ONE Park Tower by Turnberry at SoLé Mia – North Miami
Groundbreaking – January 2024 | Completion – Summer 2026
Developers Carlos Rosso and Turnberry Development broke ground on SoLé Mia’s first condo building this January. With 50% pre-sold, the Arquitectonica-designed luxury tower will sit overlooking the one-of-its-kind, seven-acre Crystal Lagoon. This swimmable, crystal-clear lagoon will be the equivalent of 21 Olympic-sized pools.
ONE Park Tower by Turnberry will rise 33 stories with 299 bespoke residences. Reimagined for next-gen living, all residences at this waterfront tower will feature interiors by New York-based Meyer Davis Studio, oversized private wrap-around terraces, high ceilings, porcelain floors, oversized master bedrooms with soaking tubs, spacious walk-in closets, and plenty more.
The gated community will be home to 37 acres of active and passive green spaces, complete with eight miles of biking and running trails. There will also be private pools, pickleball courts, a state-of-the-art wellness center with spa and massage facilities, a dedicated children’s playroom, a library, a climate-controlled wine room, co-working facilities, and electric car charging stations.
The Lagoon Café and Turnberry's dedicated beach concierge will set the tone for resort-style living in this walkable area. Residents will also have access to a Matar Academy campus (K-5 school), a University of Miami outpatient health care center, and Reserve Padel Club as part of SoLé Mia’s 184-acre, master-planned community.
Prices for remaining units start at $800,000, with a choice of one- to three-bedroom residences.
Smart Brickell Tower II – Brickell
Groundbreaking – January 2024 | Completion – Q4 2025
With Tower I complete and welcoming its first residents, developer Habitat Group broke ground on the second phase of its three-tower community with a $12.5 million construction loan. Smart Brickell Two will rise 22 stories with 50 condos and 50 hotel rooms. With interiors by Miami’s award-winning Arquitectonica, all residences in the condo-hotel will be delivered fully furnished and ready to host short-term rentals.
Designed by Gensler, Miami-based HAC Architects, and Urbanists, Smart Brickell Two will also be a LEED-certified tower. Owners at this Airbnb-approved condo-hotel will enjoy coming back to smart homes, complete with functional design and impeccable décor. Amenities will include about 5,000 square feet of ground-floor retail, a resort-style pool deck, a spa and fitness center, electric parking stations, and more.
Smart Brickell Luxe will be the third tower in the complex and was recently presented to Miami’s Urban Development Review Board for approval.

93 Ocean – Surfside
With Brazilian billionaire Jose Isaac Peres and his firm Multiplan Real Estate Asset Management acquiring the beachfront parcel at 9309 and 9317 Collins Avenue, plans for 93 Ocean could soon be materialized. The veteran condo developer purchased the pre-approved property for $64 million from a Vivian Dimond-led entity this January.
Both Vivian Dimond and Multiplan had filed plans to co-develop 93 Ocean back in 2022. The Collins Avenue property is currently home to the 34-unit Regent Palace Condominium. Built in 1951, Regent’s condo association was terminated before closing with Multiplan.
According to plans filed in 2022, 93 Ocean would be developed as a 12-story condo containing 27 extra-large units. Designed by Miami’s prolific Arquitectonica, the building would feature a resistance pool and a reflecting pond along a private path leading to the beach, a rooftop pool deck, a fitness center, a steam room, a sauna, a club room, and more.

27-story Condo-hotel – Edgewater
Submitted to the Miami Urban Development Review Board for review, developer Urban Network Capital Group has proposed building a 180-unit project on the northwest corner of Northeast 36th Street and Northeast 5th Avenue, just at the foot of the Julia Tuttle Causeway. Seeking approval on four waivers, the 1.5-acre Edgewater development will also feature 7,300 square feet of retail.
White House Inn Redevelopment (previously Icon Residences) – North Miami
Developer Related Group sold the former White House Inn site to a partnership between BH Group and Delray Beach-based Kolter Urban for $20 million this January. Listed in July 2023, the 1.1-acre, waterfront site at 2305 Northeast 123rd Street was approved to carry the then-named Icon Residences, a ten-story luxury condo featuring 53 extra-large units.
Designed by Arquitectonica, residences in the boutique building would average 3,400 square feet in size as per original plans. Boasting 500 linear feet of water frontage, right off the Broad Causeway, amenities previously announced for the waterfront project include a rooftop pool, spa, baywalk, and more.
Mixed-use Twin-towers by Lynd – Downtown Miami
Approved by the FAA for a height of 709 feet above sea level, an affiliate of Lynd further filed a construction permit for two new towers at the Miami Worldcenter. The property will be home to 190 lodging units on levels 11-20 and 504 condos in the south tower, while the north tower will have 513 rental units. Designed by Kobi Karp, the two towers will be perched at 941 N Miami Ave, just west of the pre-construction Legacy Hotel & Residences.
The George – Coral Gables
Groundbreaking – Q3 2024 | Completion – N/A
Closing on an $11.5 million loan for land acquisition this January, MG Developer cemented its plans to build an exclusive community of 13 ultra-luxury townhomes in Coral Gables. Designed by the world-renowned De La Guardia, The George will set a new standard for high living in the neighborhood. Located at 717 Valencia Avenue, the townhomes will be within walking distance of the Miracle Mile, Downtown Coral Gables, and the Biltmore Hotel.
Calle 8 – Brickell
Filing for a height increase to 65 stories (or 870 feet above sea level), up from the previously proposed 55 stories, and seeking a zoning review, G&G Business Developments presented updated plans for Calle 8 this January. Featuring a triangular, cutting-edge design by BMA Architects, the new plans also propose a lower density of 458 residential units, as opposed to 464 units.
Replacing a gas station in Brickell, the tower will rise at 190 Southwest 8th Street. Starting from level 12, units will range from studios to three-bedroom residences. The mixed-use development will sit two blocks from the Brickell City Center, conveniently close to the Brickell Metromover and Eighth Street Stations.
G&G Business Development is still deciding whether to include a multi-level Concert Hall seating 4,060 or a 5-story retail complex at the base of the trapezoidal tower. Other amenities are expected to occupy levels 33, 35 (pool deck), 36, and 37, with about 12,260 square feet of coworking spaces perched on level 12. There will also be 660 parking spaces.

The Standard Residences – Midtown Miami
Groundbreaking – April 2023 | Completion – Late 2024
With 90% pre-sold, The Standard Residences is under construction after the developer trio Standard International, Rosso Development, and Midtown Development secured a master permit this January. Designed by Arquitectonica, the highly anticipated project will rise 12 stories with 228 luxury residences.
Echoing the ethos of its New York-based brand, The Standard will be a strictly residential project with no hotel on site. Featuring a flexible rental program, owners at The Standard Residences will be allowed to rent 12 times a year, with a minimum stay requirement of 30 days. They will also gain access to a “Friends with Benefits” program, affording them preferred pricing at all Standard properties across the globe.
With interiors by Urban Robot Associates, each residence will feature custom finishes in the brand’s signature “anything but standard” fashion. Expect open floor plans, 9-foot-high ceilings, open-concept kitchens with top-of-the-line appliances, premium wood-inspired flooring throughout, custom bathrooms featuring coveted double vanities and dual shower heads, and more high-end touches.
Besides featuring 34,000 square feet of amenity space, The Standard will also be home to 11,000 square feet of retail (but no onsite parking). Highlight amenities will include a landscaped rooftop with a 60-foot resort-style sunset pool, outdoor rain showers, a signature rooftop restaurant and bar, a lobby-level outdoor café, an infrared sauna, an indoor pickleball court with disco lights, a karaoke bar, a private screening room, a state-of-the-art sweat floor, a work floor with co-working spaces, a pet spa, and much more.

The Residences at 1428 Brickell – Brickell
Groundbreaking – Q3 2023 | Completion – 2027
With demolition work underway and developer Ytech asking FAA for permission to install 1,000-foot cranes on site, the world’s first (partially) solar-powered residential high-rise is on track for a 2027 completion. Conceptualized by Cosentini Associates, its solar energy consultants, the supertall’s western façade or “solar backbone” will be capable of generating 170 megawatts of clean energy per year. With this, developers and future residents hope to reduce about 4,700 tons of CO2 emissions.
Designed by Italian starchitects Antonio Citterio & Patricia Viel (ACPV Architects) in association with the award-winning Arquitectonica, The Residences at 1428 Brickell will rise 70 stories with 189 ultra-luxury residences. Besides flaunting a flowing, nature-inspired design, the bayfront tower will come with earthy interiors by ACPV Architects. All residences in this LEED-certified tower will be plus-den. They will further feature expansive floor plans balanced for day- and night-time use as well as socially charged and private settings.
Amenities at this high-design tower will include a 7th-floor resort deck with two pools, aquatic therapy, a children’s splash pad, plus a club bar and lounge. There will also be a teen’s sports simulator, a children’s interactive playground and creativity room, a children’s learning center, a cinema room, 10,000 sq. ft. of dedicated gym and spa space, a wellness concierge, a golf simulator, a beauty suite, a barbershop, plus an outdoor sun terrace with yoga pavilion.
Additionally, residents will have access to a two-story owner’s club and rooftop observatory, a double-height wine and spirits lounge, a two-story atrium with lush planting, a rooftop lounge bar, plus a library lounge with tea, coffee, and champagne offerings.

District 225 – Downtown Miami
Groundbreaking – July 2022 | Completion – 2024
Close to topping off, the fully sold-out District 225 is on track for a 2024 completion. Developed by the Related Group in partnership with ROVR Development, and BH Group, the flexible rental tower will provide its owners full support to host on platforms like Airbnb.
Designed by Sieger Suarez, the 37-story tower will rise with no car park onsite. Each of its 343 luxury residences will be delivered fully finished and furnished by Meshberg Design, in consultation with Airbnb, and will feature the latest in smart home tech. The flexible rental project will allow its owners to not only list their condos directly on Airbnb but also offer restriction-free stay times. Atlantic & Pacific will be managing the short-term rentals listed on Airbnb.
Amenities at District 225 will include an expansive resort-style rooftop pool deck with plunge swim-spa and a fire pit, a state-of-the-art fitness facility, basketball and racquetball courts, a rock-climbing wall, multi-purpose lounges, an on-site café, a virtual reality entertainment center, co-working spaces, museum-quality art, electric bike parking with charging stations, and access to the custom-developed ‘District’ app for smart-home management on the go.
Legacy Hotel & Residences – Downtown Miami
Groundbreaking – August 2021 | Completion – 2024
With its first glass installed, the neo-futuristic condo-hotel has passed a significant milestone and is closer to achieving its targeted delivery in 2024. Designed by Kobi Karp, the 55-story tower will rise with 310 luxury residences built for —the trademarked— microLUXE living, 210 Accor hotel rooms, a 10-story wellness retreat, and Downtown’s largest hotel pool deck (1-acre). Each fully furnished residence at this condo-hotel will feature interiors by ID & Design International.

Waldorf Astoria Hotel and Residences – Downtown Miami
Groundbreaking – October 2022 | Completion – 2026
Securing its phased vertical construction permit, Miami’s Waldorf Astoria can now rise out of the ground as scheduled. Developed by PMG and Greybrooks, the all-glass skyscraper will be one of the first supertalls to grace Miami’s skyline becoming one of the tallest buildings in Miami with a height of 1,049 feet.
Designed by the world-famous Carlos Ott in association with Sieger Suarez, the 100-story skyscraper is conceptualized to look like nine glass cubes stacked one on top of another. The building will have a total of 306 condos and 205 hotel rooms, the latter located in its bottom three cubes and condos plus amenities in the upper six. The all-glass skyscraper will further feature interiors by San Francisco’s award-winning BAMO.

Baccarat Residences (also 444 Brickell) – Brickell

With on-site archeological findings delaying construction for several months, the Baccarat Residences can finally rise out of the ground with Miami’s Building Department issuing a phased construction permit to the riverfront project. Designed by Arquitectonica, the 75-story Baccarat will feature 318 luxury residences, 28 waterfront flats and duplexes, plus a 10,000-square-foot restaurant.
With a façade inspired by French crystals, the skyscraper will boast an undulating, highly reflective profile. Each of the luxury condos at the supertall will provide high-end interiors by Meyer Davis Studio, each embodying a unique blend of 18th-century Paris, 21st-century Miami, and 1930s Art Deco influences. Amenities at this waterfront tower will include a marina with yacht dockage, a luxury house yacht, plus a riverfront restaurant.
Other amenities will include a pool, a game room, a spa, a beauty salon and barber, a wine cellar, a children’s playroom, a club room, a grand salon for events, private workspaces, a business center, and more. All services and amenity spaces will be managed by Barry Sternlicht’s SH Hotels & Resorts.
Developed by Related Group, the Baccarat will be the first in a three-tower complex. Tower II will rise 897 feet as a rental building, and Tower III is planned to rise 82 stories with a 249-room five-star hotel plus 103 residential units. All in all, the riverfront complex will carry about 1,400 residences and 24,463 square feet of retail, in addition to the hotel.
Prices range from around $1.1 million to $3.5 million per unit, with a choice of one- to four-bedroom residences. Penthouses will be upwards of $14 million.

The St. Regis Residences – Brickell
Groundbreaking – Q4 2022 | Completion – Late 2026
With a price tag of $45 million, the first of two duplex penthouses at Brickell’s St. Regis Residences hit the market this January. The striking 5-bedroom/7-bath property features over 10,000 square feet of living space with a 2,842-square-foot indoor/outdoor private roof deck. In addition to a pool, spa, and summer kitchen, the roof deck offers outstanding city and bay views.
Brickell’s St. Regis Residences feature landmark architecture by New York’s award-winning Robert A. M. Stern Architects. Vita Residences – Coconut Grove
Groundbreaking – May 2023 | Completion – Late 2025
After breaking ground in May last year, developer CMC Group secured a $239 million construction loan to build Vita at Grove Isle. Designed by the world-renowned CallisonRTKL architecture group, the 6-story boutique building will be home to only 65 ultra-luxury residences and 14 penthouses on the splendid gated island off the coast from Coconut Grove. The project is 70% pre-sold.
Featuring redesigned interiors, Vita Residences will be the first condo project on Grove Isle in over a decade. With stunning interiors by Mexico’s Bernardi + Peschard, residents will come home to 8’ interior Italian doors, frameless glass balconies, 11-foot-plus ceilings, high-end chef’s kitchens, and artfully crafted custom bathrooms with natural stone, soaking tubs, and rain showers. La Baia – Bay Harbor Islands
Groundbreaking – Q1 2022 | Completion – November 2023
Developer Ian Bruce Eichner —the name behind the famous Continuum condos in South Beach —secured a $90 million construction loan to build his fully sold-out condo project La Baia South. The 8-story boutique condo development will have 68 luxury residences and will feature its own private, 20-boat marina and rise 80 yards from its sister pre-construction project, La Baia North.
Designed by Revuelta Architecture, La Baia will rise with a light, airy aesthetic owing to its all-glass façade. With high-end interiors curated by New York’s Durukan Design, each residence will be delivered completely finished. All units in the boutique building will have 9 to 10-foot-high ceilings, custom Italian cabinetry by Snaidero, Miele appliances, Hansgrohe fixtures, wide-plank European wood flooring, large walk-in closets, and private balconies with glass railings.
Flaunting over 30,000 square feet of resort-style amenities, there will be a rooftop pool with dedicated kids’ splash pad and sundeck, an outdoor bar, a ground-floor wood deck terrace with hammock coves, a meditation lawn, a residents’ club room, a pet grooming center, and much more.
And although La Baia South is sold out, La Baia North is only 50% pre-sold after launching sales in 2022. This project will rise eight stories with 57 luxury residences along Bay Harbor Island’s tranquil waterfront with prices starting at $1.3 million, with a choice of two- to four-bedroom residences.
Indian Creek Residences and Yacht Club – Bay Harbor Islands
Going into contract before being publicly listed, Penthouse 1 at the Indian Creek Residences and Yacht Club has set a new precedent in the serene island neighborhood. With an asking price of $12 million, the full-floor home has set a new sales price and price per square foot record in Bay Harbor Islands, where the most expensive unit last sold for $3.325 million in 2014.
With views of Miami’s neighborhood commonly referred to as Billionaire's Bunker, which is home to the likes of Jeff Bezos and Ivanka Trump, the full-floor penthouse features private terraces, a wine wall, and 75 feet of direct water views.
Developed by Landau Properties, the ultra-exclusive Indian Creek Residences and Yacht Club will rise only eight stories with nine luxury condos and six yacht slips. Designed by Kobi Karp Architecture, the mid-rise will embody the MiMo (Miami Modern) aesthetic, complete with curving lines, sculptural details, and rich materials.
The limited collection of residences will have interiors by Boston-based Zarifi Design, which will range from about 3,300 square feet to over 5,600 square feet, with awe-inspiring views and best-in-class finishes. The world-renowned Enzo Enea will handle landscape design at this highly anticipated new construction.
Rising against a quiet waterfront at 9110 West Bay Harbor Drive, the boutique Indian Creek Residences will feature a residents-only, Ocean Cons.-designed yacht club and private marina, with six slips (one shared and five for sale). Other Amenities will include a rooftop pool terrace, a world-class spa with dedicated treatment rooms, an outdoor waterfront lounge with a hot tub, an outdoor yoga lawn, a flexible creative space with a custom wet bar, an entertainment lounge, an outdoor screening pavilion with lounge seating, a coffee bar, and more.

Mixed-use Project at Bal Harbour Shops – Bal Harbour
Whitman Family Development’s proposal to add a mixed-use development to the 18-acre luxury shopping mall has been met with mixed emotions. The owner-developer plans to build a 70-room upscale hotel, a 600-unit high-end residential tower (of which 40% would be workforce housing and 60% would be luxury housing), and 45,700 square feet of additional retail space at the premier shopping destination.
After the mayor of Bal Harbour expressed concerns about the appropriateness of constructing a project of this scale on the barrier island, the owner-developer responded by suing the village of Bal Harbour to process the redevelopment application under the new Live Local Act.
Related to Buyout Miami Beach Club – Sunny Isles Beach
Closer to buying out the 107-unit Miami Beach Club at 19051 Collins Ave., Related Group plans to build a luxury condo tower to replace the dated building. Located next door to Related’s Residences by Armani Casa, the Miami Beach Club is an H-shaped, oceanfront, two-story condo building built in 1951. Related is looking to close on a bulk buyout of the building for $145 million. The storied Miami developer will need to acquire a majority of the units to be able to terminate its condo association and go ahead with redevelopment plans.
Key Point Academy Relocates Ahead of Redevelopment – Brickell
With the First Miami Presbyterian Church site listed for sale, Key Point Christian Academy signed a lease this January to temporarily relocate to the 1501 Omni Building in Miami’s Edgewater. Developers 13th Floor Investments and Key International are looking to close on the 75-year-old church property at 609 Brickell Ave., for about $240 million. Both developers plan to build a condo on the 2.2-acre site.
The 1501 Omni Building, Key Point’s future home, was once known as the Omni Mall and has been part of Genting’s Resorts World Miami portfolio since 2011. Had the state approved gambling, the ambitious project would have become a destination casino resort.
Court-appointed Receiver Takes Over Location Ventures
In another turn of events in the Rishi Kapoor-Location Ventures saga, the court-appointed Bernice Lee as the official receiver to look into the alleged misappropriation of investor funds. Lee will be managing Location Ventures as well as Urbin, its co-living and co-working-focused entity.
Rishi Kapoor, CEO and the main accused, seems to have welcomed the court’s decision to appoint a receiver to look into the misappropriation of $93 million and if anything could be recovered. Meanwhile, the future of development projects such as Urbin Miami Beach and Urbin Coconut Grove remains uncertain.
