finally closed on the 1.4-acre parcel at 1801 Northeast Second Avenue for $30 million. The land includes a Price Choice supermarket and the Learning Nest preschool.

We’ll be keeping a close on the 1.4-acre assemblage since it sits in an Opportunity Zone and allows building a mixed-use project with up to 710 residential units.


Billionaire Jeffrey Soffer's $10.1 Million Marina Purchase - North Miami

An affiliate of Fontainebleau Miami Beach and Turnberry Ocean Club condo developer, Jeffrey Soffer closed on the full-service PowerHouse Marina located at 13255 Biscayne Blvd. Paying $10.1 million for the 1-acre parcel, FB PowerHouse Marina LLC now owns the 9,968 square feet of marine-related facilities. We’ll be keeping an eye on this deal as Soffer is one of the biggest condo developers in South Florida.


Foreclosure of Prime Redevelopment Site - Edgewater

Considering an assemblage of five prime redevelopment sites is looking at a possible foreclosure, we’ll be keeping an eye on which developer steps up to scoop up the parcels. Proyectos MC LLC finds itself at the target of the $2.46 million foreclosure lawsuit for the combined 25,800 square feet of land at 418, 422, and 430 N.E. 29th St., plus 403 and 411 N.E. 28th St. The lots feature homes and duplexes and sit directly west of the 42-story Icon Bay condo tower.


Oceanfront Casablanca Condo-Hotel for Sale - North Beach

The historic Casablanca condo-hotel in Miami Beach is looking for a bulk buyer considering the building is almost 75 years old and in need of redevelopment. Built in 1948, the condo-hotel features about 350 residential and commercial units and sits along 260 feet of ocean frontage.

Located at 6345 Collins Avenue, the Roy France-designed condo-hotel is a contributing structure in the North Beach Resort Historic District, which protects it from demolition. The post-war Casablanca can be demolished only following a five-seventh vote from the Miami Beach Historic Preservation Board. Currently, a buyer can add floor area and height of up to 200 feet, pending approval from the preservation board.
