Miami’s pre-construction market buzzed in February with many newsworthy events throughout the city. The much-awaited Bentley Residences, Cipriani Residences, and Indian Creek Residences and Yacht Club all broke ground this month. And Brickell’s Mercedes-Benz Places, Key Biscayne’s Key Cassa, and Sunny Isles’ St. Regis' second tower launched sales.

After Downtown’s 
Aston Martin tower and Sunny Isles’ Bentley-branded residences, it’s time for Brickell to have its very own luxury carmaker tower. Developer JDS Development Group launched sales for Mercedes-Benz Places at 191 S.W. 12th St. in partnership with one of the world’s oldest car makers this February.

Designed by SHoP Architects and ODP, with inputs from Mercedes’ design team, the 67-story tower will rise with a unique stacked-box profile embodying the brand’s philosophy of “Sensual Purity.” In true Mercedes-Benz fashion, technical silver will be the dominant color, complemented by a classic black and white for stimulating contrasts. Balconies will feature aerodynamically curved corners to capture light in various ways.

North America’s first-ever Mercedes-Benz tower will have 791 stunning residences with interiors by the globally acclaimed Woods Bagot. The project will follow the theme “Timeless Design, Inspired by Miami”, while also reflecting a Bauhaus style so present in German design. Amenities will include mobility solutions in partnership with ReWyre, EV charging stations, a car fleet for its occupants, bicycle, and scooter sharing, plus an improved version of the 2-acre Southside Park by Field Operations next door.

Marking the second phase of the project, developers Fortune International Group and Château Group launched sales for the North Tower at St. Regis Sunny Isles this February. The 175-unit South Tower is already 80% pre-sold.

Designed by Arquitectonica, both towers are set to rise 750 feet or 62 stories each, replacing the Estates at Acqualina (672 feet) as the tallest in the neighborhood. The second tower will house 170 luxury condos, ranging from 1,785 square feet to an expansive 5,674 square feet. Penthouses range from 7,520 to over 10,000 square feet.

Artefacto will curate furnishings in both towers, while EDSA will handle landscape design. Anastassiadis, who is best known for her exceptional attention to detail and creation of luxuriously comfortable environments, will lead interior design.

Besides access to the St. Regis’ benchmark butler services, these residence-only towers will offer a combined 70,000 square feet of amenities. Highlights include two public restaurants (beachfront and lobby), three ocean-facing pools, a separate sunset-facing pool, a private beach club, a wellness center and spa, a residents’ club with dining area, a clubhouse with cognac room, clubs for kids and teens, a wine bar and gaming rooms, a coworking center, a dog park and pet spa, eight guest suites (available for rent by owners), and much more.

Days after securing a $600 million construction loan—Florida’s largest loan to build a condo tower—developer Mast Capital broke ground on the highly anticipated Cipriani Residences. Part of a three-tower mega-development planned for 1420 S. Miami Avenue, Cipriani Residences will rise 950 feet above sea level, making it the tallest-ever to break ground in Brickell.

Designed by Miami’s highly acclaimed Arquitectonica, the project will rise 84 stories with 397 units. All luxury residences and common spaces will hold the same standards of hospitality expected from the brand Cipriani. Hot on the heels of setting a new sales record in Bay Harbor Islands with a 
$12 million contract on Penthouse 1, Indian Creek Residences and Yacht Club broke ground this month. Developed by Landau Properties, the ultra-exclusive building will rise eight stories with only nine luxury condos and six yacht slips.

Kobi Karp Architecture designed the mid-rise to carry a MiMo (Miami Modern) aesthetic, complete with curving lines, sculptural details, and rich materials. Interiors by Boston’s Zarifi Design will grace all nine residences. Units in the boutique building will range from a very generous 3,300 square feet to over 5,600 square feet, with cinematic views and best-in-class finishes. The world-renowned Enzo Enea will be handling landscape design.

Rising against a quiet waterfront, Indian Creek Residences will feature custom lighting by Ventresca plus a residents-only yacht club and private marina (with one shared slip and five for sale). Bentley’s first luxury condo tower broke ground in Sunny Isles Beach last month. Developed by Miami’s Dezer Development, the oceanfront tower is 40% pre-sold. Planned to top off at 749 feet, it is poised to be the tallest building in Sunny Isles Beach as well as the tallest oceanfront building in the U.S.

Designed by Sieger Suarez, in collaboration with Bentley Motors, the cylindrical tower will feature a distinctive, highly reflective, triangulated glass façade, styled to emulate the luxury car maker’s signature diamond pattern. With only four units per floor, the 62-story high-rise will be home to 216 ultra-luxury residences constructed with sustainable materials.

Unlike anything on the market, each residence will feature a sunken pool on its 1,500-square-foot balcony, an outdoor shower, an outdoor kitchen, and access to the patented car elevator system called the Dezervator. The Dezervator will allow residents to drive into one of four elevators and park in a glass garage adjacent to their home. All west-facing residences will feature three parking spaces, while the east-facing condos will have four parking spaces.

All homes in the skyscraper will offer direct ocean views, custom lighting, and signature scenting by Bentley Motors. Highlight amenities will include two pools, an indoor-outdoor fitness center, a spa, a whisky bar, a cigar lounge, a cinema, and beautifully landscaped communal gardens. A custom-designed speeding Bentley sculpture, currently on display at the tower’s sales gallery, will be transported to the tower’s entrance upon completion. There will also be a residents-only restaurant concept by James-Beard-award-winning chef Todd English.

Hotel Component for
Tal Aventura – Aventura

Presenting plans to city officials this month, co-developers 2151 Development Group and 2020 Acquisitions proposed the addition of a 224-key hotel component to Tal Aventura. Seeking approval of the limited service hotel, developers mentioned it would occupy floors eight through 13 in the boutique condo building, with separate lobbies for guests and owners.
 

Designed by Miami-based IDEA Architects, Tal Aventura was previously approved to rise 26 stories with 86 condos at 2785 N.E. 183rd Street. Under the revised plans, developers have proposed a 21-story tower with 93 luxury condos for the 1.55-acre site. 

Previous plans show the building would feature highly functional yet beautiful interiors by IDEA Architects and IDDI. Offering more than 50,000 square feet in amenities and green spaces, Tal Aventura was originally approved to feature a pool with cabanas, a children’s splash pad, an outdoor theater, a lounge, a barbecue area, miniature golf, a yoga studio, a gym, a basketball and pickleball court, a coffee/juice bar, a toddler playroom, a playground, a pet spa, coworking spaces, and more. 


Aire Residences –
Bay Harbor Islands

Developer ABH purchased a quarter-acre waterfront lot for $7.5 million, which is already approved for Aire Residences. The seller, an affiliate of Indeco Capital Group, had plans to construct the seven-story, eight-unit condo building on the lot. ABH intends to begin construction soon in accordance with the original design and plans drawn up by Indeco.

Located at 9700 West Bay Harbor Drive, Aire Residences will rise across from The Well in Bay Harbor Islands, a wellness-focused condo building. Designed by Bartroli Architecture and Design Philosophy, Aire is expected to feature a marina with room for boats up to 50 feet long and smaller vessels such as jet skis. Prices started at $3 million, with seven out of eight units already under contract.

27-story Condo-hotel – 
Edgewater

Appreciating the overall design and accessibility the project provides to both pedestrians and vehicles, Miami’s Urban Development Review Board (UDRB) approved plans for a 27-story condo-hotel at 445 NE 36th Street. Developed by Urban Network Capital Group, the Kobi Karp-designed tower will rise at the intersection of NE 36th Street and NE Fifth Avenue – a key parcel right next to the Julia Tuttle Causeway that connects Edgewater to South Beach.

Featuring 180 units and about 7,290 square feet of ground floor retail/commercial space, the condo-hotel will afford two amenity decks, one atop its parking podium and another on the rooftop level. Developers are seeking waivers to build the parking podium, which will have to be screened for view using vertical metal louvers and artistic installations as per the instruction of the officials. The condo-hotel will also have a pool and electric vehicle charging spaces.

501 First Residences – Downtown Miami

501 First Residences – Downtown Miami


With its first glass installed and the building shell 15 floors out of the ground, 501 First Residences is headed full speed for a late 2025 opening. Co-developed by the Aria Development Group and Kuwaiti real estate company Aqarat, the fully sold-out tower is expected to top off this July.

Featuring no rental restrictions, owners at 501 First will be free to rent daily, monthly, or long-term. Designed by Revuelta Architecture, the 40-story tower won’t have any parking. Featuring interiors by Shim Projects, all 448 turnkey residences will have a balcony and high-end touches including custom Italian cabinetry, innovative appliances by Smeg, bathroom fixtures by Hansgrohe, and more. 

Highlight amenities at this short-term-rental-friendly building will include a rooftop deck with a 75-foot resort-style lap pool, an oversized swim spa, grill and chill sunrise-sunset decks, a rooftop with a greenhouse, a rooftop movie theatre experience, a bistro and bar concept by New York’s GPG Hospitality, an indoor gym designed by HOMAGE Fitness, a media room & library, an outdoor game lawn, a club suite with game tables, co-working spaces, and a pet lounge.

There will also be about 10,000 square feet of retail plus a fully integrated ButterflyMX digital property access system for residents’ convenience. Aria Group will also build a 22-seat classroom for Miami-Dade County Public Schools to meet the growing demand generated by additional housing. Prices start from the $300,000s.


Okan Tower – Downtown Miami

With its dewatering permit in place, developer Okan Group revealed a clearer construction timeline for the tulip-inspired tower. With its foundation pour expected in March, the condo-hotel will likely go vertical in Q2, hitting the important 12th-floor milestone before the end of the year.

Designed by Behar Font Architects, the 70-story condo-hotel will carry 163 sky residences (condos), 14 two-story lofts, 236 short-term rental condos managed by Hilton, a 316-room Hilton Miami Bayfront Hotel, and 64,000 square feet of office space. Owners will be allowed to rent their units using Hilton Hotel & Resorts’ rental program. 

Featuring a separate elevator for each type of residence, the tower’s hotel rooms will fill the lower levels, condo-hotel units will start from the 36th floor, and sky condos will be placed above the 51st floor delivering miles of views. 

Reinforcing privacy for hotel guests and residents, the Okan Tower will feature a separate set of amenities for both. Residents of its “sky” condos will get exclusive access to the 70th-floor rooftop pool and deck, a 12th-floor lap pool with indoor-outdoor lounges and clubroom, a dedicated wellness spa, a fitness center with yoga studio, an owner’s lounge, a wine cellar, a theater room, and a fully-equipped children’s sensory playroom.

Condo-hotel owners will access amenities on floors 27, 28 & 30, including an outdoor pool with indoor-outdoor lounges and private cabanas, a signature wellness spa with Turkish treatments and a marble Hamman, a high-tech fitness center, over 4,500 square feet of ballroom space, multiple bars, a grab-and-go café, and conference and meeting rooms.

Owners of both the condo-hotel and condo residences will have access to premier services managed by Hilton Hotel & Residences such as in-room private dining, in-room spa treatments, professional housekeeping services, on-site laundry and dry-cleaning services, a lifestyle concierge, and more.

The St. Regis Residences Miami – Brickell

Developers Related Group and Integra Investments can move ahead with demolishing the 17-story structure on site to make way for St. Regis’ Brickell condo tower, as Miami’s Building Department approved a demolition permit this month. A review of a construction permit is currently underway.

Designed by New York’s award-winning Robert A. M. Stern Architects (RAMSA), the 48-story landmark tower will feature New York influences with a pronounced nautical dialogue inspired by the golden age of ocean liners. A nod to modern classicism, the high-rise will be a single tower, opposed to the two-tower complex planned earlier. Along with interiors by New York’s award-winning Rockwell Group, the building is designed to provide the most expansive water and city views possible from every unit.

The St. Regis Residences Miami will feature 60,000 square feet of amenities, but no hotel or temporary use will be allowed. Residents of this exclusive tower will have access to St. Regis’ 5-star services, including the iconic St. Regis Tea Room, Cognac Room, and signature butler service. 

Other notable amenities include a private marina, exclusive beach club access, an indoor lap pool, a spa, a beauty salon, curated wellness programming, park-like grounds by Enzo Enea, a teen video game lounge, a children’s entertainment room, a golf simulator, a pet spa, electric vehicle charging stations, a luxury house car, and much more.

With its construction permit in place, developers PMG, Lion Development Group, and Marc Roberts Companies can move ahead with building the 44-story West Eleventh Residences. With only a few units remaining, Miami’s first short-term rental condos in collaboration with Airbnb will feature 639 turnkey units.

Designed by Sieger Suarez Architects and rising 493 feet above sea level, interiors will feature creations by Cotofana Designs, the latest in smart home tech with integrated audio, video, and lighting systems, top-of-the-line appliances, plus panoramic views of the Downtown skyline, bay, and ocean.

Owners at West Eleventh can rent their units 365 days a year —enjoying truly flexible rentals. Conceptualized in collaboration with Airbnb, daily rentals will be managed via the hosting site’s centralized management platform, with comprehensive on-site support —giving owners a seamless experience. 

At ground level, a 30,000 square foot tri-level “experiential” entertainment and food hall will be the crown jewel of amenities and it will feature a striking mirrored whale soaring through the signature restaurant’s ceiling. There will also be private lounge areas, a resort-style pool, as well as fitness and wellness centers.

Villa Miami – Edgewater

Intending to break ground sooner, developers One Thousand Group and Terra Group applied for a site work permit this month. Designed by ODP Architecture, in collaboration with Terra and Major Food Group, Villa Miami will be the only condo in Edgewater to offer half- and full-floor residences. Once complete, it will rise 58 stories with only 72 single-family-home-sized residences. 

Featuring interiors by Charles & Co., led by Vicky Charles, the units will offer outstanding luxury on the bay. Also, besides boasting Edgewater's first rooftop helipad, Villa Miami will have Major Food Group (MFG) operate both its restaurant and amenity spaces. It will feature a waterfront restaurant on its ground floor along with multiple bars, lounges, and other spaces. MFG’s co-founder, Mario Carbone will also help design all in-unit kitchens as well as more elements throughout the tower. 

Other amenities include a fully serviced outdoor pool deck with lounges and daybeds, a residents-only juice bar and coffee lounge, a lavish spa experience, state-of-the-art Technogym with a yoga/Pilates studio, a resident’s club with library, a boardroom and private work spaces, a dedicated family lounge, a multi-media room, and an entertainment room. There will also be lush private gardens designed by Enzo Enea, piazza-style grounds connected to the Baywalk, plus a Lake Como-inspired floating pool vessel on the bay.

All construction activities have come to a pause at 7918 West Drive, citing 13 liens and one lawsuit against its Malaysian developer Pacific & Orient Properties. The tower is already 14 floors out of the ground. The development team hopes to clear all liens and resume construction soon. If not successful, there are plenty of prospective buyers willing to take over the project and see it through, given its exquisite location. The limited-edition 7918 West Drive residences was the first luxury project to debut in North Bay Village in over a decade.


Una Residences – Brickell

Months of anticipation finally came to an end as construction reached the 45th floor at South Brickell’s Una Residences. Geared to top off soon, the nautically-inspired tower has only a handful of units remaining.

Designed by the award-winning Adrian Smith + Gordon Gill Architecture (AS+GG), the 45-story Una will feature 135 stunning residences. Designed by ODP and Studio Sofield, with dramatic touches and curations by D&G, the condo-hotel will rise 90 stories with 259 ultra-luxury residences. Approved to rise 1,049 feet above sea level—tying it with some of the tallest condo buildings in Miami—888 Brickell by Dolce and Gabbana will definitely stand out from its glass and stucco neighbors.

An elegant combination of ivory travertine and matte black steel beams will lend the supertall an expressly vertical appearance. Inspired by modernist skyscrapers and Milanese mid-century design and fashion, the tower will also feature a gold beaded “necklace” at street level, giving the building a uniquely warm luster and shine.

Having converted reservations to contracts, developer North Development went ahead to secure its utilities agreement this February. Scheduled to break ground in March, the project is already 50% sold out. Owners at this joint venture between Dunin’s Oak Capital and Peru-based Edificia will be allowed daily rentals via a short-term rental program managed by Domus.

Designed by Miami-based Zyscovich Architects, the 12-story Domus FLATS (Flexible Apartments for Temporary Stays) will feature an exquisite collection of 171 fully furnished units. Amenities will include interiors by Urban Robot, a rooftop pool deck, a wellness center with steam room and gym, a food and beverage market with gourmet fare, a wine and beer bar, a café and bakery, and a lush garden lounge. The modern development will further afford art programming highlighting local artists along with access to its dedicated Domus App for rental management, among other amenities. 

Thought as the middle ground between a traditional condo-hotel and the latest crop of short-term rental condos in Miami, Domus will offer a new spin on the conventional hospitality model. Owners will be allowed to rent or live in their units for no longer than six months at a time, setting up the building to mostly host short-term or monthly rentals.

Prices are expected to range from around $400,000 to about $1 million, with a choice of studios to two-bedroom residences.

A few short months after winning approval, developers Related Group and BH Group have secured their utilities agreement to begin construction on the 23-story Icon Aventura. Located at 2999 Northeast 191st Street, the transformative project with “Hero Housing” for first responders and teachers will occupy a 4-acre site purchased by the developers in 2022.

Designed by Miami-based Arquitectonica, the 23-story tower will feature 275 condos, 20 rental units (at below market rates), 10,000 square feet of office, and about 12,000 square feet of ground-floor retail. The duo agreed to provide Aventura with 10,000 square feet of storage, $125,000 per year for a Freebie ride service, and an additional $1 million to the city.


600 Miami Worldcenter – Downtown Miami

Aria Development and Merrimac Ventures secured a $95 million construction loan to break ground sooner on 600 Miami Worldcenter. The short-term-rental condo tower is fully sold out. Designed by Revuelta Architecture International, the tower will rise 32 stories with 606 fully furnished condos, 3,750 square feet of restaurants, 1,261 square feet of office space, and just 5 parking spaces.

Part of the city-within-a-city at Miami Worldcenter, interiors at the high-rise will be handled by The Design Agency. Amenities at this Airbnb-ready condo tower will include a resort-style rooftop pool, a bistro and bar by GPG Hospitality (one of New York City’s premier restaurateurs), an artfully designed residential lounge, a 6,000-square-foot fitness center with outdoor private training area by Homage fitness, a spa, summer kitchens & entertainment spaces, an arcade, a game room, a media room, plus dedicated co-working spaces.

While sold out, prices started from the $400,000s, with a choice of studios to 2-bedroom residences. 


Five Park – South Beach

Developers Terra Group and GFO Investments revealed that the nearly complete tower will feature the first-ever private restaurant concept by renowned chef Michelle Bernstein and restaurateur Jeffrey Chodorow. Perched on the building’s sixth floor, the culinary venture will offer an inspiring menu serving Mediterranean sophistication enhanced by vibrant local flavors. chef Bernstein will also curate the food and beverage offerings for the residents-only Canopy Club.

Due for completion this year, Five Park is all geared to claim its title as the tallest building in Miami Beach. Designed by Arquitectonica, the statement tower will feature interiors by New York’s celebrated Gabellini Sheppard. Infusing it with a unique blend of New York flair and Miami aesthetic, the high-rise will rise 48 stories with its Park Residences occupying floors 8-25 and Canopy Residences spread across floors 27-48.

Living at Miami Beach’s tallest condo building (546 feet), residents will have access to a 6th-floor pool deck with two pools, 26th-floor clubhouse, two fitness centers, spa and treatment rooms, lounge areas, a jewel box bar and lounge, a library, a screening room, co-working spaces, a children's learning lab & teen club, electric car charging stations, and much more.

Aston Martin Residences – Downtown Miami

Just weeks ahead of completion, the final Sky Penthouse at the riverfront Aston Martin Residences was sold, complete with a custom Aston Martin Miami Riverwalk Edition DBX. The 
4-bedroom/7-bath residence, which includes 9,573 square feet of indoor living space, 3,324 square feet of outdoor terrace space, an indoor pool, staff quarters, and a gym sold for an undisclosed price. 

Topping off at 816 feet above ground last year, the riverfront Aston Martin Residences is now the second-tallest building in Miami and Florida. Designed by Miami-based Revuelta Architecture, the 66-story sail-shaped supertall is home to 391 ultra-luxury residences. Located at the confluence of the river and bay, the soon-to-be-completed tower provides exquisite city and water views. Residents of the skyscraper will also be treated to many Aston Martin touches, including signature number plinths, stitching, and color palettes throughout.

Amenities at this statement condo include Downtown’s first private deep-water superyacht marina, a helipad, a virtually accessible permanent art gallery on its 52nd floor, a sky lounge, two cinemas, a rooftop infinity pool, a world-class spa, virtual golf, a kids’ playroom, teen center, beauty salon, butler service, and more.

Grupo T&C Purchases Dev Site for $19M – 
Edgewater

Lima-based developer Grupo T&C purchased a key 37,479-square-foot development site from Groupe City in Miami’s Edgewater. Priced at $19.2 million, the assemblage includes an apartment complex, a duplex, and three houses located at 423 N.E. 27th St., plus 434 and 426 N.E. 28th St. The developer is considering multiple plans for a condo project on the site.

It’s possible that condo owners could end up sharing their building and common areas with residents of workforce apartments at the new towers at Bal Harbour Shops, if an ordinance is passed by the Village Council this March.

Just last month, the Whitman Family had proposed building two separate towers for luxury condos and workforce housing under Florida’s Live Local Act to be part of their mixed-use development. The owner-developer proposed building 600 units (40% of which would be workforce and 60% luxury condos), a 70-room upscale hotel, and 45,700 square feet of additional retail at the premier shopping destination. 

While the council argues that luxury and workforce unit residents should be treated equally, with access to high-quality interiors and amenities for both, attorneys representing Whitman countered that those paying for million-dollar-plus units generally value their privacy, and such an ordinance would only be a setback for the project.

About three dozen South American investors are suing Rishi Kapoor, ex-CEO of Location Ventures, for scamming them into paying deposits on co-living condos that won’t be built. The 33 investors are seeking nearly $10 million in compensation for their investments in the company’s Urbin-branded condos. While the prosecutor representing investors claims that his clients were defrauded by a “too good to be true” scheme, Rishi Kapoor empathizes with the buyers’ frustrations and stated he will help the court-appointed receiver maximize recovery proceeds. 


Terra’s Bulk Buyout Bid for Castle Beach Club Expires –

Terra Group's record $500 million bid for buying out Castle Beach Club could stand invalidated, as contracts with most unit owners expired at the end of January. The David Martin-led development firm is still interested in buying out the aging condo building, home to about 570 units. Terra would need to acquire 95% of the units to kickstart the redevelopment process.

Located on a prime, four-acre oceanfront parcel, Castle Beach Club is zoned for a 200-foot-tall development with capacity to carry nearly 600 units. The developer can also ensure oceanfront views for more units since the site has 576 feet of beachfront. Developers Related Group & 13th Floor Investments had pulled out of a similar bid for the Mid-Beach property about a year-and-a-half ago.
