The weather in Miami may be starting to cool off, but our preconstruction condo market remains piping hot. Four new condo projects launched this October – JEM Private Residences at the Miami Worldcenter in Downtown Miami, Bay Harbor Islands’ Indian Creek Residences and Yacht Club, Downtown’s Hub Miami Residences, and Wynwood’s Casa Wyn. 

Also, this October, four highly anticipated condo towers broke ground – Brickell’s Baccarat Residences, Nexo Residences, The Well Bay Harbor, and Aria Reserve’s north tower. The Perigon and Domus FLATS opened their sales galleries to buyers. And, developers Lionstone and partners won approval to build a 15-story condo behind the to-be-redeveloped Sagamore Hotel.

On track for a fall launch, New York and Miami-based developer Landau Properties announced sales for the ultra-exclusive Indian Creek Residences and Yacht Club this October. With only 9 luxury condos and 6 yacht slips, this waterfront community will afford a discreet, yet distinctive lifestyle in the tranquil Bay Harbor Islands neighborhood.

Designed by Kobi Karp Architecture, the 8-story condo building will feature a MiMo (Miami Mid-century Modern) aesthetic, complete with curving lines, sculptural details, and rich materials. Its limited collection of 9 private waterfront residences will feature interiors by the Boston-based Zarifi Design. Units in the boutique building will range from about 3,300 square feet to over 5,600 square feet, with postcard-like views and best-in-class finishes. The world-renowned Enzo Enea will be handling landscape design at this highly anticipated new construction.

Rising against a quiet waterfront at 9110 West Bay Harbor Drive, the boutique Indian Creek Residences will feature custom lighting by Ventresca plus a residents-only Ocean Cons-designed Yacht Club and Private Marina (with one shared and five for-sale slips). Amenities will include a rooftop pool terrace, a world-class spa with dedicated treatment rooms, an outdoor waterfront lounge with hot tub, an outdoor yoga lawn, a creative space with custom wet bar, an entertainment lounge, an outdoor screening pavilion with lounge seating, a coffee bar, and more. 

Prices start at $5.6 million, with a choice of three- to five-bedroom residences.

JEM Private Residences – Downtown Miami

New York-based developer Naftali Group launched sales for the newest addition to the city-within-a-city development of Miami Worldcenter this October. Looking to expedite the process, demolition work has already been completed on-site with a sales gallery open and operative close to the property.

Designed by Miami’s highly acclaimed Arquitectonica, JEM Private Residences will rise 67 stories with 259 condos and about 535 rental units. While the apartments will occupy the lower floors, the condos will come stacked on floors 43 and above. The condo and rental units will have separate entrance lobbies, elevators, and amenity centers for maximum owner privacy.

Bucking the latest condo trend, owners at JEM will not be allowed short-term rentals. The tower will permit only four rentals per year per residence, with a minimum stay restriction of 30 days.

With New York’s Rockwell Group handling interior design, future residents can expect to come home to sophisticated living spaces equipped with every modern convenience. Perched on the 50th floor, condo amenities will include a pool deck, a cold plunge pool, an outdoor fitness center with a boxing ring, a fitness center, a yoga garden, a tasting room, a private dining room, an entertainment lounge, a game room/lounge, a co-working area, and a spa with sauna, steam, and salt room.

Located at 1016 N.E. Second Ave., just west of Eleventh Street Metromover Station, residents will have great access to public transit. The building will also house 3,600 square feet of commercial space and about 591 parking spaces.

ABH Developer Group’s Alexis Bogomolni launched sales for the short-term rental-friendly Casa Wyn this October. The development marks the first in a series of six residential projects planned for the district dubbed Wynwood Norte.

Designed by Miami-based Modis Architects, the 24-unit Casa Wyn will rise at 355 Northwest 31st Street in Wynwood. Amenities include a rooftop garden and grilling area. The project is claimed to be 66% pre-sold already.

Prices start at $359,000, with a choice of studio to one-bedroom residences.

HUB Miami Residences – Downtown Miami

HUB Miami Residences – Downtown Miami


Chicago-based developer The John Buck Company, with partners BH Group, Florida Value Partners, and Pebb Enterprises, launched sales for the 41-story Hub Miami this October-end. Located at 530 NW 1st Ct in Downtown Miami, residents will be within walking distance from Brightline’s Miami Central Station and several key offices of county departments.

Designed by ODP Architects, Hub Miami will rise 41 stories with 306 condos and 245,000 square feet of office space. With interiors by One Line Design, all condos will be stacked on the upper levels, affording residents privacy and respite from the offices below.

Delivered fully furnished, owners at Hub Miami will be able to rent their units short-term on sites such as Airbnb, VRBO, or HomeAway. Reservations are already underway.

With a scale model of its diamond-shaped tower, Perigon’s brand-new, Tara Bernard-designed sales gallery is now open in South Beach. Prospective buyers can book a tour with us to explore the warm, organic, and sophisticated interiors on offer, with a sampling of caviar and teas by Michelin-starred chef Shaun Hergatt at the stunning gallery.

Developed by Mast Capital and Starwood Capital Group, The Perigon will rise 17 stories with 73 ultra-luxury residences. Designed by Rem Koolhaas’ OMA New York, the oceanfront building will be architected as a series of towers rotated on their axis to enhance water views from every residence. Besides becoming one of Miami Beach’s most recognizable buildings, the sustainable tower will also obtain a LEED Gold certification upon completion.

All luxury residences at The Perigon will feature rich touches evocative of the European Riviera by the London-based designer Tara Bernerd. The aesthetic tower will establish itself as the next iteration in luxurious, oceanfront living by affording residents a unique combination of organic fabrics, refined materiality, and tailored weaves in a soft and natural color palette.

Further, the residences at The Perigon will feature light-filled, open floor plans with direct water views, 10-foot-high ceiling heights, and 10- to 12-foot-deep wraparound terraces. The oceanfront tower will also boast a unique connection to nature with 1,250 lineal feet of lush gardens and serene water features.

Amenities at this architectural masterpiece will include a beachfront swimming pool with hot tub, a fully landscaped deck with cabanas and sunbeds, a sunrise lounge and terrace, spa, an ocean-view fitness center, a conservatory with daily breakfast bar, a children’s playroom, a private salon, screening room, wine room, house car, pool and beach service, in-residence dining, and more.

North Development, a partnership between Dunin’s Oak Capital and Peru-based Edificia, announced the opening of its new sales gallery for Domus FLATS (Flexible Apartments for Temporary Stays). Designed by Miami-based Zyscovich Architects, the 12-story condo-hotel will feature 171 fully furnished units with interiors by Urban Robot.

To be developed as the middle ground between a traditional condo hotel and the latest crop of short-term rental condos in Miami, Domus will offer a new spin on the conventional hospitality model. Owners will be allowed to rent or live in their units for no longer than 6 months at a time – setting up the building to host short-term or monthly rentals mainly.

Hosteeva will be managing the booking system, hotel, and marketing activities spanning over 85 sales channels. Owners choosing to do daily rentals will have to utilize Hosteeva’s program, while those opting for monthly rentals can use third-party programs. Hosteeva will also be in charge of pricing the units based on real-time market data.

Amenities will include a rooftop pool deck, a wellness center with a steam room and gym, a food and beverage market with gourmet fare, a wine and beer bar, a café and bakery, a lush garden lounge, art programming highlighting local artists, access to the Domus App for rental management, and more. 

Prices are expected to range from the $400,000s to about $1 million, with a choice of studios to two-bedroom residences.

With a momentous ceremony captured and shared on social media, Related Group broke ground on the 75-story Baccarat Residences this October. Designed by Arquitectonica, the ultra-luxury tower will soar 852 feet along Miami’s iconic riverfront with 318 luxury residences, 28 waterfront flats and duplexes, and a 10,000-square-foot restaurant. The skyscraper will feature a uniquely undulating façade inspired by, and as reflective as, French crystals.
 

Each of the luxury condos at the supertall will boast high-end interiors by Meyer Davis Studio, each embodying a unique blend of 18th-century Paris, 21st-century Miami, and 1930s Art Deco influences. Amenities at this waterfront tower will include a marina with yacht dockage, a luxury house yacht, plus a riverfront restaurant. 

Other amenities will include a pool, game room, spa, beauty salon and barber, wine cellar, children’s playroom, clubroom, grand salon for events, private workspaces, business center, and more. Barry Sternlicht’s SH Hotels & Resorts will manage all services and amenity spaces. 

The Baccarat will be the first in a three-tower complex. Tower II will rise 897 feet as a rental building. Tower III is planned to rise 82 stories with a 249-room five-star hotel plus 103 residential units. All in all, the riverfront complex will carry about 1,400 residences, a 249-room five-star hotel, and 24,463 square feet of retail.

Prices range from around $1.1 million to $3.5 million per unit, with a choice of one- to four-bedroom residences. Penthouses will be upwards of $14 million.

Nexo Residences – North Miami Beach

Developers Fortune International Group and Blue Road broke ground on North Miami Beach’s first fully furnished, short-term-rental-ready smart homes this October. Designed by Frankel Benayoun Architects, in collaboration with the globally recognized Carlos Ott, Nexo will rise 15 stories with 254 turnkey residences. Featuring interiors by Urban Robot, each luxury residence will come equipped with smart home tech integration, smart key access, fully-equipped European-style kitchens, imported porcelain flooring, expansive glass balconies, and more.

Built as much for the vacation seeker as for the remote worker, Nexo Residences will feature an array of tech-savvy and resort-style amenities. Standout features include a resort-style pool with sun shelf, a summer kitchen with BBQ/lounge area, two spas, an indoor-outdoor gym with virtual trainer, a rooftop open-air observatory deck, a two-story tech hub with café, coworking spaces, a children’s playground, electric car charging stations, and more.

Breaking ground on its wellness-centric mixed-use project this October, developer Terra Group celebrated a significant milestone. The Well Bay Harbor Islands will be a 54-unit luxury condo building with amenities curated and powered by the internationally renowned wellness brand, THE WELL. The 8-story building will also be home to 94,000 square feet of office space and a 4,000-square-foot restaurant.

Designed by the award-winning Arquitectonica, the bespoke mid-rise will feature a certified Florida Green Building Design, built for enhanced sustainability. With interiors by the New York-based Meyer Davis Studio, residents will come home to a restorative environment supported by high ceilings, natural light-filled layouts, aromatherapy diffusers, a meditation corner, Kore Workstation Kitchen Sinks, Sub-Zero and Wolf appliances, a built-in wine fridge, rain showers and stone floors in the primary bath, and much more. 

Boasting 22,000 square feet of amenities, the building will feature a major fitness center complete with a halotherapy steam room, an infrared and sound dome, an energy cold dip, subtle aromatherapy throughout, restorative water features, and wellness products curated and provided by THE WELL practitioners. With its south tower at least 20 stories out the ground as of August, developer Melo Group broke ground on the 62-story north tower this October. Designed by Arquitectonica, the twin bayfront towers will boast a unique zigzag pattern upon completion. While the south tower will carry 383 luxury residences, the north tower will be home to 399 stunning units.

All residents at the bayfront Aria will gain access to direct water views, 11-foot-deep terraces, East-to-West flow-through floorplans, a dedicated office/bonus room, and interiors by MORADA Haute Furniture Boutique. A 2-acre recreation deck will be the centerpiece of this bayside development. The deck will feature a semi-Olympic lap pool, a whirlpool spa, a children's splash pad, a gaming center, a teen lounge, plus a playground.

Other amenities at the twin-tower Aria Reserve will include a bi-level signature waterfront restaurant and café, a solarium, a telescope observatory area, miniature golf, tennis courts, basketball courts, paddle courts, an indoor-outdoor wellness center, a wine cellar, meditation gardens, a dog park, and a custom-designed water sports dock with rentable equipment.

Owners at Aria Reserve will be allowed to rent up to 4 times a year. Approved by The Miami Beach Historic Preservation Board, developers Lionstone, Flag Luxury Group, and the Ben-Josef Group can move ahead with building a 15-story condo tower behind the iconic Sagamore Hotel South Beach. The condo will fill a gap in the redevelopment parcel and sit cantilevered over the existing Ritz-Carlton’s cabana lot.
 

Designed by Miami’s prolific Kobi Karp, the 15-story luxury condo will rise with 30 luxury residences. Aiming to breathe new life into the redevelopment parcel, the co-developers have also agreed to improve a portion of Lincoln Road as part of a public-private partnership with the city. The multimillion-dollar public improvement project would include upgrades to sidewalks, the addition of trees and flowers, beach access to the property and the beach walk, and a Morris Lapidus-inspired arch.

Prices are expected to start at $1 million.

Closer to breaking ground on its sister development, 
Domus ‘Flats’ Brickell Park, developers Oak Capital and Edifica announced plans for their second condo-hotel in Brickell. Domus Flats II will be taller and denser than its 12-story sister project located just four blocks south. 

Domus Flats II is planned to be a 29-story condo-hotel featuring 459 units, 1,545 square feet of restaurant space, and 150 parking spaces. Owners will be able to rent out their condos via the hotel’s operator, Domus Management.

North Development, a partnership between Dunin’s Oak Capital and Peru-based Edificia, first filed plans for this Domus-branded project in June. Designed by Miami-based Zyscovich Architects, the condo hotel will feature 303 studios, 121 one-bedroom units, and 35 two-bedroom residences. Amenities will include a rooftop pool deck featuring a Jacuzzi, an open-air bar/lounge, plus a grilling area. There will also be a second-floor terrace with gym and steam room.

Calle 8 – Brickell

Filing a pre-application with Miami-Dade County, 
Aston Martin Residences’ Coto family (G&G Business Developments) proposed a 55-story tower to replace a gas station in Brickell. Featuring a triangular, cutting-edge design by BMA Architects, the tower will rise with 464 residential units at 190 Southwest 8th Street. Starting from level 12, units will range from studios to three-bedroom residences. The mixed-use development will sit two blocks from the Brickell City Center and conveniently close to the Brickell Metromover and Eighth Street Stations.

A major decision is yet to be made by G&G Business Business Development regarding whether to include a multi-level Concert Hall seating 4,060 or a 5-story retail complex at the base of the trapezoidal tower. Other amenities are expected to occupy levels 33, 35 (pool deck), 36, and 37, with about 12,260 square feet of coworking spaces perched on level 12. There will also be 467 parking spaces.

Developer Jesta Group returned to the drawing board, reducing the height of its proposed condo tower from 30 to 18 stories after criticism from Miami Beach politicians and elected officials. The Montreal-based developer first announced plans for the new development this September, citing Florida’s Live Local Act, with 40% of the new tower’s units reserved for affordable housing.

As per the freshly filed plans, Jesta Group will bring a 137-unit residential tower to 1020 Ocean Drive and 1001 Collins Ave. The tower will house 82 luxury condos and 55 affordable housing units designed by Miami's celebrated Kobi Karp. Fully committed to preserving the historic Clevelander and Essex Hotel structures, Jesta Group said they would build the new tower in an annex behind the Clevelander.

Lefferts’ 72B – North Beach

Delaying a vote, citing the underwhelming style and scope of the building, the Miami Beach Design Review Board has sent developers Galbuts, Navarros, and Mendy Chudaitov’s Lefferts back to the drawing board. Tentatively named 72B, the Arquitectonica-designed tower was initially proposed as a 19-story tower with 125 condo residences.

Located at 600 72nd Street in Miami Beach, just down the street from its sister development 72 Park, the 0.1-acre site is currently home to several two-story apartment buildings. The proposed condo tower will afford 45,000 square feet of indoor and outdoor amenities, including a rooftop pool, a fitness center, a spa, a lounge, a pickleball court, and a basketball half-court. There will also be 16,300 square feet of retail space.

Prices are expected to start at $1 million, with a choice of one- to three-bedroom residences. 

Luxury Townhomes by Calta – Coral Gables

Groundbreaking – Q4 2024 | Completion – N/A

Replacing apartment buildings with a total of 32 units at 915 and 920 Palermo Avenue in Coral Gables, developer Calta plans on building a 12-townhouse project. Seeking approval from the city’s development review committee, the developer plans on launching sales for the luxury project early next year.

Designed by Nelson de Leon’s Locus Architecture, the three-story Venetian townhomes will be about 5,000 square feet each, with four bedrooms and high-end finishes. Plans call for six parking spaces per unit, streetscape improvements, and about 16,500 square feet of open spaces. Each townhouse is proposed to include 4-car garages, 2-space carports, and covered terraces.

104-story Supertall to Replace Yve Hotel Miami – Downtown Miami

With no preservationists opposing the demolition of the historic Yve Hotel (originally known as the Miami Colonial), an affiliate of RFR developers plans to replace it, along with several other older structures in the vicinity, with a 104-story supertall. The permit calls for the demolition of the 1923 Exchange along with the 1920s-era hotel.

With a pre-application filed in August, the new tower is expected to feature 1,074 residential units, 252 hotel rooms, and 1,013 parking spaces. The hotel will be built on top of the parking podium, while the residential units will make up the tower's top floors. Whether the tower will rise as a condo or rental building is yet to be seen.

District 225 – Downtown Miami

District 225 – Downtown Miami


On track for a 2024 completion, the fully sold-out District 225 is already halfway out the ground and has had its first glass installed. Co-developed by the Related Group, ROVR Development, and BH Group, the flexible rental tower will offer owners full support for hosting on Airbnb.

Designed by Sieger Suarez, the 37-story tower will rise with no car parking onsite. Each of its 343 luxury residences will be delivered fully finished and furnished by Meshberg Design, in consultation with Airbnb. All residences will feature the latest in smart home tech. The flexible rental project will allow its owners to not only list their condos directly on Airbnb but also offer restriction-free stay times. Atlantic & Pacific will be managing the short-term rentals listed on Airbnb.

Amenities at District 225 will include an expansive resort-style rooftop pool deck with plunge swim-spa and a fire pit, a state-of-the-art fitness facility, basketball and racquetball courts, a rock-climbing wall, multi-purpose lounges, an on-site café, a virtual reality entertainment center, co-working spaces, museum-quality art, electric bike parking with charging stations, and access to the custom-developed ‘District’ app for smart-home management on the go.

Legacy Hotel & Residences – Downtown Miami

Construction activity passed the podium level at the Legacy condo hotel this October. Developer Royal Palm Companies added more square footage to the one-of-a-kind development 
just this May, which is going to be part of the city-within-a-city called the Miami Worldcenter.

Designed by Kobi Karp, the neo-futuristic tower will rise 55 stories with 310 luxury residences built for (trademarked) microLUXE living, 210 Accor hotel rooms, a pandemic-ready 10-story wellness retreat, and Downtown’s largest (1-acre) hotel pool deck. Each fully furnished residence at this condo-hotel will feature interiors by ID & Design International.

Highlight amenities at the luxury high-rise will include a Singapore-inspired cantilevered pool hanging 500 feet in the sky, America’s largest rooftop glass atrium with 7 stories of palm trees, a members-only international business lounge, signature international restaurant, grand ballroom, shul with kosher kitchen, multiple water features, plus a wide range of wellness facilities ranging from cryotherapy chambers to IV nutrition therapy, sports medicine, and supporting physical therapy.

Office spaces at Legacy will come decked above the pool deck, followed by its hotel and condos. The Legacy Tower will also feature a business lounge, ballroom space, restaurant, retail, and a 9th-floor pool deck, including an indoor lounge/breakfast area outlined by villas.
 

The Crosby (Miami Worldcenter) – Downtown Miami

Another Miami Worldcenter tower reported a major construction milestone; The Crosby completed its foundation pour this October. The fully sold-out, ready-to-rent tower broke ground just this January. Co-developed by the Related Group and Merrimac Ventures, the 390-foot condo tower will be built without parking, and its units easily listed on any home-sharing site.

Designed by Cohen Freedman Encinosa, the 33-story Crosby will feature 450 spectacular homes with interiors and furniture by New York’s AvroKo. Delivered fully furnished, all residences will come complete with gourmet kitchens, custom Italian cabinetry and Bosch appliances, rain showers and custom Italian vanities, contemporary lighting packages, smart home tech, smart keyless entry systems, and expansive balconies with 180- and 360-degree views.

After securing a $25 million construction loan, the Roger Development Group announced it would be breaking ground soon on Coral Gables’ first luxury condo approved for Airbnb-style short-term rentals. The Avenue will also carry a short-term rental management office on-site for owner convenience, with a higher payment incentive for daily rentals as opposed to long-term rentals.

Designed by Bermello Ajamil & Partners, the Parisian-inspired, neo-classical building will rise 8 stories with only 48 luxury residences. All residences will be delivered fully furnished with interiors by the Adriana Hoyos Design Studio. Built using green building tech, the residences will feature luxurious and thoughtful layouts, 9 to 11-foot ceilings, and options for porcelain flooring, baseboards, and designer paint.

Located right across from Merrick Park Mall, The Avenue will offer amenities such as an artfully landscaped pool deck on Level 9, poolside lounge chairs and daybeds, a hammock garden, an outdoor rain shower, summer kitchens, and family dining area, plus 3,861 square feet of ground-floor luxury retail space. There will also be 6 retail condos on the ground floor, of which three have already been acquired by a spa, a French bakery, and a retailer of high-end handbags.

Developers Standard International, Rosso Development, and Midtown Development secured a $45 million construction loan and signed a utilities deal this October, cementing plans for a 2024 delivery. 90% pre-sold, fewer than 35 units remain in the 228-unit condo building.

Designed by Miami’s famous Arquitectonica, The Standard Residences will rise 12 stories with 228 luxury residences echoing the ethos of the New York-based brand. Crafting a new benchmark for luxury living in Midtown, the mid-rise will mark The Standard’s first-ever strictly residential development, with no hotel component on site.

With interiors by Urban Robot Associates, each residence will feature custom finishes in the brand’s signature “anything but standard” fashion. Future residents can expect open floor plans, 9-foot-high ceilings, open-concept kitchens with top-of-the-line appliances, premium wood-inspired flooring throughout, custom bathrooms featuring coveted double vanities and dual shower heads, and much more.

Featuring a flexible rental program, owners at The Standard Residences will be allowed to rent 12 times a year, with a minimum stay requirement of 30 days. They will also gain access to a “Friends with Benefits” program, affording them preferred pricing at all Standard properties across the globe.

Besides featuring 34,000 square feet of amenity space, The Standard will also be home to 11,000 square feet of retail (but no onsite parking). Shortly after securing a $77 million construction loan, co-developers Aria Development Group, Largo, and Place Projects announced they plan to break ground on 2200 Brickell in the last quarter of 2023. The family- and wellness-focused low-rise will rise 5 stories with 105 luxury residences and above-ground parking on all levels with direct access to the residences.

Designed by Revuelta Architecture International, the luxury boutique building will feature interiors by ODA New York. All residences will feature oak paneling throughout, large format ceramic tile flooring in living areas, engineered wood flooring in the bedrooms, fully tiled balconies with glass railings, custom gourmet kitchens, innovative household appliances, spa-like primary bathrooms, stone countertops in both the kitchens and bathrooms, plus more.

Highlight amenities include a one-acre rooftop featuring a resort-style pool, an outdoor spa, poolside cabanas, a summer kitchen, a pickleball court, an outdoor fitness area designed by Homage Fitness, a children’s play area, plus a quarter-mile walking track. Other amenities include a residents’ lounge, dedicated work-from-home suites, WELL Building Standard designation with thoughtful spaces to enhance well-being, electric vehicle charging stations, and more.

With its utilities agreement in place, an affiliate of developer Swire Properties filed for phased permits to keep things moving at the two-tower development proposed for One Island Drive. Located at the southernmost tip of Brickell Key, the parcel will include the brand-new Residences at Mandarin Oriental, the new and improved version of the Mandarin Oriental hotel, plus 6,500 square feet of office.

Designed by New York’s Kohn Pedersen Fox Associates (KPF), The Residences at Mandarin Oriental will rise with 289 condo units featuring rich interiors by Parisian designer Tristan Auer. Owing to their beautiful island location, all residences will be privy to panoramic water views. The second iteration of the famous Mandarin Oriental hotel will be home to 151 guest rooms, 61 private residences, and 28 hotel residences.

With sales expected to launch later this year, amenities at this world-class property will include a 100,000-square-foot, resort-style amenity podium, multi-tiered infinity-edge swimming pools, a signature spa, a state-of-the-art health and wellness club, multiple restaurants, executive work lounges, and landscaping by the renowned Thai firm, Shma.

Another landmark tower signed its utilities deal this October – E11even Residences Beyond. Developers PMG and E11EVEN Partners broke ground on the highly anticipated tower just this June.

As per the deal, the highly exclusive E11even Residences Beyond will rise 65 stories with 558 ultra-luxury, turnkey residences, 7,119 square feet of nightclub/bar/lounge, and 21,611 square feet of retail. Boasting the same epic team as its sister tower, E11even Hotel & Residences, Sieger Suarez Architects also designed the Beyond tower, featuring the same sleek, all-glass structure.

New York’s award-winning AvroKo Hospitality Group will be handling interiors at E11even Beyond. Each fully furnished residence will feature flooring selections curated by AvroKo, custom imported ITALKRAFT millwork and cabinetry, custom countertops & backsplashes, PMG's smart home technology system, and more.

The highly exclusive, “members-only” experience at Beyond will give residents access to E11even Hotel and Residences’ amenities via a one-way-only access-controlled sky bridge (but not the other way around). Gatsby-owned Office Site Listed with Development Potential – Brickell

With a nearby tower selling for a record $250 million, New York-based Gatsby Enterprises decided to list its 800 Brickell Avenue office tower site for sale this October. The 2-acre property holds great development potential. With highly favorable zoning, the parcel can be redeveloped as an 80-story tower carrying 980 residential units or 1,960 hotel rooms, with public benefit bonuses. Without such bonuses, the site could carry 500 units. 

Buyers also have the option to continue operating the office building while building the new high-rise. Currently home to 209,000 square feet of office space built in 1981, Gatsby has called for offers by mid-December.

PMG Buys Potential Development Site for $20M – Wynwood 

Snapping up a 1.11-acre assemblage in Wynwood, an affiliate of Property Markets Group (PMG) acquired the properties in two deeds for a total of $20 million. Located at 112, 120, 130, and 138 N.W. 30th St. plus 119, 131, and 137th N.W. 29th St., the sites are most vacant and currently home to only 9 apartments.

Owing to favorable zoning, the assemblage can be developed as mixed-use buildings, up to 12 stories high. The area has recently witnessed a residential, commercial, and office construction boom. According to sources, PMG and Karakhanian plan on launching sales for a new condo offering as early as 2024.
