Miami’s pre-construction condo market is giving the summer heat some competition, as developers continue to bring new product to buyers. Seizing opportunities in lower density neighborhoods, developers are fanning out, announcing plans for new developments in neighborhoods like Wynwood, Surfside, and Bay Harbor Islands. Those with existing approvals are stepping up efforts, as we see below at Sophie, Una, and others.
This May, we also had two sales launches – Mid-beach’s 42 Pine and Brickell’s St. Regis Residences Tower 2. The highly anticipated Aria Reserve broke ground in Edgewater. The historic Raleigh Hotel announced that it will be redeveloped into a Rosewood-branded condo-hotel with a separate 44-unit tower. And the historic Deauville has a new owner tapping Frank Gehry to rework designs for a six-star hotel with luxury residences.

Developer Boymelgreen launched sales on these boutique Miami Beach condos with Kosher kitchens this May. The developer already secured a $35.5 million construction loan to begin work on the non-waterfront project located on Pine Tree Drive - with the aim to break ground soon.
Designed by Miami’s prolific Arquitectonica, the 8-story boutique building draws inspiration from the idea of a hill town. All 50 move-in-ready residences will feature kosher-friendly gourmet kitchens with Wolf and Subzero appliances, French white oak hardwood flooring, marble countertops, spa-inspired bathrooms with premium fittings, glass-enclosed terraces, and more.
Amenities at the 1.08-acre 42 Pine will include a pool deck with 52’ pool, relaxation spa, lushly landscaped yoga and meditation lawn, a media lounge, club and game room, fitness center, children’s playroom, and more.

The St. Regis Residences (Second Tower) – Brickell

Developers Related Group and Integra Investments launched sales for their western tower in the St. Regis Residences twin-tower complex this May. The launch comes shortly after the first tower garnered $400 million in sales. The recently launched west tower is called the William Tower, while the eastern tower is called Astor Tower.
Designed by New York-based Robert A. M. Stern Architects, both towers will be positioned to provide the most expansive water and city views possible. The award-winning Rockwell Group will handle interiors for residences in both waterfront towers. While the Astor will rise 48 stories, William Tower will rise 47 stories with 183 bespoke residences. Boasting a combined 60,000 square feet of amenities, both towers will be purely residential, with no hotel component.
Residents of both towers will have access to St. Regis’ legendary 5-star services, inclusive of an iconic St. Regis Tea Room, Cognac Room, and signature butler service. Other amenities include a private marina, exclusive beach club access, indoor lap pool, spa, curated wellness programming, park-like grounds by Enzo Enea, children’s entertainment room, teen video game lounge, golf simulator, electric vehicle charging stations, a luxury house car, and more.

May 2022 - Miami Pre-Construction Condo Market - Broke Ground
Aria Reserve (previously Island Bay) – Edgewater
Groundbreaking – May 2022 | Completion – Summer 2024-2025
Coming through on its plans for breaking ground, developer Melo Group celebrated the milestone with an intimate ceremony in Edgewater. Construction on the south tower (first) started on schedule this May, as the tower is now 95% pre-sold. After recently launching sales, the north tower is 50% pre-sold, and is expected to break ground soon, with a 2025 completion date.
Rising along 550 linear feet of bayfront, the 62-story towers will become the tallest residential twin towers in the U.S. Designed by Arquitectonica, both towers will feature a distinctive zigzag pattern. While the south tower will carry 383 luxury residences, the north tower will be home to 399 units – with interiors by MORADA Haute Furniture Boutique. All residences will feature direct water views, East to West flow-through floorplans, 11-foot-deep terraces, two flooring options, plus a dedicated office/bonus room.
Owners at Aria Reserve will be allowed to rent up to 4 times a year. Highlight amenities will include a 2-acre recreation deck with a semi-Olympic-sized lap pool, a children’s splash pad, a whirlpool spa, gaming center, teen lounge, and playground.
Other amenities at the waterfront Aria Reserve will include a signature two-level waterfront restaurant and café, a solarium, a telescope observatory area, miniature golf, tennis courts, basketball courts, paddle courts, indoor-outdoor wellness center, meditation gardens, wine cellar, theater room, dog park, and custom-designed water sports dock with for-rent equipment. Developer Melo Group has also agreed to build a public park along 23rd Street to offer residents direct access to a 5-mile-long, bicycle and pedestrian-friendly waterfront promenade.

May 2022 - Miami Pre-Construction Condo Market - Planned/Proposed
Deauville Resort Redevelopment by Frank Gehry – North Beach
With the vision to build something substantial, iconic, and transformational at the dilapidated Deauville Resort site, billionaire owner of the Miami Dolphins, Stephen M. Ross recently purchased the property.
Considering Deauville’s opportune site, Stephen Ross plans to develop a “world-class, six-star hotel and luxury residences” on the oceanfront parcel. The condo-hotel will be designed by New York’s legendary architect, Frank Gehry - also known for designing New York’s Hudson Yards, the Deutsche Bank Center (formerly the Time Warner Center), and Miami’s New World Symphony Center. The new design will pay homage to the original Deauville without increasing density.
Built in 1957, the 540-room Deauville was shuttered down after an electrical fire broke out in 2017. Currently, the court has ordered demolition of the hotel, citing code violations due to safety issues. The building is in the process of being stripped of asbestos and will be imploded soon.
Rosewood Residences Miami Beach – North Beach
New York-based developer Shvo will be partnering with Hong Kong-based Rosewood Hotels & Resorts to brand and manage its upcoming hotel & condo development at the Raleigh Hotel site in Miami Beach. The 3-acre project planned for 1751, 1757 and 1775 Collins Avenue - spanning the historic Raleigh Hotel, the Richmond Hotel and the South Seas Hotel - will include a 60-key oceanfront hotel, a 44-unit condo tower, and key restoration work to all three properties. Shvo & partners had bought all three hotels for $243 million in 2019.
New York-based architect Peter Marino and Miami’s Kobi Karp Architecture & Interior Design have been entrusted with the design work. Both firms are known to offer relevant and internationally appreciated design services. Shvo & partners will also be looking to preserve the hotel’s iconic curvy pool originally built for actress Esther Williams, its Martini Bar, Tiger Room, and various other Art Deco elements.
The Miami Beach Historic Preservation Board already approved changes this March to allow for a deeper underground garage at the site. Besides the 17-story condo building and oceanfront hotel, the property will also afford beachfront dining as part of a private member’s club, leisure activities, and an unparalleled hospitality experience in South Beach.
Damac Properties’ Cavalli-branded Luxury Condos – Surfside
Bringing new life to 8777 Collins Avenue (site of the collapsed Champlain Towers), Dubai-based Damac Properties is planning to debut in the United States. Closing on the oceanfront site for $120 million.
Damac plans to build a Roberto Cavalli-branded luxury condo on the 1.88-acre beachfront site. The property sits on 200 feet of direct beach frontage. The UAE-based real estate developer recently launched Cavalli Tower - an ultra-luxurious 70-story tower overlooking Palm Jumeirah in Dubai. It is expected that their Miami venture will be similar, if not more luxurious.
New Luxury Condos by Fort Partners – Surfside
Four Seasons Residences at the Surf Club
After bringing the iconic Four Seasons Residences at the Surf Club to Surfside, developer Fort Partners is planning to build another high-end condo. Approved by the town’s Planning and Zoning Board, the 25,171-square-foot oceanfront lot at 8995 Collins Avenue will be home to a 19 residences.
Designed by Kobi Karp Architects, the 11-story building will feature 19 units averaging from 2,550 to 9,195 square feet in size. The mid-rise will also be home to a pool on its lower level plus two exclusive rooftop pools with the largest penthouses. The oceanfront site is currently home to a 36-unit condo constructed in 1966.
Biscayne 21 Bulk Buyout & Redevelopment – Edgewater
Closing on a bulk buyout of Biscayne 21 this May, developer Two Roads cemented its plans to build a 3-tower luxury condo complex in Edgewater. The 3.5-acre bayfront complex will afford condo residents water views on the east and south sides of the property.
Closing on 92% of the condos, Two Roads Development paid $143 million for the bulk buyout. It further plans to purchase remaining condos at similar prices, terminate the condo association, and teardown the 11-story vintage building to make way for the new complex.
The brand-new condo complex is expected to hold about 680 to 750 residential units in three, 60-story skyscrapers. Designed by Arquitectonica, Two Roads plans to deliver “a mix of ultra-luxe condominiums and signature branded residences that will elevate Edgewater’s global appeal as Miami’s premier enclave for luxury high-rise living.”
Krymwood Condo-Hotel – Wynwood
Designed by MKDA, a new development called Krymwood Hotel has been proposed to Wynwood’s Design Review Committee. Developed by Michael Krymchantowski in partnership with QKapital Group, the 8-story condo-hotel is proposed to feature 48 hotel units, 12 residential units, 4,903 square feet of commercial/retail, and no parking.
Menachem Kranz’s Boutique Condo Project – Bay Harbor Islands
Groundbreaking – NA | Completion – Late 2024
With plans to build a brand-new 8-story boutique luxury condo project, developer Menachem Kranz’s purchased all the units at Bay Harbor Islands condominium. Built in 1953, the waterfront condo building at 9110 West Bay Harbor Drive is home to 10 units.
Purchased for a total of $6.5 million, Kranz plans to build a Kobi Karp-designed, 10-unit luxury mid-rise with eight boat slips, a rooftop pool, a lanai pool and large balconies on the waterfront site. The smallest units will start at 3,000 square feet with three bedrooms, while the largest will go up to 5,000 square feet each with six bedrooms. Prices could range from $6 million to upwards of $10 million.

Una Residences – Brickell
Groundbreaking – May 2020 | Completion – 2023
After a few delays after groundwater flooded its underground garage, construction at Una is finally going vertical. Developed by OKO and Cain International, the yacht-inspired condo tower will feature Miami’s deepest-ever parking garage – three stories below sea level.
Designed by Adrian Smith + Gordon Gill, Una will stand 47 stories tall with 135 elegantly-appointed residences along Brickell’s stunning bayfront. Amenities will include high-efficiency, noise-reducing floor-to-ceiling exterior glass, three swimming pools, a separate kids’ splash and play area, an owner’s lounge, outdoor lounge, private dining room/party room, a kids’ indoor playroom, movie theater, spa, beauty salon, dog-walk area, private marina, direct access to the Baywalk, and more.

Five Park’s Canopy Club (previously The Park on Fifth/Canopy Park) – South Beach

With the 3-acre Canopy Park complete and open to the public plus Five Park’s foundation pour completed in May, the lush condo community is on its fast track to completion. As construction goes vertical, the Arquitectonica-designed tower will rise 48 stories with 98 condos (floors 30-48) and 180 “park residences” (which could be rentals or condos). All condo interiors will be handled by Gabellini Sheppard.
Developed by Crescent Heights and Terra Group, the tallest tower in Miami Beach (546 feet) will afford amenities like a 5th-floor pool deck, 26th-floor clubhouse, two fitness centers, spa and treatment rooms, lounge areas, a restaurant, a grand lobby with gourmet cafe, library, screening room, co-working spaces, short-term rental suites, electric car charging stations, and more.
Designed by ArquitectonicaGEO, the 3-acre Canopy Park boasts plenty of sustainable and resiliency features. It is home to around 221 trees and 121 palms along with a variety of biodiversity and The Million Orchid Project. The park also features extensive facilities for irrigation, water conservation, and rainwater management. Visitors can further enjoy access to multiple pedestrian trails, bike paths, an outdoor gym, a MONSTRUM-designed children’s playground, public art displays, and a dog run.
Phase three of development will include the construction of a pedestrian bridge over 5th Street, connecting the park to the Baywalk, South Pointe Park, Lincoln Road District, and the beachfront.

Natiivo – Downtown Miami
Groundbreaking – February 2021 | Completion – 2023

Designed by Arquitectonica, the 51-story Natiivo will be home to 448 turnkey condo residences (fully sold out), 140 condo-hotel units (available for sale), 100 Gale-branded hotel rooms, 127 for-sale Creative HQ office condos, and 70,000 square feet of amenities curated by LDV Hospitality. All interiors are being handled by Urban Robot Associates.
Besides featuring green building tech, the ready-to-rent tower will also afford access to an 18,000-square-foot health and fitness center, including Peloton equipment, CrossFit, a yoga studio, boxing ring, outdoor training terrace, and The Fit boutique. Witkoff Group’s Miami Worldcenter Project – Downtown Miami
Developer Witkoff Group seems to be moving ahead with its plans for the former Miami Arena site at 700 N Miami Avenue, with soil testing underway. The mixed-use project could come to life sooner. Designed by Miami’s award-winning Kobi Karp, the parcel is geared to feature a three-tower complex, each rising 57 stories.
Witkoff’s mixed-use development at the Miami Worldcenter is also proposed to feature 2,351 residential units, up to 540,000 square feet of office space, 49,999 square feet of retail, and 2,457 parking spaces. The three towers will feature a U-shaped orientation with vertical greenery and a lush park screening them from the railroad.
Waldorf Astoria Hotel and Residences – Downtown Miami
Groundbreaking – Summer 2022 | Completion – 2026
Announcing a summer groundbreaking and reaching an impressive milestone of 84% sold, the tallest tower in Miami is inches from materializing. Developed by PMG and Greybrook, the all-glass skyscraper has also been issued a construction permit to begin foundation work.
Designed by Burj Khalifa-architect Carlos Ott in collaboration with Miami’s Sieger Suarez, the 100-story supertall will rise as a staggering stack of nine glass cubes. The iconic tower will be home to 306 condos and 205 hotel rooms, with all the hotel suites stacked in its bottom 3 cubes and fully furnished condos plus amenities occupying the upper 6.
San Francisco’s award-winning BAMO will be handling interiors, affording residents touches like custom Italian cabinetry, hand-picked by BAMO, a high-end appliance package, fully built-out closets, flooring selections recommended by BAMO, Savant premium smart-home tech systems with custom mobile app access, and more.

Major – Brickell
As developers, Major Food Group and JDS Development gear up to launch sales for MAJOR, new and exciting details regarding the supertall are being released. Located at 888 Brickell Avenue, MAJOR will boast of Miami’s first-ever silver and gold pool.
Designed by Studio Sofield in collaboration with ODP, the supertall will rise to a height of 1,049 feet, featuring 82 stories with 259 luxury residences. Emulating Gatsby-style energy and exuberance, its porte-cochere will be trimmed in gold leaf and come clad in monolithic travertine slabs. The crown of the tower will also feature a filigree of gold spheres, punctuated by extraordinary sculptures evocative of Italian Futurism. The tower will also feature an ivory travertine façade plus high-gloss steel columns.
Amenities at this extravagant tower will include custom furniture in residences by Studio Sofield, multiple food and beverage concepts with restaurants designed by Ken Fulk, a 35th-floor pool and party room, wine storage, a cigar room, event spaces, and three floors dedicated to sports and wellness – inclusive of a spa with mineral pool and champagne pool, a paddle court, a boxing area, an F1 simulator, plus a golf simulator.

Lofty Brickell – Brickell

Approved for demolition, Lofty Brickell is on track for a Q4 2022 groundbreaking. Developed by Newgard Development Group, the ready-to-rent luxury tower will rise 42 stories along Brickell’s stunning riverfront.
Designed by Arquitectonica, Lofty Brickell will be the first of three towers planned for the waterfront site. It will feature a minimalist postmodern aesthetic. Built using green building tech, the tower’s 364 turnkey condos will feature high-end interior touches curated by INC.NY.
More than 50% sold, amenities at Lofty Brickell will include a “jewel box” double-height glass lobby with access to the Underline, 12,000 square feet of commercial space, and a private marina. After launching this January, Casa Bella is already 60% sold. Developed by the Related Group and Alta Developers, the iconic boutique tower will rise 57 stories with only 6 to 7 residences per floor for maximum privacy.
Designed by Arquitectonica, the tower will feature a unique, wave-like façade with angled balconies meant to enhance its rippling effect and maximize views at every level. Affording a curated Italian aesthetic, all 306 luxury residences will feature interiors by the internationally-acclaimed Piero Lissoni. Alana (previously Ambienta) – Bay Harbor Islands
Ambienta Bay Harbor Islands is now Alana, as the stalled condo project changed hands this May. Alta Developers took over the project from Chile-based Ambienta Developers and will be relaunching sales at a higher price. Since the deposits of previous buyers are in escrow, they will have the option to revise their contracts at a higher cost or opt-out completely.
Alta Developers will be sticking to the original plan of building a Revuelta Architecture-designed, 7-story boutique building with 30 residences. Landscaping will be handled by David J. Odishoo, while BEA Interiors Design would be in charge of interiors. Alana is expected to feature two- and three-bedroom units, a double-height lobby, glass facade, gardens, and two parking spaces per unit.
Prices range from $761,900 to about $1.2 million, with a choice of two- and three-bedroom residences.
Sophie – Bay Harbor Islands
Groundbreaking – NA | Completion – Summer 2023
Stepping up efforts to complete the 7-story boutique Sophie condos, Allure Development secured a $16.5 million construction loan this May. Designed by Frankel Benayoun Architects, the mid-rise will feature 26 spacious residences, with only 4 to 6 units per floor. A new project could be making its way to 1601 Biscayne Blvd, as signs mention an upcoming “Omni Innovation District.” The site was once home to the shuttered Omni International Mall, which was purchased by Resorts Worlds’ parent company, Genting back in 2011. We’ll be keeping a close watch on any developments on this parcel that sits nearby Margaret Pace Park.
