Even as Miami’s luxury condo market has shown some signs of normalizing from a record year in 2022, developers remain bullish on new construction projects fueled by steady buyer demand, and a maturing real estate market. Owing to high buyer demand for luxury homes and investment condo opportunities, three new condo projects launched sales this June: SB Development’s Cove Edgewater, Constellation Group’s Ella Miami Beach, and Alta Development’s River District 14. 

Also, this June, we had The Residences at 1428 Brickell reveal its brand-new, museum-inspired, experiential sales gallery. The boutique, kosher friendly 42 Pine in Miami Beach topped off and stayed on track for its early 2024 delivery. Swire Properties secured FAA approval for its architecturally significant One Island Drive two-tower project. In short, plenty of new development plans and acquisitions were revealed around Miami.

Built for utmost privacy, Cove Miami will not allow short-term rentals. Launching sales for Ella Miami Beach, co-developers Constellation Group, Boshetti Group, and Vietmar announced one of the most attractively priced new construction projects in Miami Beach, where prices are generally known to start at $1 million. Paying homage to the glamorous Art Deco era, the project is named after the legendary jazz singer Ella Fitzgerald.

With its sales gallery located at 6897 Collins Avenue, buyers can take a look at how this modern enclave melds together classic Miami Beach living with the intimacy of a full-service boutique building. Set close to the Miami River, Alta Development launched sales for its short-term-rental-friendly condo tower this June. The River District 14 will rise 16 stories with 283 fully furnished condos. Designed by Coral Gables-based Behar Font & Partners, the Airbnb-friendly tower will feature a host of amenities including a sixth-floor pool deck, indoor pickleball courts, a ground-floor business center, a fitness center, and more. This area is close to the University of Miami’s medical campus and Jackson Memorial Hospital, and is attracting medical staff looking for modern housing.  

Prices start at $475,000, with a choice of studios to two-bedroom residences.

With a cool new $20m “experiential” sales gallery at 1548 Brickell Avenue, developer Ytech is also closer to securing a demolition permit for Miami’s first solar-powered residences. Located at Nolan House, a historic mansion, the museum-inspired sales gallery overlooks historically-protected Royal Poinciana and Orange Geiger trees, offering prospective buyers a surreal experience as they tour the interactive exhibits and realistic display of what homes at the new tower will look like. 

With Cosentini Associates as its solar energy consultants, The Residences at 1428 Brickell will be the world’s first residential high-rise to be partially powered by solar energy. Featuring a 20,000-square-foot “solar backbone” on its western façade, the condo tower will be capable of generating 170 megawatts of clean energy per year. With this, developers aim to reduce about 4,700 tons of CO2 emissions and save about 3,000 barrels of oil per year.

Designed by Italian starchitects Antonio Citterio & Patricia Viel (ACPV Architects) in association with Arquitectonica, The Residences at 1428 Brickell will rise 70 stories with 189 ultra-luxury residences. Besides flaunting a flowing, nature-inspired design, the bayfront tower will afford earthy interiors by ACPV Architects. All residences in this LEED-certified tower will be plus-den. They will further feature expansive floorplans balanced for day- and night-time use as well as socially-charged and private settings.

Built around the resident, amenities at this high-design tower will include a 7th-floor resort deck with two pools, aquatic therapy, a children’s splash pad, plus a club bar and lounge. There will also be a teen’s sports simulator, a children’s interactive playground and creativity room, a children’s learning center, a cinema room, 10,000 sq. ft. of dedicated gym and spa space, a wellness concierge, a golf simulator, a beauty suite, barbershop, plus an outdoor sun terrace with yoga pavilion.

Additionally, residents will gain access to a two-story owner’s club and rooftop observatory, a double-height wine and spirits lounge, a two-story atrium with lush planting, a rooftop lounge bar, plus a library lounge with tea, coffee, and champagne offerings. 

Prices range from $2 million to $7 million, with a choice of 2- to 4-bedroom plus den residences, including a Penthouse Collection priced from $8 million to over $40 million.

Securing a $262 million construction loan, developers PMG and E11EVEN Partners broke ground on the landmark E11even Residences Beyond this June. More than 80 percent of the building is already sold out for this project in the heart of Downtown Miami’s Arts & Entertainment District. The new construction, sister tower to the E11even Hotel and Residences will also feature The Clayton - a Chicago-based elite social club. The private club, known for its reassuringly exclusive yet inviting nature, will occupy 10,000 sprawling square feet of social space on the second floor of this high-end tower.

Inspired by the great cigar and social clubs of London, The Clayton boasts locations in Chicago and Washington, D.C., and provides members with an ultra-premium experience. At the E11even Residences Beyond, the club will offer bespoke cocktail and dining experiences along with private meeting spaces and cigar nooks.

Developed by PMG and E11EVEN Partners, this highly exclusive twin to E11even Hotel & Residences will rise 65 stories with 461 ultra-luxury, fully furnished residences. Approved by the Federal Aviation Administration, Swire Properties now has the green to build its two-tower development proposed for One Island Drive, the southernmost tip of Brickell Key. The Residences at Mandarin Oriental can now rise to a height of 1,044 feet above ground, the maximum height allowed in Miami, while the new and improved Mandarin Oriental hotel will be able to rise to a height of 691 feet above ground.

Designed by New York’s Kohn Pederson Fox Associates (KPF), The Residences at Mandarin Oriental will rise with 220 condo units featuring rich interiors by Parisian designer Tristan Auer. Owing to their beautiful island location, all residences will be privy to unobstructed panoramic water views. The second iteration of the famous Mandarin Oriental hotel will be home to 151 guest rooms, 61 private condo residences, and 28 condo-hotel residences.

With sales expected to launch in late 2023, amenities at this world-class property will include a 100,000-square-foot, resort-style amenity podium, multi-tiered infinity-edge swimming pools, a signature spa, a state-of-the-art health and wellness club, multiple restaurants, executive work lounges, and landscaping by the renowned Thai firm, Shma.

— Damac Properties’ 57-story Luxury Condo Tower – Surfside

Dubai-based developer Damac Properties has proposed building a thoughtful new, luxury-branded development at the site of the collapsed Champlain Tower South. Designed by the internationally acclaimed Zaha Hadid Architects, the site will be home to two visually appealing towers connected by a 100-foot, glass-bottomed pool at the top. 

Damac’s stunning pair of condo buildings will rise 12 stories with “cloud-like” design elements and a “precision-engineered” façade. Carrying a total of 57 luxury residences, buyers can expect to come home to extra-large units ranging from 4,000 to 15,000 square feet in size. Looking to deliver “the most luxurious project ever in Surfside,” Damac is yet to finalize a luxury brand partner for its waterfront residences.

Indian Creek Residences and Yacht Club – Bay Harbor Islands

With an unprecedented level of attention to detail, developer Landau Development revealed plans for its limited collection of 9 private waterfront residences in the exclusive Bay Harbor Islands. Designed by Kobi Karp Architecture, the mid-rise will feature a MiMo aesthetic, complete with curved lines and opulent materials.

Zarifi will be handling interiors while the world-renowned Enzo Enea handles landscaping at this ultra-boutique waterfront new construction. Further, Ventresca is being tapped to handle lighting design throughout the property, giving it an elevated air. The residents-only Yacht Club and Private Marina at the boutique condo will be designed by Ocean Cons.


— Terra and Lion Development Group’s Luxury Condos – Midtown Miami

Groundbreaking – 2024 | Completion – 2026 

Acquiring the 1.6-acre vacant lot at 3501 N.E. First Avenue for $40.6 million, Terra Group and Lion Development Group expressed their desire to build an exciting new condo project on the site. Perched at the gateway to Midtown, one of Miami’s most walkable neighborhoods, the site is zoned to carry 260 residential units with an average size of 1,000 square feet. Developers have tapped Miami-based Arquitectonica for architecture duties and international design studio Yabu Pushelberg for its interiors. 

Terra has declined to provide more details yet, other than they plan to start construction next year, and expect a 2026 completion. We will be watching this development closely. 


— Ponce Park Residences – Coral Gables

Ponce Park Residences – Coral Gables

After going back to the drawing board for the fourth time, developer Allen Morris Company has resubmitted plans for Ponce Park Residences with fewer units and a new architect. The 9-story condo project now features designs by Miami-based Zyscovich Architects.

The latest version of the mid-rise will rise 9 stories with 57 condos, 20,248 square feet of commercial space, 18 spaces for electric vehicle charging, and a very classic Mediterranean aesthetic. Perched at 3000 Ponce de Leon Blvd., the development will feature a rooftop pool and amenity deck, with units ranging from 826 to 4,157 square feet, but most will be on the larger side.


— BH3 Management and Merrimac Ventures’ Mixed-use Development – Watson Island

Bringing new life to Watson Island, Fort Lauderdale-based developers BH3 Management and Merrimac Ventures proposed building a major mixed-use project that will include hotels, residential units, restaurants, and marine uses. The island boasts of a most opportune location with water views in every direction.

The Watson Island site is currently home to Yacht Haven Marina and a restaurant, as well as the popular Joia Beach Club, Jungle Island animal park, the Miami Children’s Museum, and Ichimura Miami – Japanese Garden

Developers are likely to stick to original lease parameters approved by the city and build up to 105 residential units technically considered timeshares, up to 500 hotel rooms in two buildings, up to 221,000 square feet of leasable retail/commercial space, and up to 45,000 square feet of maritime uses. Greg Freedman, co-CEO of BH3 Management, stated that even though the residential units are called timeshares, they can be sold to individual buyers. One of the two hotel buildings is also expected to carry a lifestyle brand. A 100-foot-wide public promenade, spanning 1,000 feet, will also be built as part of the development. 


— Casa Verde – Bay Harbor Islands

Located a block from the water on the coveted Bay Harbor Islands, New York-based developer Horizon Group proposed building a 7-story condo project. Designed by Frankel Benayoun Architects, the 0.77-acre lot at 1130-1150 93rd Street will be home to 43 condos and 86 parking spaces. Amenities would include a pool deck, rooftop garden, a 1,017-square-foot gym, plus a 1,336-square-foot lounge. Units are likely to range from 1,401 square feet (two bedrooms) to 2,629 square feet (four bedrooms).

With its topping-off ceremony expected to take place this July, NYC and Miami-based development firm, Lefferts’ short-term-rental-approved condo tower is on track for an early 2024 delivery. Designed by national architecture firm Arquitectonica in association with Built Form, 72 Park Miami Beach will rise 22 stories with 206 condos. All residences will be privy to spectacular 360-degree views, spanning from the Atlantic Ocean to the Intracoastal Waterway.

Interiors and landscaping at the LEED Gold-certified tower have been handled by Urban Robot Associates. Each fully furnished residence will feature high ceilings, deep balconies, Italian cabinetry, imported stone, energy-efficient appliances, keyless entry systems with SALTO and smart access controls premium bathroom fixtures, and more. There are no rental restrictions for owners.  

Home to 64,000 square feet of luxurious amenities, future residents will enjoy access to a 35,000-square-foot amenity deck with about an acre of tropical landscaping, a 150-foot-long resort-style pool with cabanas, a bar and lounge with indoor-outdoor seating, a private outdoor barbecue area, a private rooftop with sun deck, an outdoor screening area for movie nights, a kid’s playroom, 24/7 coworking lounge with private “pods,” 8,500 square feet of ground-floor retail space, and more. Designed by Miami’s award-winning Sieger Suarez, E11even Hotel and Residences will stand 65 stories with 416 luxury condos in Miami’s urban core - a short walk from Downtown’s E11even nightclub and its sister condo development called E11even Residences Beyond.

Demolition work is already underway at the Village at Coral Gables, paving the way for a summer groundbreaking. Developed by MG Developer, this Seville-inspired enclave will feature tree-lined streets, plazas, fountains, parks, and gardens inspired by the alcoves in the Plaza de España.

Paying homage to George Merrick’s legacy, the boutique 48-residence enclave will comprise of duplexes, townhouses, and condos set through 17 lots at 535 Santander Avenue. Designed by De La Guardia Victoria Architects & Urbanists, Gables Village will be built in the Mediterranean Revival style of architecture, with its tallest building topping off at four stories. With residences built for modern-day comforts, each 1,750 to 3,100-square-foot unit will come elegantly appointed with several luxurious touches. 

A 4,000-square-foot wellness club will stand as the centerpiece of amenities at this Spain-inspired enclave. The lavish club will feature a contemporary and tropical ambiance, complete with an indoor-outdoor terrace lounge for events and gatherings, a fitness wing, a luxurious plunge pool, a library, plus a conference center.

With its site work permit approved, the Arquitectonica-designed Cipriani Residences are a step closer to materializing. Developer Mast Capital also unveiled its “Canaletto Collection” this June, which represents the highest tier of living at the condo tower. The collection comprises 6 penthouses and 70 high-floor luxury residences, with its Penthouse 1 listed at a record $3,333 per square foot. The high-end residence features 4,888 square feet of interior space or four bedrooms with five-and-a-half bathrooms, plus 4,333 square feet of outdoor terrace.

The Cipriani Residences will rise 80 stories with 420 ultra-luxury residences built to embody the Italian standards of hospitality known of the brand Cipriani. All condo residences will feature interiors by 1508 London, expansive terraces, custom Italian kitchen cabinetry, Wolf/Sub-Zero appliances, an intelligent interface with access to building services, and much more.

Besides delivering the legacy brand’s world-class services and distinguished style, amenities will include a two-pool deck with cabanas and food service, a sun terrace, a spa, a salon, a fitness center, a pickleball court, golf simulator, screening room, library, children’s playroom, round-the-clock Cipriani dining services inclusive of a Cipriani bar and private dining rooms, 10,000 square feet of retail, a dog park, and more.

Developer Mast Capital has further applied for a construction permit for its remaining buildings at the three-tower development at 1420 S. Miami Avenue. Together, the three towers will deliver 1,300 residential units (inclusive of the 420 condos at Cipriani) along with an 18,300 square-foot full-service restaurant, 1,646 car parking spaces, and 2,472 bike parking spaces. The other two will be built to a height of 50 and 60 stories only. Developed in association with Boston-based Rockpoint Group, the remaining two towers will house 880 rental apartments.

Taking into account buyer feedback, co-developers 2151 Development Group and 2020 Acquisitions decided to revise plans for Tal Aventura. Once approved by the City Commission, this new iteration of the boutique luxury condo tower will be built with 61% more units, but smaller in size and at a lower price point.

Designed by Miami-based Idea Architects, the boutique Tal Aventura will now rise 22 stories with 139 condos at 2785 N.E. 183rd Street. Conceptualized as a luxury product looking to fill the gap for a luxury lifestyle at an attainable price point, units at this exquisite building will now start at 800 square feet, with floor plans averaging 1,350 square feet.

Designed by the internationally-acclaimed IDEA Architects and IDDI, interiors throughout the building and residences will feature timeless elegance with an elevated, highly functional design. Offering more than 50,000 square feet of amenities and green spaces, Tal Aventura will feature a pool with cabanas, a children’s splash pad, an outdoor theater, a lounge, a barbecue area, miniature golf, a yoga studio, a gym, a basketball and pickleball court, a coffee/juice bar, a toddler playroom, a playground, a pet spa, coworking space, and more.

— Genting’s $1B+ Resorts World Miami Site – Downtown Miami

Talks of SmartCity Miami LLC, an affiliate of David Martin’s Terra Group, buying the former Miami Herald site owned by Genting Group have been called off. The $1.225 billion deal was scheduled to take place later this year.

The cancellation took place as a result of the Smart City Miami buyer group requesting an extension on the exclusivity period plus other amendments to the purchase terms. The site is zoned to allow a 60-story development with up to 7,750 residential units. Genting will be reviewing other buyer credentials to sell the 15.5-acre, bayfront Downtown site that includes air rights to develop over a county bus depot lot. 


— Related Group & Lndmrk Properties’ $12M Purchase – Edgewater

Miami’s prolific Related Group and Lndmrk Properties acquired a three-parcel site in Edgewater this June for a total of $12.05 million. The 18,000-square-foot property occupies 519 to 535 N.E. 29th Street. As per current zoning, the site can carry a 60-story tower with 62 residential units. Considering only Biscayne Beach’s four-story pool deck stands between the parcel and the bay, this makes the purchase extremely valuable as most units in any future development would have access to uninterrupted water views.


— Bulk Buyout of Miami Beach Timeshare Resort – South Beach

The Westgate South Beach timeshare resort was purchased by an affiliated entity of 13th Floor Investments this June. Shelling out $73 million for the 46-unit bulk buyout deal, the entity now owns 3611 Collins Ave. along with the former All Seasons Condo Hotel next door at 3621 Collins Ave. With the Westgate lot spanning 33,800 square feet and All Seasons spanning 19,180 square feet, 13th Floor Investments now owns a combined 1.25 acres of prime oceanfront ripe for redevelopment.
