As 2022 starts to come to a close, Miami’s pre-construction luxury condo market is moving full steam ahead with new launches, openings, and projects being completed at an accelerated pace. This November, we saw sales launching for three unique and diverse condo projects – the invite-only VIP Six Fisher Island, Tal Aventura, and Origin Residences in Bay Harbor Islands. Brickell is set to gain more condos as two new condos were proposed. YotelPad opened its doors to guests and residents in Downtown Miami. The Elser was completed in Downtown Miami, Natiivo topped off, and Urbin Miami Beach broke ground.

Fully functional and ready to welcome residents and hotel guests, YotelPad celebrated its grand opening 305-style last month. With closings underway earlier in May-June-July, residents can now move into or rent out their tech-forward, smart design, fully furnished PADS at the 31-story tower in Downtown Miami.

Co-developed by Miami-based Aria Development Group and Kuwaiti real estate company Aqarat, the condo hotel offers full rental flexibility, allowing owners to live or rent at their discretion – and is now one of the first flexible rental properties to open in Miami during this latest building boom.

Designed by Canada-based Stantec, the striking tower houses 231 condo units and 222 micro-hotel rooms. VDA Miami just launched pre-sales for a limited edition of waterfront luxury condos in Bay Harbor Islands called the Origin Residences. Launching sales for Tal Aventura this November, co-developers 2151 Development Group and 2020 Acquisitions sprang into action a few short weeks after securing approval. Designed by Miami-based Idea Architects, the boutique luxury tower will rise 26 stories with 86 “family-focused” condos.

Rounding off luxury developments on one of the most expensive ZIP codes in the country, Six Fisher Island is testing out a new concept in luxury development - VIP, invitation-only sales. Launching sales for the final condo development on the exclusive island favored by celebrities, Related Group and Partners (Teddy Sagi, BH Group & others) opened their doors to their invite-only tower at 6 Fisher Island Drive. 

Designed by Miami’s celebrated Kobi Karp Architects, the luxury building is expected to rise 10 stories with 57 residences. The sky mansions will range from 3,800 square feet to nearly 16,000 square feet in size. The invite-only waterfront community will feature residence interiors by the London-based Tara Bernerd Partners design practice.

Rising against 450 feet of private oceanfront, Six Fisher Island will have more than 55,000 square feet of amenities. The invite-only community will be serviced by 169 parking spaces, 7 private two-car garages, and 93 golf cart spaces. Future residents will also gain membership to the Fisher Island Club.

The Elser Hotel & Residences  – Downtown Miami

After successfully converting to condos from luxury rentals and rebranding as The Elser Hotel & Residences, the luxury tower stands completed this November. Developed by PMG and Greybook, The Elser is the only new, fully furnished, short-term-rental-approved, move-in-ready residential-only tower in Downtown Miami. 

Designed by Sieger Suarez Architects, the Elser is a 49-story tower with 646 luxury residences. Replacing the duplex at 1511 SW 2nd Ave., developer Habitus plans on building a 40-unit condo-hotel. Aiming for a 2025 completion, the developer already has a utilities agreement in place with the Miami-Dade Water and Sewer Department. 

Acquired in Jan. 2022 for $1.5 million, the prime development parcel sits in West Brickell, close to the Metrorail, a Publix supermarket, Simpson Park, and I-95, with ease of access to the Miami Airport and nearby neighborhoods and cities.

With its utilities agreement and demolition permit in place, the 5-story 2200 Brickell building will rise with 105 luxury residences. Developed by Aria Development Group, Largo, and Place Projects, the mid-rise will feature above-ground parking on all levels with direct access to the residences.

Designed by Revuelta Architecture International, the mid-rise will feature interiors by ODA New York. Developer 13th Floor Investments has proposed building a 17-story, 350-unit residential project close to the new Brightline Aventura station. Located at 19680 W Dixie Hwy, the Corwil-designed project will also feature 5,682 square feet of commercial space plus 545 parking spaces in a 7-level garage.

With its first construction crane installed, the fully sold-out District 225 is on the fast track to completion in Downtown Miami. District 225 broke ground in July, as developers Related Group, ROVR Development, and BH Group secured a $76 million construction loan.

Designed by Sieger Suarez, the 37-story tower will rise with no car parking. Each of its 343 luxury condos will be delivered fully finished and furnished by Meshberg Design, in consultation with Airbnb, and complete with the latest in smart home tech. This flexible rental project will allow its owners to not only list their condos directly on Airbnb, but also offer restriction-free stay times. Atlantic & Pacific will be managing the short-term rentals listed on Airbnb.

Amenities at District 225 will include an expansive resort-style rooftop pool deck with plunge swim-spa and a fire pit, a state-of-the-art fitness facility, basketball and racquetball courts, a rock climbing wall, multi-purpose lounges, an on-site café, a virtual reality entertainment center, co-working spaces, museum-quality art, electric bike parking with charging stations, and access to the custom-developed ‘District’ app for smart-home management on the go.

Filing a construction permit this November, developer Newgard Development Group is looking to accelerate development, especially after adding three more parcels to the site to serve as a gateway to the riverfront development.

Approved for a height of 574 feet above ground, Lofty Brickell will be the first of three towers planned for the waterfront site. Together, the towers will house condos, 782 apartments, 11,364 square feet of full-service restaurant, and 13,928 square feet of office space.

Designed by Arquitectonica, the minimalist, postmodern tower will rise 42 stories along Brickell’s stunning riverfront. Built using green building tech, the tower’s 364 fully furnished condos will feature high-end interior touches curated by INC.NY. Owners at Lofty will be allowed short-term rentals.

Amenities at the luxury tower will include a “jewel box” double-height glass lobby with access to the Underline, 12,000 square feet of commercial space, and a private marina. Other key amenities will include a resort-style pool with cabanas, a poolside bar and grill, a LOFTY rooftop experience, a fitness center with private Peloton studios, a yoga lounge and terrace, a ground-level 5-star restaurant, an indoor/outdoor cigar lounge, coworking lounge with private meeting rooms, event room, access to the LOFTY concierge app, and more.

In an effort to accelerate development, the One River Point condo development site was sold for $58.85 million this November. Shahab Karmely of Kar Properties sold the riverfront site to a partnership between Karmely and Miami developer Edgardo Defortuna.

The site is pre-approved to carry two 66-story towers connected at the top by a shared amenity deck and private club. Designed by Uruguayan architect Rafael Viñoly, the twin luxury towers of One River Point will feature a total of 300 condo units.

Proposed amenities include an 8,000 square-foot waterfront restaurant and lounge, landscaped sculpture garden designed by Sasaki Associates, an indoor kids’ club, the largest riverfront leisure pool (more than 130 feet long), a half-Olympic-sized lap pool, B&B Italia-furnished cabanas, fitness facility and wellness center provided by The Wright Fit, rotating art exhibits, and more.


501 First Residences – Downtown Miami

501 First Residences – Downtown Miami

Looking to break ground soon, co-developers Miami-based Aria Development Group and Kuwaiti real estate company Aqarat secured an $80.93 million construction loan. The fully sold-out condo tower will be built without any parking and with zero rental restrictions.

Designed by Revuelta and with interiors by Shim Projects, the 40-story tower will rise with 448 fully furnished residences stacked on levels 4 through 36 and amenities on levels 1 to 3 and 37 to the rooftop. It will also be home to 10,000 square feet of retail. Each of its luxury residences will sport a balcony and a range of high-end touches such as custom Italian cabinetry, innovative appliances by Smeg, Hansgrohe bathroom fixtures, and more.

Having purchased the 24,000-square-foot property at 33, 45 and 55 N.E. Sixth St. for $11 million, co-developers Aria Development Group and Merrimac Ventures are set to add another high-rise to the Miami Worldcenter. The luxury tower will feature absolutely no rental restrictions. 

Designed by Revuelta Architecture International, the sophisticated tower will rise 32 stories with 579 fully furnished residences. Interiors are being handled by The Design Agency. Submitted to the Urban Development Review Board for approval, construction is already underway at the fully sold-out E11even Hotel and Residences. One of the nine waivers requested asks for off-site parking. Co-developed by PMG and E11even Partners, the sleek tower will only be a short walk from the E11even nightclub in Downtown and its sister development (or phase 2) called E11even Residences Beyond.

Designed by Miami’s award-winning Sieger Suarez, E11even Hotel and Residences will rise 65 stories with 416 luxury condos. With interiors by the New York-based AvroKo Hospitality Group, residents will enjoy coming home to a contemporary lighting package, signature home essentials package, custom cabinetry by Italkraft, Subzero and Wolf kitchen appliances, frameless glass-enclosed showers, smart home tech, and much more.

With plans submitted to the Urban Development Review Board, this spectacular condo tower aims to become the first-ever, high-rise residential tower partially powered by solar energy. Developed by Ytech, the condo tower will feature a 20,000-square-foot “solar backbone” on its western façade, capable of generating 170 megawatts of clean energy per year. This should help reduce about 4,700 tons of CO2 and save about 3,000 barrels of oil per year. Cosentini Associates has been tapped as the ambitious project’s solar energy consultant.

Designed by the Italian starchitects behind Arte Surfside Antonio Citterio & Patricia Viel (ACPV Architects) in association with Arquitectonica, The Residences at 1428 Brickell will rise 70 stories with 189 limited-edition residences. Featuring a flowing, nature-inspired design, the bayfront tower will feature expansive floorplans balanced for day and night-time use as well as socially-charged and private settings.

Besides boasting sublime, earthy interiors by ACPV Architects, all residences in this LEED-certified tower will be plus-den. In a nod to its environment, each exquisite residence will open up to expansive water views, feature 11-foot-high ceilings, and floorplans designed to draw in maximum natural light.

Built around the resident, amenities at this high-design tower will include a 7th-floor resort deck with two pools and aquatic therapy, a children’s splash pad, a club bar and lounge, a teen’s sports simulator, a children’s interactive playground and creativity room, a children’s learning center, a cinema room, 10,000 sq. ft. of dedicated gym and spa space, a wellness concierge, a golf simulator, beauty suite, barbershop, plus an outdoor sun terrace with yoga pavilion. Developers Terra and GFO Investment revealed detailed plans for the first residents-only, fully serviced social club within a luxury condo to come through at Five Park. The Canopy Club will set a new standard of luxury as it features a social amenity package rooted in cultural programming, wellness, and elevated culinary offerings.

Living at the tallest tower in Miami Beach (546 feet), residents will further gain access to a 5th-floor pool deck, 26th-floor clubhouse, two fitness centers, spa and treatment rooms, lounge areas, a restaurant, a grand lobby with gourmet cafe, library, screening room, co-working spaces, short-term rental suites, electric car charging stations, and more.

With the 3-acre Canopy Park complete and open to the public, the lush condo community is on the fast track to completion. As construction goes vertical, the Arquitectonica-designed tower will rise 48 stories with 98 condos (floors 30-48) and 180 “park residences” (which could be rentals or condos). Waldorf Astoria Hotel and Residences – Downtown Miami

After breaking ground in October, developers cemented plans for Miami’s first-ever supertall under construction by signing its utilities agreement. Garnering over $1 billion in sales, the condo-hotel is now 87% sold and recently made headlines for having sold the largest penthouse in the United States spanning 5 levels for an undisclosed amount.

Designed by the world-famous Carlos Ott in association with Sieger Suarez, the 100-story supertall is conceptualized to look like a staggering stack of nine glass cubes and is on its way to rising to a height of 1,049 feet. Home to a total of 306 condos and 205 hotel rooms, it will feature the hotel suites in its bottom 3 cubes and condos plus amenities in the upper 6. 

The all-glass skyscraper will further feature interiors by San Francisco’s award-winning BAMO. Okan Tower – Downtown Miami

With its utilities deal in place, over 1,000 feet-tall construction cranes will soon begin rolling into Okan Tower’s development site as soon as they get FAA approval. Designed by Behar Font Architects, the 70-story condo-hotel will carry 163 sky residences (condos), 14 two-story lofts, 236 short-term rental condos managed by Hilton, a 316-room Hilton Miami Bayfront Hotel, and 64,000 square feet of office space. Featuring a separate elevator for each type of residence – the tower’s hotel rooms will be stacked on its lower levels, condo-hotel units will start from the 36th floor, and sky condos will be placed above the 51st floor.

Owners of certain floors at Okan Tower will be allowed to rent their units using Hilton Hotel & Resorts’ rental program. It would also feature the highest pool in Miami, located on the 70th floor.

Affording hotel guests and residents utmost privacy, the Okan Tower will feature a separate set of amenities for both. Residents of its “sky” condos will get exclusive access to the 70th-floor rooftop pool and deck, a 12th-floor lap pool with indoor-outdoor lounges and clubroom, a dedicated wellness spa, a fitness center with yoga studio, an owner’s lounge, wine cellar, a theater room, and a fully-equipped children’s sensory playroom.

Condo-hotel owners will gain access to amenities on floors 27, 28 & 30 – inclusive of an outdoor pool with indoor-outdoor lounges and private cabanas, a signature wellness spa with Turkish treatments and a marble Hamman, a high-tech fitness center, over 4,500 square feet of ballroom space, multiple bars, a grab-and-go-café, conference and meeting rooms.

Owners of both the condo-hotel and condo residences will have access to premier services managed by Hilton Hotel & Residences such as in-room private dining, in-room spa treatments, professional housekeeping services, on-site laundry and dry-cleaning services, a lifestyle concierge, and more.

Genting Lists Resorts World Miami Site for $1B+ – Downtown Miami

Considered one of the most valuable pieces of real estate in the U.S., the Genting Group has finally decided to let go of its 15.5-acre Downtown parcel inclusive of the former Miami Herald site in the heart of the Arts & Entertainment District, bordering Edgewater. Once home to plans for a future gambling resort called Resorts World Miami, the site has been listed as BayCity Miami.

With an asking price of over $1 billion, the property has 800 linear feet of bay waters and with air rights to build on county property above a Metromover station. Included in Miami Dade County’s new Rapid Transit Zone zoning scheme, the site offers unlimited buildable square footage with no setbacks and a potential density of up to 7,750 residential units. However, Genting will hold onto the 10 acres it owns west of Biscayne Boulevard. We will be watching this space for more details.
