Pre-construction Condos Opening this Year and Beyond

Jul 02, 2019 July 02, 2019

If you're thinking of buying a pre-construction condo in Miami, I’ve got good news for you. The city is bursting with new construction projects, so there are plenty of great condos to choose from. And by choosing to buy pre-construction, you may be able to get a great deal on a brand new condo!

Buying a Pre-Construction Condo vs a Resale

Buying a pre-construction condo has its share of advantages and disadvantages, though we tend to think the perks outweigh the negatives in many cases. It all depends on your individual needs.

The advantages to buying pre-construction as opposed to resale include:

  • You may save money by getting in early before the unit is actually completed.
  • You may be able to pick the exact unit that you want in the building if you get in early enough.
  • You can pick your favorite flooring and finishes right from the start, so the apartment is custom designed for you.
  • You will be the first person ever to live in your apartment.

Drawbacks include:

  • You won’t be able to see the actual unit before you buy.
  • You will have to wait for the unit to be completed before you can move in.
  • Your down payment deposit may be somewhat higher than if you buy a resale.
  • Your down payment will be temporarily tied up while you wait for the unit to be completed.
  • Some additional closing costs at completion may apply.
  • You run the risk that completion of the project may take longer than planned.

Real Estate News Miami Condo Market Snapshot: June 2020
Three months into the coronavirus pandemic, we’re still adjusting our daily work and personal lives, and the markets are still adjusting, too. As we continue to monitor how the Miami condo market is faring, data from our June Multiple Listing Service (MLS) CBB Condo Market Snapshot show that, compared to May, the market is showing signs of a recovery, but compared to last year, sales have dropped significantly. The reality is the market will likely not catch up to 2019 numbers, but signs of stabilization for this year are promising. Our MLS market survey took into account a total of about 9,000 condo listings across the greater Miami area and the Miami Beaches. Here’s the latest Miami condo market data comparing the last few months, as well as compared to last year. Condo Painting Dos and Don’ts
Opinions and Advice Condo Painting Dos and Don’ts
Painting your home can be a daunting prospect. From color selection to the clean-up mess! However, when done right, a good paint job can give your condo a well-needed facelift. Believe it or not, painting is actually quite a complex procedure. I mean, who knew there were 52 shades of white?! And whatever color you do end up choosing will dictate the mood and feel of your entire condo - so no pressure! What Color? Which Room? At the end of the day, you should paint your house in whatever color floats your boat! You have to live there after all. That being said there are definitely good and bad paint colors. The colors and combinations you chose will ultimately have an impact on the look, and more importantly, the feel of your home, and this can be pivotal when it comes time to sell.  For example, you might love a dramatic dark indigo wall, but houses with dark walls have historically sold for less than ones painted in lighter and more neutral tones. So it is important that you...
